    Hi Friends,

    Despite what the weather

    has been bringing us lately,

    it IS summer in Chicago.

    The next 100 days or soseem to be what every

    Chicagoan lives for.

    There is so much to take

    advantage of in Chicago

    right now, from great

    homebuyer incentives to

    social activities throughout

    the city. We encourage you

    to explore all that Chicago

    has to offer this summer!

    Try something new or

    revert to an old, favorite

    summertime activity.

    Just recently the U.S.

    Department of Housing

    and Urban Development

    (HUD) announced that

    first-time homebuyers

    using FHA-approved

    lenders can now get an

    advance on the $8,000 tax

    credit created by the

    stimulus package and

    apply it toward their downpayment or closing costs

    on FHA loans. Prior to this

    announcement borrowers

    would not be able to use

    the credit until they file their

    taxes.

    Details of the latest

    revision to the tax credit

    are still being

    determined. However, at

    this time the revised tax

    credit plan still requires

    borrowers to have at least

    3.5% of their own funds

    invested in thepurchase. The 3.5% can

    be from personal savings

    or gifts from relatives.

    Lenders should be rolling

    out programs to allow the

    credit to be used for down

    payments and closing

    costs within the next

    couple of months. More

    months. There is so much to

    do and see in the city! We

    Architectural tour: This is a

    Segway tour: I just recentlydid this when I had family in

    town, and it was a blast. My tipis to go on a weekday whenits less crowded downtown.That way you can navigatearound with ease.     The neighborhood: Lincoln

    Square. Its boundaries areFoster to the north, Montrose to

    This is a wonderful area thats

    comprised of both single family

    homes as well as condos.

    There are currently about 130

    active condo listings ranging

    from $135k to $600k with the

    median being a 2 bedroom/2

    bathroom home priced around

    $400k. There are currently

    about 40 single family homes

    on the market, ranging from

    $300k to $1.7M, with the

    median home priced around$750k.

    One of the great things about

    Chicago summers is eating out

    for brunch on the weekends.

    Tallulah just started serving

    brunch recently (they used to

    only serve dinner). This Lincoln

    Square restaurant pairs

    together interesting

    combinations to createdelicious brunch dishes. The

    two entrees that I tried were the

    lobster eggs benedict and the

    braised rabbit skillet. Both were

    delicious, and not a morsel was

    left on the plate.

    Get Back in the SaddleRyan Gossett

    Now that the warm weather is here (well

    almost), it is time to jump back in the

    saddle. Whether you use your bicycle asa mode of transportation, for fitness, or

    both, it is good to keep it well maintained.

    This will insure a long life and a smooth

    ride.

    Without being too technical, friction

    causes wear, and wear is what ages a

    bicycle and it moving parts. To reduce

    friction on the moving parts of our bikes,

    it is important to keep everything well

    adjusted and lubed. Moving parts include

    break cables, chains, headsets

    (connects the handlebars to the bike),

    peddles, wheels, derailleurs, brakes, etc.

    Safety is also a great reason to get a

    tune-up. Nothing is worse than standing

    up on the peddle to start at an

    intersection and having your chain derail,

    only to fall with your full weight on the

    crossbar. I believe both men and women

    experience a similar level of pain when

    this happens.

    Lastly, most of us have spent a good

    amount of money on our bicycle, so why

    not maximize the investment? An annual

    tune-up can help a good bicycle to last

    for years, sometimes decades.

    If you are anything like me, doing it

    yourself isnt very high on your priority

    list, so it will certainly never get done. Let

    the cleaning lady clean the house, and

    the bike mechanic tune the bike.

    Every neighborhood on the north side

    has at least one bike shop. How do you

    know which one is best? You can call or

    take a look at a few of our suggestions.

    Prices will range from $40 to $80. We did

    some of the homework for you. A tune-

    up will include just about the same thing

    no matter where you go, but it doesnt

    hurt to ask just to be sure.

    A basic tune-up usually includes;

    adjusting the headset, front and rear

    derailleurs, brakes, cranks and hub;

    truing of the wheels on the bike;

    lubricating the derailleurs, chain and

    brake cables; and a safety inspection of

    the bike, including a tightening of nuts

    Its triathlon training season, and whatmost people dont know is that anyonecan complete a triathlon. Its a greatway to challenge yourself physically,without repetitively straining the samemuscles. Here are some tips that Ivelearned along the way in my years oftraining for triathlons:

    Make sure to utilize scheduled restdays, it allows time for your musclesto recuperate

    Absolutely train doing brick runs soyour legs arent Jello when you getoff your bike

    Practice setting up your transitionarea so you are comfortable withyour set up

    Switch your running shoe laces toelastic laces

    Obtain a map of the course beforethe race so you can familiarizeyourself with each length

    Remember that you can swim anystroke during the swim, so flip onyour back if you get tired

    Dont change your diet right beforeyour race
