Though the recent housing crisis might have debunked that myth once and for all, real estate is still widely considered a sound investment, one that many people wish they could afford to make.

Those who have already invested in real estate know how difficult it can be to maintain a property much

less improve it, which should be high on an investor’s prior-ity list. But improving a prop-erty does not have to involve a complete overhaul or any other dramatic changes.

Carefully vet prospective tenants. One of the easiest ways a property can fall into disrepair is to allow bad tenants to move into the

building. It’s understandable that investors want to get a building occupied as quickly as possible so they can use tenants’ rents to pay for the property. But bad tenants can cause damage to the property, and their behavior might encourage reliable fellow tenants to find a new living situation.

“There are a lot of legal pitfalls,” Hunter said. “Even as a realtor, things are always changing.”

He noted that personal contact and a good relation-ship with the agent is important. Finding out what their specific market-ing plan for the home will be is paramount, just like understanding how they will negotiate so that the customer can be the win-ning bidder of his or her dream home.

Hunter said that negotia-tions and striking a deal can be a tough proposition for someone who has never done it before.

“Most people don’t have the ability to negotiate,” he said.

A real estate agent is able to be somewhat detached from the personal stake in the negotiation and deal-making, and able to treat it solely as a business transac-tion, eliminating the prob-lems nerves or stress can create.

And perhaps most impor-tantly, experts suggest that customers not be afraid to break up with an agent if things are not working out.

Honesty with the agent will always push the pro-cess in the right direc-tion.

Upgrade appliances. Rent-ers are just as likely to fall in love with curb appeal as buy-ers are. While there may not be a yard to entice renters if you purchased an apartment complex, curb appeal can apply to an apartment’s inte-rior. One of the more notable eye-catchers to prospective renters is updated appliances, especially since appliances may be the only items actu-ally in the apartment when it is shown.

Work quickly. Few people want to rent forever, so ex-pect significant turnover, especially if your investment

property is a larger complex with multiple dwellings. If you aren’t working with a property management compa-ny, an easy way to maximize your profits on an investment property is to work quickly when turning apartments over after a tenant moves out. This includes painting and cleaning the apartment, and the process should go smoothly if you properly vet-ted tenants.

Investors can maximize their returns on investment properties in a variety of ways, many of which don’t require significant effort.

R educing energy usage is a good way to help the environment and save money along the way.

Saving energy can be done in a va-riety of ways, many of which do not require significant effort can lead to significant savings.

Stop using the dishwasher to dry the dishes. A dishwasher is a modern convenience few people feel they can live without. It’s important to note that many dishwashers use more energy to dry the dishes than to wash them. If your dishwasher does not automatically dry the dishes, turn it off once the dishes are clean and open the door to air dry.

Go with a more tradi-tional refrigerator-freezer combination. Side-by-side refrigerator and freezer may be

combinations may be more fash-ionable, but such units can use

as much as 20 percent more energy than their tradition-al counterparts.

Do laundry less fre-quently. Whether you live in an apartment or a home, having an in-unit washer

and dryer is a great conve-nience. But frequently doing

small loads can be wasteful, as it takes roughly the same amount of energy to clean a small load of laundry as it does a full load.

Do your drying all at once. Many dryers require a significant amount of energy to heat up, but drying consecutive loads won’t require as much energy to get the dryer up to operating temperature.

Don’t go to extreme tempera-tures. Arriving home to a house that’s especially cold or warm inspires many people to turn their thermostats way up or down in an effort to heat or a cool the home more quickly. This forces the unit to work harder and use more energy.

“Then they know what kind of agent to look for,” Dave Hunter, a real estate agent with Century 21 Wil-son and Associates in Greenfield, said.

Before the customer begins asking friends for help choosing an agent, sifting through advertisements or searching online, experts suggest finding an agent that specializes in what the cus-tomer is trying to do. Don’t select an agent who sells $2 million homes to help you find a $120,000 home.

Not all agents are created equal, but they all have the same goal in mind; help a customer buy or sell a home.

That makes the agent’s personal touch an impor-tant part of the equation.

“The relationship is more important than anything else,” Hunter said.

He added that sticking with an agent, and not bouncing around between several, will help the seller or buyer in the process.

“You’re always better off having your own agent,” Hunter said. “A good agent makes the process easy and fun.”

Agents who work for large well-established companies with lots of agents do have some advantages. Large companies generally have

R eal estate investors have many reasons for making such investments, but one

of the more common motives behind a decision to invest in a property is the belief that real estate rarely depreciates in value. AT HOME

Garages are coveted by homeowners across the country, of-fering a space to park a car and protect it from the elements. But many people do not park a car in their garage, only to find the garage has become a home to clutter.

GARAGE101ORGANIZING THE UNOFFICIAL CATCH-ALL

Garages tend to become the official catch-all of a home. When an item cannot be crammed into a hiding space elsewhere, it often ends up dumped into the garage, where it joins the long list of other abandoned items. It can be easy to let garages become a wasteland because every-thing put inside a garage is behind a closed door. That

mess can quickly build up, and reclaiming your garage requires energy, time, organi-zation, and a plan.

Organizing a garage will take some time. An entire weekend or two consecutive days may be necessary de-pending on the level of disar-ray. Taking everything out of the garage and going through the sorting process may take

P rimary mortgage insurance, or PMI, protects lenders in

the event that borrowers default on their primary mortgage by ceasing to make payments, resulting in homes ending up in fore-closure. But all borrowers do not have to pay PMI.

Typically, home buyers must make a 20 percent down payment on a home when they buy it. However, some borrowers are unable to put down 20 percent. In such instances, the lender will require they pay PMI.

This is because the lender views a borrower who cannot make an initial 20 percent down payment as a riskier investment, and lenders charge PMI in an effort to protect themselves should the borrower prove worthy of their skepticism.

The cost of PMI varies ac-cording to the amount of the down payment. Overall the cost is less than 1 percent of the original loan per year. After 20 years, the premium drops to 0.2 percent, regard-less of how much you put as a down payment.

PMI will be factored into the monthly mortgage pay-ment, but borrowers should know they do not have to continue paying PMI once they have paid enough to-ward the principal amount.

For most, this means once they have paid 20 percent of the principal, then they can ask that the monthly PMI payment be removed.

NEED TO KNOW INFO ABOUT PMI

SAVINGSMany borrowers are unaware of this or even forget

to ask, but it’s within their rights as borrowers and can save a substantial amount of money over the course of the mortgage loan.

H ousehold garages are no longer as popular for storing vehicles. Instead, garages are used to store the extra

items that do not fit inside the home. Many people even turn to self-storage units for extra storage space. According to the Self Storage Association, the storage industry earned about $20 billion in revenues across North America in 2010.

Garden storage sheds present another place where individuals can keep items out of sight but easily accessible. As garages fill up with belongings quite quick-ly, many homeowners think about a shed purchase to at least keep outdoor lawn and garden essentials in their own place.

The process of purchasing a shed is not as simple as finding the least or most

expensive type on the market. There are other factors that

come into play when select-ing a shed.

Appearance and de-sign: Although the func-tion of a shed is to store items out of sight, the shed

itself will be in full view in a yard. Therefore, plenty of

homeowners prefer something that has just as much aesthetic

appeal as it does storage capacity. Overall size: Sheds come in a variety

of sizes, from compact locker-sized sheds to large buildings that may even double as a garden room, pool room or childrens’ playhouse. Homeowners should keep in mind that the size of the shed may have to meet local municipal rules for additions or structural changes to a property. A larger shed may require a permanent flooring material, such as concrete, and may be subject to permit applications and inspec-tions, whereas a smaller shed may not have such stringent requirements. Siding materials: Sheds are con-

structed of various exterior materials. Some of the more affordable options are metal or plywood and particle board. However, these materials can be easily compromised by rain and snow. The most maintenance-free materials are vinyl or molded PVC-type plastics.

the most time. When sorting, separate any broken items, which can immediately be put at the curb for trash pick-up. Examine things that you have not used in some time. If you haven’t missed it, there’s a good chance that you can discard the item or donate it. Create separate piles for donations and trash.

Move the items that will be kept into a separate pile. After all of the trash and donations are removed from the premises, then you can look at what is remaining and begin planning out a more organized storage system.

There may be things in the “keep” pile that are simply out of place in the garage and may be better stored elsewhere. Think about which items can be moved to a basement or attic because of their infrequency of use, such as holiday decorations, suitcases, and collectibles. You may prefer to move lawn and garden items out of the garage and into a shed in the backyard.

After completing the sorting process, look at the garage as a blank space and measure out the room that you have. This will provide an empty canvas as a starting off point. To maximize the amount of space you have as a work area or a place to park your car, invest in as many tools as possible to utilize vertical space. Shelving, hooks and cabinetry will take things off of the floor, while storage units with doors can hide items that lack aesthetic ap-peal. Rolling tool caddies and cabinets can keep all tools neat and in organized draw-

ers so you’re never hunting and pecking for a tool again. A cabinet that has a lock and key can be utilized for dan-gerous chemicals that need to be kept out of the hands of children and away from pets. Think about how the garage will appear from the curb when the door is raised and create a design that will be functional and neat.

Take the opportunity while the garage is empty to give walls and floors a fresh coat of paint and improve the lighting in the garage. A brighter garage makes for a better work station.

For those who can use a little extra help, there are professional garage organization compa-nies that can come in and install custom cabinetry and work surfaces. This is an option if you desire a high-end garage.

When putting items back into the garage, label where everything is stored until you become accustomed to the new organization. This way you’ll be able to find everything easily.

Organizing a garage can be tedious, but the reward is ultimately worth the effort.

WHEN SORTING, SEPARATE ANY BROKEN ITEMS, WHICH CAN IMMEDIATELY BE PUT AT THE CURB FOR TRASH PICK-UP.

IMPACTCertain towns

actually may restrict the size and placement

of a shed if it interferes with traffic visibility

homeowners. Certain features as well as cost need to be factored into the decision before purchase. Homeowners should compare chain home improve-ment stores as well as private retailers to find a shed that is the best fit.
