Many commercial, manufacturing and industrial processes involve the use of water as a primary medium.
These include the use of boilers and steam raising plant, cooling towers, cooling systems and other
closed circuit systems.
The water used in such systems, if left untreated can cause a number of problems leading to increased
risks to safety and health, reduced efficiency, and increased costs. These include the unwanted growth of
harmful bacteria and biofilm, the accumulation of scale (hardness salts), metallic corrosion, bio-fouling
and the build-up of suspended solids. The correct treatment of such system water is therefore vital if
these issues are to be effectively managed.
Plans and specifications for installing hvac systems in buildings are prepared with a great deal of time
and expense. Many times, however, some items are left to chance, with little or no thought given to
system maintenance once the project is completed. Water treatment of the hvac/r waterside often falls
into this category.
Precise planning on the part of the design professional can prevent serious start-up and operational
problems, and ensure system longevity, when a proper water treatment program is specified and
provided. Unfortunately, that forethought isn’t always done, and even if it is, that plan and information isn’t
always carried on down to the people actually maintaining the hvac/r systems, especially if they are years
down the road from design.
