Dear Readers,

This has been an amazing first year for me as Publisher of Home Renovation Magazine and I am overjoyed at celebrating the 5th anniversary of Central Florida’s first local renovation publication! Some members of our incredible team have been here since the beginning and our growth has welcomed many new faces and talents to work for both our advertisers and you, our readers. In honor of the hard work and dedication the Home Renovation Magazine crew puts forth each and every issue, we’d like to give you the opportunity to meet them in the following pages and see what each considers to be their favorite aspect of renovating.

Further honoring our 5th anniversary edition, we have created a special “Renovation Spotlight” section promoting a variety of professionals. Extra

photo coverage in this section gives you the chance to view more of our advertisers’ work, along with introductions to the qualifications of those businesses. As always, our goal is to provide you with the best of the best in the world of renovations! Our theme for this issue lies in the topic of “Renovating for the Sexes”. We’ve put together some things to consider when sharing spaces with the opposite sex, as well as making personal spaces perfect for the individual sexes. Dukes Design Group offers up important tips for interior designing for ‘him and her’ which we hope demystifies the ‘compromise mountain’ of the dual-sexed home! Columnist Andy Robinson of AsktheLandscaper.com has even contributed some pointers on landscaping for the sexes, just to make sure our great outdoors are geared for both genders! Since I asked the team to reveal what their favorite aspect of renovating is, I figure it is only fair that I throw in a twist and go with some home humor of my own: “When you have several kids, the bathroom quickly comes off the list of renovation priorities…conveniently enough, they all seem to fit into one together when it’s time to help unload the car!”

IN THE BOOK, Men are from Mars, Women are from Venus author John Gray wrote that early man liked to retreat to his cave in times of stress. Modern man has plenty of stress and some new forms of the cave. Today the options of what kind of retreat you can create in your own home – from garages to game rooms and home theater systems – are endless. The garage can be its own form of stress. According to Garageenvy.com a 2007 survey found that the garage was the number one room consumers planned to organize. Between your holiday decorations, gardening tools, sports equipment, fishing gear and possibly your car, the garage has become a hazard zone. Most garage related injuries occur from slipping or tripping from an object left on the floor. Your first objective should then be to try to get everything off the floor! There are now countless products designed specifically for garage renovations. Products like modular walls with slating provide the flexibility of creating combinations of shelving, hanging brackets and cabinets that work together to eliminate wasted space for your storage needs. There are not only emotional and psychological costs related to clutter, but also financial costs. According to the National Association of Professional Organizers, clutter takes up to 50% of your overall storage space! Clutter is not just useless items; it’s also the fashion in which items are stored. How many times have you found what you were actually looking for in the “junk drawer”? By keeping things organized from your master closet to your kitchen cabinets, you can remove stress from your everyday routine and simplify your life. With your bedroom closet the goal should be to maximize all available closet space from floor to ceiling. Companies like Closet Factory offer free consultations to assess your unique storage needs. PRE-PLANNING your renovation is just as important as the renovation itself. Think about these valuable tips when you are content to stay in your existing neighborhood but not necessarily in that old house. When thinking about remodeling, the first step is for you to come up with a realistic dollar amount that you feel comfortable spending. This number will serve as an extremely important reference for you and your builder. Be careful of advertisements and friends. This is where you will need to understand your budget. Try not to look at million-dollar renovations if your budget is not comparable. The biggest item that will devour your budget quickly is finishes and fixtures. Just because you see them in magazines or at a neighbor’s house does not mean they are necessarily right for yours. Every home has a different and unique look, catered to the personalities of those who reside there, and there are plenty of great budget-friendly finishes and fixtures to choose from when defining yours. Repairs and updates. Before you head out to the local bookstore and pull every renovation related publication off the shelves, think about the comfort and upkeep of your home. Ask yourself these questions: Is my home energy efficient? Can I hear more noise from outside then I should? How old is my roof? If your roof is over 20 years old, it

The number one recommendation I have for people is window and door upgrades. Windows and doors go together. Think of them as peanut butter and jelly. Both are just as important. If you are willing to upgrade your windows then do your doors as well. Vinyl low E double-pane windows have become very affordable, and in Florida there is nothing better than a fiberglass composite frame door. Neither Vinyl nor Fiberglass will conduct heat or cold and both are rot and termite-proof (very important when living in Florida). Contractor and Designer Selection. Put together a winning team of professionals you trust. If your budget is $200,000 and you find yourself looking at a design proposal for $25,000, raise an eyebrow and not only think about it, but question it as well. Remember the saying “You get what you pay for”, especially if you decide to submit your plans for multiple builders to bid on…there’s a good chance you’re going to be unhappy. Think of choosing a builder or designer as starting a new relationship – you never want to get into one if you know or feel it’s going to end in divorce.

A good builder should be able to help you with your budget before you hire a designer. Designer and builder fees vary from firm to firm. The first thing you need to determine is who you feel the most comfortable working with. Not only should you check references, you should go look at finished projects.

Q: My husband likes to smoke cigars and I hate the smell, so he has to smoke outdoors. This is your area so do you have any ideas for a place to make me....him happy?

A: I feel your....his pain. I too like a good cigar and have a great space to enjoy them, a Cigar Garden. It has a circular patio, furniture and what I call ‘Man Plants’; examples: Floss Silk Tree, Pencil Cactus, Yucca, Bamboo...all the good stuff. Creating themed gardens helps to separate outdoor garden rooms, creates lots of interest and helps keep “my wife happy and me enjoying a cigar!”

Q: My wife is always buying Fru-Fru annuals that die two weeks later. She says she wants more color in the front yard but I don’t think brown is what she has in mind. I need help to keep her happy without breaking our budget! A: I’ve never had a customer who didn’t have a budget! Replacing annuals in Florida is a hit and miss project. There are a lot of environmental extremes that dictate whether you are going to have success or brown death. I like to use foliage plants or perennials to overcome this problem. I can usually get away with planting them once a year, with minimal maintenance. Great examples: Curly Crotons, Pentas, Mexican Sage, Sansevieria (many varieties), Neo Bromeliads and Knock Out Roses. Q: My husband and I try to spend quiet time on our back patio, but all we hear is the noise from the road behind us. Please help!!! A: A glass of wine, fire pit and a rumbling truck is not my idea of a roman-tic setting either. I have a couple of ways I solve these problems. The first is to try to buffer the noise by planting a hedge or layered, upright growing plants to create a barrier that muffles the noise. These can also act as a decorative backdrop to a colorful planting in front. The second way is to create some noise of your own. I’m not suggesting you talk louder, but add a water feature that gives you the sound of falling water…oh yes, very soothing. For best results use both ideas together.

Colors generally preferred by men fall into the masculine range and are often cooler in tone - like blues and greens - or they remind them of masculine things like black leather and the silvers and grays of metal. Women tend to lean towards warmer colors like red, orange and yellow, although cool colors like pink and purple are often favored as well. The “general” cases of preference would almost literally divide the color wheel in half, with each sex holding a different set of hues! While this can easily be expressed with clothes and separate cars, trying to find a compromise in the home for shared walls can be a catastrophe – or it can turn out to be a collaboration of the best of things shared! While 2009 color trends focused on crisp colors and a rekindled love affair with white, interior decorators are very optimistic about the adoption of gray as a backdrop for 2010. With gray as your backdrop color, you can make a room more masculine or feminine with the addition of an accent color or better yet, a pattern – think argyle or floral. If you just can’t wrap your head around gray, softer shades of blue can work the same magic. No matter the base color selected, a color wheel can come in handy for choosing a complementing color to your neutral. Depending on the tint or shade you select, a perfectly paired accent exists just across the wheel! This advice holds true for all the other hues in your life. The rule of thumb is to incorporate your favorite colors as accent pieces throughout the home and find an agreeable base to work with. Sticking to the soft range of any color gives you greater flexibility for the things that matter most: what you fill your home with!

RENOVATION AND REMODELING ARE BOTH EXCITING PROCESSES, which anticipate a satisfying finished project. During the renovation or remodeling process, the priority is safety for everyone involved including but not limited to the crew, family, pets, and especially children. Something to consider is the possibility of lead exposure. In homes built before 1978, lead-based paints were used in construction. Any homes built in and after 1978 should not have any lead-based products used for construction as the United States Environmental Protection Agency (EPA), Office of Pollution Prevention and Toxics banned the use of paint containing lead. Lead Exposure Associated with Renovation and Remodeling Activities, Final Summary Report January 2000 (EPA 747-S-00-001) was a study by Battelle that was conducted for the EPA. The study found that, “children residing in homes where R&R [Renovation and Remodeling] activities were conducted are more likely to have elevated blood-lead concentrations than children residing in homes where R&R was not conducted.” (To view the entire study, go to http://www.epa.gov/oppt/lead/pubs/renovation.htm) The EPA, in conjunction with local State Lead Programs,

provides realistic practices to ensure safety from lead exposure for our children. There are products and materials available that make the job of a healthy environment easier. In their pamphlet, Reduce Lead Hazards When Remodeling Your Home, (which is available on the epa.gov site listed above), the EPA includes a helpful and informative guide for protecting your children and yourself from lead contamination which includes: 1) Have a reputable lead technician test the paint in your home for lead. Contact Florida’s State Lead Program by calling (904) 488-3385 for a qualified professional.2) Use industrial strength plastic sheets made of polyethylene that is 6 mils thick to cover or enclose areas in or around the home.3) Do not use heating or air conditioning units to prevent dust or particles from getting in the system and then being deposited throughout the house. These steps are the beginning of preparedness and safety in a renovation and remodeling environment for your children. Following them will leave you with a peace of mind and the ability to enjoy your new construction in rest and relaxation.

Wooden Shingles – Often referred to as “shake shingles”, this type of roofing material offers a natural look. Wooden shingles vary in color and thickness, and they add charm and character to many architectural styles. This type of roof helps to insulate the attic while allowing the house to breathe through the circulation of air through the felt which the shingles are installed upon. Wooden shingles are more difficult to install than composite shingles. The finished look of the roof will depend, in large part, on the experience of the installer along with the quality of the shingles.

Clay Tile – This is an excellent choice for homes with Modern, Italian, or Spanish designs. Clay tiles present a clean and sophisticated look. The lifespan of tile is excellent and often lasts much longer than the material beneath the roof. Tile is not vulnerable to damage from insects, and it requires little maintenance. Clay tile is available in a multitude of colors. Manufacturers vary when it comes to color saturation. Some clay tiles have the color applied only to the top layer while others will have a consistent color throughout the tile. Installation of clay tile can be more complicated than other material as you must consider the weight of material. Additionally, clay tiles are somewhat fragile so care must be taken in installation and repair of clay tile roofs.

Slate Roofs – This roofing material lends itself to a sleek and classy look. Slate roofs can be expensive, but they have many of the same

benefits of clay tile roofs: great lifespan, impervious to rot and insects, and require little maintenance. Because it is quite heavy, slate roofs often require extra support. Maintenance of both slate and clay roofs are best left to professionals since walking on them can cause breakage.

Metal Roofs – Energy efficient, low-maintenance, durable, and light-weight, this type of roof is regaining popularity. Metal roofs can be costly; however, wise home-owners will compare the overall expense of a metal roof with the savings in energy and maintenance over the lifespan of the roof. Metal roofs can be designed to resemble tile and shake shingles. UP ABOVE The idea of a “green roof” may seem a bit radical, but the logic of this unique concept is steadily becoming more apparent. Green or “vegetated” roofs literally have a layer of vegetation planted on top of the home’s structure and waterproofing elements. The more popular type is called an “extensive” green roof, which is approximately two to four inches thick. They are usually made up of various low-growing, shallow-rooting, drought-tolerant plants. Roofs like these have been common for at least 50 years in Europe, and are now becoming more prominent here in the United States. But why? Well, for starters they help to reduce storm water runoff from the roof. In a light rainfall, a building with a vegetated roof can have virtually no storm water runoff. Green roofs also guard against sunlight, which would otherwise rapidly break down the roofing material underneath. Having even a couple inches of soil on top of the roof helps to greatly extend its lifespan. Overall, green roofs keep the roof cooler, increase the home’s energy efficiency, and reduce its energy consumption.

Hopefully, these tips can assist not just in preserving the resources of the environment, but through energy savings and conservation, they’ll help keep YOU in the green as well!

There are several different forms of compromise but the one that works best for you will depend on your personalities and the severity of your differences. Identify things you both like, such as something you bought together while vacationing, a particular color, a piece of furniture, a hobby, or a form of relaxation. Try and identify as many things as possible and write them down. Look for any common thread that would weave these items together into a plan. Other decisions regarding the space will become easier to make once a commonality is determined.LINK YOUR “LIKES” Here is where compromising comes in handy, especially when starting fresh with all new selections in furnishings, fixtures, colors, fabrics, accessories, etc. Men are typically drawn toward the functionality of the item along with the size that will accommodate his larger frame, especially with furniture. Women are more in tune with the style of the item, color, and the beauty of it. Identify the things each likes about a piece of furniture, a window treatment, an area rug or a sofa. For instance, if he likes a larger sofa upholstered in leather, allow her to have input on the style and color. The same can apply for most items needed to complete a room.CLAIM YOUR SPACE When renovating or building an entire house, you may have the luxury of selecting “rooms” to call his or hers. Agree on the room(s) each is allowed to design according to their likes. Following this idea is probably best used with rooms that are specific to that person, such as “his” office or “her” studio. In 1919, architect Walter Gropius joined a small group of men to found a new school by the name of the Bauhaus Institute in Germany. It would be at the Bauhaus Institute that he would begin teaching the philosophy that “design should be functional as well as aesthetically pleasing.” The school’s aim was to fuse all the arts under the concept of design and was known for requiring its students to forget everything they had learned to date. Eventually, this style of architecture would be referred to as Bauhaus architecture. The beginning of the 20th century brought with it a new idea of modernism. People all over were looking for fresh, new ideas to incorporate into their every day lives. The Bauhaus movement represented just that: modern ideas with function and form. In the late 1930s, the New Bauhaus School was founded in Chicago, IL. The American form of this architectural style was dubbed the International Style after Gropius, Mies van der Rohe and other leaders of Bauhaus migrated to the U.S., largely due to the Nazis’ growing influence. Purists assert Bauhaus architecture can only refer to buildings in Germany and anything else should be termed International Style – while others use the terms interchangeably. The International Style was a decidedly different type of architecture that aimed to establish a new, modern style. The most common characteristics of International Style buildings are rectilinear forms; light, taut plane surfaces that have been

completely stripped of applied ornamentation and decoration, open interior spaces, and a visually weightless quality engendered by the use of cantilever construction. Bauhaus architecture is characterized by basic shapes, geometric designs and little frill and fancy. Bauhaus designed buildings are always cubic in shape and feature four flat sides as well as flat roof-tops and doorway treatments that are conspicuously plain. Colors of the typical Bauhaus building are generally black, white, grey or beige. Glass and steel, with usually less visible reinforced concrete, are the characteristic materials of construction. As the basics for our modern day minimalist style, Bauhaus architecture is still being practiced today. In fact, at Florida State University, the Master Craftsman Program is utilizing the Bauhaus theory and practices. Mostly found in austere buildings and dreamy getaway homes in South Florida, this style is climatically well suited for our sunshine state. Walls of windows and sliding doors allow the homeowner to boast about our abundant sunshine. Bringing outdoor living space inside has taken on a whole new meaning in Florida as architects created screened-in porches and open spaces that were later coined “Florida rooms”. Eliminating historical architectural influences by dispensing with all ornament and style and distilling architectural design to its essence, Bauhaus structures illustrate how “less can be more”.
