T he Housing Industry Association (HIA), the voice of the residential building industry, has

welcomed the moves by the Federal Government to focus attention on the problem of poor building product compliance, which is being increasingly expe-rienced by builders and home owners.

Attending an Industry Round-table convened by Bob Baldwin, Parliamentary Secretary for Industry, HIA put forward the concerns of home builders, manu-facturers and product suppliers at the lack of coordination and oversight in relation to building product compliance.

“The supply chain for building products and materials should

provide certainty to home builders and contractors that the products on the shelf are fi t for purpose,” said HIA building spokesperson, Kristin Brookfi eld.

“By ensuring that the products available for sale meet the right standards, the risk to builders, contractors and home owners can be minimised.”

Ms Brookfi eld highlighted the problem with the current building product supply chain in Australia for both locally made and imported products, which leaves the decision about whether a product is good or bad in the hands of the last person standing – the consumer.

“This shouldn’t be the case,” said Ms Brookfi eld.

“The responsibility for making sure products comply should rest with the manufacturers, suppli-ers and importers. They should be responsible for proving to the buyer that their products are fi t for purpose and be willing to back up their products with ongoing after sales support.

“This is an increasing problem for the whole building indus-try, and no one wants to see a signifi cant or catastrophic failure occur.”

A n increasing number of borrowers are opting to fi x their mortgage, with fi xed rates hitting

a nine month high in November.According to the latest national

home loan approval data from Mortgage Choice, fi xed rate home loans accounted for 26.98 per cent of all loans written in November – up from 26.64 per cent recorded the month before.

Mortgage Choice spokesperson Jessica Darnbrough said while rates are currently sitting at all time lows, an increasing number of borrowers are looking for some certainty around their repay-ments.

“A growing number of borrowers are beginning to realise that while rates are low, they can’t stay this

way forever. And as such, they are looking to fi x their mortgage now while rates are sitting at histori-cally low levels,” she said.

“Furthermore, a lot of lenders slashed the interest on their suite of fi xed rate products at the end of July and we are fi nally start-ing to see the result of those rate movements coming through in our data.”

Across Australia, fi xed rates were most popular in New South Wales, with this type of product accounting for more than one third (34.13 per cent) of all loans written last month. Queensland wasn’t far behind, with fi xed rates accounting for 28.65 per cent of all loans written, while in South Australia, Victoria and Western Australia fi xed rates made up 20.23 per cent, 19.77 per cent and 16.94 per cent respectively.

But while the popularity of fi xed rates continues to grow month on month, variable rates with an ongoing discount remain the favourite choice for borrowers.

“With variable rates so low at the moment, it is no surprise to see the majority of borrowers opting for this type of product,” Ms Darnbrough said, adding that fi xed rates are also competitive.

Christmas decorations can be expensive so if you’re looking to rein in the budget try using items from your garden. For example an outdoor Christmas Tree is a unique way to incorporate your outdoor areas into the celebra-tions. If you have a fruit tree use this to your advantage and make the most of the natural decora-tions. For a simple and elegant tree place some garden lights or tea lights for decoration.

Wreaths are a great way to deco-rate your front door but instead of using a store bought one you can

make a natural version by using leaves from your garden including gum leaves or eucalyptus leaves. For table centrepieces try placing greenery into colourful vases or for a statement piece put some lemons and limes into a large glass vase.

If you have a herb or vegetable garden make the most of what’s available for your Christmas feast. Mint is great to add to beverages like lemonades, ice teas and

mojitos while rocket, lettuce and spinach are perfect to create a delicious summer salad.

When it comes to Christmas Day don’t be afraid to take the celebra-tions outdoors. There are plenty of options to ensure that the harsh summer sun doesn’t ruin your day.

Keep your carpets clean

Stains will reappear: If you don’t treat a stain right, it will come back again before you know it. To avoid this, place a cloth over the stain and put something heavy over the top, and leave it overnight. This will allow the cloth to fully absorb the stain.

Careful when cleaning: Don’t just rub carelessly when trying to get rid of a stain. Be as careful as you can otherwise you may spread the stain.

Vacuum often: Make sure you don’t just vacuum when it’s obvious your carpet needs it. Set yourself a regular interval between vacuuming so your carpet cleaning is consistent. Once a week should do the job, but if you have pets, perhaps twice a week is the way to go.

Steam clean: No matter how well you take care of your carpet, make sure you get your carpets profession-ally cleaned at least once a year. You can also buy carpet shampoo machines and do the job yourself between professional cleans.

Be prepared: Get yourself a bunch of carpet cleaning fluids and the like, so you are ready when something goes unexpectedly wrong. Preparation is everything!
