THIS IS IT. Your final opportunity to
purchase a brand new home at The
Shore in North Vancouver.
And here’s good news: this last release
of 77 homes will have some of the very
best outlooks at The Shore. “These homes
are our Elite View Collection because
there will be some amazing views in every
direction — especially in winter when
some of the trees will have lost their
leaves,” says Eric Andreasen, Adera’s vice
president of marketing and sales.
“People are often surprised when they
discover that from some of these homes
you can see all the way to the Burrard
Inlet and Lions Gate Bridge, Lonsdale

Quay, even the downtown Vancouver
skyline. Of course, the North Shore
Mountain views are spectacular too.
This release also has homes overlooking
the lively West Coast piazza that’s truly
becoming the community’s social hub.”
Sounds like a good thing these homes
also boast many of The Shore’s largest
decks and rooftop lanais. “Some homes
have almost as much outdoor space as
indoor living area,” Eric adds.

dinner for two, or a quiet movie
night with a fl ute of champagne and
a large bowl of popcorn — because
yes, it’s true, champagne actually
does go with everything. And if, like
me, you like to get cozy with ‘Al
Fresco,’ check out the rooftop lanais
and patios with optional outdoor
kitchens — a full-on culinary centre
including built-in barbeque, fridge,
and storage that’s part of Adera’s i.D.
By Me customization program — for
a whole new way to entertain and
enjoy the great outdoors.
Building Four also introduces a new
generation of Adera’s “Quiet Home”
construction technology that’s been
certifi ed as equal to or better than
concrete built to code. “When touring
the display homes, I ask people to to
stop and tell me what they hear,” Eric
says. “Usually they say ‘nothing’ and
want to know why I’ve asked. Which is
the whole point. Sound transference
between fl oor and party walls — both
airborne and impact — are signifi cantly
decreased so you can enjoy the comfort
of your new home with the peace and
quiet you deserve.”
Art in Life
Long known for their commitment to
incorporating art into every day life, Adera
took the concept one step further at The
Shore… literally. Featuring three local
artists, The Shore Art Walk is a collection
of four commissioned art pieces located
throughout the property starting at the
entryway with The Crossing by Coastal
Salish artist Jody Broomfi eld — four
curved archways that invite passers to
step through and explore.
Next, there’s Arrival, a stylized
interpretation of a tree created by a trio
of cutouts from stainless steel panels.
In the spirit of sustainability, Michael
Vandermeer then took the panels that
remained, created a second art piece
named Refl ections, and installed it
as the focal point of the West Coast
Piazza’s central water feature. Here,
surrounded by bubblers, benches
and table seating, as well as trees and
plants in massive, bright red pots, it
becomes a source of conversation
and contemplation.
Finally, step through the breezeway
that continues from the piazza toward
Mosquito Creek and you’ll discover
‘Honouring Our Cedar’ by Coastal
Salish carver John Marston. This
modern interpretation of a totem pole
combines cedar and steel to create a
grand entry for people arriving from the
Trans Canada Trail that runs along the
property’s western edge.
Discover the Lifestyle
“The North Shore is one of those special
places that people just don’t want to
leave, and if they do they often can’t
wait to come back,” Eric says as I gear
up for the ride back over Lions Gate to
Vancouver. I take a deep breath of the
fresh air and it’s easy to understand why.
In fact, on second thought, I might take
a detour via Deep Cove just to see who’s
out sailing or kayaking today.
The Shore’s on-site presentation centre
and three display homes are open
noon to 5 p.m. every day at 106 – 733
West Third Street in North Vancouver.
Walking distance to shops, dining,
and transportation too. Prices start at
$254,900. For more information visit

NOV 13 - 27, 2015 | NEW CONDO GUIDE 19
AFTER YEARS OF STUDYING and much
debate, Vancouver council members
have voted to remove the Georgia and
Dunsmuir viaducts. The viaducts were
originally constructed in 1972 as part
of a freeway network that was never
completed, and since then these two
routes have transformed Prior Street
from a quiet neighbourhood street in to
a busy arterial route.
Present
Together, the two viaducts — one on
Georgia that carries tra c heading
east and a second on Dunsmuir St. for
westbound tra c — take approximately
40,000 vehicles per day, accounting
for 10% of vehicles entering and
leaving the downtown area. Although
this route has been widely used by
commuters, these concrete structures
have created an obstruction that limits
connectivity between the surrounding
neighbourhoods of False Creek,
Downtown, and Chinatown.
Future
City sta and consultants have made
recommendations for the viaducts to be
replaced with at-grade streets that can
accommodate 100% of today’s tra c
volume. The proposed new networks
include reconfi guring Pacifi c Boulevard,
adding a pedestrian route on Dunsmuir,
and a ramp on Georgia Street to help
with motor vehicle tra c. City sta
are confi dent the proposed plan will
bring benefi cial opportunities and
better access for many. Some of these
benefi ts include:
The vision for a more connected cityThe benefi ts of removing the Viaducts
» Road improvements and lower
long-run costs: At-grade streets are
seismically more stable and cost 5–10
times less to maintain.
» Better motor vehicle and pedestrian
friendly routes: Improved connectivity
within communities and providing
better access to the seawall.
» A reconnected Main Street corridor:
Connectivity between Union and
Prior St. with new retail, o ce, and
a ordable housing opportunities
» A new waterfront district: Proposed
Georgia Street Wharf is be an active
outdoor waterfront area for leisure and
community events.
» Future Creekside Park extension: A 13-
acre, city-wide destination park adding
additional green space to the city.
» New a ordable and market housing
opportunities: The City is hoping that,
between private developers and the
City, viaduct removal will provide
room for about 2,500 new homes.
What’s next?
Although the results are in favour
of removing the Georgia Viaduct, it
will still take some e ort before any
construction is underway. From now
until spring 2017, city planners will
be meeting with major landowners
and crown stakeholders (the Province
and Pavco) to negotiate development
contributions and determine what will
be the best way to implement their
plan. In the coming months, it
will be important to stay tuned for
more details on this pivotal plan
for our beautiful city. Visit the City
of Vancouver’s website for more
details: vancouver.ca/home-property-
development/viaducts-study.

FORGET THE HOUSING bubble, the
naysayers, and prophecies of doom
and gloom. In his annual address to the
Urban Development Institute, Michael
Ferreira, managing principal in Urban
Analytics, was enthusiastic about the
fi rst three quarters of 2015 in Metro
Vancouver’s real estate market — and
for good reason. By the end of the third
quarter (Q3) there had been more than
2,000 more sales than at same point
in 2014 — an impressive 20 per cent
increase over last year and almost two-
thirds higher than the entire year in 2013.
This year, Ferreira’s list of success
stories was longer than the list he
provided in 2014 and included The Ridge
at Bose Farms, Exchange, Verve, The
Independent, Black+Whites and RiverSky
among the highlights.
While he acknowledged there are
numerous factors driving the market,
Ferreira chose to focus on three that
impact the market most strongly: buyers,
land and municipalities.

— condos that are fi nished and include
parking. Plus they can get a mortgage on
their investment unit — in China they’d
have to pay cash.
SECOND LEG: Land
A ripple of laughter ran through the
room when Ferreira noted one developer
had described recent land sales as
“absolutely bonkers.”
In the increasingly competitive land
purchasing and assembly arena, some
new rules of engagement are emerging,
and Ferreira noted the days when local
developers have had the land market to
themselves are vanishing — especially
in the Inner Metro market. Here again,
the o shore buyer is contributing to this
change. Well-capitalized and increasingly
sophisticated, this demographic brings
patient money — often lots of it — and
is prepared to overpay relative to current
market values in order to establish
a foothold here.
Local developers will now need to
strap on the boxing gloves and get into
the ring with these new players. They
might choose to accept terms they
wouldn’t have considered in the past, or
look further from urban cores, or up the
focus on banking land that does come
available. Either way, Ferreira described
the upward pressure on pricing may well
be creating “the perfect storm” over land
sales in the near future.
THIRD LEG: Municipalities
Of the three legs, Ferreira noted it’s the
municipal end that’s toughest to get a
handle on.
From the industry’s perspective, lack
of fl exibility and blanket policies that
fail to anticipate a project’s unique
conditions or consider current market
conditions and land values are ongoing
sources of frustration. Bureaucratic red
tape and lack of political will when it
comes to the tough decisions about
appropriate forms of alternate housing to
address a ordability also fi gured high in
frustration factor.
From the municipalities’ side, Ferreira
said he had a sense many sta ers he
spoke with were reserved, even cautious
about how they answered his questions.
“Most indicated the system is simply not
set up to make some of the changes the
industry would like to see made quickly.
However, there was a genuine desire
to work with the industry to streamline
processes, while respecting public process
and the desires of elected o cials.”
He also stressed that almost everyone
in the industry expressed appreciation
for the di culties city sta ers have in this
balancing act.
And for anyone worried about often
suggested housing bubble, Ferreira’s
research revealed this astonishing
statistic: of the 21,600 concrete
condominiums scheduled to complete
by the end of 2018, a whopping 87
per cent are already sold — suggesting
there’s no need to worry about over-
supply, despite the number of cranes
dotting the urban landscape.
Michael Ferreira is managing principal
of Urban Analytics in Vancouver. More
info can be found at urbananalytics.ca.
7. Michael Ferreira, managing principal in Urban Analytics.
6. Proving sheer tenacity can pay o , The Independent by Rize Alliance sold 258 homes in 102 days.
FIRST LEG: Buyers
Local consumers have been more
active in the past year, especially in the
growing townhouse market. Entry level
buyers, many with help from the “Bank
of Mom&Dad”, as well as empty nesters
looking for the elusive master-on-the-
main product are making their presence
known. There’s also been an increasing
demand for larger units, including
the high-end, luxury condo market
— like Cressey’s Beverley and Ridge
developments — that are aimed squarely
at empty nesters who are willing and
able to spend seven fi gures on a condo.
Not surprisingly, new immigrant and
o shore buyers, many from Mainland
China, continue to infl uence Metro
Vancouver’s market. Attracted by the
active, healthy lifestyle and quality
schooling, this demographic has been a
consistent driver in Metro Vancouver’s
market since 2009/2010, but has been
ramping their activity up even more
during the past year.
“Because the Chinese currency is tied
to the US dollar, their e ective buying
power has increased by 30 per cent,”
Ferreira explained. “One realtor I spoke
to put it into perspective this way: for
the same price as a small condo inside
central three ring roads in Beijing, they
can buy three new condos in Metrotown

Condo as a community
It always pleases me to point out the many
advantages of living in a condominium. So
often we read about the carefree lifestyle
that comes along with having building and
grounds maintenance taken care of, and
the fact that the amenities such as pools,
exercise rooms and party rooms provide
a wonderful extension to the living space
you enjoy in your suite. That is all true, but
a condominium o ers so much more –
especially a real sense of community.
By virtue of what a high-rise
condominium is, people who live under
the same roof make up a neighbourhood.
And in many ways, residents in a condo
come in contact more often than
those who live in low-rise communities
and come and go in cars all day
long. I know people who have lived
in low-rise communities for years
and still don’t know their neighbours.
In a condominium, you meet your
neighbours in the elevators, hallways
and common areas, and faces quickly
become familiar. When you travel, your
neighbours don’t have to travel far to
water your plants or feed your cat. And
in a high-rise, people are more likely to
notice if anything unusual is taking place,
which adds a level of comfort.
Community is about sharing and
togetherness, and condo amenities
are natural spots where socializing
happens. Chatting while you’re on a
treadmill in the fi tness room, relaxing
by the pool or in the sauna, throwing a
steak on the barbecue on the rooftop
patio – these are all situations that
nurture mixing and mingling with like-
minded neighbours. These fabulous
areas increase the sense of belonging
that residents feel, and they are just an
elevator ride away. And something as
small as saying “good morning” when
you step on the elevator contributes to
the camaraderie.
Another benefi t of condominium living
is the fact that rules and regulations exist
to protect people’s rights and safety.
These guidelines are enforced by the
condominium corporation to promote
mutual consideration and respect among
residents, and to protect everyone’s
investment. Whether they are rules
about noise, pets and other lifestyle
considerations, everyone in the building
is expected to follow these guidelines. It’s
an even playing fi eld. And on those rare
occasions when an issue arises, there is a
concierge to help address the situation.
Speaking of concierge services, many
condominiums today also employ
a resident services director, who
organizes social activities and groups
for fun and recreation. These may range
from exercise classes to theatre outings
or trips to the casino. Talk about a sense
of belonging!
That feeling extends to the
surrounding community, as most
urban condominiums are close to
assorted amenities such as parks,
shops, entertainment venues and more.
Some condominiums today even have
restaurants and commercial retail
venues in the podium, which really
makes the building a community in the
truest sense of the word.
Keep in mind that in a condo, you
decide how much togetherness you
want. Your suite is your private sanctuary,
and today’s gorgeous layouts and
high-quality appointments make that
an enjoyable experience. Your “home”
is more than the immediate walls that
surround you; home is also determined
by the people in your neighbourhood.
If you make the move to a condo,
make the most of the opportunities
it brings your way. Extend a hand in
friendship, and consider running for the
condominium board of directors. You
can help to make your condo a vibrant
vertical community.

VANCOUVER
NOV 13 - 27, 2015 | NEW CONDO GUIDE 31
CELEBRATED FOR its vibrant diversity
and pure joie de vivre, Vancouver’s
West End has long remained one
of the city’s most sought-after
neighbourhoods. There’s an energy
here, a sense of community and
respect that encompasses all
generations and lifestyles.
This issue, New Condo Guide chats
with David Jacobson, director of
development with Intracorp, about
some of the reasons for the West
End’s enduring popularity and
what’s happening in the ’hood.
Q: You’ve lived in the West End
yourself. What made this your
neighbourhood of choice?
A: I rented in three di erent buildings
early on, and I loved it. There’s so much
character and diversity to the West End.
The mixed housing is also defi nitely
part of the appeal. It’s an established
residential neighbourhood with
established trees and people who
care about their homes and their
neighbourhood — a surprising number
have lived here all their lives so they’re
emotionally invested. Many don’t
own a car because they don’t need
to — especially now with the growing
availability of car-share programs.
The only reason my wife and I moved
away was because we wanted to own
a home and there were such limited
options to purchase in the West End.
Q: The City of Vancouver recently
introduced a new neighbourhood plan
for the West End. How will this plan
impact livability and density?
Advice | 10 MINUTES WITH…
By Susan M Boyce
10 minutes with David Jacobson
Fabulous West End
Q&A
A: Several years ago the City realized
that the West End had one of the slowest
growing populations in Vancouver. There
was clearly a need to create new housing
— rental, market, and social. The West
End doesn’t have huge tracts of land
available for development, so part of the
challenge was how to execute the intent
of the City’s plan while still managing any
increase in density to preserve that sense
of character.
Q: What are some of the
solutions to increasing density
in the West Ends?
A: First, there are strict
guidelines on things like number
of storeys and how high walls
adjacent to the street can be. You’re also
only able to put up towers on the main
arterial streets — so you not only protect
the existing inner neighbourhoods, you
also reduce the migration into those
character areas.
Q: Even though there’s been a lot
of activity in the West End recently,
Intracorp is one of the very few
developers currently building non-rental
housing, so it’s perhaps not surprising
that response to your new o ering, The
Jervis, has been strong. What were the
challenges of planning this 19-storey
tower that will replace three elderly
houses and a small rental building?
A: The Jervis will actually be the fi rst
new market residential development
announced under the City’s new West
End Community Plan. Because we
know locals are emotionally invested
in their neighbourhood, we spent a
2

lot of time engaging the community
to make sure we answered all their
questions and concerns. We found that
once they understood the model, the
neighbourhood was very welcoming
to new development that opened new
options for committed ownership.
Q: So what will that model look like?
A: There will be two distinct housing
styles: the residential tower that
provides 58 market homes sitting above
a white-brick podium level that will
include 28 rental unit and ground-level
retail. There’s a three-storey, red-brick
heritage building right across the street,
so the white-brick will show how you
can tie in the existing character with
new development.
The Jervis will also be di erent
because the City will own the rentals
and the retail, so they will still be a
stakeholder and those parts of the
building will have a separate strata.
Q: What else gets you excited about the
West End?
A: There’s a really simple way of
describing the West End — it’s a
community. People are truly in love with
the place they live and it shows. There’s
a very active Business Improvement
Association here, there’s ongoing
revitalization including an approved
new plaza for the Rainbow Street, and
throughout the year there are so many
di erent festivals and event. But for
me, it’s the mixed demographics that I
love most. You’ll see grandparents with
toddler, young professionals in suits or
jogging gear, and people who could be
the fl amboyant, younger cousin. It’s just
a fun place to be.
The Jervis will be located at Jervis and Davie
in Vancouver’s West End. Presentation
centre now open. For more information visit
thejervis.com or call 604.998.8989.

SOUTH SURREY/WHITE ROCK
NOV 13 - 27, 2015 | NEW CONDO GUIDE 37
SO YOU’VE DECIDED to buy an investment
condo in 2015. Congratulations! As a
fi rst-time investor, there are fi ve questions
you need to ask yourself before buying a
new condo.
1 | What are your goals?
Figure out what your goals are. Are you
looking to make a short- or long-term
investment? What kind of return are
you looking to achieve? Are you more
interested in income or capital gain – or
both? Deciding what your goals are up
front will better help you achieve them in
the long run.
2 | What can you a ord?
Talk to your mortgage broker or
lender and get a mortgage pre-
approval before you start your
search. This will help you fi gure out
what you can a ord, and will help
you start to narrow your search. Also,
make sure you are prepared for the
MORE ADVICE ONLINEypnexthome.ca/news/advice
developer’s requirements with respect
to fi nancing. Most new condos will
require a 15 to 20 per cent deposit up
front, as well as a mortgage approval
letter showing you can a ord the unit
you are purchasing.
3 | What is your exit strategy?
Will you buy, hold and rent for the long
term before selling? Will you buy pre-
construction and then fl ip (assign) your
unit prior to the fi nal closing? Will you
buy pre-construction, close on the unit,
rent it out for one or two years, and then
sell it? Will you buy, wait for completion,
and then refi nance and re-invest the
proceeds? Take time to assess the risks
and rewards associated with the di erent
exit strategies.
4 | What should you buy?
Some units make better investments
than others. Questions to consider
include: Which locations are likely to
experience the most growth in the
next few years? What type of unit is
the most attractive to renters? Which
type of unit tends to appreciate faster
than others?
5 | When should you buy?
When buying for investment, it is
generally best to buy when a new
building launches. This is when prices are
the lowest, and availability of investor-
grade suites is highest. But there are other
great opportunities to buy, including right
before the developer meets the sales
target to secure construction fi nancing,
or during the occupancy stage. In both
of these instances developers tend to
be highly motivated to sell and this is
when they often introduce great buyer-
incentives or cash discounts.

IT’S ABOUT LIFESTYLE, convenience and proximity.
The name is Muse, and if you’re among the many
homebuyers who’s been waiting for the opportunity
to purchase a brand new condominium home in
North Delta, your patience is about to pay off.
Introducing Muse, a collection of 105 homes

countertops.
Get ActiveGetting and staying active is easy at Muse. Here’s
just a hint of the many nearby amenities:
Steve Nash Fitness World, soccer and
many other team sports at the Newton

at the North Delta Recreation Centre
that’s recently undergone a $10 million
renovation and now includes a new fitness
area and open-air space for spin cycling.
And since getting out in nature is
a treasured part of our West Coast
lifestyle, Muse’s covered balconies with
privacy screens expand your living space
outdoors year round. Mind you, since
you’re just minutes from cycling, hiking,

find deciding which outdoor activity to
indulge in first is your toughest choice.

BOOK THE VAN, pack up your stu ,
and get set to move directly into your
new home at Chroma. That’s right, this
boutique collection of 29 apartment
residences is completely fi nished, so you
can be totally settled in for celebrating
the upcoming holiday season.
Now here’s the best part. All it takes
is a fi ve per cent deposit and you could
own at Chroma. “For a limited time,
the developer will buy down your
mortgage so, depending on which
suite you purchase, your monthly
payment could be as low as $699,”
explains Vanessa Isler, StreetSide’s
director of sales and marketing. “In
many cases, that’s cheaper than renting
an equivalent apartment — which is
encouraging many fi rst time buyers to
take the step from being a tenant to
being a homeowner.”
Full Spectrum LivingWhen it comes to smart design,
Chroma’s got you covered. “We
purposely kept the interior design
simple and bright, so homeowners can
incorporate punches of their favourite
colours through accessorizing,”
Vanessa says pointing out the kitchen’s
large-format tile backsplash and nine-
foot ceilings.
In the kitchen there’s a large eating
bar plus a connected, yet distinct area
for formal dining — a feature seldom
seen in condominium homes. And while
every home has private outdoor decks
or patios, the top fl oor balconies are, in
a word, astonishing — some signifi cantly
more than 300 square feet with covered
areas to allow all-weather, year round
enjoyment.
Close to Everything“The Guildford neighbourhood has
changed and evolved so much over the
past few years,” Vanessa says. “It’s got
schools, parks, shops, restaurants, and
it’s a quieter, more residential alternative
to the City Centre neighbourhood.
Plus Chroma is only a few blocks from
freeway access to the east and the
revitalized Guildford Town Centre, new
Aquatics Centre, and library to the west.
Plus there’s a direct transit link to the
SkyTrain to Vancouver right across
the street.”
Chroma’s presentation centre and
display homes are open noon to
5 p.m. daily except Fridays at 15628
– 104th Avenue in Surrey. For more

THERE’S ABSOLUTELY no mistaking
you’ve arrived at Wave. Located in
Surrey’s new downtown, this spectacular
residential tower from Rize Alliance has
an undulating façade that’s innovative,
dramatic, and totally unique — clearly
this building not only blends form and
function, it makes an artistic statement.
And here’s good news, for a limited
time when you purchase a home at Wave,
you’ll save as much as $40,000 — which
is a whole lot of cash to keep in your
pocket. Here’s a hint: with this incentive
you could own a two-bedroom, two-
bath home with den for $301,900. “Wave
is simply the most a ordably priced, new
concrete development in this pocket of
Surrey,” says Sean Stevens, sales manager.
So it’s hardly a surprise that with
Surrey poised to surpass Vancouver
in population within the next few
years, savvy buyers see Wave as a solid
investment opportunity. “We’ve sold 12
homes last month alone — many to local
buyers. And since we’re so close to SFU,
students see this as a chance to have
a home while they’re at school and an
investment property when they move
forward with their careers.”
Celebrate Life
Wave’s amenities, too, are defi nitely
a hit with buyers. “In addition to a
rooftop deck with barbeque area and
a fully equipped gym, Wave provides a
bike workshop, a car wash, and a pet
grooming room with a tub — a feature
dog owners love,” Sean says. “Plus every
home has at least one onsite parking and
a private storage area.”
When you’re ready to talk
convenience, Wave delivers. You’re
literally steps to the new City Hall
and SkyTrain stations, there’s an ever
expanding array of shopping and dining
options, plus the Surrey Hospital, Holland
Park, and the Surrey Arts Centre are just
down the road.
And here’s a neat bonus. Wave is
where you’ll fi nd Nautilus: Surrey’s fi rst
residential public art installation. Very
cool, very contemporary.
Wave’s presentation centre is open noon
to 5 p.m. Saturday through Wednesday
at townhouse 8 – 13303 – 103A Avenue
in Surrey. Better hurry though because
only 18 homes remain.

IT’S BEEN THE TALK of the town since opening day.
And now with construction nearing the 20th fl oor,
University District continues impressing homebuyers
in the heart of Surrey’s dynamic City Centre
neighbourhood.
“We’ve had a lot of sales activity in this area
recently,” says Tasha Tylka, Sales Manager. “Sales
have remained strong since our launch, and in the
past few weeks alone we’ve sold over 15 homes.
One of the driving forces of this activity is the fact
Un-Real Estate
that University District will be the fi rst project to be
complete in this neighbourhood — so you’re not
going to be waiting for years before you can move
into your new space.”
Purchasers, she adds, have been a diverse mix
of people who plan to live at University District
themselves as well as investors and parents giving
their kids a places to call home while they’re
attending SFU just down the road. “It’s going to
create a really lively ambiance.”
Introducing BosaSPACE™
Also turning heads is the innovative BosaSPACE that
made its debut at University District and continues
redefi ning the concept of small-space living. There’s
the kitchen’s ExtendTable, a SleepTheatre that turns
into a single bed which doubles as a loveseat, plus
an unique sliding wall system that transforms the
bedroom and living room into a single open space
for entertaining on a grand scale — like a couple
of dozen friends and family. In short, this is smart
design like you’ve never seen before.
Close to What Counts
University District’s proximity to everything is also
a hit with the many young buyers who’ve fallen in
love with University District. Just a block from a new
library and the SkyTrain to downtown Vancouver, it’s
also right across the street from the new City Hall —
meaning your next door neighbour is a meticulously
maintained, architecturally head-turning, and
dynamic plaza. How cool is that?
The University District presentation center and
display homes are open noon to 5 p.m. every
day at 13409 – 104th Ave. in Surrey. Prices
start at $221,900. For more information visit

THE FORECAST OF the global economy
fl uctuates more often than not.
One day, we hear that China’s stock
crash is causing impending doom,
and the next we’re told that everything
is just fi ne.
The International Monetary Fund
(IMF) recently issued a warning about
a weakening global economy. It says
if U.S. rates rise, the developing world
could see a plethora of corporate
failures. And although the U.S. is doing
better, their employment rates are
steady – not growing – which means
the economic superpower does not
have the strength to pull the rest of the
world out of a slump.
This is added to the emergence of a
global credit bubble. The IMF and World
Bank are meeting in Lima, but rather
than celebrating recovery and market
successes, economic thought leaders
will now be discussing a massive credit
bubble that spans over many nations.
Growth is slowing in emerging
markets, such as Latin America, and it’s
making investors wary, to say the least.
Corporate debt in emerging markets has
increased from $4 trillion to $18 trillion –
with most of that growth occurring after
the crash of 2008. The IMF believes that
corporate liabilities in emerging markets
are double their equity. (Four years ago,
they were equal.)
At home
Even if the fi nancial climate here in
Canada remains stable, that doesn’t
mean it can’t be disrupted by a region or
many regions having serious di culties.
And if the developed world – notably
the U.S. and other strong economies,
such as Canada – raise their rates, it can
have serious consequences on emerging
markets.
The best thing for smart Canadian
investors to do is to not only pay
attention to what is happening at home
but keep an eye on what is happening
abroad. The annual meeting in Peru on
Oct. 9-11 was to be a good indicator
to how much we should actually be
concerned about the global economy
and what can be done to get things back
on the right track.
Canada has a good history of
weathering global crises. In 2008,
Canada’s economy fared better than
most. More recently, we’ve been largely
unscathed by the fallout from Greece.
And we’ve been a benefi ciary of trouble
in Asia, as wealthy Chinese investors
have turned to Canada as a safe place
to keep their money.
In housing, variable and fi xed
mortgage rates are growing closer
together, with only .53 per cent
separating the two. If the Bank of
Canada’s overnight rate rises, variable
mortgage rates could close in on fi xed
mortgage rates, making fi xed rates
infi nitely more desirable.
The good news, if you have a variable-
rate mortgage, is that the BoC doesn’t
seem to be in any hurry to raise rates.
The opposite seems to be true: two rate
cuts this year have eased Canadians’
mortgage burdens. And the major banks
have only passed a portion of those rate
cuts on to consumers, so there’s a good
chance you won’t feel the pinch as much
when rates start to trend higher.
As rates in Canada and across the
world continue to jump around, so too
will mortgage rates. And while this is
quite di cult to predict, it’s important to
keep a watchful eye on global markets
to be sure to make the right decisions in
your own backyard.

FULL DISCLOSURE: I love the concept of waterfront
living and I’m a long-time fan of Port Royal. Lively
and engaging, this New Westminster master-planned
community is one I’ve watched since the very fi rst
homes were built, and every time I visit, it impresses
me more.
So when Ameet Johal, director of sales and
marketing, tells me the second building of Portage
riverside condominiums will be released on November
14th, I’m excited. “These homes are all move in
ready so you don’t have to wait — just book your
movers and get ready to settle in,” she says adding that
fl oor plans range from one-bedroom all the way to
spacious three-bedrooms with over 1,400 square feet
of living space.
Architectural Pizzazz From the street it’s clear Portage is going
to be something unique within this one-
of-a-kind community. Exteriors are an
intriguing marriage of brick, wood, and
what appears to be exposed concrete
but is really a high tech Nishiha rain
screen system. Landscaping, naturally, is
lavish and will only get better over time.
Today though, I’m here to see one of
the just released, two-level penthouses.
In a word, this home is breathtaking.
And with three balconies — including
a massive terrace o the master
bedroom — there’s plenty of options
to enjoy views of the Fraser River, the
New Westminster city scape, and Port
Royal’s many pocket parks all spread out
directly outside.
To my delight, like all Portage homes,
the living room includes the reclaimed
red brick feature walls that’s long been
one of my favourite Aragon features. The
kitchen is sophisticated and modernist
with vertical subway tile, an eye-level
integrated microwave in addition to the
gas range, tons of storage space, and
even a built-in espresso machine —
meaning I don’t have to get out of my
PJs to savour a great morning latté. Every
detail meticulously designed to create
an ambiance of luxury with a dash of fun
and pure joie-de-vivre.
So what are you waiting for? The
Portage presentation centre and
four display homes are open noon
to 5 p.m. except Fridays at 260 Salter
Street in New Westminster’s historic
Queensborough neighbourhood.
Priced from $309,900 to $689,900.

STYLISH AND CONTEMPORARY, an intimate
collection of city homes is coming to Edmonds.
Introducing Saxon, 20 two-bedroom and two-
bedroom plus den homes that put you steps from
the diverse range of amenities that’s made this
Burnaby neighbourhood a hit with all generations.
From the street, Saxon’s contemporary, West
Coast architecture is inviting and eye-catching
with brick and glass accents, a playfully articulated
façade, plus spacious balconies or terraces. Inside,
Saxon homes are sunny and bright with all the
sophisticated features you deserve —premium
stainless steel appliances, wide-plank flooring, and
quartz countertops. It’s all designed to make it easy
to live life well.
Welcome to the ’Hood“This is such a walkable, connected neighbourhood,”
says Charmaine Betcher, project marketer. “The
SkyTrain is about a five-minute drive and other
transit connections are excellent. There are great
restaurants in every direction, plus there are
several movie theatres, or the Massey Theatre if
you prefer live performances. You’re close to the
Robert Burnaby Outdoor Pool, Moody Park Arena,
Edmonds Community Centre, and Queen’s Park
where they have sports fields, a water
spray park and even petting farm, in
addition to all kinds of family-oriented
activities year round. Or for a change of
pace when you want to reconnect with
nature, check out the hiking, canoeing
and kayaking at Burnaby Lake.”
Local shopping, she adds, is
amazing. How’s this for a start? Within
10 minutes you could be browsing at
Metrotown, Royal City Centre, or the
New Westminster Quay. Just a little
farther, and you’ll discover Lougheed
Mall and Brentwood. “There’s also all
kinds of local, boutique retailers plus
Saxon will add some new, street-level
retail of it’s own.”
Saxon offers 20 two-bedroom and
two-bedroom plus den homes located
at 7604 Sixth Street in Burnaby.
Presentation centre now open noon
to 5 p.m. daily except Fridays at 7569
Sixth Street (corner of Sixth Street and

ONE OF METRO VANCOUVER’S fastest growing
urban hubs, West Coquitlam is a neighbourhood
with exceptional connectivity to everywhere. And
right at the heart of this desirable neighbourhood
is Lougheed Heights, three elegant highrise
residences that represent a partnership between
Bosa Properties and BlueSky Properties — a
community where progressive design is backed
up by a solid reputation, leading insight, and over
50 years of homebuilding experience. In short, it’s
quality you can count on.
Then there’s Lougheed Heights’ proximity to —
well, to everything. Want a few hints? Okay. Let’s
start with shopping at Lougheed Town Centre just
down the road, schools at all levels — including
SFU, Douglas College and BCIT — parks, and transit
including the existing Millennium Line as well as
the upcoming Evergreen Line. “Our
buyers are looking for accessibility, and
Lougheed Heights puts them in the
perfect location,” says Daryl Simpson,
Bosa Properties’ senior vice president.
Dazzling AmenitiesBack at home, the list of unbeatable
amenities continues. “Club BlueSky will
be located over three levels and will
provide over 24,000 square feet of onsite
amenities,” Daryl explains. Here are just
some of the features that are thrilling
homebuyers starting from the outside:
outdoor pool with cabanas, barbeque
area, al fresco dining space, firepits, and
a kids’ play area.
Owners will also have access to a state-of-the-art fitness
centre with gym, sports courts and both sauna and steam
rooms. “There will be a social lounge, formal dining room with
chef’s kitchen, and two acoustically engineered music rooms
for private recitals or practice,” Daryl says. “Since so many of
today’s entrepreneurs are running home-based businesses,
we’ve also included a full business centre with boardroom
and individual workstations. It’s all about making life easier no
matter how you live it.”
Homes to DelightInside, these homes showcase the modern aesthetic. Italian
cabinetry, integrated appliances, a gas cooktop, and quartz
counters give kitchens a distinctly gourmet outlook. Ensuites
are luxurious retreats, and balconies are expansive for
savouring the spectacular views to the North Shore Mountains
or across the Fraser Valley.
“The first, 39-storey tower offers homes ranging from one-
to three-bedrooms, so there are options for first time buyers,
upsizing families, and downsizers,” Daryl says. “And most of
our one-bedroom homes incorporate the transformational
BosaSPACE™ design that’s been so popular at University
District and RiverSky.”
Lougheed Heights will be located at North Road and Foster
Avenue in Coquitlam. Register now to be first in line for

chef’s kitchen, and two acoustically engineered music rooms
for private recitals or practice,” Daryl says.
