Architects and builders make art for the world

It’s wonderful when great art and great building work come together in a structure which is cherished by generations of people.

I’m thinking about the inventive, flamboyant works by Antoni Gaudi in Barcelona, Australia’s beloved Sydney Opera House by Jorn Utzon and my favourite Richard Neutra modernist homes in the Palm Springs area of the United States.

Architecture is art without an entry fee. We may have to buy a ticket to see the treasures inside a museum but sometimes the museum itself is a treasured landmark – and the footpath around the outside belongs to everyone.

My favourite style of architecture is modernism, which is seen in its most stunning form in its American birthplace of Los Angeles, Southern California. Some of the best mid-century architecture is in Palm Springs, which in the 1940s become

popular with Hollywood celebrities such as Frank Sinatra.

Richard Neutra’s Kaufmann House, designed in 1946, is a leading example of the style and it shows how the combination of great architecture, alternative materials and high-quality construction can produce amazing results.

We see many of these types of homes around Perth in the iconic residences by the celebrated architect Iwan Iwanoff.

Master Builders Western Australia and its members work closely with the many brilliant architects and design professionals in the state who are designing world-class homes and construction projects.

The importance of the relationship between builders and architects is recognised in the Master Builders-Bankwest Excellence in Construction Awards through the highly coveted Peter Hunt Memorial Award, named after a respected Perth architect.

Master Builders WA members nominate the three best architectural firms they have dealt with over the previous 12 months. The architectural firm with the highest number of points is the winner.

Housing stimulus comes at right timeWhen Jasmine and Andre found themselves looking for ways to bring their dream of homeownership to life, the couple turned to Keystart to get the ball rolling.

They used the low deposit Keystart loan scheme to help them get into their dream home in Golden Bay.

Jasmine and Andre are just two of the more than 102,000 Western Australians who have used Keystart to secure their slice of the property market.

Thanks to the McGowan Government’s targeted housing stimulus which increased income eligibility limits, more couples could find themselves in the same happy position.

Beginning on July 1, the income limits to qualify for Keystart increased by $15,000 for singles and couples and by $20,000 for families. These new thresholds remain in effect until December 31,

2019 after which they will revert to previous levels.

HomeStart marked the start of the new incentive at Jasmine and Andre’s new residence at an event last month.

Premier Mark McGowan attended the opening of their new home and toured it with HomeStart General Manager Paul O’Donnell and Sales Manager Brendan Fowler to launch the stimulus.

Special guests included Master Builders Association WA Executive Director John Gelavis, Treasurer Ben Wyatt, Housing Industry Association WA Executive Director Cath Hart and WA Housing Minister Peter Tinley.

Keystart figures revealed a 75 per cent surge in online and direct enquiries to the agency since the stimulus began.

Mr O’Donnell said it was pleasing the State Government had recognised the needs of the housing

industry. He said it was good timing for first homebuyers looking to obtain a home of their own.

“This is a great initiative to help first homebuyers get into the housing market. I think homebuyers will make the most of it while it is available and we should see some more activity in this space,” he said.

“It will also assist in creating construction jobs that will help stimulate the economy.”

Time is ripe for first homebuyersConfidence levels are rising amongst homebuyers if recent anecdotal evidence is any indicator.

This is according to WA Housing Centre Sales Manager Anthony Carrello, who recently hosted a large group of eager homebuyers at an obligation-free First Homebuyer Information Session.

WA Housing Centre, in partnership with Lendlease and The Loan Company*, hosted the event on Sunday July 21 at the Alkimos Vista land sales office.

The session sought to explain terms buyers might not have come across before, in addition to exploring the many finance options available and the importance of selecting the right land and location.

Exclusive house and land offers were available at the session, with a combined discount of up to $41,000.

post-event to pursue more information.

Despite Western Australia having a range of incentives and pathways to assist first homebuyers into their own home, Mr Carrello said there was a lack of awareness in the housing market.

“Building a home can sound complex and quickly be put into the ‘too hard’ basket,” he said.

Mr Carrello said common questions from first homebuyers included whether or not they needed a deposit, how to navigate the process of building a house, where to purchase land and whether there were hidden costs involved.

The information session focused on the masterplanned Alkimos Vista community by Lendlease and LandCorp.

“This is one of a range of locations where value is evident in how the area has been built with the end community in mind,” Mr Carrello said.

“Based off affordability, access to finance, cost of land and offers from builders, I believe the current

Commodore Homes has rolled out The Full Package – a promotion featuring five home designs packed with premium extras.

Commodore Homes Sales Manager Simon Patrick said the move came off the back of intense customer interest in one of the company’s homes.

“The uptake at market of that one home we had loaded with the full package was pretty overwhelming, so we thought we should extend this across a range of homes offering a variety of price points for different buyers,” he said.

Designs in The Full Package are ideal for blocks from 10.5m to 15m wide and come in three-bedroom, two-bathroom as well as four-bedroom, two-bathroom layouts with the added luxuries of a home theatre, an activity room and a scullery.

They range in price from $137,900 for The Point to $189,900 for The Carine.

The one thing these homes have in common is they are packed to the brim with top-of-the-line extras and available at a sharp price point, according to Mr Patrick.

He said extending the package across different designs made sure there would be options suitable for many buyers.

“What we did was have a look at

the sorts of upgrades most of our buyers and most of the market appears to be wanting in their homes,” Mr Patrick said.

“Then we approached our suppliers and did everything in our power to get all of those inclusions into the home as close to what would be the standard base price.”

Aside from the resort-style elevation of each home, carpet with underlay to the bedrooms and theatre and blinds to the majority of windows and sliding doors, there are also inclusions which maximise space and energy efficiency.

“The Fujitsu air-conditioning system is designed for the specific home,” Mr Patrick said. “It’s not just a generic system, it’s actually customised to the size of the appropriate floor plan.

“There are 31-course ceilings and extra high, 28-course windows which allow much light in and make the home fresh and well-ventilated.

“They also help with our six-star energy guarantee which is again a standard offering with Commodore Homes.”

The kitchens boast an Essastone benchtop and twin Fisher & Paykel ovens.

“Having two ovens has been a fairly big wishlist item for our clients, so we thought ‘let’s meet that demand ahead of time’,” Mr Patrick said.

With interest rates dropping to historic lows and changes to APRA’s mortgage servicing regulations, Mr Patrick said this was a great time to buy.

“Keystart has increased income eligibility limits, which means more people can now qualify for finance.

“Reduced interest rates mean people can perhaps look at bigger houses or places a little closer to the city.”

This is the view of The Loan Company General Manager Simon Kahl, who said WA was experiencing a perfect storm of favourable buying conditions.

“With interest rates at record lows, there has never been a better time to borrow,” he said. “All statistics currently suggest Perth is at the bottom of the housing price cycle, so it should only be positive from here.”

Added to an opportune buying market, Mr Kahl said the Federal Government successfully passing its tax cut bill should result in a

number of people with a bit more money in their pocket, which could be used towards a deposit.

“Furthermore, most land developers are being very realistic on price, with some exceptional offers and discounts available,” he said.

“Plus, when combined with the government’s five per cent deposit assistance scheme, lower home loan repayments thanks to the Reserve Bank of Australia lowering the official cash rate and the Australian Prudential Regulation Authority changing the requirements for how lenders assess home loan applications, those who were previously unable to obtain a loan may be more successful in the current environment.”

For those looking to make the most of the current situation, Mr Kahl said there were more than 204 different land developments to choose from at the moment.

“Finding your dream house and land package in WA’s most aspirational suburbs and estates has never been easier,” he said.

“There is a range of house and land incentives and bonuses that could potentially save you thousands on the cost of the build or help you to receive a premium upgrade to a higher specification, but these won’t be around forever.

“Life has a habit of changing unexpectedly, so while everything might be ideal to build now, it might not be the case in a few years.

“Take advantage of the situation before something comes up and ruins your chances of getting into the market at the bottom of the cycle.”
