It’s easy to get caught up in all the negative press, especially when your days are spent negotiating rent reductions or lease assignments along with store closings and bankruptcy filings. I’m getting tired of being bombarded with how bad things are out there, so I went on a quest to find some good news and positive

feedback; it wasn’t easy but fortunately our industry still has a pulse and not all of us have lost our sense of humor in spite of the economic turmoil. One of our readers commented, “Yeah, I’m still making deals, but I’ve had to convince myself that smaller and shorter is better.” After I stopped laughing, he explained that, these days, the tenant’s footprint is smaller and the lease terms are shorter. The consensus is that there are retailers still expanding but, for the most part, chains that are growing in this economic climate cater to a budget-conscious, lower middle- and low-income customer (a growing population base due to the current economy).

Here are a few rays of sunshine that I’ve learned about in the past few weeks. Spartan Stores, a 100-unit chain of grocery and drug stores operating in Michigan and Ohio saw a 3.3% increase in comp sales last quarter and plans to continue opening locations. Roundy’s, a 152-unit chain of supermarkets operating in Wisconsin and Minnesota, is entering the Illinois market with its recent purchase of a six-acre car dealership. It plans to build a 68,000 sq.ft. store on the site. Another grocery store chain that’s in an expansion mode is Aldi, known for its deeply discounted grocery items. I read that Wal-Mart is looking at 12 locations within Chicago, with the idea of developing several sites into Wal-Mart Supercenters. JCPenney is still on track to open 17 locations and Kohl’s expects to open 19 stores this year. McDonald’s and Dunkin’ Dounts are growing. At a site in Manteca, California, permits were requested with CVS, McDonald’s, Valero Gas, and Prime Time Car Wash all recently submitting building plans for new locations. Gottschalks, a 58-unit regional chain of department stores operating in the western states, fell into bankruptcy a few months ago, but last month it posted a 13.3% increase in sales compared to the prior year; the gain is probably too little and too late to save the chain, but it does show that the consumer will come out to buy. (Yes, California is still breathing without the help of a respirator). Sonic Drive-In and UFood Grill are also in a growth mode. Plus, Panera plans to open 80 to 90 restaurants this year. Firestone Complete Auto Care Centers is another concept that’s still opening locations. Farmer Boy’s, a 61-unit chain of hamburger-focused restaurants is exploring the Western states for expansion opportunities beyond its California base. A number of gym concepts, such as Planet Fitness and Retro Fitness, are still expanding. Procter & Gamble Co. formed a subsidiary to handle franchising and national expansion of its Mr. Clean car washes.

Yeah, I know putting a car wash or a tire shop on your pad or filling your vacant anchor position with a fitness center isn’t the most desirable tenant mix, but sometimes you gotta get as much cash flow as quick as possible. I’ve noticed that the quality of tenants calling me for sites has dropped off in the past few months. I’m getting a lot more calls on small shop space that I have for lease from kitchen cabinet manufacturers, beauty schools and start up indoor entertainment

concepts — all of them are looking for cheap rent for short terms and they do little to nothing to enhance the value of the property. But, in some cases, when the mortgage is barely being covered then the goal is to collect as much rent as we can get, by any legal means, so at least the next month’s mortgage gets paid. There are thousands of shopping centers with mortgages that are barely being covered by internal cash flow. If the banks won’t or can’t renegotiate terms, then next year could get even more worrisome. If you have a portfolio heavy with bankrupt tenants like Goody’s, Circuit City, Linens ‘N Things, Fortunoff or Steve & Barry’s, or tenant’s that have announced store closings such as Home Depot, Pier 1 Imports, Super Valu, Office Depot and etc., then it’s time to get creative and most likely you’ll be sitting with the vacancy for the next year while you’re lining up the replacement.

Another heartache hitting the industry are the chains that have requested across-the-board rent reductions. Personally, I think that it’s a desperate reaction or over-the-top greediness when a retailer goes to every landlord for a handout rather than focusing on rent reductions for its least profitable stores. I doubt these chains that are taking the broad brush stroke approach to rent reductions gain as much in the long run as the retailers that come to the landlord with truly problematic locations and intentions of making it work for both parties. It’s a small industry as far as the number of players and being a bully always bites you in the ass. When tenants demand rent reductions just because and they deliver this piece of information with a “FU” attitude; it really chafes. Taking the high road usually pays double over time, but when you’re dealing with a beast sometimes you’ll have to pull the trigger and call their bluff.

I’m running out of space, so to wrap it up, here’s an overview of what the mood was like at the most recent ICSC events. The show in Puerto Rico was excellent since I was repping a tenant, but there is a sizeable influx of big box space available and the vacancy is also rising in small shop space. The mood was good, but it’s pretty hard to get depressed with a perfect climate and the Carribean Sea as the backdrop. Alyson went to the shows in Phoenix, Tampa and New Orleans. She thought all of them were better than we had anticipated, with Phoenix being the most somber of the three. It seems like folks have gotten acclimated to the new “normal.” Tidbits overheard on the show floors included more than one person doing a three-month lease. We also heard that Waldbaum’s Supermarket is being paid by a landlord to not pull out of the center. A senior leasing exec at the Tampa show actually had a little rush in January of pent-up demand from tenants waiting out the end of last year. The Tampa attendees made an active attempt to not be negative, but the cash bar at the cocktail reception didn’t make folks happy. They wanted their two drink tickets back. James Carville was great in New Orleans and so was the state of the industry address. It was realistic but not suicidal. The planning committee members obviously made a conscious decision to try to keep things more upbeat at the show.

As the recession took hold during the latter part of 2008, news outlets were quickly inundated with stories of retailers closing stores, halting expansion plans and, in some cases, going out of business completely. Tenants were hemorrhaging money while landlords were facing the prospect of empty spaces and dead centers. A very real state of panic hit the industry as a whole and the aftershocks will be felt for some time.

Rene Daniel has seen it all before. The industry veteran founded The Daniel Group, LLC and has operated the boutique consulting firm from its Baltimore, MD office for 25 years. During that time, he has established the company as a preeminent East Coast boutique leasing and consulting firm. The

company works with developers and landlords in the leasing of new and re-marketed malls and lifestyle, mixed-use and specialty centers and consults a number of property managers, landlords, attorneys and banks.

Daniel founded the company in 1984, having previously served as Senior Vice President of leasing for Monumental Properties. His decades of experience have qualified him as an expert on the valuation, merchandising and leasing of regional and specialty centers nationwide. He shares his experience through education, serving as Dean of the School of Leasing at the University of Shopping Centers and as a longtime lecturer for the ICSC, speaking in both the organization’s Leasing Institute and its School of Management. He sat on the charter committee that created the Certified Leasing Specialist (CLS) designation. As he explains, “I wrote the test.” One of those taking that test the first year was William P. Ferrell, member of the inaugural CLS class and now Executive Vice President of The Daniel Group.

Daniel notes that the company remains busy in these times of economic tumult but that its operating mindset has been updated for the times. “We are working much more conservatively than we have previously,” he

says. “We are working smarter, not working harder. Everyone has the same amount of hours and days.” As part of this plan, the company is now offering tenant representation services and is currently organizing the expansion plans of several specialty retailers.

The Daniel Group has also expanded its practice, beginning a partnership with a local Baltimore, MD brokerage firm to form Trout Daniel & Assoc. at the start of this year. The new entity allows the company to grow both vertically, becoming more involved in its local market of Baltimore, and horizontally, expanding outside retail consulting and management into the brokerage and development of retail, multi-family, industrial and investment properties. Daniel says, “Baltimore is in the process of shedding its blue collar image and we are excited to get involved in the local brokerage business and help the city grow.”

When the company becomes involved, it uses its expertise and experience to generate an accurate survey of the property and its potential. The company then creates a complete marketing package that is presented to the client. This marketing package includes the anticipated tenant mix, any expected construction costs to lure the tenant and the expected rent the tenants will pay. Once the client has signed off on the plan, the company is given control of the property’s leasing carte blanche.

The Daniel Group recently wrapped up the leasing of High Point Town Center, a 900,000 sq.ft. power center anchored by Bass Pro Shops, Belk, JCPenney, Best Buy and Publix located in Prattville, AL. Its most recent assignments are: the re-leasing of The Mall at Cortana, a one million sq.ft. enclosed mall located in Baton Rouge, LA; the re-leasing of The Mall at Shelter Cove, the only enclosed shopping center located on Hilton Head Island, SC, and the re-leasing of City Place Mall, a vertical mixed-use center located in Silver Spring, MD. As for future projects for the company, Daniel says he’s keeping an ear out. He says, “Projects can, and often do, come when you least expect them and from places you never expect.”

Daniel says the leasing side of the retail industry is far different than it was 18

months ago. Renewals and renegotiations remain difficult, but he says “The key to the process is compromise. For a negotiation to work, all involved have to feel that they are leaving the deal with something.” In dealing with the multitude of tenants asking for rent relief, The Daniel Group will often offer such relief contingent on a lease extension or the payment of increases over a longer period of time. When confronted with a tenant looking for a reduced rate at the time of renewal, the company will oblige in exchange for a term and rate guarantee. “It’s quid pro quo,” Daniel says. “Each party gives something to get something.”

Daniel sees flexibility as a necessary attribute in the current economy. “My theory is that this is a trial. The test is ‘Can you survive this challenging economy and this incredibly challenging set of circumstances?’ Those who are flexible can survive, but those on either side who can’t bend won’t make it.” He expects flexibility on both sides to pay dividends in the future. “Those who step up to help the other out will benefit in the future.”

Economic recovery, including the retail segment, is something Daniel believes will be triggered by banks. “Unfortunately,” he says, “banks aren’t moving. They base their development financing on the rent tenants are paying, but they are not providing financing for tenants to acquire their inventory.” He expects banks to loosen their purse strings gradually and for retail to recover soon after, out of necessity. “Retailers will have to start expanding again. Investors want to see growth, and improving the sales at existing stores only goes so far.”

As the economy and the retail industry change and reset, many companies are falling by the wayside as they fail to adapt. By combining nearly three decades of expertise with willingness to compromise, The Daniel Group is moving forward regardless of the circumstances.

The store is scheduled to open during the summer. The company trades as Urban Outfitters, selling apparel, accessories and home décor for teens, at 130 stores nationwide and throughout Canada and Europe, and Anthropologie, selling apparel for women over 30, at 100 stores nationwide.

Columbia Sportswear Co. (503-985-4000) will open a branded Columbia Sportswear retail store along Michigan Avenue in Chicago, IL during the latter half of this year and plans to open outlet stores nationwide and throughout Europe. The supermarket will feature a liquor store and gasoline facilities. The Menomonee Falls opening displaced a planned opening in Sun Prairie, WI, which will now open during 2011.
