Q. Can you build me an outdoor living area with an outdoor kitchen and do it with Green in mind?

A. That got me thinking. Remember, green covers many areas. In addition to saving energy, there’s water conservation, as well as using sustainable and/or recycled materials. Let’s look at some selections. One of the primary products will be the cooking area cabinetry. This can be built with steel studs and tile backer board and then covered with a faux stone. Several stone manufacturers are using recycled materials in the mix of their stone. In addition, a few have selected environmntally-safer stains to finish and color their product. The steel framing and backer boards are available manufactured from recycled materials as well. The countertops can be ceramic or glass tiles made from recycled materials. Those who prefer stone look can choose U.S. manufactured concrete, quartz, glass and resin material for their countertops. Materials manufactured in this country have a smaller carbon footprint than products made overseas. For the decking, many paver manufacturers make their pavers using some recycled materials. There are also grass pavers, which are open like a honeycomb so they can be filled with grass or gravel. Another option is a pervious paver. These look like most pavers and come in all colors and many shapes. They have small bumps on the side that allow water to percolate through. To function properly, they need to be installed with deeper bedding materials to allow the water to have a holding area while it percolates back into the soil. Ceiling fans and misters in the lanai will keep people cool and if they’re comfortable outside they may run the AC less inside. Making the yard an attractive place to enjoy is a great pleasure for many. Why not select drought-tolerant plantings and flowers that require little or no irrigation? Most people like a fireplace in the home, but they are not green at all. Fireplaces can create a draft that draws conditioned indoor air out and allows outdoor unconditioned air to leak in. However, a fireplace outside can be enjoyed without negative air drafts in the home. Finally you should select Energy Star® appliances and water-saving faucets. Many families are building their homes smaller and enlarging their outdoor living areas as part of their home.

WE ARE IN THE HOTTEST SUMMER ON RECORD in most of the United States, and Florida has it the worst. Each month, we open our utility bills, and we all vow to “add more insulation.” But think about that for a moment. What happened to the old insulation? Did it stop working, or wear out? Where did it go?

Maybe it never even worked in the first place! Batt and blown insulations have low resistance to the transfer of heat, (R-values), and do nothing to stop hot, humid air from leaking into your home. HOME Kitchen and Bath remodels are the two areas to renovate that will get you the most return for your investment. The kitchen has always been the hearth of the house; the bath is a space of sanctuary. Today, the trend is toward more modern materials and design. A modern room can easily be blended into almost any home, even ones that are not, by definition, modern. The use of subtle elements that reflect the established style of the house will tie the modern design together with the house. The contrast of the modern with the existing architecture can also be exciting and appropriate. Modern rooms are not cold and sterile, in fact, they can be very warm and inviting if you use the right colors and materials. The appeal of modern design is catching on and will continue to grow. There is a resurgence of mid-century modern design popping up all over the country. Appliances, lighting and plumbing fixtures are being designed with cleaner lines and modern materials. Tile and finishes are coming in a wider range of colors including more neutral colors, which will allow them to be more timeless in their appeal. In all these areas, the cost of quality modern design is coming down as well. As you consider a remodel of these spaces, it is worth considering a little space planning as well. Many of you that are considering a remodel may own a home that is from the mid-50s or 80s. The architecture of these homes easily transitionsinto a more modern design. Many of these homes are built such that relocating some interior walls is very cost-effective. This will open up new possibilities for how you use the room and allow your new room to breathe. As you consider your upcoming project don’t be afraid to see spaces in a new way. Be bold, adventuresome and create a space that speaks to you.

AS WITH MANY OTHER HOME BUILDING materials, countertops have gone green and they are bringing serious style, function and durability into kitchens and baths. When shopping, remember that green doesn’t just mean what it’s made of. It also describes the special consideration that goes into the material, manufacturing, transport, installation, use/maintenance and even the end of its life. And if you start to feel like there is simply too much to think about − don’t fret! Even the experts understand that nearly all materials have some not-so-green characteristics. Just make the choice that best suites you and your lifestyle. Here’s a sample of some rather impressive options, some of which you may know and some that might just surprise you:

Concrete – A mixture of cement, aggregate (like sand) and water. It’s durable, easy to clean and recyclable. It does, however, require a sealant to protect it from stains.Laminate – Made from recycled plastic, nontoxic glues and a formaldehyde-free substrate. It’s easy to clean and stain-resistant, but it has low durability and is not recyclable after use.Stainless Steel – A highly durable material, easy to maintain, can be installed without using glue, and it’s recyclable. The downfall is that it scratches easily.Paper Composite – Made from paper and a resin binder,

but you will want to look for low-VOC resin. It’s easy to maintain, is heat and impact-resistant and renewable. It can, however, be scratched and show stains.Recycled Plastic – Made from plastics that would normally end up in a landfill. It’s easy to clean and is surprisingly durable. However, it can scratch easily and cannot be recycled after use.Stone – A natural and incredibly durable choice, though it is best to look for it locally (meaning mined or quarried within 500 miles). It is not a renewable resource, but it offers everything you want in a reliable countertop surface.Terrazzo – An aggregate of glass, stone chips and a binder. It’s available in tiles or poured-in-place. It is highly durable, easy to clean and resistant to staining and burning. A good choice if you can get it locally.Ceramic & Porcelain Tiles – Made from clay, a finite resource. Avoid lead-based and radioactive glazes. Look for a high recycled content count. In addition to being durable, these have low VOC emissions. However, production energy and transport costs are high.Glass Tiles – Though they are better as a backsplash, glass tiles are available in near 100-percent recycled content. They’re also strong and offer unique aesthetic appeal.Wood (butcher block) – A natural and durable surface, but it should be FSC-certified, reclaimed or salvaged wood. It is recyclable, requires no glue for installation, and is obviously practical. However, it will require regular staining and sealing for protection.

JIM SPENCE, FOUNDER OF SPENCE & VAUGHN, and PHIL JOHNSON, Certified Kitchen Designer, have spent the last 25 years working in the Central Florida Kitchen industry doing everything from finish carpentry, building cabinets, designing and installing kitchens, to managing and owning cabinet shops and kitchen showrooms. From entry-level homes to multi-million dollar custom homes, they have the expertise and the tools to take a project from conception to reality. Your project may be a simple makeover, where new cabinets and countertops are accented by tile backsplash and new appliances. Or, you may need a complete relocation of your current cabinetry as an addition to the existing structure. In the downtown high-rise penthouse pictured above, the kitchen was completely closed to the rest of the floor plan and did not take advantage of their view of the Orlando skyline or the lakefront. The client wanted

to create an elegant space that was open, inviting, and would showcase the beautiful view. They also wanted to incorporate a new island that would seat up to seven adults. One key strength of experienced designers is the ability to visualize a design solution while the walls and appliances are still in its current locations. In this particular case, Phil and Jim were able to consider every angle until they arrived at the best solution for this design. A new footprint allowed for a large island and space for a mantle hood. By using equal-sized doors on either side of the mantle and then bringing cabinetry with drawers down to the countertop, they were able to create balance, continuity and symmetry in the design. The dark island in Lyptus wood, from growth-managed forests, was a good contrast to the perimeter cabinetry finished in light paint and hand brushed glaze. The cabinets were filled with organizational features to hold trays, spices, pots and pans, lids, cutlery, recyclables and trash. The end result was a completely functional and breathtaking space that was tailored to the clients’ exact specifications. Kitchens are intangible. You can walk into an automobile showroom and leave with the car you want.

According to a study done in 2009 by the National Association of Realtors, a newly-renovated kitchen will return up to 72% of its cost in added resale value to a home, and a bathroom remodel will bring back 71%. Home Renovation Magazine talked with several Orlando real estate agents and appraisers to determine how best to improve your house to get the best return on investment.Think open The kitchen is a natural gathering area. People congregate around food when they socialize, so naturally they would gravitate to where it comes from. The best thing to keep in mind when redoing a kitchen is to make it open and inviting. This means no narrow pathways or clutter. Also, be sure there are plenty of places for people to sit and lean while they enjoy their food. Consider adding a breakfast bar to your counter. This feature doubles as an informal eating space and an extra area for food preparation. It also provides extra storage space below the counter top. Between mealtimes, the bar can be a good place to organize papers, work or even just lean and talk. And for potential buyers, it’s the perfect place to sit and discuss the house.Work space over appliances Accessories for the kitchen abound. From breadboxes to spice racks to oversized industrial-strength toasters, you can find appliances of almost any sort and size. But just because

they’re new and shiny doesn’t mean they’re practical, or even necessary. Big appliances are useless if you don’t have the counter space to work with. When planning your kitchen, be sure to leave enough area for food preparation. If you have limited workspace, consider building your permanent appliances vertically. Put the microwave above the stove, and store more portable items, such as blenders, under the counter top. Also, keep in mind the size of the meals you will be preparing when deciding on appliances. A three-bedroom home will not need as large a refrigerator as one with five bedrooms. Home buyers like to see open spaces on the counters. It helps them visualize what their belongings will look like in your kitchen. While you may be a talented chef used to a high-tech kitchen, a room with wall-to-wall appliances and little else is intimidating to a more novice cook.Conservation is king The biggest trend in the past decade has been the green movement. If it uses water or electricity, someone has come up with a way for it to use less. Investing in these improvements can save you money both now and when you sell your home. Green appliances cost a little more initially, but the extra cost will be more than offset with savings on your utility bills. For example, according to the government’s Energy Star website, a high-efficiency dishwasher will save you $40 on

your utility bill over the course of a year. The two rooms that use the most water (and sometimes even electricity) are the kitchen and bathroom. A house with green appliances and low-flow faucets and shower heads will impress potential buyers greatly.Transform your bathroom into a spa Too often, the main focus of a bathroom is its toilet or sink. It’s viewed as a utility room in which to carry out a hygienic routine, and not much else. Put the bath back in your bathroom with a whirlpool tub and you’ll be amazed at how much more relaxing the room becomes. A whirlpool tub is like a regular bathtub, but it shoots water and air out of jets in its sides. The jets can serve as a rejuvenating massage after a long day’s work and are more pleasant than even a warm shower. For that reason, whirlpool tubs are fast becoming a popular item for luxury bathroom renovations. A consumer reports survey in 2008 revealed that one in four high-end bathroom renovations included a whirlpool tub. Whirlpool tubs are still fairly new, though, which means that few houses will have them. A whirlpool tub is the perfect item to set your house apart from the rest in the eyes of buyers. In terms of added retail value, it might be the one renovation item that could pay for itself. The tub itself ranges from $1,000 to $5,000, but the positive reaction and good opinion of a potential buyer is priceless.

THOUGH IT MAY SEEM ABUNDANT, water is a precious commodity. And when it comes to kitchens and baths, it’s obviously an essential resource. Toilets, showers and faucets represent two-thirds of all indoor water use. These are two areas of the home where vast amounts of it literally wash down the drain. So whether you want a quick fix, or if you’d like to delve deeper into the world of water conservation, there is a water-saving solution to suit you.Get your feet wet: Start with the basics. Installing Energy Star® appliances in the kitchen drastically reduces water consumption in your home. The easily recognizable blue star label guarantees your appliance is 10-15 percent more efficient than standard models.Dive in: If there are just two of you, or you live alone, consider the increasingly popular dishwasher drawer. It is a deep drawer that is installed just like a dishwasher, but takes up less space. Of course, it also uses a lot less water and energy.Get your feet wet: Chose faucets with aerators. These work by injecting air bubbles into the water stream to achieve the same pressure with less volume. Aerators are inexpensive, easily installed, and can reduce water use at a faucet by as much as 60 percent. A 2.5 gallon-per-minute aerator will work great in the kitchen. Dive in: Another effective tool for faucets is a recirculation pump. It keeps hot water at the tap, saving hundreds of gallons per year by eliminating the need to run the tap while waiting for the water to get hot. Get your feet wet: In the bathroom, water conservation begins with the basics again. Your toilet could be the main culprit, robbing you of valuable gallons every year. Older toilet models installed from 1980 to 1993 can use anywhere from 3.5 to s7 gallons of water per

flush. Toilets installed after 1994 use no more than 1.6 gallons. The lesson here? Replace that old toilet. Or, if you just can’t sever your attachment to your pre-1994 model, install an early closing toilet flapper in the tank to conserve massive amounts of water per year (these kits are available at your local hardware store). Next, check your showerhead. If your showerhead uses three or more gallons per minute, it is a prime candidate for replacement. A showerhead designed with conservation in mind will flow at a rate of 2.5 gallons or less per minute. These showerheads may seem stingy, but they can still feel luxurious. In fact, the most advanced showerheads on the market are usually low-flow nozzles. Don’t forget about faucet aerators. On your bathroom sink, a one-gallon-per-minute aerator will provide plenty of water for brushing your teeth, washing your hands or filling a drinking glass.Dive in: Explore the option of a tankless hot water heater, which heats water at the source. It’s just one more way you can be environmentally-friendly and save money when doing a bathroom or kitchen renovation. Just replace your current water heaters with tankless water heaters. Because they are smaller than standard water heaters, they use less water and 10-20 percent less energy. If you’re still looking for more ways to save, take your water siphoning one step further with the use of a Gray Water system. Gray Water ─ as defined by the U.S. Environmental Protection Agency ─ is domestic wastewater composed of wash water from sinks, tubs and washing machines. Gray water can be used by homeowners for home gardening, lawn maintenance, landscaping and other innovative uses. Ask your area’s local utility departments for information regarding Gray Water systems.
