Why we deal with buildings..

In the United States, buildings account for; !  41 percent of total energy use !  65 percent of electricity consumption

!  30 percent of greenhouse gas emissions

!  30 percent of raw materials use

!  30 percent of waste output (136 million tons annually)

!  12 percent of potable water consumption

.. So, what is the remedy?

Green Buildings

Green building movement is the most successful worldwide environmental movement ever!

What is a Green Building?

Compared to a conventional building, a green building; !  uses less energy, water and natural resources

!  creates less waste

!  is smartly located

!  is built with as little impact on the land it sits on as possible

!  is healthier for the people living/working inside

Page 10: Green Buildings by Zeynep Cakir

What is a Green Building?

!  Green buildings consider sustainable practices throughout their life cycle from site selection up until demolition

!  Sometimes also referred to as ‘high performance buildings’ or ‘sustainable buildings’

!  Green buildings and green neighborhoods support the principles of sustainable development

Why do we need green buildings?

Page 14: Green Buildings by Zeynep Cakir

Do Green Buildings increase initial costs?

YES and NO !

It depends on; !  Owner’s commitment for achieving green building goals

!  Project phase in which the decision for green building is takenSite selection? Pre-design? Construction? Post-construction?

!  Integrated design !  2 - 10% increase in total construction costs

How can we assess the ‘greenness’ of a building?

‘Green Building Rating Systems’ are developed to define and measure green buildings!   BREEAM (United Kingdom, 1990, BRE Group) !   LEED (U.S.A, 1998, U.S. Green Building Council) !   GREEN GLOBES (Canada, 2000, ECD Energy and Environmental Canada) !   CASBEE (Japan, 2005, IBEC) !   DGNB System (Germany, 2008, DGNB German Green Building Council) !   LEED Canada, LEED India, LEED Brazil… many counties have their own rating systems

Page 17: Green Buildings by Zeynep Cakir

LEED “Leadership in Energy and

Environmental Design” LEED rating system developed by the U.S. Green Building Council (USGBC) is the most widely used rating system around the world

Page 18: Green Buildings by Zeynep Cakir

LEED

LEED Rating System is applicable to the following types of buildings; !   New Construction !   Existing Buildings !   Homes!   Healthcare!   Hospitality!   Schools!   Retail!   Commercial Interiors!   Core & Shell!   Warehouses and Distribution Centers!   Data Centers

LEED rating system is also applicable on the neighborhood scale

Page 19: Green Buildings by Zeynep Cakir

LEED Rating Systems

There are five rating systems that address multiple project types;

q  BD+C (Building Design and Construction) q  ID+C (Interior Design and Construction) q  O+M (Operations and Maintenance)

q  ND (Neighborhood Development)

q  Homes

LEED Credit Categories

Each rating system is made up of a combination of credit categories;

1.  Integrative Process2.  Location and Transportation 3.  Sustainable Sites4.  Water Efficiency5.  Energy and Atmosphere6.  Materials and Resources7.  Indoor Environmental Quality

LEED Score

There are four levels of certification - the number of points a project earns determines the level of LEED certification that the project will receive. Typical certification thresholds are

40-49 points %: Certified

50-59 points %: Silver

60-79 points %: Gold

80-110 points %: Platinum

Page 23: Green Buildings by Zeynep Cakir

LEED certification level demonstrates a certain quantitative performance for the building in terms of

- Energy use- Water use- Material use- Effects on human health - Occupant comfort- Site use- Waste generation
