a word from the PREZ...

This is my last letter to you as your president. It has been a crazy, strange and challenging, but interesting journey throughout the year. We are proud of our accomplishments this year and we have made positive contributions to our industry. We care about our Members and this will not change.

We took the advice of the ever so popular phrase “OUT WITH THE OLD AND IN WITH THE NEW.” I want to thank each and every member that volunteered

so unselfishly of their time and energy. CPAR just would not be if not for them.

In light of the new standards imposed on us by the National Association of Realtors®, you chose to stand strong and work toward meeting those standards. We can and will stand our ground by being small but mighty.

We welcomed Vanessa Frost as our Association Executive who has brought exceptional talents to CPAR and is more accessible to our members by being available every week day.

We have an outline of what we still want to accomplish before June of 2015 and ask that you call Vanessa to volunteer some of your precious time to make this better for all the members. We want you to help us find the answers as we move on.

One of our most often-heard suggestions was to change our monthly meetings to a Central Pasco location. That was and continues to be the biggest challenge, as the ever growing Pasco County seems to have made a circle around Central Pasco as to adequate and affordable meeting locations. Trust me – several Board members as well as association members have scouted almost every restaurant, hotel, resort and office complex to solve this request. We found that they were either too small, too loud, not enough privacy, too pricy, or they didn’t serve food. We will continue to check out any new locations that are suggested.

Educational seminars/classes are another area that has been expanded. What would you like to know more about to expand your business? We can’t make additions to our programs if you keep your educational wishes a “secret.”

CPAR has established an aggressive Outreach program under the direction of Director Louise Richardson; a Member Appreciation event which included the Installation was held last month with the guidance of Ruth Peeples, and the event exceeded all expectations imagined; and the Meet ‘n Greet functions organized by Lynne Tonte are still being talked about. In 2015 there will be even more events to meet and greet and socialize and network.

It has been a great journey and an honor for me to have been able to serve as part of your Leadership. I have had great support from the 2014 Board and look forward to being the immediate Past President for 2015. I thank all of you for your support throughout this year and know that you will continue to help CPAR grow and support your new 2015 CPAR Board of Directors.

So, as this year ends – I bid farewell to you as your President and welcome Lynn Mooney as your 2015 President. She is awesome and a great leader. CPAR, with the 2015 Board and your continued support of meetings, educational classes and even the social events, will continue to be an Association of which you can be proud to be a member.

Thank you again for the great ride as your 2014 President!

Community Outreach Program

One of CPAR’s most recent endeavors is the formation of the Community Outreach Committee. This effort will focus attention on our organization as a viable, caring group of Realtors®. We currently have a group of hard-working, talented members to get this program kick-started. They are: Louise Richardson, Pro-Active Real Estate, Committee Chairperson; Toby Caroline, Sun ‘n Fun Realty; Ruth

Peeples, First American Title Insurance Company; Adam Jonas, Gulf Coast Executive Realty, Inc.; Vicki Derbes, Berkshire Hathaway Florida Properties Group. Our first project is the Food Drive for the benefit of Metropolitan Ministries. It is requested that a non-perishable item be brought to all CPAR functions through the end of 2014. We have a large barrel at the CPAR office for collecting these food items. We also have a number of smaller boxes available, and ask that members and brokers place one of these at their respective offices (contact Vanessa at [email protected] for info). The foods collected can then be brought to any CPAR function, or dropped off at the CPAR office; another option is to give it to one of the committee members. The point is-- No family should go hungry, ever. And in the spirit of the upcoming Holiday Season, no child should be hungry while opening that gift that came from the various toy collections. Our next project is the Angel Tree, under the direction of Vicki Derbes. We have many local families in need of help to have a nice Christmas, and we have angels available for whom you can shop. Please contact Vicki Derbes at 813-924-3191. In looking at 2015, we will have a group of 10 volunteers to help at the Trinity Café, located at 2081 N. Nebraska Ave., Tampa, near Columbus Drive. Ruth Peeples has set up this activity, and can be reached for details. There are three people already signed up, and we are asking for seven more volunteers from the Membership to spend just a couple of hours with this worthy cause. This will be on January 14, 2015, from 11:00 AM till about 1:15 PM. This will be some excellent PR for CPAR, and all volunteers will be recognized for their efforts. The Trinity Café website states, “The mission of Trinity Cafe is to restore a sense of dignity to the homeless and hungry while serving a nutritious meal. We faithfully treat all of God's children with acceptance, compassion, love and respect.” Ruth can be reached at [email protected]. Next, Toby Caroline will organize a merchandise and clothing drive for the benefit of Hospice. This will be during the month of February. Details on his will be announced at a later time. As you can see, we have these CPAR Community Outreach activities already in the works. We will need the help of the Membership to be able to make this a staple of CPAR’s position within the community. We welcome any suggestions from the Membership that will keep this endeavor interesting and fun. Send your suggestions for projects to [email protected].

Code of Ethics Case 

REALTORS® shall cooperate with other brokers except when coopera on is not  in  the  client’s  best  interest.  The  obliga on  to  cooperate  does  not       include  the  obliga on  to  share  commissions,  fees,  or  to  otherwise       compensate another broker.  

Case #3‐10: Disclose Accepted Offers with unresolved Con ngencies (Adopted May, 2004.) 

 

  REALTOR® A  listed   Seller  S’s  house  and  placed  the  lis ng   in  the local associa on’s MLS. Within a ma er of days, REALTOR® X procured a full price offer from Buyer B.  The offer specified that Buyer B’s offer was con ngent on the sale of Buyer B’s current home. Seller S, anxious to sell, accepted Buyer B’s offer but instructed REALTOR® A to con nue marke ng the property in hope that an offer that was not con ngent on the sale of an exis ng home would be made. 

  A week later, REALTOR® Q, another coopera ng broker working with an out‐of‐state transferee on a company‐paid visit, contacted REALTOR®  A to arrange a showing of Seller S’s house for Buyer T.  REALTOR® A  contacted Seller  S  to  advise  him  of  the  showing and then called REALTOR® Q to confirm that he and Buyer T could visit  the property  that evening.    REALTOR®   A    said    nothing    about  the previously‐accepted purchase offer. 

  REALTOR® Q  showed  the  property  to  Buyer  T  that  evening  and Buyer T signed a purchase offer for the full listed price. REALTOR® Q le  the purchase offer at REALTOR® A‘s office. 

  REALTOR®  A  informed Seller S about this second offer. At Seller S’s  instruc on, Buyer B was  informed of the second offer, and Buyer B waived the con ngency in his purchase offer. REALTOR® A then  informed REALTOR® Q that Seller S and Buyer B  intended  to  close on  their  contract  and  the property was not available for purchase by Buyer T. 

  REALTOR® Q,  believing  that  REALTOR®  A’s  failure  to  disclose  the existence of  the accepted offer  between Seller S and Buyer B at the  me REALTOR® Q contacted REALTOR® A was in viola on of Ar cle 3 of  the  Code  of  Ethics,  as  interpreted  by  Standard  of  Prac ce  3‐6,  filed  an  ethics  complaint with  the  associa on  of            REALTORS®. 

DECISION OF HEARING PANEL: 

  At  the hearing  called  to  consider  the  complaint, REALTOR® A defended his ac ons no ng that while Buyer B’s offer had been accepted by Seller S,  it had been con ngent on  the  sale of    Buyer B’s  current home.  It was possible  that Buyer B,  if  faced with  a  second offer,  could have elected  to  withdraw  from  the  contract.  REALTOR®  A  argued  that  con nuing  to  market  the      property and not making other brokers  aware  that  the property was under contract  promoted his client’s best  interests by con nuing to a ract poten al buyers. 

  The  Hearing  Panel  disagreed  with  REALTOR  A’s  jus fica on,  poin ng  to  the  specific  wording  of  Standard  of      Prac ce  3‐6  which  requires  disclosure  of  accepted  offers,  including  those  with  unresolved         con ngencies. REALTOR® A was found in viola on of Ar cle 3.

The fervor about marketing to Millennials peaked for me during the National Association of REALTORS® Convention in New Orleans last week. Surely you've seen some of the recent headlines: "Millennials could hold the key to housing recovery," "Millennials need to be wooed," "Insights about Millennials' path to home-ownership," etc. One of the seminars at NAR had this in its title: "Generating Referrals from Millennial Home Buyers." Say what? Try this headline: Millennials are broke. Yes, Millennials (a.k.a. Generation Y), those who ages range from about 19 to 38, may comprise the largest segment of the U.S. population at 86 million strong, but they don't have any money. They are student debt rich and cash poor. Worse, they don't make much either.

Millennial Malaise I was awakened by this fact by one of my favorite daily bloggers, economist Elliott Eisenberg, Ph.D. who pens a 70-word blog five days a week (see econ70.com). He shared these facts: ▪ In 2010, households headed by those under age 35, the Millennials, had median income of $37,600; now it's just $35,300 ▪ Worse, 41.4% of them have student loans, up from 33.6% in 2007 and 23.3% in 1998 ▪ Their student loan balances are up from $10,000 in 1988 to $17,300 in 2013 ▪ Moreover, just 38.6% hold equities, down from almost half in 2001 ▪ Their median net worth is a paltry $10,400 Re-read these numbers: Median income is $35,300 and median net worth is $10,400. If you do the mortgage math and assume all of their other monthly debt totals no more than $500, the maximum home the average Millennial can afford is about $87,000. That's why Millennials are renting or living in mom and dad's basement. The total student debt number in America is staggering: Over $1 trillion – that's $1,000,000,000,000 dollars, more than double what it was just 8 years ago. As demographer Peter Francese told Baron's, "These people have a mortgage and no house." And they are not just talking out loans, they are defaulting on them: Ten percent of all borrowers defaulted on their student loans in the most recent year available, the highest since 1995. That's going to kill a lot of credit scores for a very long time. "Hopefully, they are saving," said the NAR Chief Economist Lawrence Yu during his press conference last week, who also noted job creation will help them significantly. But half will still likely be renters. For those that want to buy, Yu also suggested that Millennials' boomer parents might foot the bill and buy their kids a home. That's a great theory, but if it does come to fruition, think about this: Who do you think will influence their home purchasing decision? The boomers, because it will be their money their kids will be using. When you dissect the Millennial market, you have to wonder why all the buzz about targeting Millennials as home buyers?

The Case for Boomers I think we are simply chasing the next shinny object instead of looking at the what's available to us now: Baby Boomers. Dissect the Boomer market and it will make you forget about Millennials for a very long time in terms of where your marketing should be focused today, tomorrow and the next several years: ▪ 80 million Boomers are ages 50 to 68 ▪ Next year, those aged 50 and older will comprise 45% of the US population ▪ The 55+ group has 75% of the wealth of America ▪ 50+ group has $2.4 trillion in annual income, or 42% of all after-tax income ▪ They outspend other generations by $400 billion a year ▪ They are going to be richer, much richer: We are on the verge of the greatest transfer of wealth in history as the Greatest Generation passes $12 trillion to the Boomers

The Bottom Line We're spending way too much time, energy and marketing dollars focusing on a market that isn't ready to buy any time soon, and more importantly, largely incapable of buying now: It will be years away for most, perhaps a decade for many. Yes, someday it will make sense to spend the majority of our marketing money targeting Millennial homebuyers. After all, when the Boomers pass on, Millennials are in line to inherit an estimated $37 trillion in their wealth. But that's a long ways away and the boomers have the dollars to spend on homes – that's plural – today. That's where most of our focus should be. At best, Millennials are a marginal market.
