Occupant ENGAGEMENTI S I O N When it comes to occupying a building it is essential to engage all building occupants in a meaningful manner. For many landlords, bringing tenants together and giving them a say in building operations is daunting, but for Cadillac Fairview, tenants are key to driving lasting change.

True engagement happens when all building occupants - tenants, their employees, and the landlord - behave in a way that realizes environmental, social, and wellness goals as a result of purposeful action. This is why in 2010, TDC deployed an Occupant Engagement Program to align the sustainability and wellbeing of the entire TDC community, and promote behavioural actions that drive results.

The Occupant Engagement Program involves a host of tools, communications, and events that educate and engage occupants in sustainable and wellness intiatives, and encourage occupants to adopt specific behaviours that contribute to the sustainability and wellbeing of the TDC community.

GREEN COUNCIL A key component of the Occupant Engagement Program is the Green Council that is made up of tenant representatives who act as the advisory group for the program as well as a conduit to and representative of the larger tenant body.

The Green Council’s Mission is to:

“Act as the catalyst for change to sustainable green practices and green consciousness at TDC working towards a vision for a future that is reliable, responsive, and environmentally sustainable every day.”

Current Green Council Members include:

The Green Council meets quarterly to discuss tenants’ sustainability goals which help shape future campaigns and determine topics to focus on as part of the Occupant Engagement Program. Essentially, the Green Council acts as the voice of the tenants, ensuring Cadillac Fairview provides the TDC community with the tools and resources they need to help achieve their sustainable goals and objectives. To encourage participation, every initiative, tool, and communication is designed so that it can be easily and effortlessly implemented by tenants within their organizations.

HEALTH & WELLNESS 201 The Health and Wellness 201 Campaign was the second Campaign to be rolled out at TDC that focused on enhancing the health and wellness of building occupants. The Campaign was designed to build on the behaviours and initiatives first promoted in the Health and Wellness 101 Campaign. The purpose of the Campaign was to increase opportunities for physical activity and increase awareness of materials health and sleep health.

The Health & Wellness 201 Campaign was rolled out in three phases from June to September 2016. Each phase included three initiatives: a landlord initiative, tenant initiative, and occupant behaviour. The landlord initiatives were undertaken by TDC and were implemented to align with the tenant initiatives being rolled out with the Campaign. Tenant initiatives were developed in partnership with the Green Council and were designed to support organizations in building a workplace that fosters employee health and wellbeing, which contributes to the workplace’s overall success. To maximize the impact of landlord and tenant initiatives, all building occupants were encouraged to participate by incorporating one health and wellness related behaviour into their daily routines. In each phase of the campaign, tenants were provided with tools and resources to be able to participate in and implement their own initiatives.

Stairwell Fitness Program

Landlord INITIATIVESSTAIRWELL FITNESS PROGRAM | LANDLORD initiativeFinding time for physical activity during the workday can be challenging. Taking the stairs offers a great and simple opportunity for movement. TDC Partnered with the Toronto Athletic Club (TAC), a TDC tenant, to enhance stairwell usage and provide occupants with a structured Stairwell Fitness Program. The dynamic 30 minute exercise program included:

• Muscle building & strength exercises for upper and lower body• Endurance exercises• Proper stepping techniques to engage muscles during stair climbs

Two groups of 30 TDC occupants participated in lunchtime sessions over an eight week period from April to June 2016. Class sizes were kept small for safety reasons, but also to ensure that participants received focused guidance throughout the sessions. Occupants from the following organizations participated:

Interest was extremely high with a wait list of 130 people just in the first 24 hours of the program announcement being received by tenants. As such, TDC is looking to run this program again.

YOGA AT TDC | LANDLORD initiativeApart from being a great way to start your day, yoga has many known health benefits that can positively impact both physical and mental wellbeing. TDC partnered with a yoga instructor from TAC to host a yoga class that combined stretching, strengthening and meditation for a total mind-body workout. A group of 50 TDC occupants participated in the morning yoga class which was held outdoors and ran for eight weeks from July to August 2016.

The yoga program resulted in a significant amount of positive feedback with requests to hold another eight week session. Participants specifically enjoyed the unique outdoor setting of the class, citing the relaxing view of the morning sky as a great contrast to the typical ceiling view during yoga practice.

SLEEP LUNCH N’ LEARN | LANDLORD initiativeSufficient and quality sleep is essential to good health; without it, physical and mental acuity suffer. Dr. Bubbs, a Naturopathic Doctor from the Toronto Athletic Club, was engaged by TDC to host an informative lunch n’ learn that educated occupants on the importance of sleep quality, duration and regularity. The lunch n’ learn addressed everything from how sleep impacts hormones, to how it affects stress and appetite. Occupants from all TDC tenancies were invited, however space was limited to 200 attendees and the session quickly filled up.

The lunch n’ learn was well-received, with a significant amount of feedback speaking to the impact of the session. A hand-out that summarized the presentation information was distributed to attendees following the session.

TDC PATH WALKING MAP | TENANT initiativeFinding time to get moving during the workday can be difficult, especially during the winter when staying warm indoors is more appealing than walking outside. Fortunately, with the TDC being directly connected to the underground PATH, building occupants have a great year-round option for walking activities. The PATH makes it particularly convenient to engage in workplace walking programs during the winter and on days when variable weather makes it more difficult to get outside.

Science has proven that walking is one of the best forms of exercise and getting a walk in every day supports the circulatory, respiratory, and musculatory systems. Incorporating a walk into the workday is easy with TDC’s PATH Walking Map. The walking map was distributed to tenants and outlined four routes, noting the following:

• Distance | Routes ranged from 0.5 km - 2 km• Average Walk Time | Routes ranged from 6 - 24 minutes• Step Count | Routes ranged from 660 - 2,640 steps

Tenants were able to utilize the map in many ways. TD’s Audit team utilized routes outlined in the map to guide their weekly Walk n’ Talk sessions. As part of TD’s own health & wellness program, Walk n’ Talk Tuesdays are held every week and involve a group of TD employees taking walking breaks together.

Birch Hill, EY, TGF, and Fogler Rubinoff posted the TDC PATH Walking Map in common areas of their tenancy and distributed electronic copies to employees. Birch Hill received positive feedback from Senior Leadership, and enhanced the map communication by adding travel time from their office

down to the PATH.

The PATH is a network of underground pedestrian tunnels and walkways connecting office towers in Downtown Toronto. At over 30

kilometres long with 371,000 square metres of retail space, the PATH is the largest underground shopping complex in the world.

The first sectioin of Toronto’s PATH was developed in 1900, connecting two sections of the Eaton’s department store, allowing shoppers to walk between Eaton’s main store at Yonge and Queen Street, and

Eaton’s Annex located behind the former City Hall. The original Eaton’s tunnel is still in use today as part of the PATH system.

Sodium Dichloroisocyanurate DihydrateO en used in toilet and surface cleaners, deodorizers, and disinfectants. Causes eye, skin and respiratory irrita on. High doses can cause kidney damage and burning of nose, eyes and mouth.

AmmoniaFound in window, drain, toilet, and oven cleaners, and car polish. Chemical irritates skin, eyes, throat and lungs. Can cause kidney and liver damage.

Coal Tar DyesFound in most cleaning products, and absorbed through skin. May be contaminated with arsenic, cadmium and lead. Can harm the nervous system and poten ally cancer causing.

MATERIALS HEALTH TOOLKIT | TENANT initiativeOf the 80,000+ chemicals that are used in products today, only 3% have been tested for their impact on human health. Whether it be through exposure to personal care and household cleaning products, or off-gassing from furniture, potentially harmful contaminants are everywhere, making materials health something that impacts everyone. In an effort to educate occupants on the risks associated with materials health and how to limit exposure to contaminants, a toolkit was distributed that included the following resources:

• Information on materials health in the workplace

• Strategies for reducing toxins

• Information on materials health at home

• Posters and reference cards for purchasing home cleaning and personal care products

Birch Hill, Torys, TGF, and REALPAC posted the ‘Always Read the Label First’ communications in their offices to educate occupants within their

organizations.

SLEEP TOOLKIT | TENANT initiativeGetting 90 minutes less sleep than usual one night can reduce alertness the following day by over 30%, significantly impacting mental and physical acuity. Despite the known consequences, 59% of Canadian’s aren’t getting enough sleep as technology and busy lifestyles contribute to a sleep deprivation epidemic. By implementing small and simple behavioural changes, sleep quality and quantity can be improved. In an effort to support such behavioural changes and educate both tenant organizations and occupants on the importance of sleep, TDC distributed a toolkit containing the following tools and resources:

• Information on sleep quality and employee performance

• Strategies for addressing sleep in the workplace

• Strategies for improving sleep quality

• Communications for employees

TD, Dentons, Torys, TGF, and REALPAC all distributed and/or posted the ‘Top 10 Strategies for Improving Sleep Quality’ poster in the workplace.

Avoid consuming caff eine in the late a� er-noon and early evening. While you may feel the urge for an a� ernoon pick-me-up, the eff ects of caff eine can last long a� er the end of the workday.

Regular exercise is important for maintain-ing a healthy lifestyle and helps improve sleep quality. Exercising late in the day can keep you alert long into the evening, so schedule workouts in the morning.

The back light produced by most electron-ics disrupts our sleep cycle, causing our brains to remain awake . Avoid looking at any screens at least one hour before bed, including TVs, laptops and cellphones.

Try to s� ck to a regular sleeping schedule. By waking up at the same � me each morn-ing our brains develop a habit that make falling asleep and waking up easier.

For op� mal sleeping condi� ons, make your bedroom as dark as possible. If you don’t have light-blocking curtains, try sleeping with an eye shade or sleep mask.

Watch what you eat and when you eat it. Avoid consuming too much sugar, and avoid ea� ng heavy meals late in the eve-ning.

Avoid drinking alcohol right before bed. The sugar in alcohol can cause you to wake up more frequently and will make it harder to fall back asleep.

Try to make your bedroom as quiet as possible to reduce risk of an interrupted sleep. If you live on a busy street try using ear plugs or listening to white noise.

If you are having trouble falling asleep, get up and try a relaxing ac� vity before returning to bed such as reading a book, medita� ng or drinking chamomile tea.

Create a bed� me rou� ne that you prac� ce every evening to get your mind prepared for sleep such as a nightly bath.

Occupant BEHAVIOURS The goal of the Health and Wellness Campaigns is to create a workplace community that supports the wellbeing of occupants. In addition to landlord and tenant initiatives, occupant behaviours were also promoted to encourage simple healthy actions. Behavioural communications were distributed to tenants for posting in their tenancies, and Cadillac Fairview posted the communications in the building lobby areas and on elevator screens. Communications included:

TAKE THE STAIRS WHENEVER POSSIBLE | Opting to take the stairs is a great opportunity to fit extra physical activity into your daily routine. Occupants were encouraged to choose the stairs whenever possible.

LIMIT CONSUMPTION OF SUGARY DRINKS | Beverages like pop and juice can contain up to ten teaspoons of sugar in one serving. Occupants were encouraged to limit their consumption of sugary drinks to one per day, drinking only water for the remainder of the day.

PRACTICE A NIGHTLY DIGITAL DETOX | Looking at electronic screens before bed can interfere with the sleep cycle. Occupants were encouraged to avoid looking at their screens one hour before bed to promote healthy sleeping habits.

Several organizations including TD, Birch Hill, Torys, Fogler Rubinoff, REALPAC, EY, TGF and BDO Canada LLP posted the

communications in their office areas and on their intranet sites.

other INITIATIVESBI-WEEKLY BIKE TUNING SERVICE

As a part of the Health and Wellness 101 Campaign in 2015, TDC offered a full-day bicycle tuning clinic alongside other resources, including a fully-equipped bicycle repair toolkit at every concierge desk. The bicycle tuning service was so well-received that TDC has decided to provide an ongoing bi-weekly bicycle tuning service as an amenity to its large cycling community.

TDC has retained Velofix, a mobile bicycle tuning service, to provide on-site bicycle repair and tuning services at a discounted rate to occupants. From the spring through to the fall, cyclists can pre-book a repair or tuning appointment and leave their bike with Velofix until the end of the workday. With amenities such as this, TDC aims to make healthy and sustainable choices convenient for TDC occupants every day.

MATTAMY HOMES | Sustainability & Wellness

As TDC works to provide a workplace environment that enhances the health and wellbeing of all occupants, many of TDC’s tenants are working towards similar goals within their organizations. Mattamy Homes, a new addition to the TDC community, has implemented a number of sustainability and wellness initiatives within their workplace since moving in in 2015.

When moving to TDC from their previous office outside of the city, Mattamy took several steps to ensure a smooth transition for employees. Upon arrival at the new office, employees were given a ‘swag bag’ filled with gifts that would be useful in adjusting to their new workplace. Gifts such as digital photo frames helped employees to personalize their workspaces while adjusting to the new clean desk policy. In recognizing that many employees were new to Toronto, Mattamy also started a walking group that facilitated physical activity while visiting different areas of the city to familiarize participants with their new surroundings.

Understanding the importance of physical activity, Mattamy developed an internal Fitness Challenge that has encouraged employees to make fitness a priority. Each month a new challenge is posted in the office and participants are listed on a tracking board that highlights progress and accomplishments.

Mattamy has designated an area within the office for physical activity where Fitness Challenge participants can work on their daily goals. Mattamy’s employees have been very engaged and have seen real progress in challenging their physical abilities.

Campaign SUMMARYHEALTH & WELLNESS

The Health and Wellness 201 Campaign was designed to provide TDC occupants with opportunities to increase physical activity, materials health awareness, and sleep health awareness.

While it is difficult to quantitatively measure the positive impact that these initiatives have had on the health and wellbeing of the TDC community specifically, the effectiveness of the campaign can be measured by the level of engagement. To recap, below are a few highlights of the Health & Wellness Campaign:

50 occupants participated in an 8-week long yoga morning program held outside in TDC’s greenspace, led by a Yoga

Instructor from The Toronto Athletic Club.

200 occupants attended a Sleep Lunch n’ Learn led by a Naturopathic Doctor from The Toronto Athletic Club to learn

about healthy sleep habits and the importance of sleep.

TDC developed a PATH Walking Map to encourage physical activity during the winter months using the indoor PATH

system. Birch Hill, EY, TGF and Fogler Rubinoff distributed or the PATH Walking Map.

TDC distributed a Materials Health Toolkit and a Sleep Toolkit to support tenacies in educating employees. Birch

Hill, Torys, TGF, REALPAC, TD and Dentons utilized the tools and communications from the Toolkits.

TDC now offers a bi-weekly bicycle tuning service at a subsidized cost to all TDC occupants to support the large

cycling community.
