Notice to Purchasers Travel - See location map & directions on back page. Signs to the sale will be roadside in the vicinity of the sale. Parking – Our staff will be present on the day to assist with car parking. Please follow signs and instructions from the stewards. Viewing – From 8am on morning of sale Registration and Conditions of Sale - In order to bid all Buyers are required to register before the auction, at the Pay Office. All Buyers unknown to the Auctioneers will be asked for two forms of identification. Acceptable identification include Driving Licence/Passport together with a Business Card/Utility Bills/Proof of Address/Business Letter Heading. The Auctioneers reserve the right to request a deposit ahead of any purchase or during sale proceedings. It is strongly recommended that Bidders and Buyers visit Kivells.com and read Kivells Standard Terms and Conditions of Sale ahead of the sale. You will be signing to the effect that you have read, agree with and will abide by those Conditions and these Notice to Purchasers. Payment - All Lots must be paid for on the day of the Sale by the Buyer prior to any removal or consolidation unless alternative arrangements have been agreed with the Auctioneers. Payment will only be accepted from the successful purchaser or their duly appointed agent. Any payment is to be by a means approved by the Auctioneers and include the Buyers Commission and VAT. Our terms are strictly cash, Bank Transfer, Debit Card, NO Credit Cards accepted. Our Bank Account details are: Sort Code 56-00-49 Account Number 32376359. Payment in Cash – In order to comply with money laundering regulations we will not accept Cash payments above the maximum permitted at the time of sale. The maximum varies according to exchange rates and currently it is circa £9,000. Buyers are advised to check with the Auctioneers ahead of the sale. Commission/Buyers Premium - All Lots will be subject to a Buyers Commission, VAT at the standard rate will be charged on all commissions. Buyers shall pay Commission to the Auctioneers at the following rates:-
• 10% on any single lot up to and including £2000 • 5% on any single lot over £2000
Value Added Tax – Please be aware some lots will be subject to VAT and therefore VAT will be charged in accordance to the current rate and added to all accounts and is applicable to the Commission/Buyers Premium. Bidding for You – The Auctioneers will bid on your behalf if written instructions are received on the form supplied, adequate time is available to enter such bids and you have previously inspected the lot. Descriptions of Lots - Buyers should satisfy themselves prior to making bids as to the condition of any Lot and should rely on their own judgement as to whether the Lot accords with its description. All Lots are sold with all faults and imperfections and errors of description. Risk – All lots remain at the risk of the Buyer from the fall of the hammer and it is strongly advised that the Buyer effects insurance immediately.

Removal of Lots – Lots can only be removed once payment has been made. We would like all lots to be cleared from the sale ground on the SALE DAY unless alternative arrangements have been agreed with the Auctioneers. No removal of lots will be permitted until after the conclusion of the selling unless agreed by the Auctioneers. Health & Safety – The Auctioneers and their clients accept no liability for any damage or injury to persons or plant. Any person entering the Saleground does so at their own risk and must comply with the requirements of all health and safety notices. All persons entering the Saleground are hereby given notice that there are significant risks due to the type and display of lots. Caution should be exercised and children must be fully supervised at all times. The Auctioneers reserve the right to refuse admission to any person or vehicle into the Saleground without giving reason. No vehicle will be allowed in the Saleground during the sale without the express permission of the Auctioneers. Permission from the Auctioneers is required ahead of starting powered equipment or machinery. Any incidents or accidents on the Saleground should be reported to the Pay Office immediately. Refreshments and Facilities - A refreshment vehicle will be on site providing drinks and foods, a portable toilet will also be provided. REMARKS: Kivells of Exeter are delighted to have been favoured with the instruction to conduct this dispersal sale on behalf of The Gent Family following the dispersal of the dairy herd.

DIRECTIONS – EX1 3TR From M5: Take exit 29 from the M5 towards Honiton. Bear left following signs for Sowton village – follow this road for 1 mile. Turn left onto Blackhorse Lane. Take the first right onto Mosshayne Lane.
(This location is EX5 2AP.) Continue along this road until you see the “Sale This Way” signs. From Honiton/A30: Following the A30 from Honiton, take the B3184 exit towards Sowton Village/Clyst Honiton/Exeter Airport. Take the 3rd exit on the roundabout onto B3184. At the next roundabout take the 2nd exit. Continue onto Clyst Honiton Bypass/B374 for ¼ mile. Turn left towards York Terrace and then turn left onto Chillpark Brake. Continue onto Honiton Road. Turn right onto Blackhorse Lane. Take the first right onto Mosshayne Lane (this location is EX5 2AP) and continue along this road until you see the “Sale This Way” signs. From Broadclyst: Take the B3181 towards Exeter and, after crossing the M5, turn left into Mosshayne Lane. Continue for 2 kilometres, passing over 2 speed bumps at Westclyst Farm (EX1 3TR - please drive slowly past the barn conversions), and passing Mosshayne farmhouse and through the old courtyard at Mosshayne, and also passing over the railway line. You have arrived when you reach the junction with Mill Lane and Tithebarn Lane. From Pinhoe: Take the B3181 towards Broadclyst and, after passing the speed camera on the right, take the next right turn into Mosshayne Lane. Continue for 2 kilometres, passing over 2 speed bumps at Westclyst Farm (EX1 3TR - please drive slowly past the barn conversions), and passing Mosshayne farmhouse and through the old courtyard at Mosshayne, and also passing over the railway line. You have arrived when you reach the junction with Mill Lane and Tithebarn Lane.
