    $iis Booklet of Designs of Dwellings, together withgeneral information relative to the erection of a dwelling, isissued for the guidance of intending home-builders throughthe Corporation.The information herein will facilitate the preparationof the plan particulars of the proposed dwelling.

    It is not intended that any one of the designs should beconsidered an ideal home generally-that could not bewithout knowledge of the particular building site and therequirements of the home-builder, which are essentialfactors in the planning of such a home ; therefore, noparticular design need be accepted as it stands. If, however,it should happen that a design meets with the requirementsof a prospective client, he may select same without

    a l t e r a t i o n ~It is the policy of the Corporation to assist and

    co-operate with intending clients in the designing of theirhomes, and, by ascertaining their ideas and requirements,to plan homes which will conform, as far as architecturallypossible, with their desires in detail.

    Simplicity of o n s t r u c ~ i o n is the dominant feature of allthe designs, the purpose being to reduce to a minimum theinitial cost of the dwelling and the consequential later costof repainting and repairs.

    Intending clients are cordially invited to consult withthe Corporation in respect of any features or pointscontained herein, or not mentioned herein, concerningwhich they may desire information or advice.

    Information for GuiJanceof lntendinj Applicants

    Plan and. SpecificationThe plan and specification of the proposed home is

    prepared by the Corporation, tlie fees for which are setout in the' leaflets explanatory of the Housing Schemesoperated by the Corporation. The plan and specificationmay be specially prepared to suit the particular wishes ofan applicant. The Corporation employs an efficient archi-tectural staff for the purpose of carrying out such warkand keeps in touch with the latest developments andimprovements in building materials, designs, and mattersconcerning domestic architecture generally.The designs of dwellings in this booklet are known

    by design numbers, such as " Design No. 35 " or " DesignNo. 40 " as the case may be; the number of a particulardesign, if selected or referred to by an intending client,should be quoted. Building Site

    Before a building site is purchased, enquiries shouldbe made to ascertain whether it is generally suitableparticularly, if the area is subject to local or generalflooding, or continued dampness after wet weather, and ifrates, land tax, and other assessments have been paid.Information as to water, electric light, gas, or drainagefacilities, i f required, and building by-laws of the LocalAuthority in respect to allowable distances of a buildingfrom front and dividing fences, should also be ascertained,and these matters taken into consideration when planningthe home.The Local Authority will also afford information as

    to the position of sewers, and the desirable layout fordrainage schemes.

    Preparing the Site to Accommodate tne HomeIn cases where the site for the home is of a slopingnature, consideratir11 should be given, when planning thehome, to avoid undue height of stumps by excavating

    and/or building up the ground. This may result in thesteps being shorter and better placed so as to be morereadily accessible. Any necessary building up of theground should, however, be delayed until after the stumpshave been placed in position, as it is better that the stumpsbe set into the natural earth and the filling-up materialplaced around the stumps.

    Designing the Home to Suit the SiteThis is one of the most important steps to be taken

    when considering the design of a home.The surrounding views, aspects, prevailing winds,physical conditions and contours of the locality, and, asbefore mentioned, the drainage facilities and the

    possibilities of excavating and filling, should all be takeninto consideration, and the floor plan designed to suit thesefeatures and circumstances.The floor plan, which is designed to suit the specialfeatures of a partiCular site, might require a complete

    departure from orthodox ideas of past years, by arrangingthe rooms in an entirely different manner from the usualplanning. An example hereof will be seen by referririg toDesign No. 56, which has been designed to take fulladvantage of a panoramic view from the back of the site, theview from the front having no features of interest. Brisbane,

    and many other towns in Queensland, by reason of hillsand points of eminence, provide many instances whereplanning of this nature can be carried out with strikingeffect.

    Designing the Home for Future Ex.tensionsA home of small. floor area may be designed at acost within the financial means of the applicant in such a

    manner that verandahs, rooms and/or other accommodation may be added thereto at a future date, with very littlealteration or disturbance of the original structure. .Pros-pective home-builders desiring this feature should nothesitate to seek advice from the Corporation thereon.Further advances to enable clients to enlarge or improvehomes already erected through the Corporation may begranted.

    Furniture in Relation to RoomsAn important point which 1t is advisable to consider

    when planning the rooms, and which has an effect ofproviding for comfort, is the selection of suites of furnitureto harmonize with windows, french lights, archways andother openings in the room. This feature, if overlooked,can easily spoil the practical .and the aesthetic effect aswell as cause inconvenience in the placing of the furniturein the rooms.

    Estimated Cost in Relation to Tender ReceivedI f the estimated cost of any design herein chosen by an

    applicant appear to be beyond his financial means by anamount of, say so or thereabouts, he need not, on thataccount, discard such design. It is possible that the lowesttender may be somewhat lower than the estimate shown.On the other hand, i f the tender happen to be beyond theapplicant's financial circumstances, arrangements may bemade for an increase of the advance or for the deletion ofcertain items from the specifications, so as to reduce thecost of the dwelling to a sum within the means of theapplicant.

    Estimated Cost Relative to Each DesignThe estimated cost shown under each design is intended

    to give only an approximate forecast of the cost of thedwelling as a result of tenders. Furthermore, such estimatedcosts are based on building costs in Brisbane obtaining atthe time of the issue of this booklet. The Corporation,therefore, does not accept any responsibility for any variation between the e s t i m ~ t e d cost of any design and thetender therefor.

    It may be mentioned that many circumstances have abearing on constructional costs, among which the followingmay be ci ted:-

    (a) The degree of accessibility of the locality for thesupplying and transportation of materials.

    (b) Fluctuations in the prices of materials and otherbuilding costs.

    (c) The area of the allotment in respect to theamount of fencing required.(d) Drainage requirements.

    Brief Observations on VariousBuilding Materials

    and their Uses. t

    Intending home-builders in country districts areadvised not to specify materials not used in their districtsunless there are workmen available, competent in the use ofsuch materials.

    Concrete StumpsConcrete stumps may be procured already manu-

    factured or may be cast in position on the site. Concretestumps are recommended to be used when the house isintended to be erected near to the ground as shown in manyof the designs in this booklet. The extra cost over woodstumps for a dwelling of average size, with the stumps say2 feet out of the ground, is approximately 1 2 .

    UJall PaperingPapering of walls is now being effected to a great

    ,extent in wood framed and sheeted dwellings since themanufacture of fibrous plaster in this State. This materialcan be made to form a solid and unbroken surface to receivethe wallpaper and thus make a very satisfactory job,thereby removing the prejudice against the use of wallpaperwhich has existed in Queensland for so many years.

    UJall PanellingQueensland produces many beautiful timbers which aremanufactured into plywoods and used for the purpose of

    panelling the walls of rooms; the more popular plywoodsare Red Tulip Oak, Walnut Bean, and Silky Oak, butQueensland Pine, Silver Ash, and Maple are also in favour.It is the practice to surmount the panelling with a frieze(the space between the panelling and the ceiling) of fibrousplaster or fibro-cement, which, when painted, forms withthe polished panelling an effective method of wall treatment.

    Internal Hardwood FloorsAs special and seasoned hardwoods are now available,

    hardwood timber may be used for internal flooring withgreater confidence. Among these hardwoods are figuredvarieties known as Red Tulip Oak and Queensland Satinay.Among other varieties are Grey Iron Bark, Spotted Gum,Blue Gum, Red Lustre, Crows Ash, and Red Stringy.When used in living rooms and vestibules it is the practiceto treat these floors by having them machine sanded andpolished.

    I f convenient, intending home-builders are advisedto pay a visit to the showrooms of the Sub-department ofE'orestry, Department of Public Lands, George Street,Brisbane, where they may inspect a wide range of timberssuitable and prepared for hardwood floors and plywoodpanelling, and in many cases the use thereof is practicallyillustrated by exhibits.

    CeilingsOther than timber, the three ceiling materials whichmay be used are fibro-cement, fibrous plaster, and

    art metal, each of which makes a satisfactory job andproduces a pleasing effect.

    IDalls Adjoining the BathIn substitution for the less presentable materials, such

    as galvanised iron, the walls of the bathroom may be finishedwith glazed tiles, tilux, duratile, art metal, or fibro-cement.

    Bathroom FloorsBathroom floors, where skilled workmen are available,

    are generally finished by the laying of a terrazzo floor ora tiled floor.

    DrainageWhere proper drainage facilities are available,

    advantage should be taken to install a complete drainagesystem. Where no drainage facilities are available,and where the soil is of a non-absorbent nature, the systemof installing absorption trenches or sumps to receive housedrainage is strongly condemned. In these circumstancesit is better to broadcast the water over the surface of theground.

    The installation of a septic system of sewerage disposal,where the soil is of a suitably absorbent nature, and wherethe Local Authority approves thereof, is recommended.
