XXI, Issue 7 October 2019 Editor: Terri Kathman FROM THE BOARD OF DIRECTORS By: Sandy Keir, President Summer is over, the weather has gotten cooler and less humid and the Finance Committee is finalizing its work on the 2020 Pinestone budget. The Board of Directors will review the budget at its October 8 workshop and vote at the October 15 Board meeting whether to send the budget to the owners. Most of us will be happy because 21 of our 26 buildings will experience a reduction in our monthly HOA payments next year. The buildings experiencing the biggest reductions are those that were either painted or reroofed last year and are now starting a new, reduced 7 or 20 year allocation period. Also, the Neighborhood Reserve allocations will be significantly lower in 2020 since the paving project has been completed, new fencing has been installed around the pool and the new security system is complete. The 2020 Pinestone Operating Budget rose only slightly from $792,737 in 2019 to $814,573, an increase of $21,896 or less than 3%. The biggest change in the budget was the elimination of $32,312 annually for our security guard, replaced by $8,610 for maintenance and monitoring of our new electronic security system. Another significant change in the budget is an increase of $13,780 in the premium for the Association’s property insurance. Condo associations throughout the state of Florida are experiencing increases of 10% to 35% this year due to the major hurricane damage that occurred in various parts of Florida over the last two years. Finally, changes in Federal tax rates included in last year’s “tax relief” act actually raised the Association’s corporate income taxes from $1,175 to over $10,000!! Happy Fall !!

We have had some Fabulous Fall weather the last week or so with low humidity and temperatures. Would be fabulous if it stayed, but as we know in Florida, Fall is Fleeting!!

If you see post and or security lights that are not working please advise the office as we are not on the property in the evenings.

Items of Interest:

• The ladies asked that I advise they will be playing Kalookie at 1 pm on Thursdays October through May and would love others to play as well.

• I am still working on a 2019 update of the Pinestone directory. Unfortunately, I have not heard from quite a few of you. If you have not yet sent in your updated form, please do so ASAP.

• If you have seasonal renters, please be sure to arrange access to the property. They will need a fob and or a pin to gain entrance at the front gate and they will need a fob for all the other amenities.

• Pool hours will be 8 am to 10 pm beginning on October 1st.

Editorial Comment by Terri Kathman, Editor

The leaves are beginning to turn and the chill is in the air. I’m holding off turning on the furnace and just putting on jeans and a couple sweaters hoping it will stave off the cold. Tomorrow it is supposed to be back up to 84 degrees so I might as well enjoy the warmth up here because we won’t be heading to Sarasota as early this year. Usually Pinestone beckons us around the middle of October but this year a big Thanksgiving get together in Virginia with extended family has proven to be a bigger draw. We’ll be heading to Sarasota from there arriving at the beginning of December.

It will be interesting as we drive in the gate to see all the changes that have been made since we headed north. We have the beautiful new paving, the entry gate, the pool fencing and the security system, but no matter what changes are made, it always looks so beautiful with the landscaping and flowers to welcome you home.

We have had a wonderful summer up here in Illinois, but I miss the people, the pool and the beautiful beach of Sarasota. But most of all I can’t wait to go to the Friday Night Social and see all those friends who have enjoyed the beach all summer and those who are slowly returning to their home in paradise. Let’s invoke the Pinestone Spirit and invite one of our new neighbors to join us at the Friday Night Social where we all can enjoy a winter full of good times, good friends, and cherished memories. See you in December!

SOCIAL COMMITTEE Good Bye Summer – Hello Fall

Your Social Committee has been busy planning a fun season for all to enjoy.

Beginning October 3rd, the card game, Kalookie, will be held at 1:00 in the card room and every Thursday thereafter. All are welcome. The Friday Night Socials begin October 4th, hosted by Lorraine & Paul Bourassa. Bring a dish and what you want to drink. Come at 5:30 and enjoy an evening of getting reacquainted with your neighbors.

Put November 16th on your calendar for our “ever popular” Awesome Breakfast at 10:00 a.m. in the clubhouse. The reservation sheet will be posted in the library on November 2nd. When signing up, please indicate the category of the dish you will be bringing. This will be hosted by Betty Angotti and Carol Wambold.

The holidays are approaching and our annual Christmas Party will be December 7th hosted by Ruth Robenalt and Rose Marie Hochendoner. Entertainment will be provided by Kenny Angotti. Put your unwrapped “Toys for Tots” gifts under the Christmas Tree. If you are here on December 31st, join us in the clubhouse for a pitch-in at 6:00 p.m., for an early New Year’s Eve celebration.

January 25th will be our Welcome Back Party with music by Lynn Spins. Our theme is “Home Sweet Home”, so wear or bring something connected to your home state. More info to follow.

Our next Social Committee meeting will be November 6th at 10:00 a.m. in the clubhouse. All are welcome and encouraged to attend.

FACILITIES COMMITTEE

The Facilities Committee is still on hiatus but we look forward to the Committee members' return to Pinestone for a productive and rewarding season. Our next meeting will be in early January as a combination of the Facilities Committee and Systems, Technology and Security Committee.

And, if you haven’t heard there is a rumor that there may be donuts and coffee at our first meeting of the season!

NEW GATE ENTRY INSTRUCTIONS

The new gate box is now active/live. If you have a headlamp reader you can pull slowly to the gate and it will open. If you have a fob you can stop at the gate box and place the fob near the reader and the gate will open.

If you have a guest they will press “Phone Call” (on the bottom left), then they will press “I have a Directory Code”, then press your directory code (Your directory code is your unit number. If your unit number is 3 digits you will need a lead zero (i.e.114 would be 0114) ) and then call. The box will call your designated number and you will press and hold the number 9 for 3 seconds and the gate will open.

They also have the option of pressing “Find a Name” and they can find you that way as well.

Our Sunshine Lady, Liz Collister, is the one who sends cards to those Pinestone residents who are ill, hospitalized, have a special anniversary (25th, 50th), or to the

LINE DANCING UPDATE!!

Get your dancing shoes ready but you won’t need them until October 18 when Line Dancing will

resume and be held every Friday at 10:30 in the Clubhouse

DO I NEED APPROVAL FOR ANY IMPROVEMENTS OR CHANGES I MAKE TO MY CONDO?

It seems that some people were not aware that they need to get approval for certain improvements or changes that they make to their condo. Just to make sure everyone understands, before you have any of the following items changed or installed please get a copy of the Architectural Change Approval Form from the office and have it completed in a timely manner before you contract with a vendor to do work in your home.

Aluminum Screen Doors Changing Lanais or balconies from screen to glass

enclosures Satellite Dishes

Windows Hurricane Protection

Wood, Tile, Hardwood Floor Underlayment in Second Story Units

Air Conditioner Replacement Any electrical or plumbing addition, deletion or

change that may affect the outward appearance of the building

Information Hopefully You Will Never Need But... “IN CASE OF A FIRE WHAT TO DO”

If you happen to have a fire in your condo the smoke detectors and automatic sprinklers may go off. You should get out immediately and go to the fire box on your building and pull the fire alarm. This will alert the fire department and all the other residents of your building to get out of the building. After the fire department has taken care of the situation they will inform everyone when it is okay to return to their condo.
