Applications for development approval will only be accepted when they are lodged with the information listed below. Short Stay Accommodation’ means where people stay at a premises for less than three months in any 12 month period and includes Bed and Breakfasts, Guesthouses, Holiday Houses, Chalets, Serviced Apartments, Hotels, Motels, Camp Grounds, Caravan Parks and Resorts. Short stay accommodation involves people visiting and inhabiting a premises where they may be less likely to be able to respond in the event of an emergency. These uses are classified as vulnerable(Statement of Planning Policy 3.7 Planning in Bushfire Prone Areas). Applications for vulnerable land uses, in a bushfire prone area, are to be lodged with the specific information detailed in this checklist. To determine if your site is in a bushfire prone area: view the mapping at: https://www.dfes.wa.gov.au/regulationandcompliance/bushfireproneareas/Pages/default.aspx discuss your proposal with a Shire Planning Officer (08) 9780 5220. Applications not meeting minimum information requirements will not be accepted. (If lodged electronically a printing fee will be charged) ALL APPLICATIONS SHALL BE ACCOMPANIED BY THE DOCUMENTS OUTLINED BELOW Tick Application form fully completed and signed by all landowners or strata owners where applicable. Cover letter providing details of proposed development, variations to the Scheme and relevant policy standards and justification for any variations and details of the house rules/management plan. This checklist sets out the minimum required information for an application for short stay accommodation in a bushfire prone area to be considered complete. Applications for development approval will only be accepted when they are lodged with the information listed below.

be removed; • Contours, existing and proposed levels, finished floor levels; • Existing vegetation, proposed landscaping areas and proposed clearing; • Easements, rights of carriageway, sewer/drainage lines, power poles,

manholes and footpaths on site or in verge; • On-site effluent disposal system (if applicable); • Existing/proposed parking, access ways and crossovers; • Fencing / Screen walls (location, height, materials); and • Scale, lot/street number(s), address, owner’s name, drawn by, date drawn, north arrow

ELEVATIONS (1 copy) including: • Proposed structures all elevations (additions to include existing structures) showing

natural ground level and dimensions. • External finishes (including schedule of colours and materials)

FLOOR PLANS (1 copy) including • Total Floor Area, Proposed Floor Area of Use(s) • Sanitary facilities, Entry/Exits, Internal Walls

Note: Prior to lodging your application for planning approval, you may wish to discuss your proposal with a Shire Planning Officers (08 9780 5220). Applications that do not contain insufficient information will not be accepted.

Terminology

‘RBA’ - residential built out area is not strictly defined but includes land within proximity to urban centres that has a density code of R5 and higher.

‘DFES’ - the Department of Fire and Emergency Services.

‘EEP’ - Emergency Evacuation Plan prepared in accordance with section 5.5.2 of the Guidelines for Planning in Bushfire Prone Areas.

‘BAL’ – Bushfire Attack Level is a bushfire risk rating determined for sites in a bushfire prone area by, at a minimum, an accredited Level 1 BAL Assessor or Bushfire Planning Practitioner.

‘BMP’ – Bushfire Management Plan is a document that sets out short, medium and long-term fire risk management strategies for the life of the development and is prepared in accordance with Statement of Planning Policy 3.7 Planning in Bushfire Prone Areas (SPP3.7) and the Guidelines for Planning in Bushfire Prone Areas.
