ME:%As%an%architect,%what%do%you%see%as%the%benefits%of%using%VRF%zoning%systems?KH:%The%flexibility,%the%user%comfort.%Those%are%the%big%features,%especially%in%aresidence%hall%where%you%might%have%Susan%in%one%unit%that's%facing%north%andthat’s%hot%and%needs%cooling,%and%Mark%in%a%unit%facing%south%and%who%has%adifferent%[comfort]%tolerance.%With%VRF%systems,%their%climate%preferences%do%notimpact%each%other.

ME:%VRF%zoning%systems%are%very%efficient.%How%do%they%compare%with%other%HVACsystems?%KH:%For%universities%that%don't%have%a%campuswide%infrastructure%but%areinterested%in%sustainability,%a%VRF%system%makes%the%short%list%instantly.%There%areother%systems,%such%as%groundNsource%heat%pumps,%that%are%even%more%efficient,but%they%come%with%a%higher%first%cost.%VRF%systems%hit%a%sweet%spot%of%bridgingaffordability%with%sustainability.

ME:%Do%you%see%any%challenges%working%with%VRF%zoning%systems?%KH:%The%No.%1%challenge%when%you%have%a%large%project%is%finding%a%place%for%thechillers.%It’s%an%aesthetic%challenge.%We%have%to%make%sure%we%have%the%rightmakeup%air%coming%in%and%the%right%clearances,%and%yet%find%a%place%where%they'renot%too%visually%obtrusive.

ME:%Have%you%worked%on%a%project%in%which%there%were%any%issues%that%a%VRFzoning%system%solved?KH:%Ackerman%Hall,%Western%Oregon%University,%is%a%good%example.%It's%the%firstLEED%Platinum%residence%hall%in%the%nation,%so%it%had%very%high%sustainability%goals.It%is%also%on%a%campus%that%has%a%campuswide%steam%system,%so%we%were%instructed

ME:%So,%there%are%projects%where%a%system%is%in%place%and%you%have%to%fit%in%a%VRFzoning%system?%KH:%When%we’re%designing%in%a%campus%setting,%the%first%thing%we%need%to%know%iswhat%are%the%utilities,%what%are%the%systems,%what%are%the%campuswideinfrastructures%that%we%are%tying%into—or%if%these%existing%systems%are%antiquatedand%that%they%don’t%want%us%to%tie%into.

ME:%How%does%a%VRF%zoning%system%gain%points%toward%LEED%certification?%KH:%It%touches%a%number%of%the%LEED%checklist%points,%so%that’s%a%benefit%to%adesign%team%that%is%looking%to%move%the%project%toward%LEED%certification.%But%theintrinsic%benefit%is%more%the%thermal%comfort,%the%controllability%for%the%users,which,%again,%hits%LEED%thermal%comfort%points.%For%me,%it%comes%down%to%studentcomfort%and%satisfaction.

ME:%Besides%contributing%to%LEED%certification,%what%were%the%overall%results%ofusing%the%VRF%zoning%systems%in%your%projects??%KH:%One%of%the%results%is%ease%of%maintenance.%I%know%for%a%fact%that%ChuckCarpenter,%who%is%one%of%the%primary%maintenance%staff%at%Pacific%University,%lovesthe%system.%It%has%not%failed%him—the%filters%are%easy%to%change,%and%it’s%been%avery%easy%system%for%him%to%monitor%with%the%controls%package.%He%was%veryinvolved%in%the%design%and%very%passionate%about%his%facilities.%He%used%to%tell%methat%he’d%get%up%in%the%morning%and%have%his%coffee%at%home,%pull%up%the%systemand%see%how%the%two%buildings%were%working.%And%then%when%he%got%to%work,%ifthere%needed%to%be%any%adjustments,%he%could%easily%make%them.

ME:%How%do%you%decide%on%a%type%of%HVAC%system%for%a%project?%What%makes%youultimately%decide%on%VRF%zoning?%KH:%A%lot%of%the%time,%it%boils%down%to%affordability.%We%present%a%matrix%for%ourclients%that%goes%through%first%cost,%lifecycle%cost,%longNterm%energy%efficiency,%easeof%maintenance%and%availability%of%parts.%We%put%this%matrix%in%front%of%them%withthe%different%systems%option—VRF,%groundNsource,%radiant%panel%systems—andexplain%the%benefits%and%drawbacks%of%each%one.%First%cost%is%a%huge%thing,especially%with%today’s%new%economy.%But%no%one%wants%to%just%go%with%the%lowest,cheapest%system,%because%they%know%they’re%going%to%pay%for%it%later%as%the%cost%ofenergy%continues%to%rise.%Sure,%there%are%cheaper%heating%and%cooling%systemsthan%VRF%zoning%systems,%but%they%don’t%have%the%same%kind%of%maintenanceprogram.%They’re%not%as%energy%efficient.%If%you’re%throwing%away%the%system%in%15years,%what’s%the%point?

To%meet%the%design%and%highItech%exhibit%requirements,%Craig%Watts,%PE,%LEED%AP,principal%with%MKK%Consulting%Engineers%(MKK),%Denver,%sought%a%flexible,%highIperformance%HVAC%system.%History%Colorado%also%needed%consistent%temperaturecontrol%for%when%Rocky%Mountain%temperatures%dip%below%zero.

MKK%specified%a%Variable%Refrigerant%Flow%(VRF)%zoning%system%from%MitsubishiElectric%Cooling%&%Heating.%The%system%was%equipped%with%a%Low%Ambient%CoolingKit,%which%guarantees%performance%to%minus%10%degrees%Fahrenheit.

Mitsubishi%Electric%VRF%zoning%systems%are%ideal%for%applications%that%requireprecise%temperature%control.%The%INVERTERIdriven%compressor%technologyresponds%instantly%to%indoor%and%outdoor%temperature%changes,%varying%theirspeed%to%meet%load%requirements%and%maintain%a%set%temperature.

To%transform%the%neglected%house%into%a%showcase%for%energy%efficiency,%O’Neillturned%to%Rick%Milburn,%founder%of%PassivWorks,%Inc.,%Vineberg,%Calif.%Togetherthey%decided%to%rebuild%the%home%to%the%Passive%House%(Passivhaus)%Standarddeveloped%in%Germany%in%1988.%Compared%to%traditional%dwellings,%a%PassiveHouse%reduces%overall%energy%usage%by%60%to%70%percent%and%heat%usage%by%90percent.

Using%energyCmodeling%data,%Milburn%decided%on%a%number%of%innovativeconstruction%techniques%and%products%to%make%the%home%extremely%airtight.Because%the%Passive%House%standard%for%air%leakage%is%extremely%low%and%thehomes%are%virtually%airtight,%the%O’Neill%house%was%wrapped%in%earthCfriendlyplywood%sheathing%and%another%barrier,%and%the%walls%were%stuffed%with%fiberglassinsulation.%Plus,%all%joints%were%tightly%sealed%with%building%tape.

The%O’Neill%farmhouse%also%was%dressed%with%a%premium%insulated%metal%roof%andtripleCpane%windows.%After%the%windows%were%installed,%an%airCtightness%test%foundthat%the%house%performed%30%percent%better%than%Passive%House%Standardrequirements.

Mitsubishi'Electric'System'a'Good'Match

LEED'Version'4'Testing'Underway

Testing%of%the%new%Leadership%in%Energy%andEnvironmental%Design%(LEED)%construction%ratingsystem%is%underway,%with%version%4%standardsexpected%to%launch%in%2013.

With%the%exception%of%new%federal%buildings,%LEEDcertification%is%voluntary%and%provides%a%standard%forenergyKefficient%and%environmentally%friendly%projects.Levels%of%certification%are%based%on%the%total%points%abuilding%achieves%on%a%100Kpoint%scale.

The%v4%proposal%includes%allocating%nearly%20%percent%of%all%points%to%optimizingenergy%performance%over%ASHRAE%90.1K2010,%a%move%that%would%increase%theemphasis%on%energy%efficiency%from%previous%versions,%according%to%the%U.S.%GreenBuilding%Council,%which%administers%the%program.%The%current%draft%also%grants%upto%nine%points%if%a%building%is%constructed%with%higherKquality%materials.

Other%anticipated%changes%include%the%following:

Added'market'sectors:%Data%centers,%warehouses%and%distribution%centers,hospitality%facilities%(e.g.,%hotels),%existing%schools,%existing%retail%and%LEED%forHomes%MidKRise.

Increased'technical'rigor:%Revisions%to%credit%weights,%new%credit%categoriesfocusing%on%integrated%design,%life%cycle%analysis%of%materials%and%an%increasedemphasis%on%measurement%and%performance.

Streamlined'services:%Enhancements%to%the%LEED%Online%platform%to%make%itmore%intuitive%and%new%tools%to%make%the%LEED%documentation%process%moreefficient.
