For instance, the emphasis ona recent new home he built inthe Woodland Heights concen-trated on family living and enter-tainment on the first floor.

The pivotal design elements inthe spacious kitchen are theexpansive use of gray-veinedwhite marble, Calacatta Altissimo.
The natural stone was selectedto cover the large island andcountertops. However to com-pound the look, Arnold used thisunique stone on the kitchenbacksplash, adjacent wet bar(with built-in refrigerator draw-ers, ice maker, wine cooler andunder-the-stairs wine storage)and all bathrooms throughoutthe home.
Neal Nichols, head of opera-tions for Arnold Builders, notesthat all the electrical outlets forthe hand appliances weredesigned to be cleverly hiddenunder the cabinets.
They are easily accessible butdon’t interrupt the ambience andlook of the continuous marblebacksplash.
The cladded ceiling in thekitchen is another design elementnot to be ignored. Arnolddesigned it by using 1x6 V-groove pine and laying it into asquare geometric pattern, thenadding a pale aqua wash.
MR-16 recessed cans havebeen blended in, along withbuilt-in speakers that are tied intothe NuVO whole home audiosystem.
Large sliding windows overthe sink and work areas allow forpass-throughs to the coveredpatio, outdoor grill and entertain-ing space. Centered on the ceil-ing is a mid-century LouisPoulsen light fixture, re-purposedand then dipped in copper. It isa focal point helping tie in thecopper-colored accessories nes-tled in built-in display nooks intothe other-wise monochromespace of pearl gray walls.
The 48-inch WolfCommercial slide in range, Wolf30-inch double ovens, and 48-
inch Sub-Zero refrigerator arestainless, but mix nicely with thecopper accents. Two Bosch dish-washers, paneled to match thecustom cabinetry, are fixed ineach side of the large, singlebowl farmhouse sink. The hand-crafted hood vent over the six-burner cooktop mimics the ceil-ing motif with the V-groove pinewood as does the fireplace in theliving room.
The custom cabinetry, builton-site from 3/4 domestic ply-wood, features 120-degree BlumEuropean hinges and BlumEuropean under-mount softclose drawer slides. Pan and spiceracks are placed on each side ofthe stove for storage and conven-ience. To optimize storage spaceand keep contents organized,Arnold designed a large chef’spantry with adjustable shelving,pull out drawers, and shallowdoor shelves.
The kitchen flows to the liv-ing room lined with customFrench doors that open theentire downstairs to the court-yard.

the living and dining rooms adddimension and character tobright open spaces. The mason-ry wood burning fireplace, sur-rounded by Sea Grass naturalstone and crowned with a cus-tom wood mantel, providewarmth to the rooms.
Every detail of this Heightshome has been meticulouslyplanned and executed to perfec-tion by Arnold, Nichols andtheir team of craftsmen.

and suggestions, and I knew
we could work together

My first thought was to
expand the space and install

“I was really sure about how I wanted the room to look,
but you sent me a picture of a blue and white cottage style
bath you had seen in a magazine. That was it—exactly the
look I wanted. You also helped me think of all the questions
to ask the builder who was actually doing the remodel so I
could get the look I desired.”
As a follow-up, I sent Nancy
a list outlining her areas of
concern and the names of pro-
fessionals who could do the
work. While she chose other
work professionals, it ended up
being a good experience. She
liked them, and they did a
great job.
Nancy and Morris chose
Keith Cohrs, owner of
Brookfield Custom Homes, as
the builder/remodeler, and
designer Phil Grose to draw
up the plans.
While Keith is still a
builder, Phil is now pastor
of Caring Ministries of First
United Methodist Church
in Sugar Land.
“I was very pleased with all of your suggestions. It was not
scary at all because I knew you would figure out exactly what I
wanted even though I am not good at describing it. If I see
something I like, I am very firm with it. The problem for me
is getting to that point, and you always get me there.
“You were also available by email for any concerns or ques-
tions I might have had, and your emailed homework assign-
ments were great since I am very visual. They gave me a jump-
ing off place – to contemplate what I really wanted the space
to be; another one of your great suggestions,” Nancy explains.
“Thinking about that allowed me to get the master bath
that really works for us. Friends and family love the space.
They all said it looks updated but still looks like us. My hus-
band likes it, and that makes it the best for me,” Nancy says.

The owners readily admit that before architect CharlesTodd Helton came on the scene, no one wanted tohang out in their kitchen. And if guests did wonder
in, they were herded to another, more friendly room.“It was strange with a choppy layout and these narrow
walkways,” says Helton, noting it was a descent kitchen in ofitself, offering plenty of functional countertops. But, it wasdated and closed off.
“Eighty-five percent of the house, which sits on a golfcourse in The Woodlands in a beautiful neighborhood, wasrenovated,” says Helton. “We left a couple of stud walls in thekitchen, but it was a complete redo.”
Georgianna and Raj Sayel do not recall how they cameacross Helton, but they are glad they did. “He came throughfor us with a great design,” she says.
“We’ve lived in the house since 1995. And when we bought

it, we really couldn’t imagine that we wouldoutgrow it. But after raising two boys here,we realized that the layout just didn’t workfor us anymore,” explains Georgianna Sayel.
“After looking for a new home for a cou-ple of years, we decided that we were notgoing to find another lot like ours. My hus-band is an Ob/Gyn and the proximity to thehospital is really important. So we decided toremodel,” she says.
Helton advised the couple to get rid of thegooseneck in the kitchen, where it felt mostcramped. He also drew out plans that elimi-nated the old peninsula and situated a largeisland with a sink and prep area in the mid-dle of the squared-off space.
The original kitchen was mostly closed to the living room. The couple wanted the house to convey easier flow.
“We used the same brick that we applied on the exterior to the kitchen backsplash,” says Georgianna Sayel.

One of Helton’s favorite things about thespace now is the butler’s pantry, accessiblefrom the breakfast room that leads to themaster bedroom. It gives the master semi-private access to coffee and other amenities.
“We wanted a bit of everything in thekitchen – especially the built-in Miele coffeemaker!” says Sayel.
There is a large two-section pantry. Adoor leads from the garage into one area ofit, allowing groceries to be dropped offwithout littering the main countertops.
As part of the design goal for the kitchen,Helton visually expanded the new kitchenby opening it up to the living room.
The owners originally wanted to use brick on the floor but decided that it might not be practical. Instead, they opted for slate. The countertops are honed black granite.
The old kitchen had a choppy floorplan and a narrow passageway into the storage area.

While Helton created the buildingplans, Susan Dabbar, a kitchen designer,helped with placement details. Shemade suggestions regarding cabinetryand fixtures, along with other majordesign elements.
In the middle of the project,Dabbar’s husband was transferred outof the country. She then hired BellacasaDesign to complete the job. “The kitchen is where everyone congre-gates, and now it’s perfect. We don’teven try to move friends out of thekitchen anymore. It’s where everyonewants to be,” says Sayel, who oversawthe work in the kitchen.
The kitchen cabinets were custom made. The green on the kitchen walls is Benjamin Moore’s 228. The trim is Benjamin Moore 512.

If you’ve never owned a standard “builder’s bathroom”that resembled Boyd and Renee Lovelace’s original, thenchances are you’ve at least seen one.
A garden tub with a surround of beige tile typically hogs thespace, and a shiny-gold framed shower is crammed into thecorner. The flooring is usually tile, and the cabinetry, moreoften than not, is painted white. The vanity often features twocultured marble sinks, and one large mirror is centered above– just as it was in the Lovelaces’ Woodlands home.
While the bathroom described is functional, the Lovelacesone day decided that theirs sorely lacked personality.
Tired of ho-hum, the Lovelaces contacted interior designerPamela O’Brien, principal of Pamela Hope Designs.
Renee Lovelace – before she took Boyd’s last name – hadbeen a client of O’Brien’s, when she first began her business.And soon after, as a coincidence, Boyd Lovelace attended aFeng Shui class conducted by O’Brien. Then he hired her tohelp him with the décor – at his then-new Woodlands crafts-

man-style house. Lo-and-behold, Renee and Boyd later met and married.
They both agreed Pamela O’Brien was the person to helpthem achieve what they wanted for their bathroom, whichneeded to better serve the newly wed couple.
“We had one directive for Pamela, and that was to give us aspa-like bathroom,” says Renee Lovelace.
O’Brien’s team joined forces with Travis Martin and JimGodre at Remodeling Specialists to upgrade the Lovelaces’bathroom by incorporating everything on the couple’s wishlist.
Lovelace’s top request was that they wanted a wine refriger-ator and coffee station. She explained to O’Brien that whentheir children and grandchildren come to visit, she wanted theoption to retreat from “public” spaces in the house.
She and her husband now can have morning coffee togetherwithout disturbing any guests. Additionally, they can relax atthe end of an entertaining day and also quietly enjoy a glass ofwine, if they choose, before retiring.
“They now have a large two-person open shower, his andher basins and a dedicated vanity area for Renee. Medicinecabinets, ample under-cabinet storage and an appliance garage
Initially, the couple wanted to adjust the shower windows to be the same dimension, but the task of doing that would have exceeded their budget.

selected vintage style plumbing and lighting fixtures, porcelain wood plankflooring and natural stone tile mosaics.
Cool gray hues update the space while warmer neutrals blend with therest of the home’s décor.
The couple says they initially and mentally were thinking the projectmight cost $25,000. Then they made their selections, which almost dou-bled the price. By re-examining what they needed, wanted and had tohave, the Lovelaces got their costs to a very doable $35,000.
The sit-down vanity on the left is for Renee Lovelace, and the frameless mirrors on the right are also medicine cabinets. The shower wall is a soft striated porcelain with slate.
The bathroom was cramped with both a big garden tub and shower.

As a prevention measure, “be careful when installing theflapper on a leaking commode. Make sure the chain is nottwisted that later binds up to the handle – once flushingoccurs. Something so simple can prevent thousands of gallonsof water from being wasted, saving the homeowners a bundleover the course of a year.”
Of course, the better option is to install a flapperless toiletthat does not cause the water leaks and maintenance problemsoften associated with its counterparts. The Kohler Kelston
model toilet is one such flapperless example. – In regard to another area . . . DIY enthusiasts often
choose to replace the wax seal beneath their commode. Goyneadvises that when “pulling the commode from where it sits, toreplace the wax ring, you should make sure the flange – whatthe toilet bolts to – is laying on top of the finished floor andnot flush with or below it. It is vitally important that the com-mode makes a good seal with the wax ring. Such an assuranceprevents future leaks.
– Can your water be hazardous to bathroom fixtures? Yes,that is possible, says Goyne. “Homeowners may want to thinkabout investing in a water softener system to minimize the cal-cium build-up on their fixtures in order to extend their life.

I work very closely withmy clients, the other agent, the title company and all other parties to thetransaction to ensure we are hitting the milestones we should to get theproperty closed.
Where are the hottest markets in the Houston area? All of the close-inneighborhoods in Houston have always been desirable neighborhoods, butwe are seeing them take off like we haven’t in the past. The low inventorylevels are causing prices to continue to rise. Buyers should be prepared formultiple offers in many instances.

For a simpler "Zen" look, try Agave. There are at least a dozen species andhybrids that are 100 percent evergreen. They range from tabletop 8-inch sized allthe way up to 6-foot monsters. This Agave Americana 'Opal' is a zero-care ever-green making a 2x2-foot dramatic mound of grey-green and yellow.
LEFT: For those with lots of room, this Cassia splendida doesn't falter ina frost. Making an 8x8-foot mound, she sports golden bloom clustersfrom Halloween to Christmas. Of course it can be pruned to suit yourneeds or trained into a small tree. Also, the Cassia is the host plant forthe Sulphur butterfly.
