Manager’s Notes

Although the pool season is over, we continue to offer events at the clubhouse to

keep our Association members engaged and entertained. I hope you will

consider participating in some of our upcoming events such as the family

Halloween Gathering and the14th Annual Wine (and beer) Tasting Event for

adults. These annual events are a great way to stay connected with

neighborhood residents.

I want to wish three of our staff members, Brady, Cristian, and Tommy good luck

as they participate in the Tough Mudder competition this month. This challenging

event encompasses 20 obstacles over 10 miles. Good luck guys!

I’m looking forward to seeing our neighborhood kiddos in costume on the 28th at

our Halloween Gathering!

Clubhouse Rentals Too many relatives and friends to host your party at home? The clubhouse is available for rentals 365 days a year, even on holidays. Book your rentals now! Call or stop by to check available dates and make your reservation. NOTE: ONLY RESIDENTS may rent the Clubhouse, complete the rental contract and make payment. The resident must also be present during the rental. Failure to abide by these rules will result in the loss of rental privileges. Call the Clubhouse for more information. OLRA Meeting The next open OLRA Board Meeting will be the ANNUAL OLRA Meeting held at 7:00 PM on Monday, November 6, 2017 at the Clubhouse. As always, residents are invited and encouraged to attend.

Weight Room Rules All children under the age of 18 seeking use of the exercise equipment must have a signed parental consent form on file in the Clubhouse office. Minimum age to use this equipment is 14. Minimum age to bring a guest is 18. Parental Consent Forms are available in the Clubhouse office. Parents,

please stop by to sign one for your child. Residents are welcome to bring 1 guest per visit to the weight room.

After School Hangout Middle schoolers — looking for something to do in the afternoon? Gather up your neighborhood friends, grab your OLRA ID card, and head over to the Clubhouse to do homework, watch TV, play games or just hang out. All subdivision kids aged 11+ are welcome. Grab a parental consent form online or from the clubhouse office for more info.

Office Services: Don’t forget the clubhouse offers affordable and convenient office services to our residents. Stop by and have your document copied, faxed or laminated. See below for pricing details.

PHOTO IDs Please remember residents must have their OLRA ID with them when using any of the Recreational Association facilities. If you have not had a chance to get your ID, stop by the clubhouse to have one made. In most cases , ID cards can be issued while you wait. You will need to provide proof of residence in the form of a current driver’s license. ID cards are provided free of charge from January through March. OAKS LANDING RECREATION ASSOCIATION

BOARD MEETING MINUTES MONDAY, September 18, 2017

OPEN SESSION: Kim Boothman called the open board meeting to order @ 6:45 PM Attending:

Financial Update Rockwood Account Balances as of September 18, 2017

Checking: $10,478.27 Money Market: $198,432.79

Total Deposits: $208,911.06 September Bank statement (to date) and receipts have been provided to the OLRA

Board of Directors. Assessment Update As of September 18, 2017, OLRA has received 573 of 580 payments for 2017 assess-ments. On August 3rd, property liens were filed with St. Louis County Recorder of Deeds for property owners with unpaid 2017 OLRA assessments and notice of lien letters were mailed to these residents on August 31.

Two residents with delinquent assessments have provided partial payment. Payment plan

will be submitted to the board for approval.

Clubhouse General

The independent auditors report compiled by Hauk Kruse & Associates, LLC for the period ending December 31, 2016 has been completed and has been posted on the OLRA website.

NWO IT Services representative was onsite. Local PC backup was set-up. Existing documents were moved to OneDrive so they are backed up in the cloud. All equipment and relevant passwords were documented so they are secure. NOW

TeamViewer was installed on the PC. Performance issues associated with Outlook were

resolved.

Companies that provided quotes for tennis court renovation have been invited to provide

presentations to the board of directors at the October working meeting.

The Iron deficient pin oak trees have received supplemental iron injections. Accent Lawn

will be contacted about amending the soil by lowering the pH with sulfur.

An invoice has been sent to ROHA for lake fountain electricity for the period 2/18/17 to

8/18/17. Upcoming Events:

September Clubhouse Rentals Day Rentals: 7 Evening Rentals: 3

Repairs and Maintenance: The clubhouse storage room will be cleaned out in preparation of the Eagle Scout new

shelving project. Clubhouse kitchen oven has been cleaned. Storage room freezer has been defrosted

and cleaned. The torn/worn upholstery on the exercise equipment will be repaired.

Pool Westport Pools is working to provide OLRA a maintenance planning report detailing

forecasted pool maintenance and replacement expenditures for long-term budgeting purposes.

Pool closing activities are underway. Furniture is stacked & stored, trash cans cleaned & stored, restroom floor mats have been cleaned & stored, vending machine emptied, lost & found items donated to Goodwill.

Pool covers are scheduled to be installed the week of September 25. The next open session OLRA meeting will be the Annual Meeting on November 6, 2017 at 7pm. Working Closed Session

Due to a cost increase, the board voted to increase the sale price of ice to $1.50 per bag. Pool season soda machine vending sales report was given by clubhouse managers. The board

discussed other soda vending options for 2018. The board approved a 4-month payment plan for a resident with delinquent assessments. The board agreed to arrange an October meeting of directors from NLHA, ROHA & OLRA to

cooperatively address common community issues and promote communication between the three Associations.

Remington Oaks Homewoners Association News

• The Board of Trustees accepted Theresa Calvert’s resignation on 9/27 and wanted to

thank her for her service to the recreation association and our members. We thank you

for your leadership and talents brought to our board of directors. You will be missed!

• The board of trustees is looking for interested members of the association to serve on

the recreation board. If you are interested please contact us at

• The Villages of Remington Oaks Trustees will commence a Fall common ground

trimming of tree/bush overgrowth in the common areas between Oakmoor Bottom hill

upwards towards Chestnut Point. You may see crews in the area removing honeysuckle

overgrowth and dead trees and limbs. If you know of trees needing attention please

contact the board at [email protected] so we can address it.

• The board is addressing the front entry oak trees with a professional tree service

company for an iron deficiency

Remington Oaks Homewoners Association News

The 2018 Remington Oaks Board of Trustees Election Notice is being made to all our

membership.

This is a 3 year seat term. The board meets with the general membership

approximately on a quarterly basis and then holds general business meetings on a

monthly basis. Expectations are you are computer literate and have a smartphone

where you can communicate via text and email.

There are 2 seats open this year. This would be the vacant seat and the seat

currently held by Dan De Lay who oversees common areas.

Interested parties wishing to run should submit no more than a paragraph biography

about their interest in running and provide details for the ballot about the “who” /

and "what" you will bring to the association that will better the association going

forward"

The deadline for submission is November 6th 2017. Any submissions received after

this date will be considered late and not accepted. This is due to the requirement to

get the invoices and ballots to the print company and mailed out to our

membership. Should a resident have a question about serving as a trustee please

send us an email so we can discuss the opportunity at [email protected]

2017 Newport Landing Assessment PAST DUE!

As of 9/26/2017, 158 of 160 Newport Landing homeowners have paid their 2017 assessment and 1 outstanding from 2016. If

you haven’t paid yet, liens will be issued.

All assessments now must include an additional $25.00 late fee.

Assessments pay for essential health and safety services like trash collection and streetlights.

The assessment also pays for common ground maintenance and insurance.

Reminder – NO Boat, RV, trailer

Boat, RV, trailer owners – If you bring your trailer, boat or RV home please limit parking to 24hrs if it is not parked inside your

garage.

Golf Cart use in Newport Landing

Due to many complaints about underage children operating a golf cart in Newport Landing, NLHA has reached out to the St. Louis

County Police, who in turn have clarified though the judge for a ruling.

--To operate a golf cart on the streets in Newport Landing, the driver MUST have a valid drivers license.

--Golf carts are allowed only on the streets, not on sidewalks, common ground or private property.

--The carts are not allowed on major streets such as Hawkins or Gravois.

--Operators of a carts MUST obey all traffic laws and stop signs.

--If operated on the street the cart MUST be insured on a separate policy, not homeowners policy.

--The carts must obey the 25 mph posted limits.

--If the cart is gas powered, it must be licensed.

If anyone observes any violation or if they operate on your property please call St. Louis County Police at 636-225-0425

The NLHA board still is currently looking for candidates

to represent our neighborhood.

There are positions on the NLHA board and future positions on the OLRA board that need to be filled.

It is important to the subdivision that our boards stay fully staffed with residents who are willing to devote a small amount of their time to keep Newport Landing a great place to live. If you are interested or have questions about what is involved, please contact

Dog Doo!

PLEASE remember to take along a plastic bag with you when you walk your dog! We have received a number of complaints on the

failure of some residents to pick up after one’s dog on another resident’s property.

Keep Our Neighborhood Beautiful

To help keep our neighborhood beautiful, please keep trash cans out of view of the street. We have had numerous complaints

from neighbors of trash cans stored in front of homes and garages.

Again a reminder, you can notify the Waste Management department to get a larger container for your recyclables. Each home comes with a black receptacle assigned to their home with an ID number. The Waste Management Company will trade your origi-

nal can with a larger one, at no charge to you. The number is 314-615-4130.

Property Maintenance Items

The following is a list of items, which are important in maintaining the appearance and property values of our Newport Landing

homes and neighborhood.

· Repair peeling paint and deteriorated wood trim; remove mold and mildew on vinyl siding.

· Trim shrubs and trees which create an obstruction to the public sidewalk.

Tree branches must be maintained at a clearance of at least 7 feet from the sidewalk per

St. Louis County restrictions.

Street Lights

The second largest expense item in our budget is the money we spend on electricity for the street lights. Please, if you see a

street light off at night or on during the day – especially overcast days contact Ameren UE at (314) 342-1000. They will ask for

the metal tag # at the top of the pole.

Landscaping

NLHA is currently soliciting bids for removing the three remaining Austrian Pines with diplopia blight, and the sad looking ash in the Atlantic Crossing cul de sac, do the turf restoration along Hawkins, and severely prune the burning bushes that are blocking the

view on the Atlantic Crossing cul de sac.

HALLOWEEN SAFETY TIPS

Walk Safely

• Children under 12 should trick-or-treat and cross streets with an adult. Cross the street at corners, using traffic signals and cross-

walks.

• Look left, right and left again when crossing and keep looking as you cross. Walk--don’t run, across the street.

• Teach children to make eye contact with drivers before crossing in front of them.

• Always walk on sidewalks or paths. If there are no sidewalks, walk facing traffic as far to the left as possible. Children should

walk on direct routes with the fewest street crossings.

• Watch for cars that are turning or backing up. Teach children to never dart out into the street or cross between parked cars.

Trick or Treat With an Adult

• Children under the age of 12 should not be out at night without adult supervision. If kids are mature enough to be out on their own,

they should stick to familiar areas that are well lit and trick-or-treat in groups.

Keep Costumes Both Creative and Safe • When selecting a costume, make sure it is the right size to prevent trips and falls.

• Decorate costumes and bags with reflective tape or stickers and, if possible, choose light colors.

• Choose face paint and makeup whenever possible instead of masks, which can obstruct a child’s vision.

• Have kids carry glow sticks or flashlights to help them see and be seen by drivers.

Double Check Candy and Costumes • Check treats for signs of tampering before children are allowed to eat them.

• Remind children to eat only treats in their original, unopened wrappers.

• Candy should be thrown away if the wrapper is faded or torn, or if the candy is unwrapped.

• While glow sticks are good for visibility, remember that the liquid in glow sticks is also hazardous, so parents should remind chil-

dren not to chew on or break them.

• Look for non-toxic designations when choosing Halloween makeup.

Drive Extra Safely on Halloween

• Slow down and be especially alert in residential neighborhoods. Children are excited on Halloween and may move in unpredicta-

ble ways.

• Take extra time to look for kids at intersections, on medians and on curbs.

• Enter and exit driveways and alleys slowly and carefully.

• Eliminate any distractions inside your car so you can concentrate on the road and your surroundings.

• Drive slowly, anticipate heavy pedestrian traffic and turn your headlights on earlier in the day to spot children from greater dis-

tances.

“What Do All of These Acronyms Stand For?”

ROHA, NLHA, OLRA: What You Need to Know

1. So, what do the acronyms stand for?

ROHA — Remington Oaks Homeowners Association

NLHA — Newport Landing Homeowners Association

OLRA — Oaks Landing Recreational Association

2. What does each association actually do?

ROHA governs the Remington Oaks and Chestnut Pointe neighborhoods (AKA the “tree-themed” streets), and

NLHA governs the Newport Landing neighborhood (mostly “sea-themed” streets on the other side of

Hawkins). Homeowners belong to ONE of the two organizations based on their address. OLRA governs the

Clubhouse, swimming pools and tennis courts.

3. Can you give me a refresher on the annual assessments?

Each resident receives two assessments each year: one from either ROHA or NLHA, and one from OLRA. The

ROHA and NLHA assessments are distributed in late December and are due Feb. 1 each year. The OLRA

assessments are distributed in late January and are due March 1 each year.

4. What, exactly, do the fees cover?

ROHA fees cover common ground maintenance (including Lake Remington), main entrances maintenance,

insurance and streetlights for the Remington Oaks and Chestnut Pointe neighborhoods. NLHA fees cover

trash pickup, common ground maintenance (including the Newport Landing pond), main entrances

maintenance, insurance and streetlights for the Newport Landing neighborhoods. OLRA fees cover Clubhouse

maintenance, insurance, swimming pools, tennis courts, fitness rooms, and Clubhouse-sponsored neighborhood

activities.

5. I don’t ever use the Clubhouse facilities. Do I still have to pay the OLRA fee?

Yes. Per the governing indentures, all households are required to pay both the appropriate Homeowners

Association fee and the Recreational Association assessments.

6. When do I get my 2017 ID stickers and pool guest pass?

ID stickers and guest passes will be made available in April to residents who are current on their paid

assessments. Residents must be up-to-date on assessments for both their Homeowners Association and the

Recreational Association to receive ID stickers and guest pass.

7. I still have questions. Who do I contact?

The back page of the Recreational Association Newsletter features contact information for each homeowners

association. OLRA contact information and monthly meeting minutes are also included in the newsletter. All
