There’s so much to discover at Batts Farmhouse and we can’t wait to show you around.

You’ll find this lovely home opposite the picturesque St Swithun’s Church, which dates back to the 11th Century. The house’s pretty frontage is believed to be around 400 years old, whilst a rear extension in the late 1970s created extra living space and made the most of the spectacular views over open countryside which extend as far as the eye can see.

The current owners have called Batts Farmhouse home for over ten years and have retained the traditional Farmhouse style and atmosphere whilst making considerable improvements and adding modern essentials including wirelessly controlled and zoned central heating, Cat 5 ethernet cabling, super-fast broadband and a new boiler and heat exchange system (installed 2017). The result is an excellent family home that offers it all: elegance, space, tranquillity, convenience and room to grow.

Nestled down a quiet country lane in a picturesque hamlet on the Wiltshire/Oxfordshire borders, Batts Farmhouse is a warm and welcoming family home which we think is perfect for the discerning house-hunter looking for the countryside dream. This superb home comes with 4.35 acres of land, annexe, stables, paddocks, outbuildings... and even its own chapel!

As well as being a stunning home, worthy of the pages of an interior design magazine, Batts Farmhouse is a house that stands up to modern family life. There are plenty of spaces for everyone to come together as well as quiet areas for work or relaxation. The practicalities of modern living have been well thought through here and the design is perfect for the busiest of families.

Enter Batts Farmhouse through electric wooden gates and drive into the beautifully maintained stable yard, with parking for several cars as well as three garages. As you step out of your car you might catch a tantalising glimpse through the flowers of the dramatic views and picturesque setting to the rear... but first, let’s go inside...

There is an effortless charm to this home, and it boasts everything you would expect from a house with such a rich history: exposed timber ceiling beams in many of the rooms, open fireplaces (one has the original bread oven set into the wall), heavy oak doors and wooden floors, and oodles of character.

Take off your coat and warm yourself in front of the large fireplace with its ornate French wood burner.

The light-filled and spacious formal sitting room features picture windows at both ends and a set of French doors which open out onto the terrace, offering breath-taking views across rolling countryside.

There’s a cosy fireplace with wood burner to curl up in front of during winter, or you might prefer to sit quietly with a coffee by the picture window at the west end of the room and get stuck into a good book whilst the sun streams in. This is a fabulous room for entertaining but also for quiet, relaxing evenings.

You’ll feel a sense of the history of this home as soon as you step inside, walking in through the covered porch and heavy oak front door you are greeted by an elegant entrance hall.

There’s a Rangemaster cooker with two ovens and six gas burners, a Quooker tap for instant boiling water, a built-in dishwasher, large free-standing fridge and freezer, and plenty of cupboard space. If cooking is your thing, you’ll really enjoy this kitchen, but we defy you not to be totally distracted every time you glimpse the sublime views from the kitchen window! You’ll adore the walk-in pantry which you can stock full of home-made produce from the garden. This is a space for the whole family to come together: children can be watching TV or doing their homework just next door whilst you whip up dinner, and afterwards you can relax on the terrace with a drink, and soak up your surroundings whilst enjoying one of Batts Farmhouse’s legendary sunsets.

A practical boot room with a door to the rear terrace leads off the family room, and can deal efficiently with muddy boots, dogs and children. There’s plenty of room in here to store coats and wellies, plus a separate WC. A designated utility room with two sinks, washing machine and tumble dryer and ample storage space can cope with the most demanding family’s laundry needs.

For more formal occasions, the dining room provides an elegant yet cosy setting. There’s enough room for the largest of dining tables and you’ll enjoy hosting dinner parties by candlelight in front of a roaring fire. Sycamore floor boards, matching the sitting room and the entrance hall, solid oak doors, timber ceiling beams and original fireplace with bread oven all add to the charm of this room.

The beating heart of this home is the fantastic kitchen with family room just off to the side. Granite work tops provide ample space for creating culinary delights and the chic floor tiles, imported from a French château, create an air of elegance.

Upstairs, the spacious bedrooms are thoughtfully arranged to create a guest wing on the south-east side. Incorporating its own inner hallway, two double bedrooms and two bathrooms can be closed off to create privacy: perfect if you’re having weekend guests to stay. Alternatively, you might want to combine these two rooms to create one stunning and spacious master suite with dual-aspect views over fields, the church and The Manor. The possibilities are endless...

Moving along the landing to the north-west wing, the four further bedrooms (2 en-suite) don’t disappoint. All are beautifully decorated in calming and neutral shades. Bedrooms 2, 3, 4 and 5 all feature built-in cupboards. There won’t be any bickering over the ‘best’ room – all are light, airy and spacious and each has their own unique charm and character.

Before discovering the bedrooms, you’ll want to pause on the landing to take in those views again from one of the most spectacular picture windows we have ever seen. Floor to ceiling glass, surrounded by oak, frames the view over the gardens, taking the ancient Indian bean tree as the focal point, and leading your eye across your paddocks to the rolling fields beyond.

Alternatively, the space flows and continues effortlessly from the main house and could be ideal to create an extra family room, games room or for older children to have their own space and independence, so no noisy sleepovers for you to endure!

On the ground floor of the annexe you’ll find the office. If you work from home or are thinking of running a business from Batts Farmhouse, you’ll appreciate that the term ‘office’ doesn’t really do this room justice! This is so much more. It’s a really professional space in which to work, with large built-in desks for several staff. All the desks feature integral cabling and underfloor connection to the internet ‘hub’. Cat 5 cabling and super-fast broadband makes working from home a breeze, plus the tranquil and beautiful setting is truly inspiring.

On the first floor of the annexe you’ll find a well-equipped kitchen with built in cupboards, a newly refurbished shower room, laundry cupboard, sitting room and two bedrooms upstairs.

The annexe at Batts Farmhouse has been cleverly designed to be used in several flexible ways. It benefits from its own imposing oak front door which opens into a spacious entrance hall and can be easily closed off from the main house to create separate accommodation for a nanny, grandparents or for use as a rental property.

If you love riding you’ll enjoy spending hours exploring the miles of bridleways and hacking trails in the beautiful surrounding countryside.

The equestrian facilities at Batts Farmhouse are simply superb. There are 5 paddocks, all with electric post & rail fencing and their own water supply.

You can’t hear anything more than the birds singing, the clip clop of horses’ hooves down the country lanes or the occasional tractor in a distant field. If you’re after tranquillity and serenity in a sublime English countryside setting, Hinton Parva ticks all the boxes. If you love riding you’ll be spoilt for choice with hundreds of miles of bridal paths to explore on your doorstep, including the ancient Ridgeway with its dramatic views.

Surrounded by all this beautiful countryside, you would not expect transport links to be on your doorstep. However, the M4 is a short drive of 4 miles and provides easy access to London or the West Country. Swindon is 6 miles away and offers 4 direct trains per hour which will whisk you into London Paddington in around 60 minutes. The lovely market towns of Marlborough and Cirencester are 11 miles and 20 miles away respectively, and of course Cheltenham, Bath, Bristol and Oxford are all within easy reach. There are several shops, a post office, pubs and restaurants in nearby Shrivenham and plenty of fabulous pubs within walking distance, including Helen Browning’s famous Royal Oak in nearby Bishopstone.

This area boasts some of the best independent schools in the country, including Pinewood, Rendcomb College, St Hugh’s, St Francis Pewsey, Marlborough College, Radley, Dauntsey’s and St Mary’s Calne.

This is a house with history, charm and style... we look forward to seeing its next chapter unfold.

Batts Farmhouse is simply a superb family home. But what truly sets this house apart is the unique setting. The first thing you’ll notice when you step out of your car is the peace and quiet.

simply sublime views...

Lush green lawns sweep away from the terrace and wrap around the Indian bean tree which provides a focal point throughout the seasons. It is particularly lovely in summer when it is covered in magnificent white blooms, whilst in winter the fairy lights create a magical twinkling backdrop to the landscape.

Beyond the formal lawns there are five paddocks, two detached barns divided into three stables, a tack room and hay storage, an outdoor school measuring 40m x 20m and a stable yard with separate direct access from the village lane.

How many homeowners can lay claim to their own chapel? A lovely quirk of Batts Farmhouse is the pretty little Methodist chapel nestled in amongst trees at the end of the formal gardens, offering superb potential. Subject to the necessary planning permissions, you could create extra accommodation, a whimsical Air-Bnb, an office, children’s playroom or even your own yoga, music or art studio. How will you use this little folly?

Gardens, Land and OutbuildingsFrom your elevated position standing on the back terrace of Batts Farmhouse, you can drink in this property’s stunning landscaped gardens and paddocks beyond.
