About Van Wijnen With almost 1,600 employees, Van Wijnen is one of the major construction and property development companies in the Netherlands. With 23 of ces across the Netherlands there is always an of ce nearby. We are involved in the construction of new buildings, renovation, maintenance and management of all kinds of buildings such as houses, schools and carefacilities, shopping centres, sports and recreational facilities. We are often involved from the planning stage onwards or take the initiative of becoming involved at such time. We like to cooperate with others, in order to increase the livability in neighbourhoods and communities. We also ensure that our employees can develop themselves within our companies. We work closely together with our clients to assist them with their construction projects, from the preliminary stage to the after-care service. In the more than one hundred years of our existence, we have always shown our exibility: we have always anticipated new developments. We will continue to do so. Van Wijnen. More than just construction.

Key points of the Van Wijnen 2013-2015 Business Plan• Increasing entrepreneurship• Improving return• Maintaining a decentralised organisation• Growing in terms of maintenance and management• Reducing debts• Decreasing failure costs• Increasing the commitment of employees• Increased focus on existing property portfolio next to the construction of new buildings• Realising an organisation that can grow to a turnover of approximately € 1 billion in a better

economic climate.

Results in 2012Van Wijnen has succeeded in concluding the year 2012 with a reasonable result, both in terms of the projects that were realised and with respect to nancial targets. The results from the construction division in particular were solid, partly because of the activities generated from property development. Van Wijnen again has shown a considerable growth in maintenance and management. The result decreased in spite of an increased turnover, mainly due to reorganisation costs and the arrangements made within the scope of property development. Investments were made in developments, mostly with partners. Those investments concerned, among other things, the acquisition of empty of ces to convert these into student accommodation.

ConstructionIn 2012, Van Wijnen sold more than nine hundred houses to individuals and investors and built and renovated care facilities for various target groups. To make sure that buildings (both care facilities and schools) remain pro table in the long term, multifunctionality and the ability to transform these in the future are also taken into consideration.

Maintenance and managementIn 2012, Van Wijnen again grew in terms of maintenance and management, owing partly to an ICT professionalization: the entire branch was provided with high-quality ICT equipment and four incident rooms were set up where all maintenance reports are processed digitally. Because of the combination with national coverage, an increasing number of clients with a national property portfolio are nding their way to Van Wijnen.

The offi ces and retail marketMany shop premises and of ce buildings are vacant. Van Wijnen came up with creative solutions and transformed various buildings into residential complexes for students.

ICTThe professionalization was not limited to main-tenance and management activities. Company-wide, Van Wijnen introduced a central database that contains all customer information and experi-mented successfully with paperless meetings.

CSR and sustainabilityThere is an increasing demand from clients for sustainable housing. Van Wijnen gives substance to the options for high-quality, sustainable buildings. Corporate social responsibility means that the quality of life in neighbourhoods and communities is taken into consideration. By doing so, Van Wijnen does not merely improve the technical condition of houses, but also contributes to greater variation in the housing portfolio and takes measures to make the community com fortable to live in, even during the restructuring itself.

EmployeesVan Wijnen wants to employ and keep a suf cient number of high-quality personnel. Space for personal development and internal promotion again ensured that a large number of young employees was able to transfer into crucial spots in the organisation and take over the roles and responsibilities from the older generation.

Innovation: virtual building‘Virtual construction’ became booming at Van Wijnen in 2012. The Building Information Model (BIM) and Lean Working methods were embraced in numerous projects, together with construction partners. This resulted in more ef ciency, a cost price decrease and a reduction in failure costs, for which there is a great need, especially combined with the growing demand for affordable and smaller housing.

IntegrityVan Wijnen complies with the codes of conduct of the Netherlands Association of Property Developers and Investors (NEPROM) and the Foundation for the Assessment of Integrity in the Construction Industry (SBIB). Moreover, Van Wijnen came in rst place as best construction company in the Reputation Monitor of Building Business.

Social MediaTwitter, Facebook, Linkedin and other Social Media channels have become indispensable for Van Wijnen. Not just to inform clients, employees, consumers, partners and other interested parties about its services, but also to discover what goes on in the industry and the market.

The futureVan Wijnen would like the construction industry to innovate and adopt a more proactive attitude. Chairman of the Board Cees van Bemmel says: “The construction industry is one of the key drivers that keeps the economy going. We wish to contribute to that. Not only because we want to continue to provide high-quality housing for different groups of people, but also because we want to preserve jobs in the industry. Workmanship and construction skills are essential and allow us to continue to develop and build. This means it is still possible to make a pro t. We have shown that remaining exible in a unpredictable market produces results.”
