Exhibit 18 Chapter 703 Ar3cle 5.M, Architectural Standards Sec3on Category Comments 1 COMPOSITION Applicant Staff a. Buildings of three stories shall be designed to have a defined base, a middle, and top that includes an ar3culated cornice and roof, appropriate to the Building style, which shall be accomplished by such measures as: Accomplished via the use of trim work, window sizing, and ar3culated architectural features as noted below. i. The top shall also include the upper Story. “Top” consists of the upper story windows con3nuing to the ridge. ii. Base transi:on line loca3ons shall depend on the overall height of the Building, with such transi3on line usually occurring above the first floor. The 1st Floor is dis3nguished from the middle using con3nuous trim broken down as appropriate to ar3culate building corners and entrances. The trim work has been widened to 18” overall height to allow for signage placement and exterior lights to be mounted. iii. The design of the base of a Building, as well as the quality and durability of its materials, shall be emphasized. PVC Trim is used to trim the lower storefront with aluminum clad windows. iv. The upper transi:on line shall occur below the upper floor windows. In many cases, the windows within the top may be square or shorter than those of the floors below. The Upper story windows are smaller along the primary facade and have less dis3nc3ve casing to provide a visual dis3nc3on from the “middle” v. Transi:on lines may consist of a con3nuous, shallow balcony, a short setback, or a slightly ar3culated trim course. Accomplished using con3nuous trim work along the top of the storefront. The dis3nc3on in window sizes and window casing along the 3rd Floor provide a visual transi3on between floors. No con3nuous horizontal line is proposed between the “middle” and “top” as this is historically less typical of a clapboard building of this size. vi. The transi:on may be supported by a change of window rhythm or size and a change in material or color. The Upper story windows are smaller along the primary facade and have less dis3nc3ve casing to provide a visual dis3nc3on from the “middle” vii. An ar:culated cornice shall be provided where the of the Building wall meets the roof. Due to the gabled roof an Eave return at the rakes has been provided rather than an ar3culated cornice.
