T he report handed down by MP Kelly O’Dwyer for the House of Representatives Stand-
ing Committee on Economics inquiry into foreign investment in residential real estate has been welcomed by the First National Real Estate network, according to First National Real Estate Lake Macquarie principal, Troy Duncan (pictured).
“First National Real Estate’s representations at Parliament House pointed to the need for Government to adopt systems and processes that properly identify the citizenship and residency of people buying Australian residen-tial property,” he said.
“Once that has been done, the Government and public will

understand the actual extent of foreign investment in residential real estate and, with enhanced monitoring of compliance by the Foreign Investment Review Board (FIRB), a fully informed assessment of policy will become possible.”
The report essentially fi nds that the Government’s foreign investment policy settings are adequate, but that the FIRB has been inadequately resourced to properly check that properties are bought and sold in compliance with the regulatory framework.
It further recommends the appli-cation of a $1,500 administrative fee for foreign investors to help the FIRB fund enhanced auditing and monitoring processes. For foreign investors who breach the rules, fi nes based on a percentage of the property value are recom-mended and any capital gain that is made on an illegally held property should be forfeited to the Government, expressly for the purposes of auditing, compliance and enforcement. Another impor-tant recommendation is that the Department of Immigration inform the FIRB when temporary residents leave the country on expiry of their visa.

A new trend sees the new genera-tion of youngsters using the equity stashed in the family home to purchase a home in
inner-city areas, close to employment, amenities and entertainment.
Wealth coach and real estate expert, Zaki Ameer, said he and his team at Dream Design Property had recently observed this new trend among young adults in their 20s, who are leaving the nest and embarking on their life away from the family home.
“Upon fi nishing their studies, young adults fi nd that their place of employment is located in the CBD, as well as all the amenities they want to access, such as nightlife, entertainment, and retail off er-ings,” he said.
“In Sydney, these locations are typically the Eastern suburbs and the inner city, and in Brisbane it’s Newstead and Fortitude
Valley. Property is priced way outside of capabilities of the salary of a career starter, so purchasing a property in the desired location of these Gen Ys is impossible.”
One of the most popular options today for young adults keen to enter the property market is to draw down on the equity in the family home.
“In many cases, the family home is already paid for, which creates substantial security when applying for the loan. Provided the youngster is gainfully employed, purchasing in the area where ‘it’s all happening’ is right within his/her means,” he said.
According to Mr Ameer, while this option may not have been possible in earlier generations, the parents of today’s youth are likely to work longer and are not keen on downsizing or moving to a retirement complex in the foreseeable future.
“Their parents do not see themselves
as old, and therefore are in no hurry to sell the family home. They don’t want to live among retired people or senior citizens, and more than likely are perfectly happy in the family home surrounded by families and young people.”
Mr Ameer said they are likely to also see their son or daughter’s move to the CBD and inner city areas as an oppor-tunity to invest in property, with a tenant who they trust and is related to them.
However, if they do not have parents in the position to draw down on their equity, the young person can decide to rent in the loca-tions they want to live, which is also costly but manageable.

I t’s the end of November which means it’s well and truly time to start thinking about your home Christmas

Before starting any lighting project safety needs to be taken into consideration.
Be sure to use weatherproof lights and outdoor extension cords and never overload the circuits.
As a general rule, the best way to do this is by not exceeding 1,400 watts on a single circuit.
To ensure your festive light display doesn’t break the bank consider using LED or solar lights.
These options use less wattage which means a smaller energy bill.

Another way to cut costs and care for the environment is to always remember to turn off lights before going to bed.
If you’d like to leave the lights twinkling a little longer invest in a timer to ensure they don’t end up running all night.

Lights can be placed not just on the house but also around garden features like benches and railings.

Buying a real Xmas Tree
Measure the space: It can get pretty exciting out there when you see all the fantastic real Christmas trees. But what if you get home and it doesn’t fit? Make sure you measure the space before you leave home and adhere to the restrictions you have.
Water: Real trees require water to keep them fresh and stop the leaves dropping off, similar to the way you care for flowers in a vase. Perhaps look for a tree stand that can hold about four litres of water. This will keep things pretty safe.
Get a stand: Your tree won’t stand up by itself. Make sure you get it a proper stand, and not just a cheap one you’ve randomly found. The tree has to remain stable and it could be a disaster if it falls over, so get yourself a sturdy stand.
Fresh: You will know if a tree is fresh if it looks shiny, green and fresh, not dry or brown. Needles should not fall off when you pull on a branch. If they do, it’s a sign the tree might not be as fresh as you think.
