There aredifferent areas andneighborhoods thatmight be slightlymore or less thanthe 1 percent rule,but as you can seethere typically is aspread in favor ofowning.

3. Homeownership may pro-vide tax deductions.

Currently the IRS allows home-owners to deduct the interest ontheir tax returns, assuming youmeet all requirements. Not only isthe interest deductible, but if you

carry mortgage insurance (PMI),that’s deductible too. This can signif-icantly reduce your tax burden orincrease your return when filed. Toclaim this interest, you will have toitemize your deductions instead ofclaiming a standard deduction,meaning you’ll need to use the 1040“long form” which includes theschedule A. Be sure to talk withyour financial or tax advisor to see ifyou meet the requirements for a taxdeduction.

So, when it comes to saving forthe future, look to your home as aninvestment that may offer long-termbenefits.

For manyOklahoma garden-ers, springtimemeans roses! Whileroses typically havethe reputation ofbeing finicky andhard to maintain,this does not have tobe the case. Withattention given toproper variety selec-tion and site prepa-ration, roses can be afine garden plantwhen given a rea-sonable amount ofcare.

Following are afew spring care tipsfor establishedplants gleaned fromOSU Fact SheetHLA-6403 Roses inOklahoma. Contactthe Payne CountyExtension office ifyou would like acopy of this resource.

Pruning is regularpart of rose care.The timing and levelof pruning is some-what dependent onthe type of roses youare growing. Forhybrid teas, anaggressive springpruning this time ofyear is important.Begin by removingall canes thatappear unhealthy.Continue pruningby removing addi-tional canes to openup the canopy soadequate light andair can reach allparts of the plant.Finally, cut theremaining canesback to initiate newgrowth. This shouldleave you with 3-5canes from 6” to 24”tall.

Landscape andheirloom (or old gar-

den) roses can get byon less pruning. It isstill important toremove any canesthat appear dam-aged or diseased andopen them up a bitby removing a fewexcess canes. Theycan also be prunedback for shaping butnot to the extent ofhybrid teas.

Pruning for sizeon spring floweringramblers andclimbers should bedelayed until imme-diately after flower-ing. When pruningall roses, pay closeattention to the posi-tion of the leaf bud

on the remainingcane and prune sothat the last remain-ing bud forces theplant to grow in thedirection you choose.As larger roses grow,remember to anchorthem to whateverstructure they aregrowing beside asthese plants lackany means to anchorthemselves. A longcane left to fend foritself in ourOklahoma windswill not be happy.

For gardenerswith several roses,make it a habit ofsterilizing yourpruning clippers

before moving fromone plant to the nextif any disease prob-lems are suspected.A can of Lysol workswell for this, as doesa dilute bleach oralcohol solution.

Roses should befertilized for the firsttime around the firstweek of April.Premature fertiliza-tion can set theplant up for injuryshould we get a hardlate spring freeze.

The best way tocombat disease is toplant resistantplants and alwayswater at the base ofthe plant instead ofan over-the-topsprinkle. Wet foliageis a primary breed-ing ground for fun-gal diseases thatattack roses.

Lastly, the think-ing is evolving forthe care of roses suf-fering from roserosette virus. Even

though the roses willeventually succumbto the disease, itmight not be worth-while to remove theentire plant.Symptoms includean excessive numberof thorns, contortedshape and form ofleaves, and more redcolor that usual.Remember, manyroses express redcolor with newleaves; look for the

other issues as wellbefore thinking youhave the disease.

Rose rosette virusis transmitted by amicroscopic mitethat can easily movefrom plant to plantvia your gloves orpruning equipment.Carefully place aplastic bag over theafflicted area andprune it out, cuttingwell below the firstsigns of obvious

damage.

Those preapprovedcredit-card offers thatfill many mailboxeson a regular basiswon’t have an impacton the recipient’s cred-it score unless theoffer is accepted.

DEAR MRMYERS: I have avery good creditrating, so I get twoor three letterseach week frombanks that offerpreapproved creditcards. You recentlywrote that peoplewho check theircredit frequentlycan lower theirscore. Are theseoffers of preap-proved cards hurt-ing my score, eventhough I don’t askfor them? I amespecially worriedbecause I want tobuy my first house

later this year, so Iwant to keep myscore as high aspossible to improvemy chances of get-ting a mortgage.

ANSWER:Congratulations foryour outstandingcredit score. And, atthe risk of tipping offmy age, I’ll tell youthis advice from a1980s song: Don’tworry. Be happy.

Hundreds of bankscull millions of credit-score files every dayto find consumerswith the highest rat-ings so they can offernew cards or loans totop-ranked borrowers.The type of creditinquiries you’re ask-ing about is consid-ered a “soft hit” onyour report, whichshould not have anyeffect on your overallscore.

Most types of soft

hits involve inquiriesthat you did not initi-ate yourself. Theyinclude unsolicitedcredit-card offers andeven mortgage offers,such as the ones thatyou’re getting now.

The federal FairCredit Reporting Actstates that a bank’sinquires cannot affectyour score if yourefuse the offer of itsnew card or loan. Butif you accept such anoffer, your score willcertainly be impactedby the way that youhandle the account inthe future.

Conversely, toomany “hard hits” onyour report --inquiries that youpersonally made toobtain a new loan orcredit card -- willindeed be recorded bycredit bureaus andmay affect a lender’swillingness to provide

you with a mortgagelater. Lenders get ner-vous if they see morethan two or threerecent hard hits inyour credit file, inpart because theythink that you mayhave been approvedfor a loan that has notyet appeared on yourreport.

Unlike severalyears ago, banks(thankfully) don’twant to overextendcredit. But stay on thesafe side: Don’t applyfor any new credit-card accounts or per-sonal loans until themortgage for yourfirst home is approvedlater this year.
