and other organizations for distribution this holiday season. At the November and December General Membership meetings, the Chamber collects canned goods for the Circle of Concern Food Pantry, which assists more than 20,000 families in the Parkway, Rockwood and Valley Park School Districts. And one of my favorite traditions of the year is the Chamber’s Winter Festival at the Carousel House in Faust Park. Open to members and nonmembers alike, it’s a fantastic way for Chesterfield businesses to celebrate the holiday season with their staff. As this year comes to a close, I hope you make one or more of the Chesterfield Chamber’s many upcoming events a new professional or personal tradition.

Tradition thrives at the Oct. 21 General Membership meeting, as it continues to be a source for new toy donations to the children of Whole Kids Outreach. The organization decreases child abuse and neglect by providing home visiting and center-based programs to families in need. In addition, the meeting’s featured speaker is Tom Bradley, superintendent of the Jefferson National Expansion Memorial (the Gateway Arch and Old Courthouse in downtown St. Louis), who will talk about an impressive milestone of a monument vital to so many families’ traditions—the Gateway Arch’s 50th anniversary on Oct. 28. For the past 14 years, the annual Pumpkin Run in Chesterfield Valley has proved to be a fun tradition for the city. Benefiting Wings of Hope and open to individuals, families and teams, the event includes a 5K or 10K run for adults and a fun run for kids (costumes are encouraged). If you love a late-fall golf outing, then the Chamber’s first-ever Fall Golf Classic at The Landings at Spirit Golf Club on Nov. 2 is just for you. My friends and I would cross from St. John’s United Church of Christ, where my great-great-great-grandmother Hannah Sellenriek was a cofounder. And yes, it was OK in those days for middle school kids to amble across a much sleepier Olive Boulevard. From my office at the Chesterfield Chamber of Commerce, I can see the traffic whizzing along Highway 40 — once a two-lane road my family would drive on the way to Rombachs pumpkin stand every autumn. A stone’s throw from my office is Long Road, now four lanes wide, but where great-grandfather Dr. Robert Terry — who was a doctor in what’s now called Chesterfield — once drove a horse and buggy throughout the area to check on patients. A mile south of my office, Wild Horse Creek Road hums with drivers going to and from the many schools, churches and housing developments along the route. Yet as a girl, I could ride my 10-speed bike up the road to work at my brother’s construction company. Keep riding west, then as today, and you’ll intersect with Eatherton Road — named for my great-grandmother’s family. If I drive five minutes from my office, behind what is widely acknowledged as the longest outdoor strip mall in America, I can arrive at Old Chesterfield Road, the site of the old Chesterfield Farmers Elevator & Supply Co., where my grandfather Herbert Autenrieth worked as the manager for 42 years.

As a middle school girl growing up in this community, I can recall a day when it was exciting to skip across Olive Boulevard to the

brand new Schnuck’s grocery store in Hilltown Plaza.

I’d clamber onto a chair to see what was in the case at Rinkel’s meat market, which sat on the site where Charlie Gitto’s now attracts diners. A mile north on Olive, Faust Park is home to a local tourist attraction. Back then, it was just my great uncle’s home. Fred Sellenriek and my great-aunt Myrtle lived in the Governor Bates house, working for the Fausts on the farm they operated on the site. I take my fair share of teasing from friends for being a born-and-bred Chesterfield resident, who left only for college and a semester abroad. But I wouldn’t trade my perspective for anything. It’s a privilege to know we’ve had a role in creating the Chesterfield of yesterday, today and tomorrow.

The No. 1 driver of business location decisions is highway accessibility, according to Area Development Magazine’s 2015 survey of corporate decision-makers. We see evidence of this with the tremendous growth along I-64/Highway 40 and Highway 364/Clarkson-Olive. The No. 2 factor is the cost of occupancy and construction. Chesterfield is hot in the commercial real estate market, which is driving vacancy rates very low and lease rates among the region’s highest. With the recent leasing of 117,618 square feet of space by Centene formerly occupied by RGA at Timberlake Manor, our office vacancy rate in Chesterfield is below 6.4 percent, with average lease rates of $22.48 per square foot , according to the CoStar Property Database. We have very little space available for industrial properties, with vacancy of 2.9 percent and lease rates much lower, at $8 per square foot. Retail space is also in high demand with vacancy of 2.2 percent and lease rates at $17.86 per square foot (see chart). St. Louis is home to several large construction firms and highly skilled workers that keep this market very favorable for construction costs — another plus for Chesterfield and the region in attracting businesses. Vacancy rates are trending lower all over the St. Louis region as very few new speculative buildings are being built. Corporations, no different from homeowners, are looking for spaces that are move-in ready with little capital investment.Fortunately, Chesterfield still has land available for development, primarily in our urban core in Chesterfield Village and also several acres within the Chesterfield Valley. Health care consumers are being forced to pay increasing deductibles and copays. While information about all kinds of products and

services is readily available, being a smarter health care consumer is really challenging. However, there is hope. More information about the pricing and quality of health care is becoming available. So, how can you get better at choosing doctors and facilities that provide the best value?

Choose the right doctorFind a primary care doctor with both your physical and fiscal health in mind. Independent doctors not employed by hospitals tend to be a better value, because they are not beholden to a hospital employer to generate revenue. Plus, independent doctors generally refer patients to less costly providers for tests and procedures.

Understand the differences in the price and value of care- Your doctor’s office: Because he or she is familiar with your medical status, seeing your primary care doctor is often a good first step. Your doctor may direct you to an independent specialist for an expert opinion with value in mind. - Convenience care: Walk-in providers are typically associated with drug stores and treat basic illnesses and injuries such as a sore throat or minor cut. They are usually staffed by nurse practitioners.- Urgent care: The next level up from convenience care, and more costly. These facilities handle strains,

small cuts that need stitches, headaches and burns.- Emergency room: For serious health events such as heavy bleeding, sudden changes in vision, chest pain, sudden weakness, trouble talking, major burns, severe injury or difficulty breathing.

Evaluate your options when purchasing prescriptions- Ask your doctor about over-the-counter medications, generic drugs or modifying your prescription strength to decrease the quantity.- Find out if your generic medications cost less if you don’t use your insurance.- Research mail order pharmacies that deliver three-month supplies, saving you money.

Ask your doctor the right questions- What is the medication, test or treatment you are recommending?- Why do I need it?- What are the benefits and risks of doing or not doing the treatment?- Are there less expensive alternatives?

But even before the bank had a substantial presence in the city, Leon Hall, Lindell’s president, chairman and CEO, got his bank involved with the Chesterfield Chamber of Commerce. “It’s very important for an independent community bank to be involved, to get involved with small businesses,” Hall said. “That’s our bread and butter. It’s the engine that creates the jobs for America.” He’s been so involved, in fact, that the Chamber named Hall “business person of the year” — and Lindell the “business of the year” — in 2012. For Hall, the honor recognized his support for the St. Louis Art Museum, Chesterfield Arts, the St. Louis Equity Fund and Higher Education and Leadership Ministries. For the bank, it recognized its support of the Chamber for more than 15 years as a corporate sponsor. That involvement comes easy for Hall. “We think they do a very good job of working with the business community and for the betterment of Chesterfield,” he said. A staple of Lindell’s involvement with the Chamber is its top sponsorship of the annual spring golf tournament, which raises money to support the Chamber’s mission and a local Chamber charity. “The golf tournament is very important,” Hall said. “We have a lot of our people who work to make it successful. It’s very well done.” Though he lives in Webster Groves, Hall said he’s often out and about in the Chesterfield area, between the two branches within the city and a third immediately south of the Chesterfield border on Clarkson Road. An avid cyclist and tennis player, Hall said the 2008 financial downturn was one of the most

difficult period he’s seen in his career. “We had several companies that we’ve worked with and there have been a number of people that have had tough times since ’08,” he said. “It was a difficult period because people were having a lot of cash flow problems. “Most are now very successful and have turned around today.” Since that “difficult period,” Hall said community banks have been particularly hard hit by the economic crisis — particularly thanks to the regulatory requirements imposed by 2010’s Dodd–Frank Wall Street Reform and Consumer Protection Act. “It’s made it much more difficult for small banks to be successful. The cost of compliance has gone up so much,” Hall said. “That’s hurt community banks tremendously.” Still, he said, he’s proud to be part of an independent community bank “because all our money stays within this area.”

STLVentureWorks in Chesterfield has built a history of nurturing new companies that have gone on to do great things in the St. Louis region and beyond.

their own garage abound. From Steve Jobs to Amazon’s Jeff Bezos, the comfort and cost-effective-ness of working in one’s humble abode have paved the way for some of America’s most success-ful enterprises. Working from home, however, is not always as romantic as it sounds. Just ask Chesterfield entrepreneur Joe Jaggie, who started two businesses in his own house. The Chesterfield resident is owner and founder of two companies: Camcon Chemicals, a manufacturer/distributer of chemicals, and Jag Productions,

a distributor of promotional and point-of-sale materials. “I worked at my house for years when I started my business, and it was so convenient and comfortable,” Jaggie said. “But the problem is that you risk becoming too comfortable. You start running errands—doing personal things—and productivity decreases.” Jaggie eventually found a better-suited base for his operations not far from home: the STLVentureWorks-West County business incubator, located in the Chesterfield Valley, which has as its core mission to graduate entrepreneurs into full-sized companies.“There are a lot of home-

based businesses in Chesterfield, and a lot of entrepreneurial mindsets here,” explained Libbey Tucker, community services and economic development director for the city of Chesterfield. “STLVentureWorks is a good opportunity for those people who are in the entrepreneurial world to take that next step and grow their business there.” Tucked between the Spirit of St. Louis Airport and the Missouri River, STLVentureWorks first opened its doors in 1997 as part of an effort by the St. Louis Economic Development Council to attract new businesses and entrepreneurs to the area.The St. Louis Economic Development Council runs five business incubators throughout the region—in Chesterfield, Creve Coeur, South County, Grand Center and Wellston. Inside the Chesterfield facility, tenants have access to both offices and warehouses that tailor to their needs, as well as 24/7 access to the building; various sizes of conference room; and the ability to use the conference rooms at any of the other four area incubators. STLVentureWorks also offers entrepreneurs the opportunity to network with other like-minded

business people and participate in client strategy sessions, milestone management and mentoring programs. All of this—plus utilities—comes with the rent. “As an entrepreneur and a startup, managing your funds and cash flow is the hardest thing to do,” Jaggie said. “With the all-inclusive rent and the perks they offer, I was able to better budget my operations.” Christine Karslake, vice president of innovation and entrepreneurship for STLVentureWorks, said Chesterfield was selected as a location in part by the council’s desire to rebuild a community. “We wanted to rebuild the area after the 1993 flood,” Karslake explained. “We were able to write some grants and get some funding for this as an incubator. There weren’t any incubators in the area at the time and we wanted to encourage economic development.” The concept of this incubator is to give entrepreneurs the necessary tools and connections to grow their companies. the facility not only an asset to Chesterfield, but to the St. Louis region. Graduates of the incubator include Mercury Communications, a wireless infrastructure services provider now based in Fenton; DynaLabs, an analytical testing laboratory now in the city of St. Louis; and Dogtown Pizza, which makes and markets frozen St. Louis-style pizza. “Chesterfield benefits because these companies grow and many times relocate within Chesterfield,” Karslake said. “The people economically support Chesterfield and the St. Louis region. These companies create jobs that pay good

wages and bring in additional funding and they, in turn, support additional companies.” Jaggie said he hopes to stay in Chesterfield as he grows his two companies. And although he envisions having a larger operation, the STLVentureWorks facility has proved so convenient he has no plans of moving yet. “We plan on staying until they kick us out,” Jaggie joked. “Over the course of time, we have plans to be too big for this location. But for now, our goal is to reinvest in the business, add staff and grow enough that we can’t fit here anymore.” Entrepreneurs interested in becoming a tenant of STLVentureWorks have only a few requirements, Karslake said. First, businesses must be startups registered with the state of Missouri and have up-to-date insurance. Second, Karslake said, they must have “a desire to be part of the community.” Tucker said keeping companies local is the goal of the project. “It’s easier to grow companies that you have than go get new ones,” Tucker said. “This is about nurturing small businesses to their full potential.” To apply to become a tenant, or for more information, visit the STLVentureWorks’ website at stlventureworks.com.

We have compiled a list with small Chesterfield businesses that will offer you unique gift ideas for the season. “Small businesses are what started Chesterfield in the first place,” said Nora Amato, executive director of the Chesterfield Chamber of Commerce. “It’s nice having chains, but having small businesses is what makes us tick and makes us unique.” Out of the 614 businesses that are members of the Chesterfield Chamber of Commerce, 66 percent are small businesses, Amato said. “We are so unique,” Amato said. “You can come here and hit everything: the little mom-and-pop shops, the big stores, and have something for everybody within a 4-mile radius.” For some, small businesses means attention to detail. “The personal feel when shopping at a small business is appealing to me,” said Pam Nicks, a resident of Chesterfield. “I’ve visited businesses

where it’s run by the owners and their family. I feel the owners take pride in their business and it shows in the level of customer service and gratitude toward their customers. I’ve visited mom-and-pop businesses where the owner had remembered me from a prior visit and remember specifics about items I’ve purchased or consumed. This often leads to great conversation.” For Nicks, keeping money locally is also a factor into her local business shopping. “It is important to keep money flowing within a community, and it gives local residents unique options when searching for goods or services,” she explained. “Holiday shopping at local business is something I do every season. I find unique items at small businesses that usually cannot be found at chain stores.”And the big stores, too, help the small business community. “Some of the big stores draw people in from all over, then they realize the uniqueness of the small stores in between,” Amato said. “And that’s

What does a snappy serving of Filipino chicken adobo, a riff from the Beatles’ “Come Together” and a bronze bather have in common with the crack of a baseball bat? In the past year, the busy Chesterfield resident could have found all of those things within the city limits — thanks to the work of the Chesterfield Parks, Recreation & Arts Department. The department’s expanded name is a relatively new development for the city agency, traditionally known

for managing park grounds, operating youth sporting leagues and expanding recreational space, like the recent opening of River’s Edge Park in the Chesterfield Valley. Since the city cut financial ties with local arts nonprofit Chesterfield Arts (now known as Art Unleashed) in November 2014, Chesterfield leaders decided to expand the mission of the parks department to manage art programs, both visual and performing.

“I jumped at the opportunity,” said Tom McCarthy, the department’s director since 2011 — before its name included “arts.” “It was sort of the perfect storm with the expansion of what was going on at the amphitheater along with what was going on with the arts.” He promoted Jason Baucom, who had been working with the department since 2012, to the new position of superintendent of arts and entertainment. He also hired

a new full-time “arts and entertainment recreation specialist” — Sukanya Mani — who started in June. “She’s a professional, practicing artist,” Tom said, which makes her a great addition as the department brings painters, sculptors and other artists to display their works at Chesterfield City Hall. The city has so far hosted two exhibits in dedicated space at city hall for exhibits that ran from March through June (featuring paintings and photographs from established regional artists Jane Sehnert, Julie Wiegand, Stuart Morse and Tim Layton); and from late June through August (featuring paintings and sculptures from established regional artists Genevieve Esson, Rob Dreyer and Harry Weber. Baucom said in August he was in the planning stages for an art opening event that was tentatively set for this autumn, featuring eight to 12 artists displaying works for sale. “We’re not the first parks and recreation department to take on the arts,” Baucom said. “But it’s very important. They’re very important to a healthy community.” The department is working to make it easy for the ambitious city arts patron to take in the city’s visual arts. McCarthy said his department is developing an inventory of sculptures and other visual works — whether or not they’re owned by the city — that will be incorporated into the department’s mobile app. The free app will help users chart out a walking or driving tour of the works available in the city (search “Chesterfield Parks” in the Apple App Store for iOS or the Google Play Store for Android). The department’s work goes beyond fine art and athletics, however. Part of Baucom’s job description includes bringing entertainment to the Chesterfield Amphitheater, which has completed its fifth season with another summer concert series, including a performance by Beatles

tribute band Flaming Pie and U2 cover band Rattle and Hum. Baucom counts at least 40 events at the amphitheater since its 2011 opening, including pop and classical concerts. McCarthy said the city is spending about $35,000 for programming around the arts this year, which includes installations, activities and hangings at city hall, and the concert series. The city also seeks sponsorships to underwrite the cost of many of its events. “We generate a substantial amount of money for that and it gives the businesses the opportunity to market themselves, which offsets our costs,” McCarthy said. Baucom also brought in the Taste of Trucktober food truck event, which just finished its second year near the amphitheater grounds, featuring a selection of St. Louis-area mobile cuisine, including the award-winning Guerrilla Street Food and its Filipino specialties. That event joins other festivals such as Taste of St. Louis and BluesFest, which McCarthy hopes to entice back to Chesterfield in 2016. McCarthy has been able to carefully document the impact of youth sports on the Chesterfield economy, calculating that millions of dollars annually spent on hotel rooms, shopping and restaurant tabs. He’s not yet made those calculations for the impact of visual and fine arts in the community. But he and Baucom know that the variety of municipal offerings plays an important role in attracting residents and businesses to a city. As McCarthy notes, some people benefit from the Chesterfield Valley ball fields — but not everyone has kids. Some enjoy the trail system, while others aren’t hikers. Some use the pool or enjoy concerts — but not everyone. “We’re trying to incorporate something for all the people of Chesterfield in order to make it a Triple-A place to live,” he said.

Chesterfield’s residential choices continue to expand. this time at the corner of Clayton and Schoettler Grove roads.

The new Schoettler Grove subdivision has begun taking shape. The 17-acre project calls for 31 homes split into 16 detached, luxury villas, built by Benton Homebuilders, and 15 luxury family homes, built by Prestige Custom Homes.

Two Chesterfield-based businesses have a hand in making this project a reality. Brinkmann Constructors is doing the site development; Stock & Associates is providing the civil engineering services.

Amy Ruwe, director of sales and marketing for Benton, said floor plans will be available in about two months. She expects homes to start selling in three months. The first homes will be ready in about a year and a half, she said.

Indiana Whobrey One active Chamber member sells legal insurance as her day job — and chases dinosaurs in her spare time.

Faye Whobrey, a member of the Chesterfield Chamber of Commerce and a representative for Legal Shield, is an amateur paleontologist. She tells us about her bout with “fossil fever” below.

A few weeks ago, I returned from my sixth dinosaur dig in Montana. Many of us spend the entire month of July digging dinosaur bones in rugged, no-shade terrain where temperatures can reach 105 degrees. We collect specimens in a region of northeastern Montana, not far from the Canadian border, called Hell Creek Formation. Animal fossils we find there lived during the Cretaceous Period, 65 million to 70 million years ago. I had a couple of great finds during this summer’s expedition: the tiny rib bone of a Thescelosaurus and a squamosal — part of the head — of a Triceratops. The rib bone will be on display on permanent loan to the St. Louis Science Center. It only weighs a couple of ounces, but it’s considered to be “museum quality.” The 80-pound squamosal is the part of the head behind the frontal horns of the Triceratops. Only the very front tip of the fossil was exposed, so it required digging out all the rock and soil from above and below the bone — then we had to carry the specimen 2 miles out!
