Rough economic times onceagain pave the way for anotherprovincial tax increase. Is the‘Harmonized Sales Tax’ (HST) goodor bad news for Ontario? This is ananswer that only time and tax payer’smoney spent will tell. Presently, theprovincial government needs to find away to generate another source ofrevenue to alleviate some of thefinancial strain posed by theincreased demand on governmentbudgets for services such as healthcare and pension plans. The goodnews is that HST will generate morerevenue to create new credits, but thebad is that it will increase certaincosts. How much? Effective July 1,2010, the new tax will combineOntario’s Provincial Sales Tax (PSTor RST) currently at 8% with theFederal Sales Tax (GST) at 5% tomake a total “Harmonized Sales Tax”of 13%. HST will be administered thesame way as GST, but in the form ofa value added tax. This will result inprovisions to business credit claims,allowing tax paid by businesses toflow through and be reimbursed byinput tax credits, reducing productioncosts and passing them on to con-sumers.

How will HST affect the Real Estate Market?

The Harmonized Sales Tax willdefinitely have an impact on the RealEstate market, being a source of rev-enue – the question is “To whatextent?” In the past, some items weresubject to both taxes or only PST orGST. Goods were generally chargedwith PST and GST, and most servicesonly GST. For instance, items such as

insurance premiums were only sub-ject to PST. In the case of a real estatetransaction, if someone were to pur-chase a property and needed to insureit, that insurance would only be sub-ject to PST. The same would applyfor a high ratio insurance premium ifa buyer wanted to apply for a highratio mortgage. Commission, legalfees and new homes in the past wereonly subject to GST and some newhome rebates. What will change?Everything that was once subject toonly one tax will become subject tothe new combined (harmonized) taxas of July 1, 2010. However, rebateswill still remain in place. This willapply to all service fees incurred dur-ing a real estate transaction includingcommission, home inspections, legalservices and insurance premiums inthe case of a new-build or resalehome that has been substantially ren-ovated and claimed for an input taxcredit. Though there are some exemp-tions to note. Resale residential realestate may not be subject to the tax ifit has not been substantially renovat-ed and the Seller has not claimed aninput tax credit.

As frustrating as the truth mayappear at this point in time for con-sumers, it is important to note that ifwe want access to government fund-ed services, we, as taxpayers, willneed to continue to bite the bulletsomewhere. Unfortunately, this issomething that may be difficult to doduring recessive economical periods.This is not a subject that is going todisappear anytime soon. In prepara-tion for this provincial change,Ontarians should become informedand find a way to account for the

added tax in advance. -Å

Tile Tips: Home Remodelingby: Joe Keca

Tile usually goes in the followingrooms: bathrooms, kitchens, and laundryrooms. Of course, you can find it in anyother interior or exterior space, too, butthese are the most common.

These days, you can get fantastic oldfashioned looking tile, just like you usedto see in old houses. (Think of the oldhexagonal bathroom tiles with a blackand white pattern... Or, the classic white"brick" tile.) My favorite hexagonal floortile comes in sheets. In other words,there are about 30 hexagonal tiles alreadyconnected together onto a fiber backing.So they go down on the floor very fast,but they look like they were placed indi-vidually.

You can get tile at a home improve-ment store like Home Depot or Lowe's,or you can find more variety at a special-ized store that sells only tile. I'll go toHome Depot for basic 12"x12" tile, butthe nicer stuff must be found elsewhere.

Tile can be a good choice if you areworking with uneven floors. Most tilecontractors know how to use a levelingcompound underneath the tile to makethe floor even. This can be very handywhen working with old unfinished base-ment floors.

Besides the color of the tile, you willalso need to decide what color grout youwould like to use. Grout is the substancethat is inserted between the tiles.

Most tile contractors will want you tohave the materials on site before they arrive.

How much tile should you get? Iusually give my tile contractor the dimen-sions of the space to be tiled and let herdo a "take-off". A take-off is simply acalculation of total material quantitiesthat will be required.

Small floor spaces can be made tolook larger if you lay the tile diagonallyin relation to the walls.

With tile floors, you need to antici-pate how you want to handle the pointswhere the tile meets other floor surfaces.For example, if you have hardwoodfloors in the hall and tile in the bathroom,you will probably want a strip of marblethreshold (available at Home Depot orLowe's). Have this available for the tilecontractor to install while he's installingthe rest of the tile!

Installing tile is one of the skills thatshould hire a professional for rather thanever attempting to do it yourself. Thematerial is heavy, cutting the tile can betricky, laying it out perfectly is not easy,and you spend a lot of time on your handsand knees. You are better off having aprofessional do this as it will probablycome out looking a lot better than any jobthat you could do.

amongst the devastation after the earth-quake that struck near Port-au-Prince onJanuary 12th, 2010, the greatest naturaldisaster of our time. Pam is the daughterof Wendy Murray-Nicholson, sales rep-resentative with the Golfi Team.

Leaving June 1st for a one monthtour of service, Pam will be amongst amissions group based out of the UnitedStates: Adventures In Missions (AIM).Ranging in age from 21 to 35, altogeth-er 30 volunteers, they all have the samegoal: to offer emotional support andassistance to the people of Haiti. “WhenI first heard about the Earthquake, andits devastation, I knew in an instant thatI had to go, I have to help” quotesPamela. Having researched many

Mission Aid groups, the opportunity tojoin Adventures In Missions fits the billfor this inspirational young lady. Weeklong missions are available, but a fullmonth of helping has her anxious “I amexcited to embark on this Relief trip toHaiti and to help these people in anyway possible, if it is delivering food orsimply listening to their story.” Havingjust finished graduate school but not yetstarted in her career, she feels the timingis perfect. She is mentally prepared andhas tremendous support from her fami-ly, friends and her community. “Manypeople have the heart to want to help,but cost can keep them away” she says.Pam is very grateful that donations havebeen made to aid her personal contribu-tions for this effort. The cost for thismonth long adventure runs approxi-mately $2500 with an additional $700for medical conditioning like propervaccinations to protect her from dis-eases like malaria, typhoid, rabies etc...

While in Haiti, these relief workerswill live in tents, without any of the crea-ture comforts we all are accustomed to,like running water and a shower, a bed to

sleep in. Their journey starts with hergroup arriving in the DominicanRepublic, and then crossing over the bor-der. Pam and her fellow relief workerswill live in tents within a compound foran entire month. With only 48 hoursonsite training before they start, theymust be emotionally prepared, levelheaded. Around the world, assistance hassent to Haiti by the means of medicalsupplies and food, building materials andmoney. Relief workers will distributefood, water and supplies, they will givehope and comfort amongst the chaos,and offer much needed emotional sup-port as there’s a magnitude of peopleaffected by this disaster. Over one mil-lion people are homeless, over 200,000lost their lives. Thousands and thousandsof people have suffered injury and ampu-tations; the emotional scars run deep.Pamela and her group will teach Haitiansto learn to live with the changes anddevestation the earthquake has left in itswake. Along with the financial aid andsupplies, these people must learn toproperly use, and ration these gifts. Theyneed some structure, some instruction to

learn and have the ‘know-how’ to knowwhat to do with this assistance.

Pam says they hope to restore asense of community, “everything is inshambles, buildings collapsed, there’sdestruction everywhere. The homelessare living in tent structures, just basicshelter. I know as volunteers we can’tchange the world, but we can certainlyhelp. The people of Haiti should not beforgotten in the coming months. Thiscountry has a long road ahead of them;they must rebuild a broken nation”.

Pam knows this will be a life alter-ing opportunity. She has travelledbefore so the journey does not frightenher. “I have such a heart for this cause,this will be a great life experience, I willbe a stronger person after I have helped,and I know I will grow from this”.

A wonderful companion for 2 sweet little girls, Stella has never endingenergy and incredible patience. On any given day, she plays hide andseek, chase, ‘my riding pony’ and even dress-up, always with her sweetdisposition and kind nature. When tears flow, Stella gets quite upsettoo; but nothing a little hug and a cookie can’t make better. She makescertain, as soon as the girls wake from their afternoon naps, often witha little cry as they stir from their cozy sleeps, that someone comes andgets them right away, there’s no waiting around to see if they will fallback to sleep for a few more minutes – not a chance – after all, it’splaytime again!

For a bit of doggie merriment, Stella’s family ensures she also enjoyscanine play dates. She regularly gets together with her sister “Chloe”,for some good ol’ Olde Bulldogge fun & frolic where the two have agood growl and chin-wag.

Stella greets all guests at her home and people she encounters whilegoing for a walk, with warmth and genuine enthusiasm. Everyone whomeets her would agree – with Stella’s striking beauty and sunnydisposition, she is definitely a princess!

In today’s real estate market,homeowners need to hire a pro-fessional home stager to have an

edge on their competition. Stagingmeans your house will be been dressedwith paint, furniture arrangements, artand accessories carefully chosen to high-light the home's strengths, downplay itsweaknesses and appeal to the greatestnumber of prospective buyers.

Home Stagers have tricks and“secrets” they use to stage your home.

Make an entrance. You know the saying: You never

have a second chance to make a goodfirst impression. The outside of yourhome is the first thing prospective buyerssee - and like it or not, it speaks volumesabout what's inside -- and about itsowner. A quart of glossy paint in a bold,cheerful color for the front door, newhardware (or a good clean and polish ofthe existing knocker, lockset, porch light,house numbers or mailbox), a fresh pot-ted plant on the porch will dramaticallyimprove your home's entry and make vis-itors feel welcome.

Conquer clutter. Admit it! You have too much stuff.

The most important thing most peoplecan do to improve their home is to clearout, clean up and get rid of clutter.

Instead, furnish your space:Float furniture away from walls, reposi-tion it into cozy conversational groupsand place pieces so that the traffic flow inthe room is obvious.
