The good news is that in spite of an overall picture of slow growth, the south west continues to buck the national trend and with theaverage house price still a buoyant £225.596 with people in the region still buying and selling.This issue we look at the latest projects to have been given the green light and ways to get the most out your interior. IF you’re looking for a chic and contemporary apartment close to the city centre, Redrow’s new venture in Filton is a must see.

THE PUBLIC are increasingly familiar with the issue of climate change, but they still need advice on what they need to do. The short answer, according to Nigel Humphrey, is, ‘reduce consumption as quickly as possible’.

Many of my clients express a wish to be more sustainable ef cient, and

evidently feel a responsibility to do so. The problem for me in the past has been

that I couldn’t tell them exactly what they needed to do. I wasn’t really sure what to aim for, how much they should reduce their CO2 production, or how effective any of the measures I proposed might be. Above all there seemed to be very little available that could provide an objective measure of where they were already or the effectiveness of whatever they proposed to do.

Now armed with more objective information and tools such as Ecotect1 and Personal Stepwise, I can answer them better. If they want it I can produce an energy ef cient home or building, but I also know that even if I design it to be zero CO2 this will only have made a third of the real savings required if they are anything like the average UK inhabitant. these savings will mean making lifestyle changes.

A relationship with clients can be a very fragile thing and suggesting to anyone that there’s something wrong with the way they choose to live their lives feels very risky. I’ve debated with colleagues about how to have this conversation or even whether to or not, and several believe that it’s safer to stick with what they’re being paid for, the building.

I try to talk to clients about this because I believe that generally people aren’t aware that their lifestyle is such an important element. However, I do so in a very apologetic way, stating that I’m presenting information in response to their question, ‘how much?’, so that they know what the choices are and can decide for themselves. One easy way of being prepared for their questions and answering my own was to

carry out a my own to answer was how much energy and C02 do I need to save? There’s been a lot of discussion about what are acceptable levels of greenhouse gas emissions and the general scienti c consensus is that the global mean temperature rise needs to be kept within 20C. The UK government has set a target a 60% reduction by 2050 on the amount of CO2 equivalent greenhouse gas emissions into the atmosphere, which is ne, but we’re nowhere near achieving that and in any case this level of reduction is calculated to give only a 30-50% probability of success. To have a 90% probability of success greater reductions need to be made more quickly, 80-90% by 2020.

I then needed some way of modelling the house and my lifestyle that would make it possible to measure my existing CO2 production and look at ways of making these reductions. There are quite a few thermal modelling programmes around which can deal with the space heating for buildings but my favourite is Ecotect. It’s designed for use by architects, , is reasonably accurate, the results are easy to understand, the modelling process relatively simple, and it doesn’t cost a lot.

Programmes for measuring lifestyle CO2 production are rarer. The most readily available that I came across and certainly very easy and quick to use is Personal Stepwise (PS) from Best Foot Forward. This uses Ecological Footprinting (EF), to calculate personal consumption and quantify the amount of land used to support a particular lifestyle and the amount of CO2 produced. Consumption impacts are divided into ve components; nourishment, (food and where it comes from); shelter, (housing and surroundings); mobility, (travel); goods, (waste and construction); and services, (such as health, education, entertainment, and commercial service based activities, restaurants, of ce, schools, and hospitals).

My house was built in the 1930’s and bought by us in 2002. The ground and 1st oor are cavity wall construction built off an earlier masonry basement which is dug in to the hill on the north elevation and level with the garden to the south. Since moving in we have made various alterations bearing energy ef ciency in mind. These included increasing the area of south facing glazing, improving the heating system by installing a gas condensing boiler, adding under- oor heating and insulation on the basement and ground oors, weather compensated controls, increasing the insulation to the attic, and providing a lobby to the main entrance on the north elevation. The existing windows were double glazed thermally bridged aluminium sashes tted into the original oak sub-frames.

They wouldn’t be my rst choice but are well sealed and relatively new, so they stay for now. New windows and doors to the basement are FSC semi-hardwood, with low-e, argon lled double glazing.

Once this had all been modelled and the energy consumption checked against the typical 12 months gas and electricity bills the results were added to the ‘shelter’ component of a PS analysis.

I hoped that the results would show some reduction from the UK average and gratifyingly they did, a bit, from 11 tonnes of CO2 per person per year to 7.2 tonnes. The changes to the house played a part in this, but perhaps controversially the electricity element has been counted as coming from a renewable source because the supplier insists that it does, and it isn’t nuclear. Our lifestyle has changed to some extent in order to make savings. The percentage of farmed meat in our diet has been reduced. More food is beingbought locally from the fortnightly farmers market and from a local organic co operative delivering fruit, vegetables and milk. We’ve chosen to live in the centre of town within walking distance of the work, shops, schools, and other amenities which reduces the need to use the car, we never travel by air, but very rarely use public transport.

Scenarios for making reductions of 60% and 80% on the UK average CO2 production were modelled in the programmes, choosing measures which were thought to be the most cost-effective both nancially and in terms of quality of life. The 60% scenario included reducing further the percentage of farmed meat and sh and increasing the percentage of food bought locally at the farmers market, (including condiments such as butter and preserves), as well as assuming that we could repeat some of the frugal habits of our parents and reduce the amount of food wasted. Looking at where and when our cars are used it seemed feasible to assume a 16% reduction which could be achieved by choosing to walk more and using public transport for some longer journeys.

In the ‘shelter’ component the cavity walls are insulated and the under oor heating zone temperatures were reduced to 190C assuming that though we might have to wear more clothes we could get used to it because the temperature is so constant with the under oor heating and good controls. We could also reduce the energy used heating water by taking showers more often instead of baths and reducing the hot water temperature at the boiler to 500C.

Electricity consumption could be further reduced by cutting out the stand-by loads forthe VCR’s and televisions assuming that we can develop the habit of turning these off

when not in use. All lighting was replaced with low energy alternatives and use of the tumble dryer restricted to winter only. The amounts entered for waste to land ll, recycling compost were reduced slightly to re ect an increased effort on our part and the recent extension of the already excellent Mendip District Council recycling scheme to include composting. Other measures were considered such as further insulation to the attic, external insulation, or improving the existing glazing, weren’t cost effective.

The result of all of this was a production per person of 4.1 tonnes of CO2 and an EF of 2.97gha (global hectares). This could be achieved relatively simply by the sound of it, but a year and a half later we still haven’t put it all into practise, particularly the travel part.

The further measures needed to reach an 80% saving don’t get easier. The modelling did get down to 2.1 tonnes C02 per person per year and a footprint of 1.96gha per person per year, but this required assumptions and changes which would very often be considered high cost or are only likely to happen if there is suf cient governmental pressure and nancial assistance. For instance not everyone would want to become a vegetarian or could nd the time or space to be growing any

signi cant portion of their food at home. The travel component was reduced assuming

that nearly all local travel would be on foot or by bicycle, and that legislation could be introduced making employers responsible for the CO2 element of all work related travel and that as a result greater attention would be paid to the possibilities of home-working and video conferencing. Solar water heating is used to reduce energy consumption but at an average cost of £3000 per household this must be considered a high capital cost, and other renewable options such as wind power or wood red boilers carry similar cost. The ‘goods and services’ components were reduced assuming that waste would be reduced due to legislative pressure forcing a change in attitude by suppliers and manufacturers, and that savings would similarly be achieved across the service sectors.

It wasn’t necessary to be at the lowest possible level in every component and the relatively high impact of a carnivorous diet and large house could be compensated for by making greater efforts in other components.

Many of the lifestyle savings are actually available quite quickly and at relatively low cost, both nancially and in terms of quality of life, but despite knowing why we should try to make savings and what to do we still haven’t done it. When a change is perceived as saving time or money or improving our quality of life we’ve been quite happy to act,

but when the nancial or time cost is high we’ve generally failed to do anything.

If either of these targets is to be reached, lifestyle changes will play an important part, and have to happen whether your energy source for electricity is renewable or nuclear, and your car runs on bioethanol or you walk everywhere.

Which brings me back to why I think that I should answer the question, how much is enough? The information usually made available to individuals is too general and divorced from the responsibility or effects of individual actions. How many people have any idea what their personal C02 production is or the quantitative bene t of actions which they may choose to make? Suggestions which might provide this information, such as the annual allocation of ‘personal carbon credits’, have so far been dismissed as politically unworkable, but clearly there is not yet enough in the way of carrots and sticks to drive the savings forward. In their absence all I can do is to present clients with this simple and reliable information as early as is possible, in the hope that they will decide to try to live more sustainable lifestyles, as well as building more energy ef cient buildings.
