Balanced Market for Spring
The REALTORS® Associationof Hamilton-Burlington(RAHB) reported a total of
1128 units sold in the association’s juris-diction* in the month of March, accord-ing to Multiple Listing Service®(MLS®) statistics released today. Thisrepresents a 12.1 per cent decrease insales from the same month last year.
Total unit sales for the first threemonths of the year are reported at 9.5 percent lower than the same period last year,while new unit listings are at almost thesame level as the first quarter of 2010.While sales activity is down for the firstthree months of 2011, the average saleprice increased by 3.5 per cent.
“I know I’m beginning to sound likea broken record, but comparing thisyear’s listings and sales to last year’s iscomparing a normal market to an unusu-ally active market,” said Ann ForbesArndt, RAHB President. “When we lookat how the market has performed over thelast 10 years, this March performed atjust about average.”
The number of residential propertiessold during March totalled 1092, andincluded 869 freehold properties and 223condominiums. Commercial sales forMarch, including industrial, farm, vacantland and business, totalled 36 units.
The average sale price of freeholdresidential properties in the association’sjurisdiction in the month of March was$335,117, an increase of 4.2 per cent over
March, 2010. The average sale pricereflects the dollar volume of freehold res-idential sales divided by the number oftotal freehold residential units sold.
In the condominium market, theaverage unit price was $220,179, whichis virtually flat to March of last year.
“The spring market is proving to bewhat we would call a normal, more bal-anced market,” added Arndt.
“In this kind of market, we still see agood number of properties coming on themarket and a good number of sales goingthrough. There is time for buyers to shopand compare before they buy.”
Figures quoted are for sales andaverage sale prices of units located in thejurisdiction* of the REALTORS®Association of Hamilton-Burlington andprocessed through RAHB’s MultipleListing Service® (MLS®).
