“I liked calling the guy that I had got to know well over the years, so when a large national company took over, I felt the loss and thought maybe others would too,” says Darrell. Peter and Darrell from A&P Leemhuis Builders, recognised the benefit of dealing with a local company who understood their business requirements, the local environment, council laws and the trust built by dealing with the same faces. In 2011 Asset Construction Hire was established. Darrell’s concept was to employ skilled people who could offer a wealth of experience over a vast range of areas within his business. “I believe the client shouldn’t have to problem solve, that’s our job and I now have the team and equipment that can deliver on all accounts.” said Darrell.

Construction HIre Range; > Electric Scissor Lifts > Rough Terrain Scissor Lifts > Knuckle Booms > Stick Booms > Electric & Hybrid Booms > Material Handling > Civil Equipment > Lighting Towers & Generators > Site Facilities > Aluminium Scaffold > And more

now that’s an ASSET...In 2010, the national take-over of a locally run construction hire company sparked an idea in local business owners, Peter and Darrell Leemhuis.

if there is one subject that creates debate and generates a myriad of opinions in so many conversations in a range of settings, it is around the built environment. Homes ignite the debate and create the conversations. They are an expression of mood, creativity and innovation and, importantly, a testament to artisanship.

‘Winning Homes 2014’ is a publication designed to explore the moods, the creativity and the innovation. More than that however, it is presented as a testament to the artisanship, the dedication and the commitment of so many professionals who make up the wonderful building and construction industry in the ACT and region.

The pages of ‘Winning Homes 2014’ depict the outstanding work of finalists and winners from the 2014 Master Builders and Cbus excellence in Building Awards, the showcase awards event for the local and regional building and construction industry.

Setting new benchmarks for others to aspire to and surpass in subsequent years is high among the award objectives. The awards are about excellence. They encourage and reward continual improvement, the application of new technology, innovation, and real responses to environmental and sustainability challenges.

Cbus, the industry’s own award-winning superannuation fund, understands excellence. As the major partner in delivering the excellence in Building Awards, Cbus embraces innovation and continual improvement in the products and services it provides to members. We are delighted with the wonderful partnership with our own industry superannuation fund, continually acknowledged as one the best in the country.

The wonderful ongoing support and outstanding contribution by our many other loyal and generous partners is acknowledged in making it possible to present the finalists and winners featured throughout the pages of ‘Winning Homes 2014’.

The incredible impact the building and construction industry has on the economy, locally, regionally and nationally, and the very public display of the end product, puts the industry constantly in the public gaze. The industry has long accepted all of the challenges and continues testing itself against exacting standards and constant change.

Skills of people delivering these wonderful projects are essential to our future. MBA group Training is a key player in supporting our industry by developing and maintaining the skills of today and tomorrow’s workforce. So many apprentices and others who have worked their way through our system have their work on display inside these pages. We work collaboratively with industry, government, the Training Fund Authority and higher education institutions such as the university of Canberra to ensure we have the skills we need to deal with demands of today and tomorrow.

in closing, together with our major awards partner Cbus, i congratulate all winners and finalists of this year’s awards featured in ‘Winning Homes 2014’ and wish you further success as so many did in last year’s national awards. For our readers, enjoy your journey as you read and browse through the wonderful work featured in this year’s publication.

A separate wing houses the bedrooms while the formal wing is open to the house, allowing for a direct relationship with the pool, garden and “borrowed views”. The design of the kitchen and family room enables penetration of eastern and northern sun with great prospects of solar gains all day throughout winter, yet allowing for shading in summer. The lower level provided another level of excitement for the judges, with a garage, theatre room, cellar and pool equipment storage room.

This private Campbell house focuses on a large hidden central courtyard. its clean simple lines and use of natural materials will stand the test of time. Many innovative and energy efficient technical features are incorporated including insulated footings, thermally separated slabs, hydronic cooling and heating, and acoustic ceilings.

A high level of collaboration between builder and client resulted in the realisation of the client’s unique brief.

The standout in the living area for the judges was the use of exposed structural timber beams with engineered stainless steel connections and subtle flow through the home. The external courtyard fireplace draws you outside and enhances the warm, welcoming ambience.

Designed to create privacy from the street, while being open plan and friendly at the rear.

With the side of the block north facing, this six-star energy-rated house maximises this aspect with the living areas to the rear to capitalise on the northern light and to create a strong relationship with the rear private courtyard and swimming pool. This level of quality and sophistication is usually associated with a project of greater cost, and can be attributed to the perfect collaboration of builder and designer.

One Judge’s comment was “an excellent eye for detail has resulted in this high quality home.”

WINNERemerging builder of the year

A young Steven Pinto shadowed his father everywhere so it was just a matter of time before he became a builder himself, beginning with an apprenticeship in

carpentry and joinery followed by a role in the family business as a supervisor. He took the next step by completing an MBA Certificate iV in Building then obtaining a builders licence and forming his own company.

Steven has matured and honed his skills completing a number of projects both independently and in partnership with his father and is a refreshing story of tradition for the industry. Steven Pinto is an excellent example of an emerging residential builder.

The Judges were also impressed with the quality and attention to detail, making special note of the value for money.

Quattro Harrison is a 24 townhouse development in which 50% of the dwellings meet Affordable Housing Requirements.

The combination of materials on both the single and two storey residences has a similar colour palette to create and maintain the compositional balance, thus enhancing the appearance of the whole site.

The level of finish is exceptionally high and the common response from potential buyers during the marketing period emphasised the high value for money. The Judges made special mention of the “well designed and built affordable home featuring modern floor coverings and window treatments”.

The home features a large entertaining and living area downstairs with an abundance of natural light from the light filled void to the second level, which had two equally proportioned bedrooms and a bathroom.

Clever and compact, “The glebe” maximises space, with multiple indoor and outdoor living spaces, flexible bedroom layout, double-height lounge room, and demonstrates how intelligent design can do much with a minimum.

The north-facing alfresco area – with an outdoor kitchen and automatic retractable awning roof – provides year-round dining and living, while the south-facing summer courtyard offers an additional connection with the outdoors. A cantilevered deck at the front of the home adds aesthetic appeal and another striking outdoor space.

A “deceptive” street appeal of a two-storey home but is only one and a well constructional home with high attention to detail impressed judges.

The use of concrete as a decorative stands out, especially the floating kitchen bench top and the polished concrete floors in the bathrooms. Raw timber and steel also feature, to blend in with the contemporary industrial impression of the home.

Any mistake would cause months of delays.

Overcoming many logistical obstacles, including manual handling of panels where lifting by cranes was not possible, limited access to scaffolding and some design modification has not undermined the overall quality of the end product.

A high degree of difficulty, combined with the location of the project, failed to stop erincole delivering the highest in quality.

While there is no shortage of “little boxes” in the

market today, the more specific housing needs of

the modern family are abundantly catered for by a

diverse and wide range of display homes in the ACT

and the surrounding districts.

Passionate and innovative local builders and

designers, backed by the MBA-ACT offer a wide

variety in display homes catering for the needs of

most sections of the local market. Custom built

homes, levels and variations of luxury and exclusive

brands, “industrial” themed , renovation and knock

Down-Rebuild.

In 1962 a popular protest song titled “Little Boxes” by folk singer Marvina Reynolds, alerted an emerging demographic about to change history, the “baby boomers”, of the dangers of a uniformity which lay ahead not only in their choice of housing but for a whole society.

Thinking outside The box

Page 85: 2014 Winning Homes

83Winning Homes magazine 2014 i

getting into the “housing market” is probably the

least stressful part of securing your slice of the

great Australian Dream. Who do you trust in the

Real estate or home building industry? Who will

understand your strong yearning for individuality

of design? Who can partner you in your quest to

create a unique home for your family to enjoy and

thrive? And the mundane yet necessary concepts of

meeting environmental requirements for example. An

example is the desire most people have in playing

their part in being “green” but need expert guidance

to achieve it.

Thinking outside the box is a universally disliked

modern phrase but to create the unique home you

want in today’s building market, you need to partner

with a designer and builder who will do just that.

already well on the road to a mutually satisfying

project outcome.

it matters little if a project is $300,000 or $1.2

mil, a Knock Down-Rebuild, major extension or

Renovation. The quality of the finished product

must be at the very least to the client’s complete

satisfaction. There can be no room for lingering

issues. These only serve to fester and damage not

only the special experience of home ownership

experience but valuable relationships.

emmadale projecTsQuality is a word Rod Jenkins from Emmadale Projects likes and uses often, and that’s because it’s the cornerstone of his professional existence.

There’s another less used word which is also applied to the work Rod and his team do and that is bespoke. Or if you like…tailored, custom-made or even personalised.

If you want to do business with a building designer who can build the house you desire before you’ve met, then meet with Rod Jenkins from Emmadale Projects. Rod thrives on complex projects other builders baulk at, and is the very definition of “hands on”.

The company is rapidly growing a reputation for creating special homes which stand out from the pack. And the industry experts agree. Apart from taking out the NSW Master Builders Association Merit award for the Sutton project in 2012, Emmadale Projects was announced as Emerging Residential Builder of the Year in 2012 by the MBA-ACT at its Excellence in Building Awards.

Builders with pride in their projects are acutely aware

of the need for a sterling reputation. Maintaining

that standing comes only from surpassing a client’s

needs again and again and constantly searching for

and displaying the next innovation.

A locally based builder (often second generation

Canberra companies) is nothing without a solid

reputation. The backing of an industry group such as

the MBA-ACT only adds value.

Shoddy workmanship, long delays, costly over runs

and poor communication leave a sour taste which

lasts.

Horror tales of families losing large amounts of

money or being forced to live in faulty homes due

to the capers of dodgy and sometimes out of town

builders abound.

There’s a new generation of people wanting to build

a home, and a new generation of home builders and

designers who have invested heavily, available in

the Canberra region to accommodate their plans to

build a home for their family to enjoy and thrive in.

Working closely with your builder from the earliest

part of your home building journey through to

and beyond receiving the keys to your is dream is

imperative for a satisfying and long lasting outcome.

mayfair homesAsk Mayfair Homes Director, Steve Kolak, about his Wright display home “The Curzon” and you’ll need to set aside a considerable amount of time. And be prepared for the passion and pride a parent displays when speaking about a child as Steve shares “The Curzon” story.

Mayfair Homes has positioned itself in the mid to higher end of the designer home market and offers the total package. As a second generation member of Canberra building family, through relentless and wide ranging market research, Steve produces cutting-edge technical features, innovative finishes and the sheer luxury this segment of the market desires.

An example of Mayfair Homes' broad knowledge of a client’s “luxury” needs exists in the “his and hers” bathroom attached to the master bedroom suite. There is a pull-out drawer, sectioned and glass topped, for the display of a collection of neckties or Rolex watches.

Sitting in the alfresco area with a built-in fireplace nearby on a warm autumn day, one can easily imagine the outdoor dining and entertaining activities possible in the middle of a Canberra Winter.

A committed focus, outstanding design features, and exceptionally high levels of quality are why the words Luxury and Lavish can be securely attached to a Mayfair Homes display home.

Mayfair homes: "The Curzon" Master Bedroom Suite

“A display home today needs to be much more than a professional and well-presented exhibition. The market demands contemporary designs and an edge attitude. Successful Builders know the consumer is vastly more educated and sophisticated when it comes to the design and finish of a family home.”

- Steve Kolak Director Mayfair Homes.

Page 88: 2014 Winning Homes

86 I WInnIng Homes magazIne 2014

This relationship begins with a visit to a display

home. For a successful outcome for all parties to

be achieved a solid relationship is necessary. This is

the point where despite the often detailed concept

a client has, the process opens up to all manner of

possibilities and can potentially take on exciting and

new dimensions.

Jason Tanchevski, a director of Classic

Constructions, is a strong advocate for the “have

you considered” type of preliminary discussions

between builder, designer and client

Many aspects of the project must be established

with clients before a sod of soil is disturbed.

How long does the client plan to live in the house?.

How many bedrooms will be required a decade

down the track? How passionate is the client about

environmental issues?. it’s a long check list to be

carefully and creatively considered.

Now that the market is “out of the box” there

are many more tasks facing the home builder or

renovator. Choosing the right builder for your project

requires a lot of research in advance. it will pay

handsome dividends down the track in seeing a plan

come to fruition or making a dream come true.

“Social Media plays a big part in a client’s choice of builder. It keeps

builders on their toes and constantly at the edge. Just one click of the

mouse allows prospective clients to sort the wheat from the chaff”

- Andrew Watson, A+N Builders

The Knock Down Rebuild revolution is well and truly on and nowhere more so than in Canberra.

A dearth of larger blocks, and a raft of homes in the established inner North or South suburbs becoming shabby has brought the KDRB concept to the fore.Although considered a radical move by some, it makes good sense according to Andrew Watson from A+N Building to do the research and consider the options. Andrew is constructing a display home in the inner North on a sizable block which until recently housed an established family home.

On the surface “levelling” the family home appears just one step to far for most people, but Andrew suggests people juggling the options to look at the long term benefits before making such an important decision.

Like all builders of any worth, Andrew is acutely aware of the need for a solid industry and personal reputation.

It won’t take prospective clients long to sort the wheat from the chaff. One click of the mouse will often reveal a lot if a builder is “on the nose”.

Clients put this at the very top of their checklist. A reputation as an established locally based builder with scores of satisfied customers provides potential clients peace of mind.

Jason Tanchevski, Operations Director for the highly reputable building and design company, Classic Constructions, smiles with pride when asked how he fits the scores of industry awards and accolades the company has won on an already cluttered office wall at their Head Office in Mitchell. Jason confesses there’s a number of boxes of plaques upstairs that can’t be displayed because of the lack of wall spaceBeing repeatedly recognised by your industry and peers is strong proof of the product, the service and the reputation a company has.

Classic Constructions currently has Display Homes open at both Googong Township, and at Abbott St, Yarralumla. The company has an enviable track record in the Display Home category, and ticks many more boxes when it comes to designing and building impressive homes for discerning Canberra and District families.

As a qualified MBA Green Living Professional, Jason says incorporating clever design that provides highly efficient homes which are innovative and appealing, can also save costs over time.

Jason relies not only on an extensive family background in the local industry, but can also tap into the steady flow of information on the latest trends and techniques that his team of handpicked suppliers possess.

The team at Classic Constructions is particularly mindful that a house is more than just an expensive, and often one off, investment. It’s a home and the roof over somebody’s head that has to endure for a very long time.

Landscape designers are often a part of the Display

pools, rock features, open fireplaces embedded into

a fence near a deck ….the list goes on with only the

imagination shackling what your garden can look

A recent survey revealed every dollar a home-

• Has the builder provided a fully detailed list of the inclusions for your new home?

• How long will your build take and can the builder substantiate the claimed build time?

blackeTT homesAt Blackett Homes they quickly get on the front foot when asked about the important first steps which must be taken by a client from the moment they step into a display home.

To avoid any surprises or shocks at a later stage, the company asks two major questions at the very beginning.

oneIs the display home you are in, the home that will be built for you at the price you are quoted? Obviously there are many variations on the floor plan, but Blackett Homes steadfastly believe a client must have total confidence they will get what they see at the display home stage.

tWoA display home may exemplify high levels of excellence and finish throughout, but will the home built for the client benefit from the same extra attention to quality? Blackett Homes places a premium on a continuity of trades and quality control.

Blackett Homes also points out several other questions that prospective clients initially fail to ask, including a time frame for the project, and, the vitally important issue of how to match the display home plan on their building block.

Display Home: InsideOut's display home in Monash.

InsIde out enterprIsesMitch Neil and Adam Potts from Canberra’s established building firm, InsideOut Enterprises, wants you to think of a few things before considering any type of remodelling to your home. In particular your options of whether to renovate, relocate or knock down and rebuild. Whatever option you decide, InsideOut will guide you throughout the whole process from design concept to completion.

Mitch and Adam are forging a path to offer the Canberra region an exciting and edgy choice in addressing the conundrum of what to do with a tired, aging house. With their extensive knowledge and experience in latest trends and techniques they are well-known to produce exceptional quality building. InsideOut also have a highly skilled diversified construction team that will see the process through with a limited use of subcontractors, which allows a high level quality assurance for the client.

InsideOut’s remodelled display home at Monash is the first of its type in Canberra. Once past the spectacular landscaping outside, the large solid wooden front door is the first of many stunning aspects of this project. Once inside the house, you will enter the large kitchen/ family room which features a long floating concrete kitchen benchtop which will take your breath away. Polished concrete has been used as a decorative and practical surface for bench tops, vanity tops, bathroom floors and the alfresco entertaining area, giving the home a contemporary industrial feel. People will also be able to see quality craftsmanship and the level of detail that has gone into the home.

Creating your ideal kitChen

The materials and surfaces available to the

consumer for today’s kitchen builder or renovator are

astonishing. it is easy to become confused unless

you have definite ideas of what you want or need. in

most homes the kitchen is the heart of the house.

it’s important when you are about to build a new

kitchen or renovate the old, that you consider the

way you live your life and the role that you want your

kitchen to play in that life.

top tipsfor the kitChenWhen planning your layout, consider the location of all the plumbing and electricals.

Consider the position of the sink. Under a window is best to enjoy the view.

Avoid placing the fridge next to cooking appliances as wastes energy on remainig cool.

Allow an area each side of the cooktop so there’s room to rest your pots.

Keep the cooktop 600mm from the sink.

environmentally friendly

Solar energy systems can be a great way to reduce

the energy consumed by a new home and can

greatly increase its resale value.

“When the job’s wrapped up our goal is to have exceeded all of the client’s expectations. Words and phrases like “cutting corners, “scrimping” and “truncating” are simply not in our vocabulary"

- Rod Jenkins, Emmadale Group

Page 99: 2014 Winning Homes

97Winning Homes magazine 2014 i

While the great Australian Dream of Home Ownership

is still alive and living in the national culture. The greater

expectations of the smaller number of people able to

achieve the “dream” drags the homebuilding industry

and the project builders right up to the mark. The old

adage of Bricks and Mortar takes on a new meaning

today. Happy with room for a Hills hoist, BBQ and for a

dog out the back have long gone.

Often in the Canberra region a builder will be dealing

with the needs of clients who due to the transient

employment nature of our society may have purchased

and or built several homes in the past and are therefore

much more astute.

Working closely with your builder from the earliest part

of your home building journey through to and beyond

handing over of the keys is imperative for a satisfying

and long lasting outcome.

Making a house a home and creating your dream home

are no longer vacuous advertising slogans.

A complete display home allows builders the only

tangible opportunity to showcase their passion for

creating a dream home for a discerning family. And to

further reinforce the “here for the long haul” peace of

mind clients are searching for.

A complete display home allows builders the only

tangible opportunity to showcase their passion for

creating a dream home for a discerning family. And to

further reinforce the “here for the long haul” peace of

mind clients are searching for.

“Walking a client through” takes on a whole new

meaning when a builder takes a client through the

display home. it’s here that an important relationship

begins to form. it’s the beginning of a journey which

must have a positive destination. it enables the builder to

point out the minuscule to the massive and every detail

in between.

it’s difficult to feel totally at ease when “inspecting”

somebody else’s home for sale.

You can’t do as much touching, feeling, smelling,

imagining as you can in a display home.

You can return time and again to a particular display

home. You can ask as many questions as you need to.

You will have more time to consider how your ideas may

work in a display home because you can put them in

place before the home is built.

demolition or renovation

At Canberra building company insideOut they have

a saying..“Why move when you can improve”..

which neatly nails the advantage of Remodelling

over Levelling.

Mitch Neil and partner Adam Potts are forging

a path in Canberra and the region by offering

exciting and edgy choices in addressing the

conundrum of what to do updating or replacing

a tired old home and remain in your local the

community.

Canberra and district home builders go to great

lengths to have interior designers place furniture

in their display homes to better demonstrate their

house designs.

Not every Display home is the same. Nor should

it be. There would be little point in investing the

serious amounts of money, creativity and expertise

required to become an integral and successful

part of Canberra and district home building scene.

There has to be a reference point.

Often the builder who built the display home you

are wandering through is potentially the builder

who builds on your initial plans with his experience

and passion. in the case of smaller builders they

are on the project from start to finish.

A large amount of expertise, devotion to detail,

flair and commitment is on show in a contempory

builder/designer display home. Not only is the

house on display but the building company and all

it is and has to offer is laid bare.

“At MBA-ACT we take our service role seriously by providing information to both members and the public. There is a constant change occurring associated with land availability, building regulation, building products and technology, safety and the environment. It is essential that everyone involved in building and remodelling keeps pace with the change a it can impact on your project”

- John Miller Executive Director MBA-ACT

Many potential home buyers find it difficult to visualise the features of a home from floor plans alone. Display homes offer a physical example of how the finished product will look.
