How Pet Ownership CanBenefit Moody Families

Military families endure a lot of stress, whether it is a deployment, TDY or other military challenges that may come along.

It’s no wonder some families choose to avoid any-thing they feel might create additional stress, includ-

ing owning a pet. But the opposite may be true for you and your family. The mental and physical health benefits a pet can provide are well worth the consideration.

One of the greatest advantages a pet can provide is companionship. When a service member at Moody re-ceives orders for a deployment, or community friends move away on orders, consistent companionship is hard to have. With a pet, children and spouses can maintain or bring a pet along with almost any order. Because of the inconsistent pet housing, some families opt out of a pet lifestyle, although most Air Force installations allow up to two dogs, two cats or one of each. (In the instance of relocation, owners can choose to drive their pets across the country stopping at pet-friendly hotels or look into air travel arrangements.)

Having a pet can also offer physical benefits by increasing physical activity. Many active and retired Moody personnel have said that pets help them get out of the house and be more physically active as a walking buddy and a social catalyst. Valdosta is home to Freedom Park, located at 3795 Guest Road, just a few miles from base, which offers an off-leash dog park.

Pet adoption is something to be explored when considering owning an animal. Today, there are millions of loveable, healthy dogs and cats that desperately need homes. Due to overpopulation of homeless pets, four million are euthanized every year. Valdosta offers pet adoption agencies including Lowndes County Animal Services and the Humane Society of Valdosta. The American Classifieds and Val-dosta Daily Times classifieds are also options when looking for a pet.

How to Land Your Perfect Job WhileStationed at Moody!

Finding a job in a new area isn’t always the easiest thing to do, but the Valdosta area offers a lot to Moody spouses. Job hunting can be stressful, so remember to factor in your own happiness when looking so you’ll get a job

you ENJOY. Marcy Propst, a Moody spouse, and staffing consultant at Express Employment Agency, gives the following advice for landing your dream job:

• Get settled in with your family before you start looking for a job, because looking for a job can be a full time job.

• Be clear about what type of job you would enjoy. Employers are not interested in someone that wants “just a job”. Be able to articulate clearly what you are looking for with prospective employers.

• Start building a network. There are resources at Moody (includ-ing other Moody spouses) that can help introduce you to other people in the community. You will find that churches are also a great place to get to know people that know other people. Employ-ment agencies such as Express Employment Professionals can give you access to a network of key decision makers in a wide range of industries and places of employment. And most of them are willing to help. This will be your most important asset in looking for just the right job.

• Research local companies and organizations. Identify those that are in segments (manufacturing, teaching, health care, etc.) you like or have experience in. There is a wide variety of businesses in Valdosta, so your skills may be of value in a number of segments.

• Start to ask your network if they know anyone that works in one of your targeted companies or organizations.

• Check the local newspaper and job sites on the web to see who is hiring. How does this match with what you are looking for. Check it out with your network.

• Post your resume on job sites, such as Monster and Career Builder.

• Once you have identified some targeted companies, start to send out your resume with a cover letter specific to the company and follow this up with a phone call. Don’t wait to get a response.

• When you get an interview, remember it is a two way interview. The hiring manager is trying to determine if you would be a good fit and you are trying to determine if this is a place you would enjoy working.

Renting means giving up the pleasures of paying property taxes, repairs, fat mortgage payments and the ability

to choose your own carpet and wall colors. It should not mean giving up your security deposit for no good reason. Good landlords don’t want to keep it, anyway. Really. What they want is for tenants to leave the house or apart-ment in a condition (normal wear and tear excepted) requiring the least effort on their part to re-rent it. As a property manager in Valdosta since 1980, that includes me. In Georgia, there’s not a govern-mental agency with the power to intervene in most landlord – tenant disputes, so for landlords who won’t play fair with deposits, a tenant’s best friend will be Georgia’s Landlord/Tenant Act and its interpretation through the Georgia Landlord-Tenant Handbook. In a Q & A format, the 87-page handbook is provided by the Georgia Department of Community Affairs (www.dca.ga.gov) and Georgia Legal Aid.

Making afew com-mon-sensemoves maykeep you from needing it, though. The absolute best defense of your deposit is to know what’s in your lease – and live up to it. Ask for and read a blank lease ahead of time. If you have questions about the wording, ask the landlord or management com-pany about them up front. The Ga. Association of Realtors standard lease, used by most Realtors, conforms to state law, but private landlords may use leases that don’t. To address disputes over condi-tions of property before and after a lease, Georgia law describes the re-quired inspection procedures for both landlord and tenant both before and after occupancy. Specifics include pre-occupancy condition inspection, how soon a landlord must inspect after a tenant vacates and how the security deposit – or an explanation of any deductions – must be given to the tenant within a specified time. The Law also describes what steps must be taken in a security deposit dispute. A major source of contention is vacating before the lease expires. MAFB personnel can legally break a lease with written proof of permanent change of station orders or temporary duty orders lasting more than 90 days, according to both state and federal law. That does not exclude them from giving 30-day notice or from being responsible for damage to the rental beyond normal wear and tear.

Georgia’s Landlord/Tenant Law obviously covers much more than can be mentioned here, but most, if not all, of what you’ll need to confront an unfair landlord is in there. Taking two or three hours to research landlord-tenant laws may be the most money you’ll make per hour all year, if it means rescuing several hundred dollars worth of security deposit. (You may also find out that a landlord’s actions are justified, which, if nothing else, avoids wasting time going to war with the landlord.) More easy money: Get the check list which the landlord or the land-lord’s cleaning company uses for clean-ing a rental unit, so that you know, for instance, that “clean” may include base-boards, window sills, stove and oven controls, ceiling fan blades, kitchen and bathroom exhaust vents, the top of the refrigerator and carpet or other things you may have missed. If the cleaning service minimum is $75 or $125 and three hours of cleaning gets your deposit back, you’ve just paid yourself $25 to $75 an hour. That’s not bad money for living up to something – the lease – you’ve already agreed to do, anyway.

ONE FINAL NOTE: Many houses I managed belong to former MAFB personnel who want to return or had difficulty selling, when transferred. Your rent pays their mortgage and as such, it’s as important a part of their budget as it may be for yours.

Jobs magazine, ranking them among the “top 15 percent of all colleges, universities and trade schools nationwide for their service to military members, veterans, and spouses as students to ensure their success in completing a col-lege degree.”

The college works with the Com-munity College of the Air Force (CCAF) to provide academic core classes that fit the re-quirements of CCAF, operates the National Testing Center on Moody Air Force Base for the base commu-nity, offers on-base classes in a range of topics, and provides personal contact with each military student to ensure their needs are being met. In addition, several technical and industrial programs donate student and instructor time to military spouses while their loved one is on deployment to help with general maintenance of homes and vehicles. The college participates in annual veterans events and has begun a student organization for veterans attending the college. VSU’s Department of Adult and Military Programs (AMP) makes degree completion more seamless for adult learners, with particular attention to members of the mili-tary and veterans. “We are carrying on a tradition that has been part of the VSU mission for a long time, in helping meet the educational needs of active duty service members and veterans of the military branches,” said Dr. Jerry Merwin, director of AMP.

Obtaining a degree or furthering your education while in the military can present additional

hurdles. Use these tips to ensure your success!

Tip 1- Pursue something you love and stay committed. It won’t be worth it if you only choose a degree based on convenience.

Tip 2… Be organized. Record keeping is essential when transfers could be necessary. Keep contact information for the schools and departments where you attended classes, along with copies of your transcripts.

Tip 3… Stay flexible. We all know the Air Force can throw unexpected and untimely obstacles in the way of everyday life including trying to com-plete a degree. In order to complete coursework, you may have to take courses as you can or even put education on hold. But don’t be discour-aged! Make progress a little at a time.

Tip 4… Communication is key. In order to make career decisions, spouses must consider each other’s goals and come to decisions on how they can best achieve them.

Tip 5… Networking. Make sure to link up with other military spouses who are in the same situation and connect with them and the community of individuals within your academic field and future career. Perks of a tradi-tional university include building professional relationships which could be harder to establish online.

Tip 6…Think ahead. When choosing the field and university at which you would like to study, take into consideration how they might fit with the inevitable moves and possible deployments that come with military life.
