New-home buyers are often driven by di� erent infl uences, but there’s no doubt lifestyle is an increasingly important factor. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home.

In today’s hectic world, your new home will be your retreat, so it’s important to fi nd a home that suits your needs and lifestyle. Though Vancouver has a relatively short history as a city, there is still a lot of interesting and important buildings in our area. Not all of them are what most people might think of as “heritage” — Victorian, Edwardian or Art Deco — many are from the mid-century, and even from the 1970s and 1980s. Explains architect and planning expert Michael Geller, “Every decade has houses and buildings that will be considered signifi cant in the future.” Even the lowly Vancouver Special is having a heyday.

For anyone interested on the potential of these modest and ubiquitous homes can experience them fi rst-person on April 18th, when the Vancouver

Heritage Foundation hosts the self-guided Vancouver Special Tour, where “From small interventions in design to complete reconfi guring of space, the 2015 tour will look at how fi ve homeowners have reinvented their Specials.” Tickets can be found at vancouverheritagefoundation.org.

and June 15, 2015 for self-employed persons), remember to report last year’s income from rental properties that you may have. But don’t forget to deduct all the 2014 expenses associated with this rental property so you can reduce your overall taxable income.

Imagine you earned an annual 2014 salary of $65,000 and a rental income of $15,000 from a 1 bedroom condominium in Burnaby. In the eyes of the government, you have earned a total of $80,000 for the year and owe about $17,680 in taxes. However, if you deduct your rental expenses (see example in chart) from your income, you can save about $4,350 in taxes.

Writing off rental expenses against your income also applies if you rent out a portion of your house or your laneway home. For example, if your house is 2000 square feet and you rent out your 800 square foot basement, you can deduct 40% of the applicable expenses.

MONIKA AT THE RIDGE AT BOSE FARMRethinking life

CONDO PROFILE

Monika is the first person to admit it was sheer curiosity that brought her into The Ridge at

Bose Farm’s presentation centre. “I’d just made a major life change by

deciding to sell my house and downsize to a simpler lifestyle,” she says. “At first, I thought I wanted a rancher, but when I saw the showhomes I thought: these are amazing. They’re so well laid out

inside, the flow is great, and I’ll have the park, the gardens, even the potting shed so I can still get my hands dirty — I love gardening. I’ve never heard of a condo being anything like this.”

After growing up on a Richmond farm, Monika says the restored barn was a bonus that resonated with her inner spirit. “I went to barn dances when I was a child, and now I’ll be able to go again.

And it will be so cool watching a movie on a big screen there.”

Connected to NatureThroughout her life, Monika’s deep connection to nature has taken many forms. She currently runs a gardening centre located just down the road from the Bose farm, she’s a professional horticultural therapist, and she still finds time to volunteer at the local YMCA as yoga instructor. “Horticultural therapy is recognized throughout Canada and the US for its ability to promote well-being — just like music or art,” she says with a contagious enthusiasm. “When you can smell the flowers or play in a garden, there are many mental and physical benefits. I’ve seen the results first hand and they’re amazing. It’s going to be incredible to have all that right outside my front door.”

Going with Instinct“I’m a very spiritually oriented person, so I always pay attention to my gut feelings. And everything about buying a home here feels right,” Monika says. “I’ll be able to bike to work, I hope to teach yoga in the amenity building, and because I bought on the ground floor I’ll even have my own yard. I am so, so ready not to be tied to the maintenance of a house. Everything here is going to be perfect for me. I haven’t had one second of hesitation since I bought, and it’s just going to get better.”

NCG: When you were deciding on a design theme for this suite at Bennington House, what did you want the focal point to be? Was there a particular aspect of the space that you wanted to highlight?Cristina Oberti: One of the biggest selling features of interior suites are the finishes. They add significantly to the overall value of a home, and so we do our best to highlight them as much as possible. For this project we particularly wanted to focus on the luxurious Carrara marble that runs throughout the bathroom and kitchen areas. Marble is an elegant and timeless material, and when implemented in the right way,

can also be very modern and striking. We didn’t want to compete with the finish, so we used off-white and grey colours and airy furniture to accentuate and compliment the marble surface’s natural beauty.

NCG: For people who are staging their homes to sell, how do you strike the right balance between making a place look homey and comfortable while still encouraging prospective buyers to envision themselves and all their belongings there?CO: The key for designing an effective display suite or show home often lies in

the subtleties. Unlike private residential projects, which carry the distinct character of the space’s occupants, display suites are almost entirely interpretive. Our job as designers is to strike a balance between inspiration and individuality: the designs need to be strong enough to inspire, and yet subtle enough to allow for an individual ‘vision’. The goal is to create a space where people can envision and interpret their own lives taking place. My advice for designing for buyers is to keep things subtle: statements shouldn’t be too loud or overbearing. Sticking to neutral tones and timeless furniture pieces is usually a

safe way to go: you need to leave some room for the buyer’s imagination.

NCG: It’s always interesting to find out what kind of person you were thinking about attracting when you began this interior. Did you have a particular person or type of person in mind?CO: We typically base our designs around an imagined owner or resident. This not only helps make the end result more realistic and ‘human’, but also gives us a concrete conceptual direction to follow. In some cases we create these characters ourselves, basing our imagined resident on location, building type and price range. For some projects, such as Bennington House, the client will provide us with an in-depth marketing strategy which often contains the buyer’s demographic and likely lifestyle choices. In the case of Bennington House, the predicted buyers were trendy urban professionals and young modern families.

NCG: There is a certain mid-century look to the living and dining areas, which is very chic. Where did you source the furniture and accessories?CO: What I love most about mid modern furniture is its versatility: it’s a classic choice, and yet timelessly contemporary. Mid modern pieces work especially well when mixed in with more sleek, and minimalist designs. The soft curves and warm character of mid modern design brings a human touch to an otherwise austere space. The pieces we selected for Bennington House

were sourced from various suppliers, and they are as follows: Style Garage, CB2, and Moe’s Home.

NCG: With the very large dining/living area, you did a great job of delineating the different spaces. Could you explain how you did this? Are there other, different approaches you could take to separate areas while still embracing the open-concept?CO: Furniture layout has a significant impact on both the flow and zoning of space. This is especially true of open floor plans, which are free of partitions or closed areas that traditionally help define a home’s zones. In these cases, furniture groupings are what define each area. A dining set is a good example of how a grouping can ‘define’ the function of a space. In the case of the living room area, a sectional with an armchair placed to the side will often distinguish and enclose the living area as a distinct space. Decorative accessories can also help give a visual grounding to spaces, such as area rugs and pendant lights. The rule of thumb is to place furniture groupings around a centre. In the case of a dining area it would be the dining table and pendant light overhead that provide the central point. In the case of a living area, it’s usually around a coffee table, fireplace or entertainment system. It also helps to look at zones as groupings of people: when we socialize we like to form a circle and face each other. Furniture groupings should be built around this idea to reflect and accommodate our social nature.

It’s no secret: the West End is one of Vancouver’s coolest neighbourhoods. There’s something about the ambiance here — tree-lined streets, eclectic shopping, great art and restaurants everywhere. Above the RestAs we head for the elevator, Grace waves at the concierge who’s engaged in a lively conversation with two cyclists who look like they’re ready to compete in the Tour de Gastown. “Almost all our homeowners have moved in, so there’s a great sense of community developing,” she says.

I step into the display home and hear myself gasp. The words astonishing, awesome, and amazing spring to mind, but none seem… well none seem to be quite enough. This home truly is something special — a showcase of über modernism.

it’s filled with sunshine. The view is breathtaking — False Creek and Granville Island, downtown and far beyond. This is Vancouver like no other.

The kitchen is massive, a culinary hub that includes a centre island with quartz countertop that cascades down to the floor on both ends — very chic, very urban. Somehow the space feels totally integrated with the entire great room yet it’s been cleverly designed so guests never actually have to encroach on my space when I’m cooking. Brilliant.

Then I spot the stairs — definitely not your usual steps. Dark-stained wood treads rest lightly on an exposed concrete form. It’s the perfect blend of industrial funk and contemporary minimalism.

Upstairs are two bedrooms plus a master that deserves the moniker “urban oasis.” The ensuite’s freestanding soaker tub looks elegant and inviting and my toes can tell the floor is heated. The walk-in closet is bigger than many

home offices and has custom, built-in shelving from California Closets — a feature Grace tells me is standard in every closet. Beside the bed, there’s a window-box seat that Grace and I instantly agree would be a perfect spot to kick back with a good book and a glass of wine.

Then there’s the highlight I’ve been waiting for. “Every penthouse has its own private, rooftop terrace,” Grace says as we step out into the sunshine. Now I thought the view from inside was great, but this is even better. From here I can see sailboats zipping along Burrard Inlet with colourful spinnakers bulged out in the breeze, the expanse of green grass where I know the red and white Bard on the Beach tent city will soon be springing back to life, the North Shore Mountains, and the full panoramic downtown cityscape. “At night, the lights are so beautiful,” Grace says as if reading my mind.

Individual StyleAs we wander through the other four Skyhomes, I’m intrigued by how different each one is from all the others. One has a master on the main design, another a spacious den that I’d probably use as a formal dining room. In two of them, the two-storey living room ceiling is a pop-up style rather than a vault. Some have a cappuccino deck off the master bedroom, others have a simple Juliette balcony.

All are finished with the exquisite attention to detail and quality I’ve come to expect from Amacon. “And every home includes air conditioning and automated roller blinds,” Grace says point to a discrete wall control that I’d totally have missed. How cool is that… literally.

Experience the ’Hood“Being able to purchase a brand new home in the West End is such a rarity,” Grace says as we make a quick stop at the tenth floor, podium park where herbs are already planted in the community garden beds. Which gets me thinking about lunch and a latté. Time to head across the street to the famous Musette Caffé where maybe I’ll get to hear some tall tales from the two biking enthusiasts.

coming of age and it seems like every week a new restaurant or boutique shop opens their doors.

In fact, since my last visit to Framework, the Propaganda coffee shop has opened right next door (think ultra-convenience for anyone who lives here), a crossfit gym and new yoga studio have popped up just down the road, plus there’s Ramen Butcher, a Japanese noodle house that at least

four of my friends have told me I “really, really need to check out.”

Oh and here’s a cyclist’s alert. Every Framework home comes with secure bike storage on the same floor as your suite. “Homeowners love the peace of mind that comes with being able to park their bike just outside their front door,” Jeanette says. “And with so many people using two wheels for their work commute, it’s way more convenient too.”

And since it’s noon, I figure it’s perfect timing to indulge in another Mount Pleasant tradition — a pub-style lunch at The Whip where it’s almost a given I’ll run into one of the local artists, shop owners or fellow cycling enthusiasts.

It seems sort of self-evident that we should preserve parts of our built history. Old buildings connect us with

the past, are usually visually appealing, and create interesting streetscapes with character. Even the much-maligned Vancouver Special has received revived popularity recently! But it was only in 1998 when the City of Victoria became the first municipality in British Columbia to use a new heritage planning tool: property tax incentives introduced by the provincial government in 1994. The City introduced a program that provides property tax exemptions for up to 10 years to developers who convert vacant or underused upper storeys of downtown

heritage buildings to a residential use.In Vancouver this initiative has been

taken even farther. “For developers, if you can’t build extra density on the historic site then you can transfer that density onto another site”, explains Michael Geller, veteran architect, planner, developer and educator. There has been a bit of an issue with this though, he goes on to say, as developers have ended up transferring so much, there’s become a “density bank”, where other developers can then buy this density, and there’s so much of it, the city doesn’t even know where to put it all. “But what it does really show, is that there’s a strong interest in doing this. most about this is Robert Fung, he’s done so many great restoration projects.”

“We are down to the last handful of properties that can be done in Vancouver proper,” says Robert Fung. As principle of Salient Group, the company instrumental in revitalizing Gastown and other parts of the city, Fung really knows what he’s talking about. He goes on to explain that, as a fairly young city, Vancouver had a limited stock of these buildings in the first place, which makes the ones we have more valuable.

Donald Luxton, of Donald Luxton & Associates, is the head of the foremost cultural and resource management firm in Western Canada, and he agrees with Fung. “The City of Vancouver does actually have some great heritage building stock but that stock is certainly eroding as the city grows. There are about 2,200 sites on the Heritage Register, about one-quarter of which are legally protected.”

So the first reason buying into a heritage property is a great idea is a very basic one: financially, due to relative scarcity, these projects hold their value over time. Recent studies in Michigan and other states have shown that property values in designated local historic districts almost always

increase and never decrease. Property owners—and bank lenders—find local historic district designation a protection for their investments.

Another reason reason these places hold their value is that they add significantly to the vibrancy and social dynamic of their neighbourhoods. Historic preservation promotes downtown revitalization, neighbourhood stabilization, affordable housing and cultural tourism while preserving community character. Before strip malls and freeways became the norm, the streetscapes were much more pedestrian-friendly, which adds to community health and interactions between neighbours. An outcome of stable neighborhoods is that they attract single-family property owners to downtowns. Historic districts are also often noted as the most diverse of community neighborhoods.

And if that wasn’t enough, keeping existing buildings is environmentally friendly, even when they need significant upgrades. By keeping neighbourhoods with a residential component and diversifying the types of residences, it slows the rate of urban sprawl, as well as

keeping building materials out of landfills.But there are challenges of course.

Donald Luxton explains, “The amazing thing to me is that anything gets preserved with the land values that we have, which says something about the way in which the city is able to negotiate retention. Sometimes it takes a lot of creativity, and the solution isn’t always ideal. But there are a lot of great examples of heritage retention. We haven’t lost a major downtown building in a long time.”

One of the most famous recent examples of a historic preservation project that combined elements of densification, restoration, social housing and dynamic mixed-use development is Westbank’s ambitious Woodward’s project in Gastown. Ambitious because it plays with modernity and history, as well as tackled the question of “who wants to live on the Downtown East Side of Vancouver?” Evidently, many people do.

Salient Group also faced many hurdles when developing their inspiring Bowman Lofts and Terminus projects in Gastown; trying to sensitively restore these historically-important buildings while providing, modern, elegant living spaces. With the stock of appropriate residential

buildings in downtown Vancouver dwindling, Salient Group has embarked on a new adventure: New Westminster.

Columbia Street used to be the commercial centre of Metro Vancouver. Bustling back when New West was the capital of the province, the last few decades it’s more the place you would go to by a wedding dress or see an exotic dancer. But the beautiful classic architecture and inviting streetscape were an obvious lure to Fung and Salient Group. “New West is a delight,” he says. Other people evidently agree, as Trapp + Holbrook, Salient’s newest venture on Columbia Street is almost sold out. And the appreciation of the historic façade, which was preserved with the modern building rising behind it, is also clear. “Once the restored façade was unveiled, sales went up exponentially” he explains.

With more projects revitalizing New West in the works, now is definitely time to jump on this old-timey bandwagon. Remember, at one time, not so long ago, Yaletown was a neglected bunch of run-down old warehouses, that people didn’t want to walk around, let alone live in. Condo living is “right” for just about everyone

Recently, I was looking at the Canada Mortgage and Housing Corp. website, where users can

download the “Condominium Buyer’s Guide,” which contains a section called, “Is condominium ownership right for me?” It occurred to me that nowadays, condominium living is “right” for just about everyone. The surge in condo sales across the Metro Vancouver area over the past decade, and the widening demographic of buyers are evidence of the popularity of this lifestyle. People of all ages are seeking homes that offer ease of living to help them find some sort of life balance with their frantic work and school schedules. Simply put, in a condominium, residents have more time for leisure activities, because maintenance on the exterior and common areas is all taken care of.

Of course, price is a factor, now that the average price of a lowrise home in the area has exceeded $700,000. Entering the market is financially challenging for first-time buyers, and for many of them, a compact condo suite is an affordable “starter” home. Growing families have the expenses that come along with raising children, so an attainable price point is appealing. Raising children in urban areas is a familiar concept with people who immigrate here from Europe, the Orient and other countries. Vancouver, and in fact the Lower Mainland, have good school systems, and every municipality is dotted with natural areas such as lush parks. Even in the heart of Vancouver, you can walk your dog and take the kids to the park to play.

Empty-nesters and seniors are finding it challenging to live on their pensions and/or savings, so economically, a condominium makes sense for them as well. Most condominium suites are single-level designs, which is great as our joints become a bit stiffer with age and mobility issues arise. Going to the pool for a swim, heading to the fitness centre for an aerobics class, or meeting friends for a game of bridge in the lounge can be just an elevator ride away. Hosting family events such as birthday parties, baby or wedding showers and the like is a breeze when there’s a party room right in the building.

Busy professionals appreciate condominiums’ locations close to transportation nodes, and all buyers like being able to access amenities under their roof. Single women and families feel safer in a condo, where they have security measures in place and a concierge at the main entrance providing eyes on the street.

Roommates are pooling their resources and buying condos to start earning equity. I know of parents who are buying condo suites for their grown children to live in while attending university, then selling them after a few years. Some buyers select a two-bedroom suite and rent out the second bedroom, and there are also those who buy strictly as an investment. With the population of Metro Vancouver growing by leaps and bounds, condominiums will be in demand for years to come.

In anticipation of and in response to these evolving demographic needs,

our superb developers have been expanding on the wonderful amenities included in condominium residences. In essence, these buildings are vertical communities where people get to know each other by meeting in the hallways, elevators and amenity spaces. From welcoming lobbies that become your second living room, to glorious terraces with barbecues, lounge seating and any number of other fabulous features, today’s condos are every bit a “home” as detached houses.

You never really know where life will take you, but whether you are 18, 30, 50 or older, I think there’s a good chance that at some point, you will opt for condo living.

REBGV: Spring has sprung

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in

Greater Vancouver reached 4,060 on the Multiple Listing Service® (MLS®) in March 2015. This represents a 53.7 per cent increase compared to the 2,641 sales recorded in March 2014, and a 32.6 per cent increase compared to the 3,061 sales in February 2015.

Last month’s sales were 26.8 per cent above the 10-year sales average for the month.

“We’re seeing strong competition amongst home buyers today. This is leading to more multiple offer situations and some upward pressure on home prices,” Darcy McLeod, REBGV president said. “For sellers, this means that it’s taking less time, on average, for your home to sell if you have it priced correctly for today’s market.”

New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,968 in March. This represents a 13 per cent increase compared to the 5,281 new listings reported in March 2014.

Last month’s new listing count was 4.7 per cent higher than the region’s 10-year new listing average for the month.

The total number of properties currently listed for sale on the REBGV MLS® is 12,376, a 14.5 per cent decline compared to March 2014 and a 4 per cent increase compared to February 2015.

“The number of homes for sale today is below what’s typical for this time of year,” McLeod said. “If you’ve been considering putting your property on the market, these market conditions indicate that now may be a good time to list.”

DEMAND CONTINUED TO RISE ACROSS METRO VANCOUVER’S HOUSING MARKET IN MARCH

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $660,700. This represents a 7.2 per cent increase compared to March 2014.

The sales-to-active-listings ratio in March was 32.8 per cent. This is the highest that this ratio has been in Metro Vancouver since July 2007.

Sales of detached properties in March 2015 reached 1,711, an increase of 53.3 per cent from the 1,116 detached sales recorded in March 2014, and an 83.4 per cent increase from the 933 units sold in March 2013. The benchmark price for a detached property in Metro Vancouver increased 11.2 per cent from March 2014

to $1,052,800.Sales of apartment properties reached

1,627 in March 2015, an increase of 47.1 per cent compared to the 1,106 sales in March 2014, and an increase of 65.7 per cent compared to the 982 sales in March 2013. The benchmark price of an apartment property increased 3.3 per cent from March 2014 to $390,200.

Attached property sales in March 2015 totalled 722, an increase of 72.3 per cent compared to the 419 sales in March 2014, and a 67.1 per cent increase from the 432 attached properties sold in March 2013. The benchmark price of an attached unit increased 4.9 per cent between March 2014 and 2015 to $484,900.

It’s hard to ignore the many news reports about the alarming rise in consumer debt lately.

The staggering figure of the average family carrying 163 per cent debt in comparison to income is frightening, but one has to remember that a large portion of this figure is typically a mortgage. The debt on a home is considered good debt, as it is typically at lower interest and is secured by an appreciating asset.

underwriting has become further regulated and it’s now not as easy for people to qualify for their mortgage (and even for their renewal on a home they already live in and easily pay for). One of the largest issues is unsecured consumer debt.

Three per cent of all unsecured debt payments must be used as your calculated minimum monthly payment!

On a $10,000 Line of Credit that has a real world monthly payment of around $150, we now have to use three per cent of the balance or $300 as the minimum payment. This takes away income that could be used to pay for or qualify for a mortgage and effectively reduces your potential purchase price.

Let’s look at a few examples to illustrate the affect that the three per cent payment rule may have on you.

As you can see by the numbers

above, there is a steep drop in housing affordability and mortgage qualification as we add or increase consumer debt. As a result, we are seeing more often than ever a requirement to reduce or pay off debts prior to mortgage approval.

Start planning sooner. Call your Mortgage Broker and assess your financial situation earlier to identify ways to reduce the unsecured debts and set up your personal financial outlook. With the prime interest rate reductions, refinancing some of this debt into your mortgage at lower rates is another option to consider.

If you are thinking of buying a new car or thinking of getting a line of credit – wait! You can always qualify for these extras after your purchase or renewal. I have seen a new car payment be just enough to get in the way of a client and their dream condo.
