MARKET UPDATE 

What at Year – who would have predicted the events of the last twelve months. With four interest rate rises, the end of the first home‐buyer boost, demand for property was low which resulted in subdued property prices and a large decrease in number of properties transacted. The weather also had a huge impact on returns of holiday apartments however it is a small inconvenience compared to the losses incurred my so many across the state, country and indeed the world. Overall the Sunshine Coast has been very lucky. 

Buyers Market ‐ the market may not be a sellers idea of paradise but there is always a silver lining and in this case the slowdown in the property sector has brought some excellent investment opportunities into the market place. Recent enquiry and sales have predominantly been in the $300,000 ‐ $400,000 and we expect that interest to drift up into the higher price brackets latter in the year. For now owners prepared to meet the market will still see results. 

Employment Boom ‐ between now and 2020, the Sunshine Coast is expected to create more than 39,000 jobs through a list of big‐dollar projects including the new runway at the Sunshine Coast Airport, Kawana Hospitals, Maroochydore CBD including the Horton redevelopment and Caloundra South Precinct. Obviously the upside with this increased employment is that these people need to be housed. Whether they purchase homes or rent investment properties it bears well for the strengthening of the residential market. Prices are not going to increase overnight but it should serve to steady a soft market. If you have been considering selling to repurchase, upgrading your home or getting into the market for the first time, this can be a great time to make a move. Call Us to discuss your needs.   Paul Angell – Principal
