DIRECTIONS From the village of Llanybydder travel south on the A485 for approximately a third of a mile taking the unsigned left hand turn onto Heol Glantren. Follow this road for another two-thirds of a mile and take the left hand turn before the yellow saltbox. Continue down this lane for a further 350 yards and the entrance to the wood can be found on the left hand side, point A on the sale plan. Please ensure the gate is kept shut. VIEWING Viewing is possible without appointment at any time during daylight hours so long as prospective purchasers are in possession of a set of these sale particulars. DESCRIPTION Coed Glan-Tren-fach is a second rotation smaller semi-commercial block of forestry close to the town of Llanybydder. The entrance to the wood is across a small commercial yard and then via a gravelled track leading to the eastern body of the property. The access is good and is shared with a house on the southern boundary on the property. The crops within the wood comprise a mix of broadleaf species with planted Sitka spruce and Norway spruce. The mixed broadleaves comprise principally downy birch willow, holly, oak and hazel. The growth on these has been strong and with some management and cleaning this could become an attractive amenity woodland. The Sitka spruce and Norway spruce elements are scattered through the western and northern body of the wood and are of mixed quality with some waterlogging having hindered their growth. A high voltage power pylon bisects the northern section of the property. The National Grid maintains a clear margin around the pylons and a good track leads up to this area of the property. The crops beyond this are not easily accessible but they appear to benefit from slightly drier soil conditions and are performing reasonably.

This is a mixed property having previously been stocked with Norway spruce. The regeneration has been extensive but is not yet at an age where it fully appeals as an amenity property. The excellent tracks and turning area are of significant benefit as is the private location. The creation of some additional rides to highlight this privacy would benefit the woodland sale.
