• In conjunction with his adjacent residential condominium Beau Ciel, Jay
Tallman worked extensively with Hyatt management regarding the major up-
grades to the Hyatt Regency, Sarasota, including a $2 million lagoon pool and
waterfalls, landscape/hardscape renovation completed in just 120 days.
Ritz Carlton Hotel & Residences, Sarasota, Florida
• Jay Tallman was a member of the team that
planned this resort hotel and residences.
• The 11-acre downtown Sarasota property consists
of a 266 room, 5-star hotel plus 50 luxury condomini-
ums above the hotel, within an 18-story building. A
separate tower includes 80 luxury condominiums.
• Located nearby on the beach on Lido Key is the
Ritz Carlton Beach Club, with social/dining facilities, re-
sort pool and bar. There is an adjacent 10-story, 88-unit
luxury condominium tower.

• Ascentia served as the development consultant for the planning for a major
expansion of this luxury resort

from plans to purchasing to painters to the landscaper adjusting a sprinkler. It is quality that drives Ascentia’s preference towards turn-
key project delivery, which in turn leads us to working exclusively with the most prominent and respected partners our industry. We
then deliberately manage every aspect of the project, from entitlement, through architecture to construction, to interiors and sales. Ours

Partner Profiles
Jay has been involved with numerous hotel resort properties, most recently serving as a development consultant on the
planned $400 MM expansion of the Longboat Key Club & Resort’s Islandside community. In addition, Jay was involved in
the planning of the Ritz Carlton, Sarasota with EcoGroup, Inc. During the development of the Beau Ciel project, Jay had
extensive negotiations and ongoing coordination with Hyatt Hotels executives on the planning and construction of the im-
provements to the Hyatt Sarasota.
Prior to coming to Sarasota in the mid-1990’s, Jay was involved in the development and construction of condominium
communities along the west coast of Florida from Tampa to Naples. During much of the 1980’s Jay served in management
capacities in Colorado for a variety of projects from land development to multi-family housing to commercial development
and construction.
In the late 1980’s Jay served as senior project manager for the 9,400-acre master-planned community of Tampa Palms, locat-
ed in Northeast Tampa.
Jay Tallman has been active in real estate development and construction for the past 32 years, after graduating from the University of Denver with a
business degree in real estate finance and construction management. Since the mid-1990’s, Jay has been a fixture along the Sarasota waterfront, active in
the development of condominiums resort residences and golf course communities.
In 1993, while serving as Senior Development Project Manager for Tampa-based EcoGroup, Inc., Jay managed the design and construction of Vizcaya,
a luxury beachfront condominium community on Longboat Key (32 units, $50 MM). Subsequently, Jay partnered with Thomas Brown a principal in
U.S. Assets Group where he went on to develop and manage en Provence on Longboat Key (21 units, $52 MM), Beau Ciel Condominiums adjacent
to the Hyatt Sarasota (44 units, $64 MM), and Orchid Beach Club Condominiums located on Lido Key (54 units, $110 MM). In addition, Jay was
a managing partner in the development of The Founders Club, a 700 acre, and a 262 home-site golf club community featuring an 18-hole golf course
designed by Robert Trent Jones Jr.

Santiesteban & Associates Architects is a recognized leader in luxury high-rise residential design,
conspicuously in Sarasota as the architects of the Ritz Carlton, Sarasota. The firm’s portfolio includes
thirty of the state’s marquis high-rise residential projects, over 100 single-family residential and town
home projects and numerous office, retail, and commercial developments. Notably, the firm has de-
signed more than a third of Lutgert Gulf-front community Park Shore, in Naples, Florida, described as
“The Monaco of the Gulf ”. In addition, the firm has designed all seven residential towers for the Lut-
gert Bonita Bay development.
Collectively, the lead designers of Santiesteban have designed over 30 mid/high-rise residential proj-
ects for ten different developers – totaling over $1 billion in the U.S. alone. Significant international
work in the Caribbean and Middle East includes Doha tower, the second tallest tower currently under

Coastal Construction Management and its principals Fred Hill and Eric Mauger are recognized ex-
perts in all aspects of development whose track record including Sarasota projects En Provence, the

projects along the Gulf, including 18 luxury high-rise condominium towers. The firm’s deeply expe-
rienced in-house team includes general contractors, engineers, financial analysts, project managers,
superintendents, accountants and administrative personnel.
For Ascentia, CCM provides aggressive, hands on oversight and management of the project to ensure
timeliness and financial performance. This includes on-going design coordination and design com-
pletion of the professional design disciplines, continued coordination and compliance agreements

Lori Fountain is a fixture in the Sarasota and the firm she directs has guided the interior design of
the public spaces in many of the region’s most successful condominium projects. Naturally, Lori’s
work extends upstairs to the residences of prominent owners. Her firm, FT Design, is equally versed
across the spectrum of period styles from traditional to contemporary, and includes the full scope
of services, from space planning, color selection, hard and soft surfaces, lighting design and furnish-
ings. Of note is Lori’s work at Ascentia’s sixteen-residence am Meer luxury condominium, where a
historic 1930’s beachfront bungalow will be preserved in period style as an owner’s clubhouse, con-

Amy will direct am Meer’s real estate endeavors as well as liaise with prospects and owners. Amy is
an imaginative thinker and among the most accomplished real estate and resort executives in the
region. For 18 years Amy was an integral member of senior management, including Vice President
of Operating of the Longboat Key Club. Here Amy provided leadership and direction to a staff of
500 employees, 2,100 club members and 221 condominium owners at the Four Star, Four Diamond
property. Annual sales approached $50 million. Most recently at Michael Saunders & Company as
Director, New Homes & Condominiums Division and Vice President, MSC Foundation, Amy had
P&L responsibility for real estate transactions valued at nearly $500 million and resort/club opera-
tions of $40 million annually. Numerous professional affiliations include Board of Director positions
on the St. Armands Circle and Sarasota Convention & Visitors Bureau.
