Seller Insight “I’d lived in this area most of my life, before moving to London for work,” says the owner, “but when the children came along,

moving back to the countryside seemed like the natural thing to do. It’s a stunning location and what really hits you is just how incredibly peaceful it is. We can walk to the pub in the village, or take a short drive to the shops, so we have everything close at hand including Bluewater, which is only 15 minutes away. It’s also an excellent base for a commuter as we are conveniently located for road and rail.”

“I’d describe the older part of the house as quite quirky,” continues the owner, “whereas the later addition c.1800 has lovely high ceilings and big sash windows. The main living areas consist of a beautiful big kitchen, which leads directly into the dining room, and then two large reception rooms at the front of the property. All of the bedrooms are generously proportioned and we even have a double cellar, part of which we’ve converted into a cinema room for the children.”

This exceptional home boasts around 1.3 acres of beautiful grounds that overlook the rolling countryside beyond. “The garden sits mainly to the side of the house,” says the owner, “and we have a lovely big patio, a large area of lawn and a kitchen garden in which we grow herbs and soft fruit. We also have a large paddock to the rear of the house, which we have used for camping with the children, picnics and parties. The whole space is beautiful and it’s been absolutely perfect for the children and dog!.”

“I think what we love most about the location is that it’s so beautiful and peaceful, and yet also incredibly convenient,” says the owner. “We have excellent rail links, but when I was working in the City I would drive to the O2 at North Greenwich, park and then hop on the tube; I could be at my desk in around 45 minutes, which was ideal.”

“We extended the patio and installed a swim spa just over a year ago,” says the owner. “It catches the sun all day, so it’s generally where the children head as soon as they get home from school in the summer, and for my wife and I it has been a great place to exercise, even in the winter months.”

“This has been a stunning family home and a really idyllic and safe environment for our children to grow up in,” says the owner, “We love the peace and quiet of the area, which is why we won’t be moving far.”*

LOCATIONHorton Kirby is a village in the civil parish of Horton Kirby and South Darenth in the Sevenoaks District of Kent. The village is located on the right bank of the River Darent, south of Dartford. Its church is dedicated to St Mary. The nearest railway station is at Farningham Road. The A225 road between Dartford and Sevenoaks passes to the west of the village. The village nestles in the Darenth Valley a few miles from Dartford. Road links from the area give access to A2/M2, A20/M20, M25 and Dartford Tunnel as well as Ebbsfleet International station, airports, the coast and Channel Tunnel.

DIRECTIONSFrom Fine & Country North Kent proceed up Ash Road, take the second turning right onto Castle Hill, turn left at the bottom onto Valley Road, follow this road along taking the second turning right into Speedgate Hill proceeding straight across the crossroads into Mussenden Lane, follow this road down where the property will be found approximately 1.5 miles down the lane on the left hand side.
