LOCATION
Twyning is an attractive village divided into two parts, with the
older ‘Church End’ to the south and ‘Twyning Green’ to the
east, situated adjacent to the River Avon to the north of
Gloucestershire, equidistant between Gloucester and
Worcester. The villlage has a good range of services to include
a village shop, recreation complex, cricket club, two pubs,
village hall and a primary school. Junction 1 of the M50
motorway and the A38 can be accessed some 0.9 miles from
the site, with public transport serving the village, providing bus
connections to Gloucester, Staunton, Upton-upon-Severn
and Tewkesbury.

DESCRIPTION
The site comprises approximately 3 acres (1.21 hectares) of
grassland, located within the settlement boundary on the
western edge of Twyning Green. The parcel of land falls
relatively uniformly from northwest to south east, with the
southern boundary defined with an established hedgerow and
mature trees. To the north of the site lies a residential
development of 58 dwellings. A public footpath runs along the
eastern boundary.
PLANNING
The subject site is situated within the planning jurisdiction of
Tewkesbury Borough Council (TBC). Current planning policy is
covered within the Cheltenham, Gloucester and Tewkesbury
Joint Core Strategy (JCS) (December 2017) and the
Tewkesbury Borough Local Plan 2011 (Saved Policies). Many of
the policies have been superseeded by the JCS and Twyning
Parish Neighbourhood Development Plan (2011-2031)
(Adopted January 18).
The Tewkesbury Borough Plan has now been submitted to
the Secretary of State of Housing, Communities, and Local
Government for examination. If no changes are proposed, it
is likely the plan will be adopted in early 2021.
The exact figure of the five-year housing land supply for TBC
is contested however, it has been acknowledged in various
appeal decisions that Tewkesbury cannot currently
demonstrate a 5-year housing land supply.
On land immediately adjacent to the site, Persimmon Homes
were granted Full Planning Permission at Appeal
(ref:APP/G1630/W/14/3001706) for the erection of 58
dwellings, with access from Shuthonger Lane (Planning ref:
13/00978/FUL). The subject site forms part of this consented
site, with planning condition 6 specifiying soft landscaping
works and tree planting. If within 5 years any trees die on this
land, marked as a ‘private paddock’ on the illustrative plan,
then new trees are to be planted, unless the LPA gives its
written consent to any variation.
The site is not contained within a sensitive landscape area or
in an area of flood risk.
METHOD OF SALE
The land is offered for sale by Informal Tender. Offers are
invited on a ‘Subject to Planning’ or Freehold plus an uplift
basis.
Bids should be in accordance with the financial proposal
form. A copy of which is available upon request. Bidders
should provide an indicative illustrative masterplan for the site
to accompany their bid.

PROFESSIONAL COSTS
A legal undertaking of £7,500 + VAT for the landowner’s
abortive legal fees will be requested from the purchaser.
The purchaser is to contribute £5,000 + VAT towards the
landowner agent costs, payable at exchange.
