links office functions, employee

The triangular form and stone elements satisfied the client’s desire for a building that presented itself as stable and conservative., while the large atrium, structure, and curtainwall detailing speak to the bank’s modern international image. Advanced modeling components and exclusive use of a B.I.M. platform resulted in minimal staffing and clear execution of the design intent. The project also a unique global collaboration effort, with HOK San Francisco providing MEP concept, and HOK St. Louis and New York providing end of phase reviews of structure and advanced curtainwall design.

Inspired by Samsung’s successful consumer product designs, the building is focused on providing user experiences which are driven by technology, efficiency, purpose, and anchored in resourceful and sustainable considerations. Designed for both Corporate and Speculative use, efficiency and operational flexiibility were key drivers in the design and planning. The result is an elegant and timeless design that fits the international nature of the Central Business District.

China Resources Huating Office is
a 100 meter tall speculative office
tower to be built adjacent to the
Olympic Park in Beijing. An extremely
constrained building envelope
informed the triangular tower
geometry and cubic mid-rise block.

The building is composed of three primary volumes : a three floor commercial podium, seven floor midrise block, and 13 floor high rise tower. An intricate and finely detailed shading system is required to provide solar relief on the broad East and Southwestern faces of the tower. Vertical shading is provided by fritted glazing panels held off the façade, providing for uninterrupted glazing at the office wall, while allowing for a continuous vertical expression on the tower. Optimized horizontal shading registers horizontal fenestration lines and reinforces the gently curved profile of the tower.

• The design alternate sought to provide a plan and aesthetic that better addresed the needs and tastes of speculative tenants (state-owned enterprises). The nature of such clients demands more conservative design principles in conjunction with design refinement of Western firms.
• Provide elements of stability through a combination of geometry, proportion, and materials.
• Utilize building geometry to provide a taller proportion while allowing for a symmetrical main entrance facade
• Increased efficiency in both leasable floorplate and structural design
• Executive floor (level 19) provides exclusive terrace space along with dediccated express elevators

The Tian Yuan Xiang Tai development represented not only a design opportunity, but a platform to test new project delivery methods. A demanding schedule and limited fee resulted in the need for an interactive design process with the client. In a matter of weeks, 16 building massings and 4 site planning strategies, along with multiple core and stacking options were studied and developed until two final designs were developed to a schematic design level. Interactive electronic deliverables were utilized to provide a wholistic understanding of the design options and to expedite the decision process for both the client and design team.

Sculpture / Art Installation
Added as a program component during the design development phase of the adjacent retail street, the six floor, 90 key hotel anchors the west end of the 13 building retail complex. Adjacent is a two floor spa facility, an all glass form which sits within the development’s West Plaza. The flowing forms of the hotel facade, in-spired by the nearby shoreline, gently intertwine with the adjacent retail components. These flowing facade compoents create a series of bridges and terraces that connect the different program elements, providing views to the watefront and retail activity below.

Tongzhou Overseas Finanical Center
is a large mixed use development
in Tongzhou, 15km East of Beijing’s
Central Business District. The
development includes five blocks
of apartment towers, commerical
condominum space, and speculative
office functions over below and above
grade retail. Along with neighboring
developments, the project seeks to
establish Tongzhou as Beijing’s 21st
Century gateway district.

• Ever changing program, building height, planning criteria from client required establishing an effective process for quickly updating and tracking design parameters.
• A smooth workflow allowed for the exploration and tracking of dozens of design options in parallel during the master planning and conceptual design phases
• Within the established building plan and section parameters, a kit of parts was developed for program types. Multiple facade options were developed in parallel in order to provide a wide range of detailed imagergy for both client, investors, and government reviewers, even amidst substantial planning changes across the site.

A single overriding architectural language is maintained throughout the development, with facade detail and materiality providing subtble differentiation among program functions such as residental and office uses. A series of rationalized facade modules sit within large scale grid forms, providing an element of playfulness and variety on the primary faces of the towers. The geometric language engages a 5 block retail podium of similar scale and proportion. Strong geometry, contemporary facade detailing, and elegant proportions produce a timelss design solution that satisfies the tastes of both present and future Chinese tenants.

The proposed site provides an abundance of opportunities. The building program and aesthetic was developed with input from the adjacent St. Ignatius High School, one of the premier college preperatory schools in the Chicago area. A site master plan, developed by the high school and Populous, consolidates the school’s main athletic fields alongside the proposed facility. In addition to to serving the high school and local youth, the facility also has potential to serve the needs of the University of Chicago Illinois cam-pus, located directly to the North.

• A 70’ wide, nearly 400’ long floorplate oriented along an East-West axis provides ideal conditions for the use of natual daylight.
• The building’s location within a masterplaned district of the Hendrix College Campus required consistency with traditional campus

Utilizing Building Information System modeling and integrated project delivery allowed for the project to be delivered in an extremely efficient manner. B.I.M. modeling from the concept stage allowed for several design options to be presented in parallel through the schematic design phase. Permitting documents for the base building were released four months after concept work began, with construction work complete in approximately 12 months. Integrated project delivery allowed for consistent project team members across disciplines, resulting in efficient document production and conisistent execution of design intent.

The 300 foot long, single story floorplate serves as a diagram for programatic and security requirements, as seen in the building massing below. The building floor plan is divided among four primary uses: Police headquarters annex, 911 call center, data center, and emergency operations center. The building core and central hall seperate the emergency operations center to the south, while a primary north-south corridor defines the secure perimeter, seperating police headquarters and administrative functions from the bui-lidng data center and 911 call center.

The Al Maha community encompasses 79 acres in Al, Ain, United Arab Emeriates. The master plan includes a mix of mid rise offices, residential towers, villas, retail, and a community center. HOK Washington, DC designed the office and villa components that anchor the east and west ends of the community. The HOK Atlanta component includes 152 residential units, a retail base, and a two level underground carpark. Each of the two building bases provide retail frontage on three sides, including the Central Plaza and along the Wadi Arcade, giving buildings 10 and 11 the strongest presence in community oriented areas.

• The buildings are clad in two earthy shades of terra cotta which define a distinct inner and outer plane. Perforated aluminum panels clad the penthouses, providing a contrast of material, while maintaing a delicate balance of proportion and geometry. Retail spaces are clad in a regional stone which is common to several buildings in the community. Strong geometries and a neutural material pallette resulted in an
elegant, contemporary design that acheived a balance between western and regional architecture.
• The plaza between the buildings is the centerpeice of the community, housing retail, restaurants, and a pedestrian connection to the retail arcade along the Wadi. Elevated dining areas and resident courtyards overlook the plaza and the Wadi.

The Green Line is an integrated effort between HOK Atlanta Architecture and HOK Planning Group. Scope of services included master planning, data collection, infastructure planning, development forecasting, and conceptual architectural design. The multi-modal passenger terminal is the defining element of the master plan, and is expected to be included in first phase development, acting as a catalyst for the Green Line master plan. After master plan submission, transportation design and planning has continued on the mmpt, with passenger commuter rail service expected in 2012.

• Phase 1 commuter rail will begin with service to the southern communities of Lovejoy and Griffin, with eventual service to Macon.
• All regional bus logistics are conducted below viaduct level, easing traffic congestion and allowing for development over the bus terminal.
• A renovated MARTA Five Points Station and plaza welcomes passengers to the system.
• A seven spoke commuter and high speed rail reaching all corners of the state would lead into the new multi-modal passenger terminal. Amtrak service would also be routed to the station, providing greater connectivity.
• 20 story office tower to be constructed over the passenger terminal, allowing MARTA to relocate its headquarters and operations center to the core of its system.
