The cover date of this issue is March 29 – a few weeks into Daylight Savings Time and a little more than a week after the official start of spring – and hopefully Mother Nature will soon bring warmer weather our way.

Indeed, spring is always busy season in the housing market, and despite some recent “cooling” in some areas and housing types, this year should be no different. Fair weather and still-favourable mortgage rates should point to the sales pace continuing in the coming weeks and months.

Need proof? Take advantage of the nicer weather and get out there and visit some new-home sales centres and model homes. A combination of factors – including land availability and affordability – is restricting supply of single-detached homes, in particular, at the moment. You may be surprised at just how quickly new lowrise developments are snapped up by homebuyers.

We’re also betting you’ll be impressed by how new-home builders in the Calgary area and elsewhere are responding to such challenges, by offering more variety of home options. Gone are the days when the main choices were simply lowrise and highrise. Today’s buyers want variety – townhomes, semis, singles, freehold and condominium ownership – and developers are delivering in spades.

Getting a jump on springBy calendar if not by temperature, this ti me of year signals change and opportunity

Buying made easyThree simple steps to success

S hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers:

First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects

differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want.

Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options.

Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

MAR 29 - APR 26, 2013 | NEW HOME GUIDE 11

A gorgeous estate home nestled amongst the trees and backing onto a creek in Hawk’s Landing is a dream come true for buyers seeking luxury in a natural setting.

Prominent Homes’ newest offering, the Westley II, is located in The Timbers, an exclusive cul-de-sac comprised of just 13 lots in Hawk’s Landing in Priddis.

“It’s really a beautiful setting backing onto Hidden Creek and heavily treed behind the home,” says Ralph Smith, vice-president of sales and marketing. “Actually the whole lot is treed because we try to maintain as much of the natural landscape as we can, which creates an idyllic setting.”

This magnificent 3,259-sq.-ft. two-story home with triple-car garage impresses right from the front drive “as the lot allows for the home and garage to be side-by-side, so you’re not just seeing a garage, you see the whole width of the home, the gable roofs and double front door, so it presents an attractive streetscape,” Smith says.

Inside, you’ll be awed by the dramatic criss-cross stairs with open risers that provide a stunning view into most of the main floor. “The criss-cross stairs are our signature piece, they are very impressive and we get lots of great comments about them.”

Buyers who work from home will appreciate the main-floor office to the right of the entry, a place where they can see clients without having to direct them through the main living area as it has its own separate outside en-trance.

To the left of the entry, the great room is warmed by a cantilevered fireplace, flanked by built-ins and topped by a large niche suitable for a large screen TV. Across the room and tucked by the stairs is a convenient wet bar.

“With its open concept, the home is perfect for enter-taining,” Smith says. “It’s designed so that you can enter-tain large groups and they can be spread out in the home

– sitting in the great room or dining room or gathering around the wet bar or kitchen island.”

Homeowners will savour the gourmet kitchen that has a large granite-topped island with raised table, mosaic tile backsplash and high-end stainless steel appliances, includ-ing a built-in wall oven with microwave above and gas cook top.

“The kitchen has an incredible amount of pots and pans drawers and cabinets. Plus, there is an enormous walk-through pantry, so there is plenty of space for storage,” Smith says.

The dining room has windows on three sides, ensuring plenty of natural light, and double doors which open to a good sized L-shaped patio extending your dining pleasure outdoors. The mud room off the garage has two closets,

open lockers and a bench providing substantial storage,Upstairs are a spacious bonus room along with a multi-

functional loft space around the stairs, a main full bath-room with dual sinks and a large laundry room. Two generous-sized bedrooms, each with a walk-in closet, feature a fun “Alice in Wonderland” door between the closets, allowing the kids to play back and forth.

owners will feel totally pampered in the master retreat that includes a two-sided gas fireplace shared with the luxurious ensuite, which features an eye-catching free-standing, deep soaker, air-bubble tub, large tiled walk-in shower, two long “his and hers” vanities and an enormous walk-in closet with built-ins.

The lower level of this home is undeveloped, but Smith says the open design allows plenty of room for a home theatre, family room, fourth bedroom and bathroom. The garages are also big enough to provide adequate space for

“toys” and a work bench.“The rear of the home is south-facing and it’s abso-

lutely beautiful sitting on the patio and enjoying the natural setting and mature trees,” Smith says. “It’s very peaceful and totally relaxing; it’s also an ideal home for families or people who love to entertain.”

CANADA – ESPECIALLY THE PROVINCE of Alberta – would gain signi cant economic bene ts including job growth and additional tax revenue by working to become an energy

“superproducer,” suggests a new study from the Fraser Institute, an independent, non-partisan Canadian public policy think-tank.

And the growth in energy production and exports would, if managed properly, not damage other facets of the economy, con-cludes the study, Canada as An Emerging Energy Superproducer.

“Further growth in energy production would be of net bene t for Canadians as long

as the risks associated with becoming an energy superproducer and net energy exporter are managed to avoid or minimize any negative impacts that energy sector growth could have on other areas of the economy,” says Gerry Angevine, Fraser Institute senior fellow and co-author of the study.

Canada as An Emerging Energy Superproducer explores the meaning of the term “energy superpower” and whether Canada could

become an energy superpower or a super-producer of energy. It also examines how Canada’s energy resources, production, and net exports rank from a global perspective and provides an overview of the economic bene ts owing from energy resource pro-duction, including the royalty payments that ow to governments and interprovin-cial energy trade.

“Prime Minister Stephen Harper refers to Canada becoming an energy superpow-er, but for a country to become an energy superpower, it has to be able to use its energy resources to set market prices and exercise political power,” Angevine says.

“With its adherence to free trade and extensive private sector investment in the energy sector, Canada will not become an energy superpower in the traditional sense.”

The study found that Canada cur-rently ranks sixth in the world for oil pro-duction (behind Russia, Saudi Arabia, the United States, China and Iran). But with planned new investment in the oilsands

and shale formations, Canada could become the fourth or even third largest global oil producer. The story is similar for natural gas, where Canada is currently the fourth largest global producer, as well as electric-ity exports and uranium production. Overall, Canada was the fth largest exporter of oil, natural gas, oil products and electricity combined in 2009, behind Russia, Saudi Arabia, Norway and Iran.

Kenneth P. Green, study co-author and senior director in the Fraser Institute’s Centre for Energy and Natural Resource Studies, points out that Canada’s energy sector already makes enormous contributions to the economy in addition to creating jobs and government revenues through royalty payments.

Oil and natural gas extraction contributed $94 billion to GDP in 2011; electric utilities contributed $33 billion, while the uranium mining industry purchased goods and services valued at $1.1 billion. Addition-ally, the study estimates the energy sector as a whole is responsible for at least 663,000 jobs, comparable to almost 4.5 per cent of total payroll employment in 2012.

On the revenue side, Canada’s energy resource producers annually pay at least $19 billion to provincial and territorial governments in the form of royalties, lease payments, and fees.

“These payments will only become greater as petroleum and uranium production increases and new hydroelectric facilities are built. Growth of oilsands bitumen production alone could result in royalties reaching $50 billion per year by 2033 compared to $4.5 billion in 2011,” Green says.

buying a new home

LOCAL HOUSE HUNTERS LOOKING TO TAKE

advantage of low interest rates by getting into a new home this year will be pleased to discover a fabulous selection of home designs, styles, sizes and incredible features by Calgary and area builders.

However, before you get wrapped up in all the excitement of looking for a new home, take the time to consider all the aspects surrounding what will be one of most important in-vestments of your life so that you can make informed and con dent decisions during the home-buying process.

Before you start looking at the various models available it’s a good idea to set a budget. Find out from your nancial institution how much of a mortgage loan you qualify for and get pre-approval for a mortgage – this will save you time later on by helping to narrow down your choices. Also, by going through the pre-approval process, with today’s low interest rates, you may be surprised at how much you can borrow.

You should be realistic about how much you want to spend on your home – don’t be tempted to buy more of a home than you can afford and make sure you have funds set aside for incidentals such as lawyers’ fees, transaction costs, moving expenses and so on.

Further, make room for “extras” in your budget because chances are you will want to add some upgrades and extra features to the builder’s standard model that will cost a little more. Think hardwood ooring, granite counters and replaces,

if they are not already included, and don’t forget about the decorating and furnishing you’ll want to do.

Another good idea before you start visiting local showhomes is to make a list of what you absolutely need in a home and what you’d would like to have. Is a main- oor ex room or a walk-through pantry important? Do you need four bedrooms or a bonus room? And what about location, do you want to be close to a school, shops, work or transit?

Since searching for a home can be time consuming, there is little point in looking in areas that don’t suit your needs or at homes that won’t work for you or your family.

When you buy a new home, you also buy the builder’s expertise and reputation, so it’s best to do some research. Check out the builder, ask questions, follow up on references, and know what you are getting for your money.

Since no two home builders are alike, it’s good to know what you’re getting for your money because what is considered standard with one builder may cost extra with another. With this in mind you should check out each builder’s sales pack-ages to nd out what the standard features are and what is included in the price, and when in doubt, ask the builder or salesperson to explain.

When going through showhomes also remember many may feature upgrades and various options to give you ideas for personalizing your home, so having a speci cations list on the home will let you know what is standard. It’s also good to note what brand-name products the builder installs and the manu-facturers’ warranties that come with them.

Another factor to consider is that developments may have restrictions on the location of individual home models in order to ensure a varied and attractive streetscape. If you’re buying from models or plans, have a close look at the lots, and keep in mind aspects such as light and sun patterns, traf c, noise, privacy, green space and so on.

Buyers should also nd out about the home builder’s war-ranty and after-sales service.

When it comes to narrowing down your choice, make sure you compare value, not just price. Consider the quality of the construction, the products and the systems and be sure to check out those “intangibles” — the reputation of the builder, their service and their commitment to customers.

Once you’ve done this you’ll be able to make an informed decision and then sit back and enjoy the excitement of buying a new home that’s right for you and your family.

Watermark at Bearspaw Wins 2012 national saM aWard For Community Development

Macdonald developMent Corporation is pleased to announce that Watermark at Bearspaw has been awarded the Canadian Home Builders’ association’s 2012 national saM award for Community development.

the Community development award recognizes a single community in Canada that has best achieved the creation of an attractive, exciting, innovative and environmentally responsible community. Watermark at Bearspaw was announced as the winner of this prestigious award at the Canadian Home Builders’ association’s 70th national Conference on March 8, 2013 in lake louise.

“it was a tremendous honour just to be a finalist for the Community development award,” commented Matthew Jones, associate vice-president of sales and marketing for Macdonald development Corporation. “in essence, this award recognizes the best community in the nation, so it is truly a remarkable achievement to have won, especially given the calibre of communities that were nominated this year.”

adding to the excitement of the evening was the fact that albi Homes, one of Watermark’s talented showhome builders, took home the top prize of the Grand saM award, awarded to the builder which demonstrates the highest level of excellence

in both the building and marketing of new homes. “With albi Homes taking home the Grand saM, we now have the best builder in Canada building homes in the best community in Canada,” adds Jones.

Up next for the national award-winning development are the regional saM awards that will take place on april 13 in Calgary. Watermark is a finalist in three categories: new Community of the Year, Community of the Year – Calgary region and Best Moving Media.

Watermark at Bearspaw is an estate home neighbourhood offering fully serviced lots ranging in size from one-quarter acre to one acre, with frontages from 80 to 150 ft. and minimum spacing between homes of 25 ft., making it a truly distinctive offering in the Calgary marketplace. the community includes 46 acres of parkland, comprising cascading streams, large ponds and more than five kilometres of paved trails. the centrepiece of Watermark’s amenities is a pond-side plaza, complete with outdoor kitchen, pavilion, picnic tables, barbecues, fire pit with amphitheatre style seating, basketball court, sports field and playground.

Watermark has just released a second phase of lots within the community. Jones notes that the response to the new phase has been fantastic thus far and that interest will undoubtedly grow as word spreads about the national awards won by the community and albi Homes.

Featuring four of Calgary’s top home builders – albi Homes, astoria Custom Homes, trickle Creek Custom Homes and Wolf Custom Homes – Watermark at Bearspaw is located two kilometres south of Crowchild trail nW on 12 Mile Coulee road. Watermark is conveniently close to a variety of shopping and dining venues, within walking distance of the spectacular lynx ridge Golf Course and a 20 minute commute to the downtown core and the airport. the extension of the northwest lrt line will bring a new station to within minutes of the community.

The Watermark at Bearspaw Show Home Parade is open 2 to 8 p.m. Monday to Thursday, noon to 5 p.m. Saturday and Sunday and is closed on Fridays. More information is available at watermarkatbearspaw.com or by calling 403.239.9735.

Watermark at Bearspaw chosen best community in Canada

An incredible estate home community just west of the city that is wowing buyers

with its stunning homes and cascading ponds has been chosen the best community in Canada and is home to the best builder in Canada.

Watermark at Bearspaw, a 287-acre community being crafted by Macdonald Development Corporation, rose above the competition to be awarded the Canadian Home Builders Association’s 2012 National SAM Award for Community Development at the awards ceremony held in Lake Louise on March 8.

The Community Development Award recognizes a single community in Canada that has best achieved the

creation of an attractive, exciting, innovative and environmentally responsible community.

“It was a very exciting evening,” says Matthew Jones, associate vice-president of sales and marketing. “It was an honour to be a finalist for the award because there are so many great communities being built across this great country and we were up against two other communities in Calgary as well, so it was very stiff competition.

“We were over the moon when our name got called,” he says. “It’s truly a remarkable achievement and I think well deserved because this is a very special community with a great group of builders.”

Jones says the award recognizes the quality of the homes in the community, the impressive lots that range from one-quarter to over three-quarters of an acre with frontages from 80 to 150 ft., and the amenities that include the fabulous network of cascading ponds and streams, which will be flowing again come spring, 46-acres of parkland, five kilometres of paved trails and the central plaza featuring a large pavilion with fire pit and outdoor seating, NBA-sized sports court, grass sports field and playgrounds.

“We’re also thrilled that Albi Homes, one of four builders in Watermark, won the Grand SAM Award,” Jones says, which recognizes the new-home builder

The community’s location provides an added appeal for buyers being minutes from Glenbow Ranch Provincial Park, within walking distance to the Lynx Ridge Golf Course, and short drive from the Bearspaw Golf & Country Club.

who demonstrates the highest level of excellence in building and marketing. Albi also won two other awards.

“So we have the best builder in Canada building homes in the best community in Canada. How incredible is that?”

Along with Albi Homes, which will open a showhome in the fall and currently has a sales centre open on site, Watermark’s spectacular showhome parade includes Astoria Custom Homes, Trickle Creek Custom Homes and Wolf Custom Homes, all on the community’s Street of Distinction.

Jones notes that while showhomes are priced from $1.9 million, people can buy into Watermark starting at $1 million and can now select from quick possession homes.

“Our builders are currently crafting homes that are available for immediate occupancy and the sales to date have been quite successful,” he says, adding there are 50 homes currently under construction in the community. “So people now have the opportunity to move into Watermark right away rather than having to wait six to eight months for their home to be built.”

Watermark at Bearspaw has also recently released lots in Phase 2 offering a great selection including mountain views, walkouts and about 50 per cent are backing on Watermark’s gorgeous water features.

“We just launched Phase 2 and we’ve sold 10 lots in the past two weeks, so we’re getting a great response,” Jones says.

The community’s location provides an added appeal for buyers being minutes from Glenbow Ranch Provincial Park, within walking distance to the Lynx Ridge Golf Course, and short drive from the Bearspaw Golf & Country Club. It’s also conveniently located at 12 Mile Coulee Road, just minutes from both a wide range of shops, services, restaurants and the LRT at Crowfoot and from Crowfoot and Stoney Trails for ease of getting downtown and to the airport.

To learn more about this award-winning community, visit the showhomes, open 2 to 8 p.m. Monday to Thursday, noon to 5 p.m. weekends, visit watermarkatbearspaw.com or call 403.239.9735.

THE FEDER AL GOVERNMENTshould refrain from further intervention in the housing market by adjusting mort-gage lending rules, according to the Ca-nadian Home Builders’ Association.

In his inaugural address at the recent 70th National Annual CHBA Conference in Lake Louise, Alta., Incoming President Deep Shergill of Calgary said that such intervention represents “a hammer” that impacts all housing markets, both those that are healthy and those yet to fully recover from the recession.

Shergill, President of Prominent Homes Ltd. of Calgary, called on the gov-ernment to be prepared to take remedial action if housing activity falls below de-mographic demand or if price stability is threatened.

“It seems less than forthright to con-strain consumers’ ability to buy a new home – a real asset, while allowing usuri-ous credit card interest rates to bury many consumers in non-asset backed debt,” Shergill said.

Working to maintain a stable nancing environment would be one of seven pri-orities in his plan of action for the coming year, he said. The others are regulation, government-imposed costs, a skilled and productive workforce, land availability, market intelligence and investment in research and development.

Canada Mortgage and Housing Corp. (CMHC) has played a central role in

maintaining stability in mortgage markets since the nancial meltdown of 2008, Shergill said. “We are extremely pleased that the federal gov-ernment recognizes the corporation’s continued effectiveness.”

The industry’s success in improving energy ef ciency illustrates the bene ts of collaboration with government in research and development.

A CHBA analysis of the energy performance of an Ottawa home built in 1975 compared with one built today shows a 66 per cent improvement. Comparing similar models of family cars over the same period showed a maximum improvement in energy ef ciency of 16 per cent.

Shergill said it’s time to roll back the chronic over-regulation of the new-home building industry.

Government-imposed costs are pushing house prices ever higher and must be rolled back and reduced, Shergill said. “So long as govern-ments persist in confusing the effect of low interest rates with real housing affordability, they will fail to recognize the steady erosion of housing affordability.”

The same pressures that add to the cost of a new home also in ate the value of existing homes, with no value-added. As a result there is a multiplier effect through the resale housing market every time a new charge, fee or levy is applied to new development.

In some urban centres the relationship between house prices and household incomes has reached a crisis point.

The growing underground economy is also a result of the rising tax burden on housing.

In consultations on the federal government’s plan for long-term infrastructure, Shergill said the CHBA has pointed out that calls for new development to pay its own way de ect from the failure of politi-cians to invest in basic infrastructure over many decades.

“What some call an infrastructure de cit should more correctly be recognized as a legacy of failed leadership. Requiring new development to pay for bad decisions in the past is unacceptable.”

The CHBA hopes the next federal budget will outline a national plan for infrastructure investment that will give priority to housing affordability and choice.

i n t h e n e w s

With plenty of greenspace, a great selection of home styles and a convenient location, it’s easy to see why new homebuyers are enjoying life on the hill in Airdrie.

Crafted by APEX Developments, Hillcrest is situated on 146 acres in southwest Airdrie and once complet-ed will consist of approximately 600 single-family homes, 150 duplex homes and 100 townhomes.

Hillcrest is situated on the highest point in Airdrie, and the way APEX has designed the community a number of homes will have good views of the mountains or downtown Calgary. And new homebuyers love that the com-munity offers an abundance of green-space, attractive pricing and generous sized homes.

APEX has just released a new phase in Hillcrest with a great selec-tion of lots to choose from, says Susan Henderson, senior development manager at APEX.

“The newly completed park offers a large greenspace with two play areas for families to enjoy, and there are still a few lots remaining for sale backing onto this great green space,” she says.

Excel Homes has had great success with its duplex product and is now of-fering double attached front garage duplex. Excel’s duplex product starts from the $300,000s and includes three bedrooms and 2.5 baths.

Excel also joins Shane Homes and Trico Homes in building single-fam-ily homes with front-attached double-car garages in Hillcrest priced from the $360,000s.

“Hillcrest has been very well re-

ceived in Airdrie because of its extensive landscaping and gorgeous entry feature that give the community an estate feel,” she says.

The stunning, architecturally-styled entrance, which includes a grand 22-ft.-tall stone tower and gatehouse which makes a visual impact and com-plements the community’s natural topography and architectural styling that includes Arts and Crafts, Craftsman, Prairie and Tudor.

Along with the abundance of green space and parks, there is an extensive pathway system, a storm water pond, and plazas within the parks that will act as gathering places encouraging residents to get out and socialize with their neighbours.

located in southwest Airdrie on 8th Street, south of the future 40th Avenue, Hillcrest is just a few minutes drive from a wide range of shops, services, restaurants, coffee shops and big box retailers, and residents have easy access to nearby Crossiron Mills shopping mall.

residents will also appreciate having quick access to Hwy. 2 (QEii) and Stoney Trail for ease of getting to the airport, commuting to downtown Calgary and heading out to the mountains.

For more information on Hillcrest, visit the eight showhomes open Monday to Thursday 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., or visit hillcrestairdrie.com

With its combination of terrific features, great design and a stylish decor, Shane Homes’

Orion showhome has become a hit with buyers in Airdrie’s King’s Heights.

The Orion, a two-storey with front double attached garage, comes standard at 1,858 sq. ft., but various options boost the showhome to 1,964 sq. ft. It has become one of Shane Homes more popular plans, says area manager Cindy Klassen.

“People love the great features, the functional and comfortable design and they really love the decor in the showhome; it’s very eye-catching,” Klassen says. “We’re getting such a good response from people coming in that many want to duplicate it completely.”

Orion’s serene dark and light contemporary colours “are really appealing to people; they feel they can move in right

away and they love the spacious feel.”“We get tons of positive comments about the kitchen,

which adds that wow factor and is perfect for those who love to cook with great built-ins and the walk-through pantry, which provides lots of room for storage,” she says. “They also love the ensuite with the double sinks and large walk-in closet.”

From the entry, you’re greeted by a bright and spacious feel from the nine-ft ceilings to the grand view through to the rear of the home. The dark-toned hardwood floor presents a nice contrast to the light-toned colour scheme creating a warm welcoming feeling. The foyer also has room for a bench or hall table and there’s a nice corner niche adding a decorative touch.

At the rear of the home, the kitchen is a feast for the eyes as light-toned granite countertops are beautifully offset by dark cabinets that rise almost to the ceiling. The kitchen’s delectable granite-topped level island it highlighted by white subway tile on the front and offers ample space for food prep and breakfast bar seating. The kitchen also serves up a cool tile backsplash with a four-row inlay of

36 New home Guide | mar 29 - apr 26, 2013

cork-look tile for a distinctive look, stainless steel appliances including a cook top range and built-in wall oven with microwave above and a built-in wine rack.

Across from the kitchen, the great room is warmed by a corner fireplace surrounded in tile and topped with a niche. Adjacent to the kitchen, the large nook ensures plenty of room for casual or formal dining.

A corner door in the kitchen opens to the walk-through pantry, which leads to the mudroom and garage entry where there is room to place a bench or add a built-in for additional storage. A convenient half-bath is located between the garage and front entries.

Upstairs to the left, the owners will love their suite that will accommodate a king-sized bed and furniture and the luxurious ensuite with granite-topped vanity with dual sinks, corner soaker tub, separate granite-topped make-up vanity, walk-in shower surrounded in tile and a large walk-in closet.

Down from the owners’ suite are two good-sized bedrooms, the main full bath with granite-topped vanity and laundry room. “People love that they have a full laundry room rather than a laundry closet,” Klassen says.

The rear bonus room also ups the wow factor with its impressive wall-to-wall built-in entertainment centre, multiple windows and exceptional space allowing you to add an IT centre, built-in bar or a foosball table against the far wall and still have room for furniture.

Klassen says King’s Heights is “also a great location with canals and greenspace and some of the largest lots in Airdrie. We’re also minutes from nearby shops, services and restaurants, Genesis Place recreation centre and CrossIron Mills mall. It’s also more affordable than Calgary yet you’re a quick commute to the city.”

The Orion, at 1187 King’s Heights Rd., is open Monday to Thursday 2 to 8 p.m., and weekends noon to 5 p.m. For more information, call 403-536-2303 or visit shanehomes.com

AWARD-WINNING BUILDER BROOK- eld Homes is showcasing its model in the coveted community of Auburn Bay

Brook eld’s single-family division re-cently held the grand opening of a new showhome, the Leighton model, in its Auburn Bay community.

What makes this 1,523-sq.-ft. model one of Brook eld’s most popular sellers is its functionality. In fact, despite not having a showhome previously for customers to experience, the Leighton model has a proven sales record and is one of Brook eld Home’s most popular new oor plans.

“The Leighton model is by no means an off-the-shelf concept, but rather a well thought out, functional design project that maximizes space, while maintaining af-fordability,” says Ryan Moon, sales and marketing manager with Brookfield Homes.

The Leighton also offers homebuyers an upper oor option where the standard bonus room can be converted to a larger master ensuite and upper oor laundry area.

“The overall design concept was to build a home that would grow with the family and that’s what’s so exciting about this model. It offers all of the functionality you need, with three bedrooms, two and a half bathrooms and two entertainment spaces – a ex room and bonus room,” Moon adds.

In addition to a clean, modern layout, the Leighton is nestled inside one of Calgary’s most sought after lake communities, Auburn Bay, which offers cottage country lifestyle with all the conveniences of city living. It even features a 43-acre freshwater lake with a private beach and park.

“As soon as you enter Auburn Bay, you feel at home,” says Mary Merhi, area sales manager for Brook eld Homes, Auburn Bay Single Family. “It offers community residents a sense of place and is the perfect setting for a family to create new, lasting memories.”

The Leighton model is part of an existing showhome for Brook eld Homes parade, featuring the Belvedere II, Grandin and Richmond models, which opened in March 2012. Pricing for the Leighton model starts at $320,000.

ACROSS ALBERTA, 42 ELEMENTARY SCHOOLS showed signi cant improvement in their academic per-formance over the past ve years, according to the Fraser Institute’s annual school rankings.

Among these improving elementary schools are public, private, separate, francophone, and charter schools.

“This is why the Fraser Institute school report card is the go-to source for measuring academic improvement: it highlights school success stories from Grand Prairie in the west to Fort McMurray in the east and from La Crete in the north to Cardston in the south,” says Peter Cowley, Fraser Institute director of school performance studies.

“Our report shows that all schools are capable of im-provement, regardless of the personal or family chal-lenges their students might face. If educators want to help students learn and improve, they should be talking to these schools.”

The Report Card on Alberta’s Elementary Schools 2013 rates 659 public, private, separate, charter, and fran-cophone elementary schools based on nine academic indicators using data from the annual Provincial Achieve-ment Tests (PATs) administered by Alberta Education.

“By pinpointing the subject areas in which individual schools are improving or declining and how their aca-demic performance compares to that of other Alberta schools over the past ve years, our report helps parents and educators prioritize learning challenges in their schools,” Cowley says.

The report card also includes important information about each school’s make-up, including parents’ average income, the percentage of ESL students and the percent-age of special needs students.

The complete results for all 659 elementary schools are available at compareschoolrankings.org, where visitors

can compare individual schools with others based on their results over the last ve years.

Of the 20 Alberta elementary schools showing the fastest academic improvement over the past ve years, 13 are public schools where the parental income is below average. At seven of those schools, ESL students account for more than 40 per cent of school enrolment. The com-plete list follows.

“We all want the best possible education for our chil-dren. To achieve this, every Alberta school should make improvement Job One,” Cowley says.

Nestled aloNg aN escarpmeNt with picturesque river aNd mountain views, MountainView in Okotoks presents a beautiful natural setting for new-home buyers to come home to.

MountainView is being developed by APEX Developments on 130 acres of land located on the west side of Okotoks within minutes of downtown. Comprised entirely of single-family homes, the community will be home to approximately 400 residences when complete.

“MountainView is quickly becoming the sought after address in Okotoks, sales have been excellent in our first phase and we are looking forward to releasing our second phase this spring,” says Susan Henderson, senior devel-opment manager at APEX.

A major attraction to MountainView is close to 50 per cent of the land is provided as greenspace – a mix of environmental reserve, active public space and passive recreational park space, pedestrian pathways and public reserve space. The community boasts more than 35 acres of environmental reserve, which includes a lively creek, a naturalized wet pond and mature trees.

“The whole community is being developed on an impressive plateau with green space that includes natural tree stands and prairie scape, and it overlooks the lower wetlands with a creek meandering through the area,” Henderson says. The escarpment also provides breathtaking views of the Sheep River and the Rockies.

Excel Homes and Sterling Homes are currently selling move-up and estate homes with front-attached garages starting in the $420,000s including lot and

APEX’s MountainView offers picturesque natural setting

GST. The builders have two showhomes each on parade located in Phase 1.

Lots in Phase 1 range from 36 ft. to more than 46 ft. wide with a great mix to choose from. “Buyers love the larger lots and the fact that they can get more for their money in Okotoks,” Henderson says.

Architectural styles in the com-munity include Mountain Alpine, Tudor, Arts and Crafts, Prairie and Craftsman, which reflects the pictur-esque natural setting, establishes a sense of identity and continuity throughout the community and ensures its lasting value.

MountainView provides a great location adjacent to the D’Arcy Golf Course, and it’s a short walk to Okotoks’ historical downtown that features a charming mix of boutiques and shops, and a short drive to a vast array of shops including big box retail-ers, services, grocery stores, restau-rants and many other amenities.

Residents are also only a 15-minute drive to south Calgary with easy access to Hwy. 2 for a quick commute, and the foothills and Rocky Mountains are close by.

“MountainView is a very attractive community and buyers love the tran-quil setting being surrounded by green space and tucked away from the busy areas, yet they have access to every-thing they need; it’s really an ideal location,” Henderson says.

For more information on MountainV iew, c hec k out mountainviewokotoks.com or visit the showhomes, open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m.

A NEW CIBC POLL CONDUCTED BY Harris/Decima reveals Canadians are leaning towards fi xed-rate mortgages this Spring, marking the third con-secutive year Canadians have chosen fi xed over variable. The poll also reveals a change in Canadians’ expectations for interest rates, with more Canadians now believing today’s low rates will remain in place for at least the next 12 months.

Highlights of the poll include:46 per cent of Canadians believe today’s low rates will »remain unchanged over the next year, a notable increase from the same poll two years ago when only 24 per cent of Canadians believed interest rates would remain low45 per cent of Canadians said they would choose a fi xed »rate mortgage if they had to decide today; fi xed rate mortgages were most popular among 25 to 34 year olds, with 54 cent stating they would select a fi xed rate mort-gage, likely due to the predictability a fi xed rate offers to fi rst-time homebuyers

26 per cent of Canadians said they would »choose a variable rate mortgageAnother 25 per cent said they were un-»certain which mortgage would be right for them, an increase over the 16 per cent who were undecided in 2012

“Deciding between a fi xed or variable rate mortgage is one of the most important decisions in fi nding a mortgage that is right for you,” says Colette Delaney, executive vice-president of mortgage, lending, insur-ance and deposit products, CIBC.

Delaney notes that balancing debt, savings and other fi nancial goals is impor-tant to achieving what matters to you in the long term. A predictable mortgage payment at today’s low interest rates can help you to pay down your mortgage faster and minimize interest costs, which can keep your broader fi nancial goals on track.

“Your mortgage should fit your life, you shouldn’t have to re-arrange your life for your mortgage, and that’s where an advisor can help you determine the mortgage terms and payment that fit with your financial goals.”

While fixed mortgages were popular in the poll, this year’s results also saw an increase in Canadians uncertain as to whether a fixed or variable rate mortgage would be right for them, highlighting the importance of getting advice about which option is the best fit with your fi-nances.

rates will remain unchanged over the next 12 months. This is a change from past poll results, where Canadians were more likely to believe that these historically low mortgage rates would be increasing in the short term.

This trend suggests Canadians could face challenges in the future if they don’t consider rate changes as part of their long term mortgage strategy.

“Our poll suggests that some Canadians are growing accustomed to the low rates we are experiencing, however it’s important to take a long term view when deciding which mortgage is right for you,” says Delaney. “You need to plan ahead for your next mortgage term and consider

the impact to your budget if you renew at higher rates a few years down the road.”Low rates an opportunity to accelerate debt repayment

In a poll released by CIBC in January 2013, Canadi-ans identified paying down debt as their number one fi-nancial priority for 2013 for the third year in a row. Delaney notes that low mortgage rates can help Canadians to ac-celerate their debt repayment.

“With debt repayment a top priority for Canadians again in 2013, there is an opportunity to take advantage of today’s low mortgage rates to reduce your mortgage principal faster.”

To further accelerate debt repayment, one strategy offered by CIBC is to set your mortgage payment at the amount it would be if rates were one to two per cent higher. Not only does this help to reduce the principal amount owing, but it also prepares Canadians for future rate in-creases.

“Your mortgage is one component of your overall finan-cial plan, which means you can’t choose a mortgage purely on rate” adds Delaney. “A number of factors, including amortization, the flexibility to make extra payments, and whether or not you have other debt should all be consid-ered when choosing the mortgage that’s right for you.”

ASK AN EXPERT: by HEATHER RYAN

Q & AQ: What are people looking for when selecting a new community and choosing a lot?A: When selecting a community, what’s important to most buyers is finding an area where they can grow, says Jeff Luif, area manager with Shane Homes in Nolan Hill. “They like the idea of being able to buy their first home and three or four years later buy their next home in the same community.”

Accessibility is another key factor. “People want to have easy routes in and out of the community, whether it’s for work or pleasure, and they want easy access to shopping. People don’t necessarily want to live beside a commercial centre, but they want it within walking or biking distance or a short drive away,” Luif says.

He notes for people with young children or those planning to start a family, having close proximity to tot lots, parks and schools are a priority.

Young couples or singles, especially if they work downtown, often want to be close to transit and they are also interested in finding out where the closest shopping and coffee shops are.

Those with an active lifestyle seek out communities that have recreation centres, walking paths or club houses where they can enjoy an array of recreational activities and if they have pets,

they’re more than likely looking for green space and pathway systems.

Meanwhile, empty nesters, Luif says, are often the first to visit new communities, “because they are often looking for bungalows and larger lots that can accommodate them. If those are available in the community they’re usually scooped up pretty quickly.”

When it comes to lot selections, he says, it depends on the lifestyle of the purchaser. “Usually the lots that sell first are the larger pie-shaped lots because families want a large backyard for the kids and ideally they’d back onto green space. Lots that have south-facing and west-facing backyards are also popular with buyers.”

People who own recreational vehicles or boats want lots that have back alleys so they can park them on their property; while lots along bus routes are attractive to those taking transit.

“The first questions many people ask when they come into the showhome are not about the homes, they want to know what lots are available and what amenities we have and what’s coming within the community and area,” Luif says.

Landscape 360. Professional Landscape Construction.

WITH THE SUN SHINING AND TREES ANDplants blooming to life, Landscaping may be at the fore-front your mind. Landscape 360 would like to highlight a few ideas homeowners can contemplate before they begin the process. Hiring a landscape contractor should be exciting and satisfying. However, this can be a very discouraging time for some homeowners, unsure of where to begin, what you want it to look like and who to talk too.

Here are a few tips to guide you through a satisfying landscape construction experience.

Have a plan: You can never call a company too early to plan for the following season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process

early can allow for your project to be started in your desired time frame.

Have a budget: It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around that budget will be crucial. It is also not unusual for work to be split up over consecutive summers, easing some of the nancial burden while creating your back-yard paradise. Depending on what is required for labour, equipment and materials, it may be more or less of an investment one season to the next. Nevertheless, it is sometimes more cost effective to do the whole project at once. Booking a consultation with a reputable land-scaper will allow you to see if your budget is in line with your vision.

Hire a professional: Many homeowners under-estimate the work associated with landscaping, or the knowledge required to produce a quality outdoor living space. Weekend warriors may be in for a surprise! It is important to hire someone who has extensive experience in the industry, and is a full service landscape company. Find a landscape company that will complete the task from start to nish and handle any subcontracting required.

Know your options: When deciding which land-scape company to hire, it’s bene cial to do your research. Ask to see their portfolio, view their website, and look into some of the products yourself. Most importantly ask lots of questions. Landscape construction can be done very different. Hire a company who use quality equipment, utilize the best products available and have it installed profes-

sionally. Ask to speak with former clients who have had similar projects to the one you’re considering. Your options include; patios, lighting, decks, walkways, garden beds, trees, plants and fences to irrigation, drainage solutions, boulders, retaining walls, water features, decorative concrete, outdoor cooking and re pits. Clearly, there are many choices and it pays to explore all your options carefully.

A stylish functional yard can create a vibrant feel to your home. Be the envy of the block and provide a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds a little personal are to your home’s exterior. Landscape 360 is a full-service landscape construction company. Our philosophy is based upon profes-sionalism, quality, trust and respect.

you love tHe Home, see wHat you can afford! Compare mortgage rates for your best deal

Calculate your mortgage payments using the mortgage payment calculation chart

h o m e b u y e r s ’ h e l p

01Calculate the combined monthly before-tax income

of you and your spouse.

02Divide by three. This figure is the monthly payment you can afford

to make on your home.

03Take the total price of the home and subtract the amount of money

you expect to make as a down payment. This is the money you will have to borrow.

04Refer to the chart on the opposite page. Look down the

left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05Multiply this figure by the amount you need to borrow. Divide by

1,000.

06Add to this your estimated monthly heating costs and

monthly property taxes.

07If this figure is equal to or less than one-third of your gross

monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies varyin their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPESALL MoRtGAGes ARe oF tWo BAsic tYPes:

conVentionALThe buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-RATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

oPen MoRtGAGe:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

cLoseD MoRtGAGe:Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PoRtABLe MoRtGAGe:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

WITH THE RECENT CHANGESimposed by the federal government which have impacted many of the mortgage product offerings available to Albertans, there are still non-OFSI governed nancial institu-tions that are giving Albertans more options and exibility. While most nancial institu-tions had to comply with the new regulations, we still have alternative lenders that are not governed by the Of ce of the Superin-tendent of Financial Institutions.

At this time, we still have access to a cash-back program that allows you to form the minimum down payment requirement for your future purchase. As with all minimal down payment purchases, you are still required to con rm that you have accu-mulated or are receiving a gift in the amount of 1.5 per cent of the purchase price for

the potential closing costs associated with purchasing a home. With the free down payment program, you are obligated to take either a ve- or seven-year closed term at the posted (non-discounted) interest rate and the maximum amortization for a high ratio mortgage under this program is 25 years.

For those of you looking to purchase a new home, and have a minimum of $2,000 saved, but don’t have access to the full ve per cent minimum down payment require-ment, you may want to consider the Calgary Attainable Home program. Under this program, you can purchase a home with $2,000 down, and still bene t from the lowest, discounted mortgage rates that are available. Because this is a high-ratio mortgage program, the maximum amortiza-tion remains 25 years.

On the other hand, for those clients looking for the competitive interest rate and exibility of a HELOC (Home Equity Line of Credit) either on a purchase or a re nance, you can still arrange the limit of this product up to 80 per cent of the purchase price or the value of the property. This limit is available only for your principal residence. Should you wish to have a HELOC for a revenue property, the maximum limit is 65 per cent of the value of the property.

As always, I welcome any questions or comments you may have regarding the information contained in my ar-ticles.

Until next month…
