Also, we just recently sent
out Chicago Summer
Festival Magnets. If you did
not receive one and would
like one, please respond to
this email with your mailingaddress.
Have a great June, and be
well!

Hi Friends,
Despite what the weather
has been bringing us lately,
it IS summer in Chicago.
The next 100 days or soseem to be what every
Chicagoan lives for.
There is so much to take
advantage of in Chicago
right now, from great
homebuyer incentives to
social activities throughout
the city. We encourage you
to explore all that Chicago
has to offer this summer!
Try something new or
revert to an old, favorite
summertime activity.
We want to thank Todd
Johnson and Meg Ingersoll
for their contributions to
this months content. We
think youll find their input
helpful.
Just recently the U.S.
Department of Housing
and Urban Development
(HUD) announced that
first-time homebuyers
using FHA-approved
lenders can now get an
advance on the $8,000 tax
credit created by the
stimulus package and
apply it toward their downpayment or closing costs
on FHA loans. Prior to this
announcement borrowers
would not be able to use
the credit until they file their
taxes.
Details of the latest
revision to the tax credit
are still being
determined. However, at
this time the revised tax
credit plan still requires
borrowers to have at least
3.5% of their own funds
invested in thepurchase. The 3.5% can
be from personal savings
or gifts from relatives.
Lenders should be rolling
out programs to allow the
credit to be used for down
payments and closing
costs within the next
couple of months. More
information about the tax
credit can be found at

Summer in the CityNavy Pier fireworks: This isNOT your typical fireworksshow! This is better than any4th of July show, in my opinion.Navy Pier offers a fireworksdisplay thats choreographed
to music. This is a must see.http://www.navypier.com/things2do/fireworks.html
Movies in the parks: Chicagoputs their parks to good use byshowing movies throughoutthe summer. http://www.chicagoparkdistrict.com/index.cfm/fuseaction/events.results/object_id/b85d63cb-6aec-45f0-8cdb-9c38d0a57e19.cfm
Concerts in the parks:Another great way to takeadvantage of Chicagos parksis to experience one of manyconcerts they offer. Pack upyour blankets and picnicbaskets, and enjoy the tunes.http://www.chicagoparkdistrict.com/index.cfm/fuseaction/events.results/object_id/a12c5d7f-b54d-4671-b831-0980f2678bc3.cfm
We finally made it! Were no
longer exiled to our homes as
we were in the bitter, winter
months. There is so much to
do and see in the city! We
encourage you to get out andtry something new. Here are
some great outdoor activities
that are available throughout
the city, most of which are
completely FREE.
Day at the beach: Chicagooffers so many wonderfulbeaches. Load up your beachtowels, sunscreen, andsunglasses, and treat yourselfto a relaxing day at the beach. The water may still be a bit
cold, but its a great place topeople watch. A complete listof beaches can be found here:http://www.chicagoparkdistrict.com/resources/beaches/
Lincoln Park Zoo: We are solucky to have one of the mostamazing zoos, right in themiddle of the city. Its easilyaccessible from anyneighborhood, its clean, and
best of all its free. Its just asfun for adults as it is for kids.Check it out! http://www.lpzoo.org/
Architectural tour: This is a
great way to spend a Chicagoafternoon. There are both riverand lake tours, but the laketour is supposed to be thebest. Everyone that Ive everknown to do this hasabsolutely loved it andrecommended it to friends andfamily.http://www.wendellaboats.com/chicago.htm
Segway tour: I just recentlydid this when I had family in
town, and it was a blast. My tipis to go on a weekday whenits less crowded downtown. That way you can navigatearound with ease. The segwayis really easy to operate, andthe tour guide gives a 30minute instruction session onhow to handle one. I was reallyimpressed with the companywe used ask for Demetriusto be your guide! http://www.chicagosegwaytour.com/
inviting. They offer seating on
an indoor/outdoor patio out
back, which I highly
recommend. Brunch will run
you about $15/person and is
well worth it.
The neighborhood: Lincoln
Square. Its boundaries areFoster to the north, Montrose to
the south, Damen to the east,
and the Chicago River to the
west.
This is a wonderful area thats
comprised of both single family
homes as well as condos.
There are currently about 130
active condo listings ranging
from $135k to $600k with the
median being a 2 bedroom/2
bathroom home priced around
$400k. There are currently
about 40 single family homes
on the market, ranging from
$300k to $1.7M, with the
median home priced around$750k.

One of the great things about
Chicago summers is eating out
for brunch on the weekends.
Tallulah just started serving
brunch recently (they used to
only serve dinner). This Lincoln
Square restaurant pairs
together interesting
combinations to createdelicious brunch dishes. The
two entrees that I tried were the
lobster eggs benedict and the
braised rabbit skillet. Both were
delicious, and not a morsel was
left on the plate.
The service was wonderful and
the ambience sheik and

Get Back in the SaddleRyan Gossett
Now that the warm weather is here (well
almost), it is time to jump back in the
saddle. Whether you use your bicycle asa mode of transportation, for fitness, or
both, it is good to keep it well maintained.
This will insure a long life and a smooth
ride.
Without being too technical, friction
causes wear, and wear is what ages a
bicycle and it moving parts. To reduce
friction on the moving parts of our bikes,
it is important to keep everything well
adjusted and lubed. Moving parts include
break cables, chains, headsets
(connects the handlebars to the bike),
peddles, wheels, derailleurs, brakes, etc.
Safety is also a great reason to get a
tune-up. Nothing is worse than standing
up on the peddle to start at an
intersection and having your chain derail,
only to fall with your full weight on the
crossbar. I believe both men and women
experience a similar level of pain when
this happens.
Lastly, most of us have spent a good
amount of money on our bicycle, so why
not maximize the investment? An annual
tune-up can help a good bicycle to last
for years, sometimes decades.
If you are anything like me, doing it
yourself isnt very high on your priority
list, so it will certainly never get done. Let
the cleaning lady clean the house, and
the bike mechanic tune the bike.
Every neighborhood on the north side
has at least one bike shop. How do you
know which one is best? You can call or
take a look at a few of our suggestions.
Prices will range from $40 to $80. We did
some of the homework for you. A tune-
up will include just about the same thing
no matter where you go, but it doesnt
hurt to ask just to be sure.
