It has been a busy first half of the year! Our Parade of Homes was another successful event for us and our participants, our fishing tournament went well, and then our golf tourna-ment was a lot of fun and also successful! Our membership drive was busy and we have 19 new members for the month of May! Welcome to our association! This is your association. Make plans and get involved. Feel free to call me with any questions you may have. Call our association office. Carolyn and Cindy are there for you. Thank you to all for your hard work. Let’s keep working the opportunities that we have in our association. Besides the events listed above, we have different committee meetings going on throughout the months. Attend those meetings and keep up with all the news that affects our industry. Learn about new products, old products, new innovative ideas, code changes, ordinance and rule changes and a myriad of

other things. Welcome our new members and let’s keep working together. Speaking of opportunities, the SEBC (Southeast Builders Conference) is this month in Orlando at the Orange County Convention Center. It is July 16 – 18. Make plans to attend. There will be exhibits from a lot of different vendors, classes that will count for your continuing education, classes just for your information, meetings where you can meet with other members from different areas of the state. It is always informative and a lot of fun. We have several things that continue every month – like our “Meet & Greets”, General Membership Meetings (GMM), different committees and their meetings. If you have any questions, call our office and ask. Carolyn & Cindy are very capable of providing information if you can’t find it in our schedule of events. Let’s have a great summer! Hope to you again this month!

SALES AND MARKETING (SMC)

As a member or potential member of

the Lake/Sumter HBA business should

be picking up for you. Inventory of

existing homes is down, just over 3000

residential homes listed in our market

today. I know my clients are starting to

explore new construction options more

today than in the past few years. But

there is more good news: low interest

rates. Mortgage rates continue to defy

Wall Street predictions.

Today’s home buyers can afford 10% “more home” as com-

pared to the start of last year. A buyer last year that could af-

ford a $300,000 house can afford a $330,000 house this year.

Why are rates staying low? In general, as global markets weak-

en, U.S. mortgage rates improve. Greece seems to be leading

the uncertainty, working with creditors while its people contin-

ue to protest the revolution. When there is global political or

economic uncertainty investors seek safe assets to protect their

investments and shield losses. Mortgage bonds (long term fixed

rate mortgages) are among the safest in the world. A demand

for bonds causes the price to rise and mortgage rates to drop. A

recent reduction in FHA mortgage insurance costs have low-

ered the FHA effective rates as well. A FHA mortgage on a

$200,000 home today would cost a homebuyer $66 less per

month than a year ago with the same interest rate. Besides low-

er interest rates, our market is fortunate to have U.S.D.A. loans

available. These loans were instituted over 30 years ago to pro-

mote homeownership in rural areas. Virtually all homes in

Lake and Sumter counties are eligible (you cannot get this

product in Orlando or other more populated areas).

No down payment is required on a U.S.D.A. loan, low 30 year

fixed rates are available, and closing costs can be paid by the

seller and/or rolled into the loan in some circumstances. All

great news for our markets! Please contact me for more infor-

Governmental Affairs The GA committee meets on the first Wednesday of each month at 9 am in the HBA Conference Room. At the June meeting, the GA Committee voted to recommend to the Board of Directors that the HBA send a letter of opposition to the County Commissioners, opposing the Penny Sales Tax ordinance as it is written. The Board had a con-siderable discussion on the topic and in the end the Board of Directors voted unanimously in favor of the Governmental Affairs recommendation. A letter was sent on June 12th. If you would like to see the Letter that was Sent go to our Website and click on the HBA Penny Sales Tax Letter link on the home page. Remember that the new building code will be used starting July 1 throughout the state. Be pre-pared!

COMMITTEES AND COUNCILS, A MEMBERSHIP INVESTMENT!

Committees and councils are the perfect way to enhance

GOVERNMENTAL AFFAIRS (GA) COMMITTEE- Meets

the 1st Wednesday of the month at 9 AM at the HBA Of-

fice. The Governmental Affairs Committee oversees and coordi-

nates the governmental affairs activities and programs of the association. It is charged with monitoring issues impacting the building industry and keeping the membership informed, educat-

ed and involved in all levels of public policy.

REMODELERS COUNCIL/GREEN BUILDING COMMITTEE - Meets the 2nd Wednesday of the month at Noon at varying loca-tions, please watch your eNewsletter and the On the Level News-letter for locations. The purpose of the Remodelers Council is to increase professionalism in the building industry and to increase

public awareness of the need to use professionals.

SALES & MARKETING/PARADE OF HOMES (SMC/POH) COMMITTEE - Meets the 1st Thursday of the month at 10 AM at

the HBA Office. This committee plans educational and promo-tional opportunities for the membership in the area of sales and marketing. Types of programming range from the Morning Buzz series of education seminars, bus tours of new homes, sales & marketing awards, to the largest annual HBA event, the Parade of Homes™.

MEMBERSHIP COMMITTEE - Meets the 4th Thursday at Noon for lunch (lunch provided by the HBA) at the HBA office. This committee serves the heart and soul of the association by imple-

menting programs and outreach that serve current and prospec-tive members. They take on the awesome responsibility of help-ing members recruit new members to the association and retain-ing current ones. You will always find members of this commit-tee providing the welcoming smile at functions and going out of their way to make everyone aware of the benefits of member-

ship and the various opportunities open to members.

BUILDERS ROUNDTABLE - Meets at the HBA office every other month on the 3rd Thursday as needed. The Builders Roundtable

is for all HBA Members. Its purpose is to maintain a working re-lationship with the county and municipal building departments

through regular communication. Building officials have a stand-ing invitation to participate. Building codes, inspection concerns, etc. are often discussed.

HOME & GARDEN SHOW COMMITTEE- Meets at the HBA of-fice at 2PM on the second Tuesday. The Home & Garden Show Committee plans the Home & Garden Show each year.

BASS TOURNAMENT COMMITTEE– The Bass Tournament Committee meets at various times throughout the year. This committee plans our annual fishing tournament.

GOLF COMMITTEE - Meets as needed at the HBA office. This committee is planning our annual golf tournament.

The May membership drive came down to the wire, with the Army and the Navy teams bringing in members right up until the last mi-nute. A much stronger spruce market pushed the Ro-Mac Lumber & Supply, Inc. Wood Com-modity Index (Index) higher in June, as dimensional lumber significantly outpaced sheath-ing products. The full retreat of lumber since the beginning of the year abated, as pent-up demand from many of the country’s northern regions seemed to take hold. The question

bodes for many in the industry, “Is this a trend or just a blip?” The lumber portion of the Index increased 10.4% (or $31.50 per thousand) with most products going higher, except for narrow width pines. Stud prices increased plus $30 per thousand with 2x6-92 5/8 increasing the least. 2x4 dimensional spruce lumber increased 7.7%-23.4%, depending on specific lengths, with similar increases in 2x6 spruce. Wide width 2x12 yellow pine added 4.6%-11.1%, and the price increases narrowed in conjunction with the widths. The sheathing portion of the Index was mixed, as prices increased on average 1.5% (or $4 per thousand). CDX pine plywood was mixed, as 1/2 CDX gave back 1.8% with 5/8 CDX staying flat, and the thicker 3/4 T&G panel added 2.4%. OSB sheathing added $6-$9 per thousand (or about 4%) on average, as increased demand gave those producers hope for better times. The non-carryover of lumber prices to the sheathing market suggests that the price increases may be more of a blip than ushering in a trend. Builders, the commodity markets and the American economy all need one thing—consistent growth. The continuous, nauseating monthly ups-and-downs of economic numbers have most people spooked to take any long-term action. There is little confidence the most recent market activity will sustain itself. Plus, fore-casts for hurricane season are projected to be less than average. Without increased housing activity, or bad weather issues, expect the gains in commodity prices to evaporate by summer’s end.

The Spike Club is an elite group of Association members recog-nized for outstanding achievement in membership recruitment. Simply put, you become a Spike by recruiting new members. Each new member recruit earns 1 credit towards a Spike. Each member retained earns 1/2 a credit. Each Affiliate member re-cruit earns a 1/2 credit. Recruiting an NAHB Council Member earns 1/2 a credit and retaining them earns a 1/4 credit.
