Be sure to sit down when you meet with a designer in the kitchen department of a big home improvement store — oth-erwise the price might knock you over.

According to Remodeling magazine, the national average

for a full kitchen remodel is $54,909. I have never been able to get my mind wrapped around this, considering that the national median income is only around $51,000.

The average full kitchen remodel is defi ned as:

“Update an outmoded 200-square-foot kitchen with a functional layout of 30 linear feet of semi-custom wood cabinets, including a 3-by-5-foot island; laminate countertops; and standard double-tub stainless-steel sink with standard single-lever faucet. Include energy-effi cient wall

oven, cooktop, ventilation system, built-in microwave, dishwasher, garbage disposal, and custom lighting. Add new resilient fl ooring. Finish with painted walls, trim, and ceiling.”

Remodeling magazine also reports that a major kitchen remodel returns an average of $40,732. My average kitchen remodel usually comes in at less than half this national average cost. Here’s how you can save money on your kitchen project and turn your effort into a positive gain in home equity without sacrifi cing quality:START WITH YOUR DESIGN: Figure out the layout you want for your kitchen. A simple and sleek design will appeal to most buyers and help keep your costs down. Keeping your existing layout is always cheaper. Avoid moving plumbing and electrical items if possible — at least try to keep your stove (especially gas stoves) and sink in the same location. Moving a gas stove will require relocating gas lines and moving

your sink plumbing can create additional problems. They also require additional permits and time.

Try to pick an overall theme — country, modern, rustic, etc. This will help you select materials and ensure everything comes together properly. Have a good idea of the look you want before you go into a design center or talk to contractors.

Get a design early and plan ahead. Cabinets can take six weeks or more to be delivered. You don’t want to have your kitchen torn apart while you’re waiting for an item to be delivered.DETERMINE THE SCOPE OF WORK: Once you have a very good idea of what you want, sit down and write up a good detailed list of tasks that you want completed. You don’t have to be technical and you don’t have to use construction terms but just state all the things you want a contractor to do and bid. It can be as simple as: remove all existing

A:I am glad you sent a photograph of your

Wallace Nutting picture. Wallace Nutting, 1861–1941, at one point was considered America’s fore-most photographer. In

assembly line production methods his photographs were hand-colored and produced in massive quantities. For a period of time most homes had at least one Nutting picture as decoration. After his death the pictures lost popularity and all was forgotten. Then collecting interest started slowly. In the late 20th century Nutting pictures could be purchased for nickels and dimes, which is no longer the case. The 85-cent price you paid for the one titled “Clouds over Mt. Katah-din” was a lucky day. I think it would likely sell in the $100 range, perhaps

more on a lucky day. The listener that called in

to talk about Baxter State Park, where Mt. Katahdin is the highest peak in Maine at 5,273 feet, made us all want to go for a visit. The park’s website is www.baxterstateparkau-thority.com.

Q:I wonder if you can help me. I have three

matching pieces of china and I am not sure if the two are vases or urns. All three pieces are stamped on the bottom and in the lids with “Alka Kunst Bavaria made in Western Germany” with the number 1440 on all. Any history you could give me

A:Your beautiful urns are made of hard

paste porcelain with hand painted fl oral decoration. The Kunst Porcelain Company started business in the 1870s. The company used a variety of marks over time. In 1958, they became Alka-Kunst, so your pieces were made after that time. The style is taken from the early 19th century. Current market interest focuses mainly on the fi gurines depicting nudes and animals. Potential dollar value is low.

Q:I purchased the vanity in the 1980s. I fell in

love with it at an auction. I am not sure even what kind of wood it is. I just thought it was beautiful. The carved legs are what sold me. I am not sure if you know about furniture to tell me anything about the vanity. If not, would you recommend someone or somewhere? Thank you so much in advance. A:The vanity was made in America. The time

of production was 1920 to

40s. The overall style is taken from the 18th and 19th centuries. Current market interest in vanities like this is very soft. Potential dollar value is $150 to $300.

Q:Attached is a picture of an ironing board we

are using as an entry foyer table. I cannot see any markings for date or maker. The top is wood, the front and back legs, painted green are also wood, the cross ties and the open close mecha-nisms are metal. Can you date this for me? I am not concerned about value.

Talk about dramatic exits. Patrick Dempsey, whose popular “Grey’s Anato-my” character went from

McDreamy to McDead last month,

is also ready to part with his

ocean-view estate in Malibu for $14.5 million.

When Dan and I down-sized and moved into our little home by the lake, we had to rethink

how we use so many of our spaces, the big-

gest one being our kitchen and dining areas.

In our larger home, we had a kitchen and breakfast nook, separated from the formal dining room by a swinging door.

We could entertain large groups in the dining room, and no one ever had to see the horrifi c mess in the kitchen.

Now, there are no secrets. Our snug galley kitchen opens right into our cozy dining area. Since we don’t have room for more than six guests at our table, our parties fl ow into the kitchen space. So, I thought long and hard about how to decorate my kitchen and dining area. I want

the spaces to be lovely to look at, but since these are hardworking rooms, the displays also had to be functional.

All of us have a few key spots in our kitchens that we like to deco-

rate. For me, the counter tops are just asking for a tableau or two. Since counter space is at a premium for most of us, these arrangements need to be effi cient. This grouping next to my stove, on the side closest to our dining table, acts like a buffet. The dishes are at the ready for a quick breakfast or dinner. And, when not in use, they look gorgeous. Can you pull some of your prettiest dishes and serving pieces out of the cabinet and put them to work in daily displays?

This little grouping is to the

right of my stove. I can’t say no to a pretty dish, and have accumulated more than I am willing to admit, so this gives me a chance to rotate pieces from my collection out where I can see them every day. They just make me smile. This kind of display may not be practical for those of you who are cooking every night or who have young kids. But Dan and I are at that stage of life where we just don’t cook that often, preferring to grab a lit bite from the fridge or get some carryout on the way home from work. So, our counter tops don’t get as much action as they used to.

Dan and I love to have casual get-togethers now, where friends stop by after work for a drink and appetizers. So, I have created a pretty bar on my kitchen island, next to the sink, where it’s easy access from the dining area. Since we often grill out when we entertain, we don’t need this area

for food prep. If your counters are busy holding dinner makings, you could create a bar on a side table in your dining area. All you need is a lovely silver tray to pull it all together.

When we renovated our kitchen, I knew I wanted to have glass doors on my cabinets. It gets back to my dish-obsession. With clear glass doors, my storage really becomes a display case, giving me a chance to see the pieces I love so much.

Even though my table is smaller, and we entertain more casually these days, I still love to design killer centerpieces when we have a special event at our home. I often pull some of my favorite pieces from displays around our home to fold into a unique centerpiece, like these antique altar candlesticks and this garden statue, whose arms seem to be made to hold a bottle of wine.

Since we have to use every

inch of our bungalow very effi ciently, we fi lled the walls of our dining nook with bookcases. In the shelves by the kitchen, I’ve lined up our cookbooks.

I love all the bookcases because they give me lots of little spots to display my tchotch-kes — all the treasures I want around me. Since we don’t have space for much furniture, built in display spots were a must for me.

People often ask me if we miss our larger home. We loved living in this gracious Greek revival and made lots of great memories there, like hosting our daugh-ter’s wedding. But we are thoroughly enjoying this new stage of our life, how our snug little home wraps its arms around us and our guests, and makes daily life so, so easy.

plumbing guru I thought I would ask you about those taller toilets. I am looking to replace my older toilet that sits low to the fl oor and my back will appreci-ate the extra height. Can they be installed in place of a standard toilet or do you need special adapters? Also, about how high are they?

A: Higher toilets are sometimes called

comfort height toilets for good reason. Basically, they sit about 2 inches higher than a standard toilet. Even though that sounds like a small change, the two extra inches put the toilet up to about chair height and that feeling of sitting on a chair instead of a lower toilet is what makes all the difference. Comfort height toilets are now commonly

used for “aging-in-place” bathroom remodeling jobs along with replacing the bath tub for a walk in shower. The

good news is that in most cases there is no big difference with the

installation of a comfort height toilet in place of a standard toilet. They do come in elongated bowls and round-front bowls, so if you’re looking to install a taller toilet you should be covered from top to bottom.

A heritage rose, it was registered in 1834. Other charmers are gardenias and serissa.FOR POLLINATORS: Profusion Zinnia (Zinnia augustifo-lia x elegans) and Zahara Zinnias (Zinnia mary-

landica) bring color and pollinators to any garden. These varieties are known for their resistance to mildew and leaf spot. Be creative on planting zinnias, with groupings or dots of color, with one color or several, in the fl ower bed or intermixed with vegetables, in the yard or a container. Zinnias are a favorite for their pops of long-lived color, as well as for the

butterfl ies that relish their nectar. Also adept at attracting pollinators are many native plants including Stokes aster and coral honeysuckle.

Unnecessary regulatory burdens are preventing qualified, credit-worthy borrowers from obtaining

the American Dream of homeownership. That’s according to testimony from the National

Association of Realtors® before the U.S. Senate Banking, Housing and Urban Affairs Committee.

“Realtors® support strong underwriting standards to protect consumers from the risky lending

practices of the past, but we are concerned that the pendulum has swung too far. In some cases,

well-intentioned, but over-corrective policies are severely hampering the ability of millions of

qualified buyers to purchase a home. I believe, and our members believe, that we have yet to

strike the right balance between regulation and opportunity,” said NAR President Chris Polychron,

executive broker with 1st Choice Realty in Hot Springs, Ark.

Despite historically low mortgage rates, the number of first-time buyers entering the market is at

the lowest point since 1987 and the nation’s homeownership rate has almost fallen to levels last

seen in 1990. Today, the number of homes purchased annually remains less than 70 percent of

what was purchased prior to the real estate bubble and subsequent collapse.

When you start talking to contractors and design-ers you may fi nd addition-al work is required. That’s okay. It’s easy to update your list and resend to all the bidding contractors. Otherwise, the various contractors will list the items they believe you want and it will be diffi cult to compare bids.TRY TO SELECT THE MATERIALS YOURSELF: Asking a contrac-tor to supply big-ticket items such as fl ooring, cabinets, countertops and

appliances leaves them with a huge range to guess on and there is a chance you’ll end up paying the contractor an additional fee on top of the supplied costs.DON’T SELECT CABINETS BASED ON NAME BRANDS: Cabinets are a huge expense. There can easily be a $15,000 difference between various designs and manufacturers for 30 linear feet of semi-custom cabinets. Taking some time to select a good quality cabinet can save a lot of money.

I’ve never seen a home buyer ask for the name brand of cabinets in a home. You can get a very good cabinet for a fraction of the cost of some of the big-name manufacturers.CHOOSE THE COUNTERTOP

WISELY: Countertops also range widely in price. My top of choice is granite. Countertops are one of the fi rst things people notice in your kitchen. Particle board wrapped in Formica or other laminate is almost always a turn off to potential buyers. When selecting granite, fi rst choose the color you want, dark or light. Price will often be determined by what your supplier has available. Granite is granite so there is no signifi cant quality difference in the stone. You can easily pick a $20 a square foot granite and get the same look as a $45 a square foot granite.

Watch the installation costs. When it comes to granite, the supplier will almost always do the

install. I’ve found that some suppliers advertise really cheap per square foot costs but then they jack up the installation costs. Make sure you get a full bid from the various suppliers you visit. GO FOR MIDGRADE NAME BRAND APPLIANCES: Appraisers and buyers rarely value top-of-the line appliances at anything close to their purchase price.

Appliances are sold a bit like cars. There are appliance sales people in almost every big box store. Make contact with several sales people. Get their cards and see if they’ll call or text you when they’re having sales. DO YOUR HOMEWORK TO FIND THE RIGHT CONTRACTOR: Knowing your rough layout, desired materials, and armed with a scope of work, you can begin

getting bids. Dealing with contractors can be a daunting task. Check your jurisdiction’s website to fi nd good tips for re-searching your contractor and items that need to be in a construction contract.

Make sure you get four or fi ve bids. Be wary of any bid that is too cheap or too expensive. Have contrac-tors line item their bids and closely compare the items. If one of the items varies greatly in price from bid to bid then you may not have properly explained your needs.AVOID CHANGE ORDERS: Change orders kill. Do your best to fl esh out your desires before the bidding process and get as much as you can bid and priced out prior to signing a construction contract. A contractor knows you are probably not going to bid

out a change order so he’s not likely to give you the best price. Most times the contractor will have pulled permits for the job so it will be diffi cult or impos-sible to bring in another contractor to fi ll a need.TRY DOING SOME OF THE WORK YOURSELF: If you’re adven-turous and handy, consid-er installing the cabinets yourself. This is much easier than one might think and there are ample videos and books available to help the do-it-yourselfer in this task. Some contractors really seem to overcharge for cabinet installation. Check to see how your cabinets will be delivered. If they come preassembled, installing them yourself is that much easier. If assembly is required, you may reconsider because it will require signifi cantly more time.
