So May is upon us already – wow how this year is flying by. The Easter bank holiday weekend was a steady one, much like any other, as people seemed to be making the most of the school holiday, family time and the good weather. As you will see below Tracey leaves us this month as she plans to leave the estate agency industry and return to working part time. More news will follow in the next edition introducing the new member of team who will be joining us in her place. Although by the time that edition comes out most of you will hopefully already be acquainted. The local housing market conditions are still pretty much as it was last month – with the main exception being the Mortgage Market Review coming into force. Many lenders were emailing brokers new/tighter criteria weeks before it officially came in. So most members of the public who are trying to get a mortgage approved at the moment will probably be jumping through hoops providing additional information for the lenders new criteria or finding the mortgage application process is taking longer than it used to. This is a sign of change in the way lending is done with many professionals in the industry preparing themselves for a slower sale process as a result. The lenders with the best deals seemed to be bogged down with a backlog of mortgage applications and appointments and is becoming more frequent for customers who want to stick with their existing bank to have to wait over a week or two just to get an appointment with their banks mortgage advisor – another reason why it’s beneficial to speak to an independent mortgage advisor – as the likelihood is they could access the same mortgage products, but squeeze in more prompt & convenient appointments without such a delay! Stock levels are still a bone of contention with agents across the country, along with surveyors downvaluing due to cautious lending criteria & guidelines. Whilst prices in our area do appear to be on the upturn now, it does come with a word of caution that this is subject to the approval of the lenders. We have had some great properties come onto the market over the last month and viewing levels are steady. It would appear gone are the days of the window shopper and causal viewer and those viewings that take place now are more constructive and serious buyers. Potential buyers have access to a vast amount of information too now. They can access a street view picture map, sold price history of a property and street, see what else is for sale in the neighbourhood and find out about planning permissions etc all from the comfort of their own home that’s to the internet. So before entering into any negotiation with an agent or booking to view they usually have done much more indepth research that what they used to and will already have formed opinions on price and suitability. Sometimes this is a good thing – buyers are more serious by the time they come to view. But sometimes it’s a negative thing – as buyers could be wrongly put off a perfect property before they even go through the door. The estate agency industry has recently been subject of a fly on the wall TV programme on BBC2 ‘Under Offer’ which goes out on a Wednesday night at 8pm focuses on a range of agents in different areas of the country. It has made amusing viewing and I find myself rolling my eyes at the presentation of some of the estate agents they focus on and the things they do in front of both the television cameras and their customers. I would love one of these programmes to show the real day to day tasks we agents have to undertake – as many of these shows glamorise the job and make it look like we spend all day leisurely looking round houses and making a few calls. In reality I’d estimate that probably on some days 80% of our day is being on the phone or completing paperwork or admin duties and more often than not most agents skip lunch to keep up with the work load – it’s definitely a multi tasking role! The ‘Bloomer’ team have got together – many hands make light work – and cleared the weeds from the Community Garden, so that the plants we have ready for planting can be set in their allotted spaces.

Lots to do and we would welcome more volunteers come forward to help up make Sutton Bridge attractive this summer, if you can spare a few hours occasionally it would help a lot. The Market House Photography Group are currently exhibiting photographs at the Long Sutton Flower Festival which runs from the 26th April to 5th May. The festival is a truly inspirational experience should you get chance to visit. On the 4th May we will be visiting Banham Zoo in Norfolk for a days photography. With the Mortgage Market Review coming into force this month the way lenders assess your suitability for a mortgage is very much on the mind of those looking to get a mortgage or remortgage. There is nothing worse than making all the plans to buy a property and then finding out you don’t meet the criteria of a mortgage lender. Here are some basic tips to help improve your chances of getting a mortgage. 1) GET ON THE ELECTORAL ROLE Mortgage lenders will check you are on it for identity verification purposes. 2) CHECK YOUR CREDIT REPORT A credit report is a detailed record of your credit history. Mortgager lenders will use this information to determine whether to lend to you and on what terms depending on your risk as a borrower. i.e. assess your credit rating/score. Credit agencies such as Experian allow you to obtain your credit report for a statutory price of £2. Despite the common misconception, checking your credit report does not affect a potential credit score from a lender (it doesn’t leave an footprint on your credit file). You should check your credit report to: - Ensure the details on the report are correct - Get a provisional assessment of your credit rating/score which may indicate how lenders may interpret your credit record. - Ensure credit has not been taken out in your name without your knowledge. If there are any issues contact the company in question direct to resolve the issue and get your credit record amended. 3) DON’T TAKE ON ANY NEW DEBT Because mortgage lenders will check your credit record it is advisable not to take on any new debt. Mortgage lenders are unlikely to want to lend to someone with significant outstanding debt. Also, beware not to apply for too many mortgages as rejected applications will leave a footprint on your credit record and won’t appeal to other potential lenders. 4) PAY OFF/DOWN EXISTING DEBT Where possible reduce or pay off existing debt as this reflects positively on any mortgage application. Also get the credit card limits reduced if appropriate, as having large amounts of unused available credit may reduce the amount a lender may be willing to lend to you. 5) CHECK AND REDUCE YOUR OUTGOINGS Check all your current regular outgoings and reduce them if possible and try to avoid going overdrawn and using payday loans. The former will aid affordability while the latter two are viewed negatively by mortgage lenders. Mortgage lenders now want to assess your outgoings as well as income – so taking a sensible approach to your necessary outgoings and those you could go without could also assist with your borrowing ability. 6) ENSURE YOU CAN PROVE ALL OF YOUR INCOME Mortgage lenders will need proof of all sources of income before they will entertain lending you money. Most mortgage lenders require a P60 or a number of consecutive pay slips as proof. If you plan to shortly become self-employed you may struggle to get a mortgage as you will need a few years of self-employed earnings as evidence. So you may be better off applying while still employed. If you have more than one job, or get paid in cash, make sure you have full documentation available. 7) TAKE INTO ACCOUNT ALL THE EXTRAS INVOLVED IN MOVING Making sure you have the money for all the extra costs involved with moving will help minimise the chance of you overlooking something and not being able to afford to move. There are various costs involved so make sure you understand what they are and how much extra money you will require as some of this money you may need to have up front. Examples other costs include: - Survey fee - Mortgage booking fee - Mortgage arrangement fee - Conveyancing costs - Removal costs - Estate agent’s fees (if selling a property)
