DESCRIPTION Park Wood, situated just outside Dursley close to picturesque Stinchcombe Hill, is a rare opportunity to own a sizable and prominent part of rural Gloucestershire. The wood is perched on the edge of a relatively steep escarpment which faces south west towards Wooton-under-Edge. Traditionally these woodland areas were often known as “Hanging Beech Woods” and they provided a useful quantity of timber from land that was difficult to use or less valuable for agricultural production. Move forward to the modern world and the same woodland is equally useful for providing sustainable timber products and fuelwood. Park Wood is no exception and the wood has been managed to produce mainly firewood. This management has concentrated on removing over mature beech crops and bringing on naturally regenerating beech or ash. Today there is a range of crops at various ages. Of particular note is an area of the original mature beech wood close to the south western boundary. This prolific regeneration together with good soils are helping to make Park Wood into a productive woodland that is also extremely valuable for nature conservation. The wood is classified as Ancient Woodland. This designation means that the woodland has been under cover of mainly native broadleaved trees since before 1600 AD.

Access to the woodland is excellent and directly off a minor county road that forms the north eastern and south eastern boundaries. There are gates that lead onto the property at points A and B. Point A is the main entrance for the woodland which leads onto an internal system of rides that provide excellent access to the bulk of the woodland area. Close to the access at point A there is an area used by the current owner as a wood yard. The machinery stored on this site is not included in the sale. Included in the sale is a good quality 15.8 acres (6.39 ha) area of agricultural grazing land. This land is well maintained and has been used for grazing and fodder production for many years. Access to this is easy via a wooden five bar gate directly into the field. A new owner might consider planting this area with trees to complement the woodland or continue on with farming it as required. This grassland is subject to an Agreement dated 30 October 1970 in favour of a local farmer at an annual rent of £480. This year’s rent has been paid and will not be apportioned on completion. A copy of the Agreement is available from the Selling Agents upon request. MANAGEMENT The wood is currently managed by Mr Conolly McCausland, Ford Barton, Stoodleigh, Tiverton, Devon EX16 9PP, telephone 01398 351168. Mr McCausland will be pleased to discuss future management with prospective purchasers. TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are owned and included in the sale. They are not let. MINERAL RIGHTS These are owned and included in the sale except as reserved by statute.
