Brett Landscaping has underlined its ability to bring exceptionalfunctionality and aesthetics to commercial landscapinginstallations with a 1,550m2 project to upgrade the passengerinterchange at Watford Junction Station, using its Piatto modularpaving range.

Brett Piatto modular paving in grey-toned shades of SilverGranite, Dark Granite and Dark Basalt – was chosen by thestation’s operating company, London Midland, as an alternativegranite aggregate solution that would combine striking aestheticswith outstanding durability.

Brett enhanced this choice by recommending the integration ofour Omega block paving to complement the bus docking areasand station’s contemporary stainless steel street furniture. The large pedestrian area now blends seamlessly into the Kasselbus docking kerbs, and has been sealed using Resiblock Eco for simplified cleaning, saving operational maintenance costs.

Richard Walklate, the Site Manager for the project main contractorJ Murphy & Sons, explained the extensive involvement of BrettLandscaping: “We’d initially commissioned Brett only to supply theKassel bus docking kerbs for the remodelling works. However,Brett convinced us that they could add value by taking on projectmanagement for all of the site’s paving requirements.

We realised that the Brett solution was one that would not onlyenhance the proposed aesthetics, but better meet LondonMidland’s requirement of using block paving to provide a visualguide for pedestrian and vehicular traffic.”

Project: Roads and pavementsClient: Chase Grammar School, CannockProduct: Brett Omega and Alpha Antique PavingSize: 3,000m2

Brett Landscaping has successfully enabled a Headmaster to pavehis way to the successful installation of an impressive 3,000m2 ofroad and footpath paving using Brett paving products at ChaseGrammar School in Cannock. The new paving significantly improvesthe school’s previous expanse of tarmac and will help accommodateits expanding pupil intake which has nearly tripled in recent years.

Architectural practice, J. Mason Associates of Cannock, combinedthe paving with an attractive landscaped vista. Effective sitedrainage was essential to the success of the paving scheme, thedesign therefore incorporated gentle slopes leading into a centralflower bed containing pin oak and landscaped side beds whichenable surface water to drain from upper areas.

School Head and former engineer Mark Ellse, then oversaw thecomplete design, supply, modification and completion of this uniquepaving project which successfully divides the space and offers visualdefinition, while also providing intuitive traffic guidance.

Supplied through builders’ merchant, Ranton Building Supplies, thepaving design combines the classic Omega rectangular block withthe traditional feel of tumbled Alpha Antique in Autumn Gold todeliver the right visual solution. Functionality is assured by the useof 60mm paving for pedestrian areas and thicker 80mm blocks forthe site roads.

The final word goes to Mark Ellse “The tumbled finish of the AlphaAntique paving supplied by Brett instantly conveys the feeling ofmaturity and delivers a finished result that has transformed theschool’s exterior superbly, with parents and pupils astonished by thetransformation!”

Project: Sixfields leisure and retail centreClient: Northampton Borough CouncilProduct: Omega FlowSize: 52,000m2

The site at Sixfields lies on the outskirts of Northampton and hadbeen derelict since the 1970’s when it was used as a landfill sitefollowing previous use for gravel extraction. The site also includeda sensitive nature reserve containing a unique habitat for wildlife.

The Sixfields development is part of the Northampton BrownfieldInitiative - a mixed urban regeneration project containing newhousing, a rugby club, football pitch and large car parks, as well asa nature reserve. Sitting on the bank of the River Nene, it wasevident from the start that any design had to minimise any futurerisk of flooding if it was to be viable.

Brett Landscaping advised the client on the advantages of using asustainable drainage system to minimise the risk of any futureflooding on the site. The two main car parks, of 19,000m² and16,000m² respectively, were both constructed using Omega Flowpermeable paving. Additionally, 17,000 m² of roadways linking thecar parks were also constructed using Omega Flow.

The finished design allows surface water run-off to pass downinto the sub-base providing attenuation before it is released at aconstant rate through five outfalls into a brook.

One of the key advantages of permeable paving is that anyhydrocarbons and other pollutants are captured in the sub-basewhere they are then broken down naturally within the permeablepavement construction layers. This removes the need for catchpits and oil interceptors on the site thereby helping to reduce theoverall project cost to the client - as well as maximise theavailable space for development.

CASE STUDY

Project: New Housing DevelopmentClient: Jack Lunn Construction for Synergy HousingProduct: Road - Omega Flow 80mm Brindle Driveways - Omega Flow 60mm Brindle

Brett worked closely with contractor Jack Lunn Construction onthe paving design for the Stump Cross social housing developmentin Pontefract, West Yorkshire for their client Synergy HousingEarly on it was decided that only a Sustainable Drainage System(SuDS) would work for the access road in this housingdevelopment.

This was because the existing drainage infrastructure was alreadyworking close to its capacity and would not be able to cope withany additional run off from this, or any other new, developments.

However due to the planned high density of this housing project,SuDS devices such as swales and ponds would not be feasible asthere was insufficient available space. A permeable pavement wastherefore chosen as there is no additional land take involved,making it the most cost effective solution.

Fortunately, site investigations found that the permeability of thesub-grade was good enough for System A to be used wherebywater could be allowed to infiltrate totally into the sub-graderather than discharging into the nearby surface water drainagesystem.

Brett also worked with Jack Lunn to design a ‘service strip’ to feedindividual plots with gas, water and electricity.

Rob Martin of Jack Lunn Construction said “a close workingrelationship with Brett helped ensure the project ran smoothly -and came in at a comparable cost to traditional paving.”

Permeable paving is often seen asbeing a significant departure fromconventional pavementconstruction incurring more timeand, inevitably, more costs...however, working closely withBrett Landscaping on the designand construction of the permeablypaved areas on this site, we foundthat it was no big deal, just a bitdifferent from normal pavementconstruction.

The ability of Brett Landscaping to provide high-quality flagpaving materials in a cost-effective, value engineered solution hashelped a Yorkshire school to rise from the ashes after adevastating fire.

The main building of Carleton Community High School inPontefract burnt to the ground on 19th October 2008.

Carleton decided to take the opportunity to benefit from usingmodern techniques to create a holistic school landscape thatwould be highly functional but also eye-catching to provide anattractive environment for learning.

Brett Landscaping was approached thanks to its reputation forpaving products which combine good value and bold aestheticsand proposed the use of their Yorktone range for the school’spaved areas. Yorktone offers a textured finish with a very durable,hardwearing surface which combines contemporary aestheticswith excellent slip resistance properties.

For the amphitheatre steps, the company manufactured abespoke paving unit fitted with an integral visibility strip, in orderto meet access regulations regarding the visually impaired.The installation of 4,500 square metres of Yorktone paving wascompleted in Summer 2012 and two years on, CarletonCommunity High School’s head teacher, Hellen Bolton, is happywith the choice of Brett Landscaping.

A new training school, developed for West Yorkshire Police hasrecently had its external landscaping completed using UK sourcednatural stone, single size Fens Moss Yorkstone paving along withOmega block paving in Burnt Oak.

During construction, it was felt that the building’s striking designmerited a landscaping solution to equal its appearance; however,associated plans had not been drawn to accomplish this aspect ofthe design. To meet this requirement, a paving partnership had tobe established. Howard Civil Engineering, the development’sgroundworking contractor explains: “Originally, when the policetraining school was planned, there was no architectural reference tocomplete the 1,800m2 outside landscape.”

Brett Landscaping was recommended due to its proven experiencein supping paving for civic buildings. The company presented aportfolio of product choices to enhance the area. Howard andInterserve selected 1,200m2 of Fens Moss, a Yorkstone flag paverfrom the Brett natural stone range along. It was felt that Fens Moss,a fine grained, blue/grey Yorkstone, supplied in single size stonerather than a gauged size by random lengths would be an idealchoice. This was matched with 600m2 of Omega block paving inBurnt Oak for a pedestrian ramp to provide the perfect finish tocomplement both the building itself as well as the surroundingYorkshire landscapes.

While advising on product selection, Brett technical support alsoextended to providing technical support and guidance relating tothe requirements of British Standards for the installation of naturalstone; the depth of beds needed and foundation recommendations.

Bespoke optionsThe proven ability to manufacture and supply bespoke productsmade Brett an obvious choice as a supplier of paving and kerbing(Olympic venues) to the London 2012 Games where both Triefand Kassel products were supplied to the main Olympic Park, aswell as block paving products to other Olympic venues.

Meeting planning requirementsAt this Edinburgh landmark, the proximity to Holyrood Park meantthat the planning requirements specified the use of indigenousstone for all paving on the project – initially, the stipulation was asstrict as to state that the material must originate from within 20miles of the site. However, on researching the available options,and with Brett’s advice and guidance, the contractor recognisedthat not only this was impractical, but that the Piatto range fromBrett Landscaping would provide an equally effective and versatilesolution to the project’s needs

Brett was also able to minimise on-site cutting while ensuringconsistent gaps between blocks, by proposing modern layingpatterns that were practical to install and that also accentuatedthe aesthetic qualities of the Piatto blocks - further enhancing theaesthetic impact of the site, whilst streamlining the installationprocess.

PROJECT DESIGN ASSISTANCE

Delivering the right solutions every timeThis Peak District project had very specific and demandingplanning restrictions.

As the project evolved so did Brett’s input, with our team workingalongside the architect, as well as the planning division to create abespoke paving solution that would be entirely appropriateaesthetically, while also meeting the economic and performancedemands of the project.

Collaborating with the design and planning teams, Brett designed,blended and produced a specific manufacturing run of 60mm Betaconcrete block paving in a unique colour blend. This speciallydesigned and coloured solution met the planning stipulation thatthe use of non-uniform sizes would reduce the risk of creating anunsuitable ‘urban feel’, and instead created a more appropriaterural feel, again ensuring the right solution for the right project.

CONSIDERATIONS FOR CONCRETEPRODUCTSEfflorescence: Efflorescence is atemporary salt residue that canoccur on all concrete products intheir initial life. The salt masks thecolour of the product and is oftenmistaken for fading. The best courseof action is to leave the paved areato weather over time andefflorescence will usually disappear.

Porosity: Concrete continues tocure for many years aftermanufacture. Whilst this happens,and usually only during its initial life,a level of porosity may exist wheresome product retains water giving adamp appearance. This willdisappear as the concrete continuesto harden and the product dries out.

Aggregate contaminants: Veryrarely concrete may be affectedwith Iron Pyrites and/or Lignite.These are both the result ofnaturally occurring constituentswithin the product raw materialswhich may result in localiseddiscolouration of the surface of anindividual unit. This phenomenon willnot normally affect the performanceof the product.

Sealants: Sealers can help protectand enhance your investment.Before you choose to buy one, makesure you are aware of the following.Sealers may trap potentialefflorescence and other forms ofdiscolouration that can occur fromtime to time, making them almostimpossible to remove.

We recommend you wait 12-18months before sealing. This willallow any potential discolouration tobe exposed and enable you toremove it. Before sealing, make surethat the paving is thoroughlycleaned and any joints are filled.Prior to applying to the wholeinstallation, test in a smallinconspicuous area.

Surface marking: Some productswithin the range are deliberatelydistressed via a tumbling process inorder to give them their agedaesthetic. Tumbling can leave a duston the surface of the product thatshould significantly reduce with thenatural ageing process.

The colours in concrete paving comefrom pigmentation placed into theproduct during production. Productsmay have 2 or 3 different pigmentsadded to create the subtle and veryattractive colour tones. Wheninstalled these variations appearmore uniform over a large area.Aged products: such as AlphaAntique have been distressed withvarying production techniques. Any suggestion of non-conformitymust result in the complaint beingregistered and the product not beinginstalled. Responsibility for costsincurred for uplifting and relayingdefective product may be prejudiced ifthe defect should have been apparentbefore installation.

Each manufacturing production runof a specific product (or batch) willhave its own unique characteristics.Minimising the number of batcheswill help reduce product variation.Products should be laid from anumber of packs at the same time.In the case of paving three packsshould be mixed for single colours,five in the case of multi-colouredproduct. Ideally, product should alsobe mixed by being taken fromvertical stacks rather than in layersof the same pack.
