WELCOME TO YOUR NEW HOME! Bev Roberts Rentals, Inc. welcomes you as a new tenant! This Tenant Handbook was created to assist you with your tenancy. Please keep it in a convenient location for easy reference. This doesn’t replace your lease, so please review your lease as well. Enjoy your new home!

MOVE-IN REMINDERS Inspection: Within 3 days of key release, email us with any additional damage you

find that is not listed on our inspection. Cable & Satellite: When setting up TV services, please remember no cable cords,

phone lines or satellite wiring is to be run through the home without prior written approval from the homeowner.

Mailbox Keys: If not received with house keys, property manager may instruct you to bring your lease and ID to your designated post office (www.usps.com/locator). The Post office will rekey your mailbox within 7-10 business days.

Garage Remotes: If not received with house keys, please check the kitchen counter or drawers, or submit an online maintenance request at www.RobertsRentals.net. If remotes are lost during the tenancy, new ones will be provided at tenant’s expense.

Pool Keys & Fobs: If not received with house keys, please check the kitchen counter or drawers, or submit an online maintenance request at www.RobertsRentals.net. If pool keys or fobs are lost during the tenancy, new ones will be provided at tenant’s expense.

TENANT RENOVATIONS | ALTERATIONS

Per the lease terms, Tenant shall not alter the home without prior written permission from the homeowner. Notwithstanding the paragraph titled Alterations of the Residential Rental Contract, Tenant shall drive nails into walls for the purpose of hanging pictures or other decorative items under the condition the Tenant uses reasonable care not to damage the walls or cause excessive nail holes. Please do not perform any repairs or alterations to the home. If you want to make a special request, please submit an online maintenance request at www.RobertsRentals.net.

MAINTENANCE REQUESTS

As per the lease terms, all maintenance requests must be submitted via your Online Tenant Portal. Please visit our website at www.RobertsRentals.net, select 'Tenants', and select 'Request Maintenance'. We want to make certain your maintenance requests are taken care of immediately; however, they must be submitted through the tenant portal for record keeping and documentation purposes. Once you click ‘Submit’, the online form delivers important information, such as your name, phone number, address, and maintenance concern, to the property manager and ultimately a contractor who will contact you to schedule an appointment. As soon

as the property manager receives your maintenance request, they will send it to the homeowner for approval. Remember, each homeowner is in control of approving or declining a repair. The only repairs a homeowner can’t decline by law are for habitability (major electrical, major plumbing, heating/cooling, hot water). Contractors will contact you directly to schedule an appointment. If you fail to keep a scheduled appointment with a contractor, you’re responsible for the cost of the service call.

Tips on calls you can avoid: If electricity is not working, first try resetting all of your GFCI outlets, then resetting all the electrical

panel breakers If garbage disposal isn’t working, reset the breaker on the disposal. Watch out for children accidentally dropping toys/popsicle sticks, etc into toilets or drains.

MAINTENANCE EMERGENCIES If the emergency involves a fire, medical or criminal emergency, please notify the proper authorities or call 911 prior to calling Bev Roberts Rentals. If you have a maintenance emergency, call (919) 306-5665. Backed Up Plumbing/Sewage: Stop using and call us. Fire, Medical, Criminal: Call 911 or the local authorities, then call us. Smelling Gas: Turn off gas, contact the gas utility company, then call us. Flood Leak Inside: Shut the water off using controls in garage or at the street,

then call us.

EMERGENCY WATER FLOOD 1. Immediately turn off the main water supply in the garage, or at the street. 2. Mop to soak up the wet areas to prevent further damage. 3. Call (919) 306-5665.

EMERGENCY BREAK-IN Any damage to the property due to vandalism or theft is Tenant’s responsibility. Tenant may contact their renter’s insurance policy to file a claim. Review your rental policy to see coverage details. Submit a maintenance request to coordinate repair or replacement of any items.

TENANT RESPONSIBILITIES The following items are the responsibility of the Tenant, at their expense, while living at the property: Pest control service (bees, spiders, roaches, mice, ants, etc). Pay rent on or before the 1st of each month. Not allowing anyone to smoke in the home or garage. Report all necessary repairs. Replacement of HVAC filters every month. Replacement of light bulbs with the correct wattage. Professional steam cleaning and spot cleaning of carpets at move-out; provide us with

the receipt. Replacement of smoke and CO alarm batteries. Report non-functioning smoke and CO alarms immediately. Request landlord approval for any pets or additional occupants. Keep exterior and interior of the home clean and free of grease, mildew, cobwebs, etc. Dispose of pet waste regularly. Maintaining, trimming, watering, and weeding all landscape.

LANDSCAPE MAINTENANCE You are responsible for pulling weeds, cutting and maintaining the lawn (unless otherwise noted in your lease) and ensuring all landscaping is receiving adequate water to survive.

GARBAGE DISPOSAL CARE The most important rule of thumb: “When in doubt, throw it out!” Most food should be disposed of in the trash can before running through the garbage disposal. A garbage disposal is best for small amounts of food scraps only. Tips for Garbage Disposal: Run water while food goes down. Helps items get through the plumbing system out to the road/city pipes. Swipe food into trash before washing dishes. Occasionally run small ice cubes in your disposal, helps to clean scum layers built up inside.

CLOGGED DRAINS You can clear hair and other build up in drains by using drain cleaners (Draino, Hair Away, Liquid-Plumr). If a plumber finds improper items down a drain, Tenant is responsible for the repair cost.

POWER SHUT-OFF & RESET LOCATIONS A circuit breaker is electrical switch designed to protect from an overload or short circuit. Circuit breakers move slightly when “tripped”. And you won’t have power to that area of the home. To reset, turn the breaker to the OFF position, then back ON again.

Most homes have the GFCI outlets in kitchens, bathrooms, and garage. When you have loss of power, press the “reset” button located in the middle of the GFCI outlet.

EXTERIOR GAS SHUT-OFF LOCATION To turn off gas, close the two ring loops together:

GARAGE DOOR INOPERABLE If there’s no power to the door, first reset the GFCI in the garage. If still not working, please submit a maintenance request at www.RobertsRentals.net. If you need to manually close your garage door, here are the steps:

Pulling the emergency release handle disconnects the garage door from the garage door opener. This allows you to open and close the door manually. The emergency release handle is located at the end of a (usually) red rope that hangs from the garage door opener rail near the top of the garage door. It takes some force to disengage the garage door from its track. Be careful not to pull too hard, as this can damage or bend the track! Make sure there is nothing obstructing the door’s path to the floor.

Once disengaged, some doors will no longer have any tension and will immediately fall to the ground. It is important to have a

second person securing the door and ensuring it doesn’t prematurely fall to the ground without aid.

After complete, be sure to contact submit a maintenance request at

www.RobertsRentals.net, so we can get dispatch a professional contractor to diagnose and service the unit.

HELPFUL CLEANING TIPS An ounce of prevention is worth a pound of cure! Removing your shoes will mean less time cleaning floors, and less damage to floors. Avoid grease build up in the kitchen by using a sponge and soapy water to clean regularly. To lessen grease splatter, cook on low or medium heat setting. Change air filters monthly to lower the power bill and create less dust. Avoid a fire hazard by cleaning your dryer's lint trap after each use. Vacuum carpets and mop tile, wood, and vinyl regularly. Do not use a lot of water when cleaning hardwood flooring. Clean toilets and showers regularly to avoid build-up and mildew. Clean the base of faucet fixtures to avoid calcium build up. Avoid dampness by turning on bath vent while showering. Put food away and wipe-up food debris to avoid attracting insects or rodents. Keep pet food in closed containers to avoid attracting insects or rodents. Regularly pick up debris and pet feces in outside areas. Unique Accidents? Contact us for the best way to remove stains or repair an item. Rolling office chairs must have a plastic floor mat underneath to prevent carpet damage.

HOA GENERAL RULES Below is a helpful list of common HOA rules: You may review the community’s rules and regulations by contacting the HOA directly or visiting their website. The HOA’s contact information can be found in the signed lease:

19 MOST COMMON HOA RULES FOR HOUSES 1. Street Parking: Some associations do not allow street parking 2. Landscaping: Must be in good, clean, and attractive order; no weeds, leaves or needles on the ground, and/or

overgrown shrubs, trees, or grass. 3. Trash: All garbage must be kept in lidded trash receptacles, stored in concealed areas away from street view,

placed curbside no more than 12 hours before and after pickup. 4. Vehicles: Must be operable and registered at DMV. 5. Vehicles Not Allowed: Boats, golf carts, jet skis, motor homes, trailers, campers, buses, commercial vehicles. 6. Truck Vehicle Allowed: Limit 1 one ton truck when used for everyday-type personal transportation. 7. Holiday Decorations: May be installed no more than 30 days prior and must be removed within 14 days

following the holiday. 8. Antennas/Satellite Dishes: Needs landlord approval and may require HOA approval by submitting a design

change form to the board. 9. Street Visible Improvements Alterations : Needs landlord approval and may require HOA approval by

submitting a design change form to the board. Examples: exterior motion lights, security doors, garage doors, screen doors, landscape changes, etc.

10. Unsightly Articles Not Permitted: Garage doors remaining open when not in use, inoperable vehicles, basketball hoops, clotheslines, equipment, etc.

11. Nuisance: No unreasonably loud noises (musical instruments, speakers, pets, motorcycles, etc.), no trash odors allowed to accumulate, no personal property items stored outside, etc.

12. Signs: No signs (exceptions: security sign 1’x1’) 13. Diseases, Insects, Rodents: Must upkeep the premises to not allow insects or rodents to breed and regularly

pick up debris and pet feces.

15. Single Family Use Only: Premises must not be used as professional trade or commercial use. 16. Rentals: No transient or temporary rentals (such as airbnb) less than 30 days. 17. Overhangs: Trees, shrubs, or other items may not overhang or encroach onto another lot. 18. Garage sales: 2 garage sales permitted per year and garage sale signs posted only 1 day prior. 19. Insurance: No hazardous or unsafe activity that would cause community premiums to increase.

4. Holiday Decoration: Only to be installed on the inside of the condo windows. 5. Waterbeds: No waterbeds permitted inside the unit. 6. Speed Limit: Max speed is 10 MPH in the community. 7. Pool: Max 4 guests per residence, only battery operated music players with headphones allowed, loud noise

prohibited, no diving, running, pushing or other unsafe behavior allowed, no glass bottles, eating, smoking or drinking, no alcoholic beverages, persons under 16 aren’t allowed without adult supervision of a parent or guardian, animals not permitted.

8. Fitness Facility: Max 2 guests per unit, persons under 18 not allowed. 9. Garage Sales: Individual garage sales not permitted. Community garage sales are board coordinated. 10. Car Washing: Car washing not permitted within the community. 11. Sidewalks: Not allowed on sidewalks, breezeways, or common area grass: Bicycles, skateboards, roller skates,

motorized scooters, or similar vehicles.

SAFETY TIPS The following are several tips to ensure the safety of all residents in the home: Unplug all heat-producing appliances to prevent a fire hazard. (toasters, irons, coffee

makers, etc.) Never leave a burning candle unattended. Turn heating pads and electric blankets off when you leave the room to prevent fire

hazards. Never leave water running unattended. If you have an upstairs bathroom, and you see water in the ceiling below, report the leak immediately. Do not operate electrical appliances while standing or sitting in water. Do not overload extension cords or outlets. Place lamps on level surfaces and use the correct wattage bulb. Avoid running extension cords over walkways, under rugs, or any place that could cause a tripping hazard. If you suspect an electrical problem, report it to our office immediately. Do not leave children unattended near open windows. Window screens do not hold weight. Replace outside light bulbs so you can utilize lights properly when it is dark. Do not remove smoke or carbon monoxide alarms. Change the batteries if they are beeping. Notify us

immediately if the alarms appear defective. Keep a portable fire extinguisher in the kitchen and garage. Never leave grills or BBQs unattended. Do not set grills up against the house to prevent a fire hazard. If you have small children, keep all dangling blind cords well out of the reach.

CITY-WIDE DISASTER PROCEDURES Following is a summary of what to expect during a hurricane, flooding, ice storms, etc. 1. Be Prepared: Have an emergency preparedness plan, a checklist and a 72-hour emergency kit. 2. Secure yourself, your family, your pets, your guests. 3. Stay tuned to the local news media and follow all recommended precautions and instructions. 4. During the disaster or before leaving your home:

Turn off main breaker to house. Turn off main gas line to house. Turn off main water supply to house.

HOME DISASTER PROCEDURES Following is a summary of what to expect during a kitchen fire, water pipe burst, hot water heater leak, etc. Upon discovery of the problem, please secure the home from further damage if possible. You are the guardian of the home, and the home is under your watch. Tenant Responsibility: 1. Take steps to prevent additional damage immediately. 2. Turn off the source of water, electricity or gas, as the situation demands.

3. After you’ve notified 911, please call us via phone. (919) 306-5665 4. Make claim on Tenant’s insurance for personal belongings. 5. Provide access for insurance adjusters, repair people, etc. to assess, quote, and repair damage. 7. Notify us of delays or problems with repairs.

MOVE-OUT PROCEDURES CHECKLIST 60-Day Notice: ____ Complete the ‘Notice To Vacate’ form on our website at least 60 days prior to lease end. Showings: Our Real Estate Agent will place the home on the rental market, and place a sign and lockbox on the property. Real Estate Agents will schedule showings through Centralized Showing Solutions (CSS). CSS will contact you for

approval. To help save you time, we may schedule several showings on the same day and time. Landscaping: ____ Lawn freshly mowed, trimmed, and edged. ____ Watering clock schedules working properly. Maintenance: ____ All light fixtures must have light bulbs, decorative fixtures must have matching decorative bulbs. ____ Replace air filters. ____ Remove nails and screws from walls, and properly patch and lightly paint. (contact us for instruction) ____ Clean carport, driveway, and/or garage free of all oil stains. ____ Replace broken door stops. ____ Replace torn screens and broken blinds on the windows (unless noted on original walk-thru). ____ Remove trash. No trash shall be left on the front curb. ____ Remove all personal items from the property. ____ Turn off the ice maker and empty the ice bin. ____ During the winter months, leave the heat set at 55 degrees. ____ During the summer months, leave the AC set at 85 degrees.

NC Tenant Security Deposit Act requires us to deliver the Security Deposit (less any deductions) within 30 days after termination of the tenancy.
