1. STORM DRAINAGE SHALL NOT ENTER ANY EXISTING IRRIGATIONCHANNELS. THE DEVELOPER WILL BE RESPONSIBLE FOR BYPASSINGTHESE FACILITIES AS REQUIRED BY THE CITY AND THE APPROPRIATEDITCH COMPANY.

4. SEEPAGE ANALYSIS AND STRUCTURAL BANK INTEGRITY ANALYSIS FOREACH EXISTING (IF IT IS UPSTREAM) AND EACH DRAINAGEWAY WITHINTHE DEVELOPMENT SHALL BE SUBMITTED TO THE CITY WITH THE FIRSTSUBDIVISION PLAT FOR THE PROPERTY.
5. A NOTE SHALL BE ADDED TO INDICATE HOW NUISANCE FLOWS WILLBE HANDLED THROUGH PARCELS DOWNSTREAM OF THEDEVELOPMENT AND IF ANY EASEMENTS ARE ANTICIPATED TO BEACQUIRED BY THE DEVELOPER. IF THERE IS NOT AMASTER PLAN AT THE TIME OF DEVELOPMENT, THE DEVELOPER WILLBE REQUIRED TO PREPARE A BASIN STUDY TO DETERMINE THE IMPACTSAND IDENTIFY MITIGATION MEASURE FOR THE PROPOSED PROJECT.APPROVAL IS REQUIRED FROM URBAN DRAINAGE AND FLOODCONTROL DISTRICT (UDFCD) FOR THESE IMPROVEMENTS. STORMWATER QUALITY AND DETENTION ARE REQUIRED FOR ALL PORTIONSOF THE DEVELOPMENT INCLUDING THE ULTIMATE ROADWAYCONSTRUCTION.
7. CLOMR'S/LOMR'S WILL BE REQUIRED WITH THIS DEVELOPMENT IFADJUSTMENTS TO THE FLOODPLAIN ARE PROPOSED.

PLANNINGAREAS H AND L ARE PROPOSED AS SINGLE-FAMILY DETACHED RESIDENTIAL HOUSING (SFD) / SFD-SM / SFA. PLANNING AREA IIS PROPOSED AS MAIN STREET COMMERCIAL. IN THE POST DEVELOPED CONDITION, WATER QUALITY PONDS (TO INCLUDE FULL-SPECTRUM DETENTION FOR THOSE NOTDIRECTLY DISCHARGING TO AN EXISTING CREEK) WILL BE STRATEGICALLY PLACED THROUGHOUT THE DEVELOPMENT TOCAPTURE RUNOFF, ATTENUATE EXCESS URBAN RUNOFF VOLUME (EURV), AND PROVIDE WATER QUALITY IN ACCORDANCEWITH URBAN DRAINAGE AND FLOOD CONTROL DISTRICT (UDFCD) AND STATE OF COLORADO REQUIREMENTS. SERIALEURV/WATER QUALITY FACILITIES WILL BE UTILIZED WHERE POSSIBLE TO LIMIT DISTURBANCE TO THE REGULATEDFLOODPLAIN. PER UDFCD GUIDELINES, EACH POND MUST BE SIZED FOR THE FULL WATERSHED AREA TRIBUTARY TO THATPOND.
