E nergy is the big issue today, and will become critical over the

next decades, especially for countries like Italy that import

nearly 90% of all energy consumed. This, combined with

natural calamities and unforeseen diplomatic disputes, means

we can expect our energy bills to rise signifi cantly over the next few years.

However, despite this gloomy but realistic forecast, we at Archifi cio have

found that organizations still aren’t taking the question of energy effi ciency

seriously enough. Energy costs remain to a great extent “invisible”, and

unlike other resources viewed as unavoidable and “fi xed”. In reality, energy

effi ciency is an area where huge savings can be made, and the experience

and expertise that Archifi cio has developed over the years in energy

assessment, energy audits and energy management can help organizations

and companies to greatly reduce energy costs, in some cases by up to 70%.

In order to achieve these results, in our role as Energy Manager we assist

organizations in developing an energy policy which aims to:

• Improve the level of energy effi ciency

• Reduce energy consumption and CO2 emissions, and therefore

• Reduce costs deriving from energy consumption.

It is important to point out that when we talk about energy consumption,

we are talking about all the energy required by an organization to produce

goods or to provide a service, independently as to whether these are

for internal use or for external users. All energy vectors used by

organizations to light, heat, cool, manufacture, supply power

to and fuel buildings, machinery and vehicles are taken into

account, including fossil-based fuels such as natural

gas, electricity, coal, petrol and diesel fuel, fuels

sources directly owned by the company (such

as geothermal sources, natural gas, etc), or

renewable energy sources.

ENERGY MANAGER - While our role as Energy Manager is central

to achieving a successful EMS for our clients, we also need to work closely

with all company departments: with the technical offi ce regarding the

implementation of refurbishment projects, retrofi ts and building systems

updates; with the purchasing and marketing departments, that actively

infl uence the behaviour of all energy users involved in the organization

through newsletters, publications and awards; with the logistics

department, in creating policies for the optimization of delivery transport

systems and vehicle-sharing systems, including low-emitting and fuel-

effi cient vehicles; with O&M, fundamental in establishing maintenance

procedures for improving the performance of building systems, building

components, and machinery.

So what are the competencies that an EM must possess? He or she must be

up to date with the most recent technologies regarding energy effi ciency and

renewable energy sources; he or she must also have detailed knowledge of

energy markets, including suppliers, prices, and contractual obligations; he

or she must be able to assess the cost-benefi t ratio of the investments to be

ENERGY MANAGEMENT

IS AN OPPORTUNITY TO ENVELOPE YOUR COMPANY

DEVELOPING AN ENERGY POLICY AND EMS - Establishing an energy

policy is the fi rst step; it is a declaration of the organization’s intention

to reduce its energy consumption and as a consequence its impact on the

natural environment. It sets out the objectives, resources and procedures

for establishing step two: the Energy Management System (EMS). In this

phase we assist organizations in establishing, implementing, maintaining

and improving an EMS, as defi ned in ISO 50001-2011. In this way, by

implementing the characteristic “plan - do - check - act” cycle of company

certifi cation systems, our clients are able to follow a systematic approach in

achieving continual improvement of energy performance, including energy

effi ciency, energy use and consumption.

The relationship between energy and environmental policies is obviously

close, so energy policies can also incorporate environmental issues such as

water consumption effi ciency and waste recycling.

made, payback times and internal and external fi nancing and incentives;

fi nally, he or she must be familiar with company structures, budget and

cost control, fi nancial planning and project management. Archifi cio can

provide this highly specialised role, vital in signifi cantly reducing an your

organization’s energy costs.

KNOWHOW - So what are the competencies that an EM

must possess? First of all, an up to date knowledge of the wide range of

technologies available regarding energy effi ciency and renewable energy

sources; he or she must also be able to conduct or coordinate energy

audits of buildings, using the appropriate instruments to measure heat loss

through structural components and ventilation, internal lighting and CO2

levels, and building systems performance; assess the various options for

improving energy effi ciency and select the most appropriate solutions on

the basis of cost-benefi t ratios and payback times; he or she must assist the

client in determining whether to use internal fi nances or external fi nancing,

and be familiar with the incentives available that bring the greatest benefi t;

he or she must also have detailed knowledge of energy markets, including

suppliers, prices, and contractual obligations; fi nally, he or she must be

familiar with how companies are organized, with budget and cost control,

fi nancial planning and project management.

ARCH. HELEN RAINEYArchifi cio is an architecture fi rm that

operates in the fi eld of sustainable

architecture, energy management and

energy certifi cation. Archifi cio adopts
