Getting Your Bond Back At the end of your tenancy you will no doubt want your bond refunded quickly after you vacate. Once we receive your vacate notice, you will be posted a checklist and a guide on preparing the property for vacation. For your full bond to be paid quickly, you will need to ensure the following: a) Rent - any outstanding rent is paid promptly. b) Property Ready – the property is cleaned, carpets professionally cleaned (receipt must be provided), Flea Treatment if applicable (receipt must be provided) and grounds returned to their ingoing condition. The property must also pass the final inspection conducted by this agency. c) Outstanding Accounts – please ensure that any monies outstanding like water etc are paid. d) Keys – ensure that all keys, remote controls etc have been returned. Outstanding Rent Please note that it is against the Residential Tenancies Act 1987 to withhold rent at the end of your tenancy with the intention for this to be deducted from the bond. Your rent must be paid in full, leaving your bond intact. Forwarding Address Please note that it is against the Residential Tenancies Act 1987 not to provide a forwarding address. Property Ready Please use the “Checklist for Outgoing Tenants” that is provided to you. Should the cleaning process not be completed thoroughly, this can result in extra costs associated in rectifying any cleaning issues and will also delay the return of the bond. You may like to refer to our Trade Directory for a list of cleaners & carpet cleaners to assist with preparing the property. Bond Disposal Form Once the Bond Inspection has been carried out and if applicable, outstanding invoices etc have been received by our office, a Bond Disposal Form is prepared and requires your authorisation through the Bond Administrator. If you do not authorise your Bond Disposal, then the matter will be lodged at Court and you will be charged further court fees. If you do not pay outstanding money that you owe above the Bond, then your details may be registered on Defaulting Tenant databases which may make it very difficult for you to be placed in another rental property in the future.
