Parade of Homes™ Chairman’s Message...
As Co-Chairs of the 2014 MCBIA Parade of Homes™ we bid you welcome and trust you will agree
that this year’s parade, with its 25 home entries, will be remembered as one of our biggest and best
opportunities to see the latest in convenience and ef�ciency of design, as well as the spectacular
�oor plans that our local builders have assembled for your viewing.
This year’s Parade of Homes will run from Saturday, April 26th to Sunday, May 11th (Mother’s
Day) and the parade homes will open from 11:00 AM – 6:00 PM on Saturdays and from 1:00 PM
– 5:00 PM on Sundays. Weekday hours to tour parade homes may vary from builder to builder, so
call ahead to the builder to check on his weekday hours of operation. There is no admission fee for
visiting the homes in the Parade. Don’t feel that you need to see all the homes in one day. Take your
time and visit as many of the homes as possible throughout the course of this 16-day event.
All homes being presented were built by builder members of the Marion County Building Industry
Association. Each of our members is also a member of the Florida Home Builders Association (FHBA)
and the National Association of Home Builders (NAHB). Through membership in these organizations,
all of the builders participating in this year’s Parade of Homes have access to the latest technological
and architectural developments in the housing industry. In addition, our association’s builder members
are proud to be licensed building contractors with the State of Florida. Our builders association is
equally pleased to present the citizens of Marion County with a Parade of Homes that features a
choice of quality homes that are distinctively designed, architecturally and structurally sound and all
built with the same care and attention to be a lasting value to you – the new home buyer.
Each of the home entries in this year’s parade was made possible by the team effort of a small army
of construction professionals from material suppliers and sub-contractors to land surveyors and
landscaping and a whole host other related design professionals who all come together to build these
homes that are now ready for you to view. We hope you enjoy this year’s offering of our 25 entries in

When purchasing a home, buyers o�en look at the kitchen space and how many bedrooms there are, while
largely ignoring other rooms, including the laundry room. O�entimes, the washer and dryer are relegated to a dark corner of the basement or garage, and homeowners simply accept their laundry lot.
More and more manufacturers now produce washers and dryers that are both functional and aesthetically appealing. As a result, homeowners and renters need not feel they have to hide laundry rooms like they did in the past. Having the laundry nearby the family action -- and paying attention to laundry room design -- can make the work of keeping clothes tidy that much easier.
Many designers would agree that you need not sacri�ce style for function in a laundry room. As with any other area of the house, impart design elements into the room and make it a room in which you want to spend time.
First and foremost, select appliances that offer the features you need and want.
Also, �nd appliances that �t the space you have. Front-loading appliances have become the latest must-have, but some units may be too big or expensive for your space. �ose with a limited area for laundry can invest in a stackable set, in which the washer and dryer are combined into one vertical unit. For those who want to add a pop of color, select among the variety of colored washers and dryers that are turning up in store showrooms. You’re no longer limited to white, black and beige.
Consider cabinetry in your laundry space. Cabinets and drawers are not just for the kitchen. �ey can hide cleaning products, detergent, dryer sheets and so much more. Fill drawers with stain-removal sticks and items to mend clothes that may be missing a button or have a small hole that needs tending.
A laundry area also can be much more than just a place to wash and fold clothes. Many people like to turn this spot into a multipurpose zone. By including some shelving and a refrigerator in the laundry room, you can create a food-storage pantry. A large countertop
normally used to fold clothes can also double as a gi�-wrapping station. �ink about merging a laundry room with a cra� room where sewing or scrapbooking can take place.
Remember to leave room for the soiled clothing. Raising hamper bins o� of the �oor to be suspended from a rod above the washer frees up valuable �oor space. Otherwise, keep the hamper behind a curtain or tucked into a cabinet to ensure the laundry room always looks neat, even when you haven’t yet gotten to the newest pile of dirty clothes.
Don’t be afraid of adding color and artwork to the laundry space. In fact, embrace it. Here’s an out-of-the-way area of the home where you can explore your creativity and have a little fun. Try an eye-opening color, such as apple green or bright yellow to add a sunny disposition to the room.
You don’t have to spend a fortune on a laundry room re-do. Shop in salvage stores or antique shops for custom pieces to add character to the space. You can probably �nd cabinetry or shelving for a fraction of the cost of new items, and these older items may add more character to the space.
Save space by installing a counter just above the dryer so you will have a place to fold and stack clothing.
The bulk of dirty clothes will be generated in the bedrooms and bathroom of the house. But who wants to carry clothes down to a laundry area on a lower level? See if you can tuck a laundry room into an upstairs closet or nook to make doing laundry more practical.
Although a laundry room is o�en an a�erthought, taking time to organize and plan the space can make it both functional and inviting. ✴

Homeowners take on projects to improve their homes for a variety of reasons. Some may do so to make a home more
functional, while others may do so to improve their home’s resale value.
Some homeowners take on a home improvement project to make their homes more eco-friendly. Such projects are o�en mistakenly assumed to be costly undertakings, but there are several cost-e�ective ways to make a home more eco-friendly.
❶ Upgrade your appliances. A home improvement project does not have to require the use of a hammer and nails or the hiring of a contractor. A simple home improvement project like upgrading older appliances, including the washer and dryer, to newer, more e�cient models can give a home a fresh look while reducing energy consumption. �at reduction in energy consumption is a byproduct of the stricter standards placed on manufacturers who must adhere to guidelines to produce products that are more energy-e�cient. For example, the Natural Resources Defense Council notes that today’s energy-e�cient refrigerators will use less than half the energy of models made as recently as 15 years ago.
❷ Add more insulation. Adding more insulation or replacing older insulation used to be an especially laborious process. However, in many instances insulation can now be added or upgraded to a home without any major reconstruction or demolition, reducing the cost of the project considerably. Adding more insulation to a home can reduce energy consumption in the winter, when the home will feel warmer and allow you to keep the thermostat at a more reasonable number.
❸ Install high-ef�ciency water �xtures. Few people think about how much water they consume over the course of a typical day, but the �gures might be eye-opening to those who hope to adopt a more eco-friendly lifestyle. According to the United States Geological Survey’s Water Science School, it’s generally accepted that the average person
uses between 80 and 100 gallons of water each day. Showers seem to be especially wasteful, as older shower heads might be using as much as 5 gallons per minute, or 50 gallons of water
during a 10-minute shower.
Older �xtures that consume such massive amounts of water can be easily and a�ordably replaced with newer, more e�cient �xtures.
Today’s high-e�ciency low-�ow showerheads can provide a strong shower stream while reducing water consumption. Such showerheads are also less taxing on your water heater, reducing your energy consumption as a result. Homeowners can also install high-e�ciency toilets that use as little as 1.3 gallons of water per �ush (compared to older models that consumed as many as 5 gallons per �ush). �e Environmental Protection Agency estimates that installing water-e�cient �xtures and appliances would save more than 3 trillion gallons of water and more than $18 billion annually.
❹ Install a programmable thermostat.Programmable thermostats present another a�ordable way to improve a home and bene�t the environment. Some of today’s programmable thermostats can record personal preferences and usage and determine the best course of action for heating and cooling your home. Temperatures
can be adjusted room-by-room, and the programmable thermostat allows homeowners to control their heating and cooling while they’re out of the house, ensuring they’re not paying to heat or cool
an empty house and wasting energy in doing so.
Home improvement projects don’t have to be a grand undertaking, particularly when a homeowner’s goal is to make a home more eco-friendly. A few minor and a�ordable changes may be all it takes to improve a home and bene�t the environment at the same time.✴

Landscaping Mistakes to AvoidWhen designing their landscapes, homeowners may
envision grandiose gardens and lush lawns that are the envy of the neighborhood. But such designs can be di�cult to maintain, and homeowners o�en �nd they are not worth the time or money.
Avoiding such costly mistakes allows homeowners to fully enjoy their lawns. �e following are a few landscaping mistakes homeowners may want to avoid so they can spend more time enjoying their landscapes and less time working around the yard.
Planting the wrong trees and shrubs: When planting new trees and shrubs around your property,
choose varieties that won’t overwhelm the property by growing too large. Such trees and shrubs can mask other elements of a landscape, and they can also take a substantial amount of e�ort to maintain. Avoid spending too much time pruning trees and shrubs by opting for those that only grow to a particular size.
Choosing non-native plants: It’s always best to choose plants that are native to a particular
region. Native plants have already adapted to the local climate, meaning they can withstand the worst weather that climate has to o�er without homeowners having to put in much e�ort. For example, if you live in an area where drought is common, avoid planting trees, shrubs, �owers, or grass that need ample amounts of water. Instead, opt for those varieties that can survive without
signi�cant amounts of water. Exotic plants might add aesthetic appeal to a property, but that appeal is o�en short-lived or costly to maintain when a plant is not in its native climate.
Too much lawn: While a large and lush lawn appeals to many homeowners, a yard
that is all grass can be di�cult and expensive to maintain. Lawns without trees are susceptible to damage from the hot summer sun, and homeowners o�en respond to that threat by overwatering their lawns. Overwatering not only weakens root systems, but it also leads to higher water bills. Homeowners can downsize their lawns by planting more trees around the property, adding a garden in the backyard or even adding landscape features to their property.
Planting without a plan: When planting new trees around a property, some homeowners
plant without �rst considering the ideal locations for new trees. �is can prove an expensive mistake. Planting too close to your house may eventually threaten your home’s foundation, as roots grow deeper and deeper into the ground. Planting too close to a home also may prove a security threat down the road, when the tree has grown to full height. Such trees may threaten the home during a storm, so consult a landscaping professional when planting new trees so the trees are located in a place that does not threaten the value of your home or the safety of its residents. •

Paying property taxes is a necessary side e�ect of home ownership. Across the United States and Canada, residents are required to pay property taxes based on an assessment of their homes' value.
Taxes on land and the buildings on it are one of the biggest sources of revenue for local governments. In the United States, property taxes are not imposed by the states, but by the smaller governing bodies in cities, towns, townships, counties, and other jurisdictions. In Canada, property taxes, or milliage taxes, are levied by the jurisdiction in which the property is located. �ey may be paid to a federated state or a municipality or the national government. Sometimes multiple jurisdictions may tax the same property.
Although the taxes are mandated by a higher governing power, the rate at which you pay taxes could be based on a very local assessment of the area in which your house is located and the current market conditions. An assessor will visit a home -- usually prior to purchase -- and make a determination on the percentage of tax to be paid depending on the condition of the home, the improvements that have been made and the climate of the economy in your particular town or city. Property taxes are usually calculated by taking the assessed value of your home and multiplying it by the tax rate that has been determined by your local government.
While no one can "legally" escape paying property taxes, there are several ways to have them lowered. Getting your home re-assessed is one such way. Individuals who have reached a certain age may be eligible for certain discounts on property taxes. But this may require a very low income to qualify. �ere are also some tax credits or homestead exemptions that may qualify you for a limited assessed value on the property.
According to data from the Tax Foundation and Forbes, areas of New Jersey, New York and Illinois boast some of the highest property taxes. Residents of Hunterdon County, New Jersey paid on average $8,600 a year between 2005 and 2009. �ose in Lake County, Illinois pay around $6,500. People living in Westchester County, New York can plan on spending $8,400 per year. Statistics indicate that homes located
in Ontario cities in central Canada have the highest property taxes. Toronto residents, for example, pay an average of $3,900.
In this tough economy, lowering property taxes (which are generally rolled into the mortgage amount for ease of payment) could substantially reduce bills. As many as 60 percent of properties across the United States are overassessed, according to the National Taxpayers Union, a nonpro�t group that promotes lower taxes.
If you suspect your property taxes are high, here are the steps to take.
Get a copy of your property tax assessment from the local assessor's o�ce and double-check all the information contained to see if it is correct.
Check the assessments of �ve comparable homes that have sold in your neighborhood in the last three years.
An independent appraiser can also provide you accurate information at a cost. Make sure he or she is licensed with the National Association of Independent Fee Appraisers or by the American Society of Appraisers.
It's not possible to lower the property tax rate, just the assessed value of the home through an o�cial appeal. �ere may be fees associated with this appeal, however.
Some home improvements will increase the value of your home and, in turn, your property taxes. Here are some of the most common culprits:
- extra stories to the home- outhouses, like a guest house- sports courts, like tennis- installation of an inground pool- improvements to fencing- addition of a garage or another room on the home
A change in the status of a neighborhood can also give rise to higher property taxes. An in�ux of new residents or new construction of stores and homes can have a major e�ect on the assessed value of your home. •

for BeginnersOn the heels of a recession that saw home values drop,
many would-be investors have shied away from buying investment properties. But real estate has historically remained a sound investment, boasting a long-term appreciation rate that makes it a worthwhile investment for those who can withstand temporary setbacks in housing prices and hold on to their properties over the long haul.
But investors are o�en nervous as they look for their �rst properties. Uncertainty about housing prices aside, investing in real estate also is risky, and �rst-time investors need to be comfortable with such risk in order to make the most of their investments. �e following are a few things potential real estate investors should consider as they decide if investing in real estate is right for them.
PERSONAL ABILITY
Real estate investors typically have tenants, and those tenants inevitably have needs. Investors who have experience as contractors may not �nd it di�cult to renovate a property and make it more attractive to tenants, nor are they likely to be inconvenienced when minor issues on the property need to be addressed. Investors with no such experience will need to hire contractors to do the work for them, cutting into potential pro�ts down the road. In addition, investors who don’t have the ability and/or the time to address minor issues like a clogged drain or a dra�y window on their own will need to hire a property management �rm to tend to such needs. Such �rms are e�ective, but also expensive, further cutting into your pro�ts.
Even those investors with contracting experience may have
little or no knowledge of how the leasing process works, forcing them to rely on a real estate �rm to write up leases and ensure all leases stay current. �is, too, can cut into an investor’s pro�ts. Investors who don’t bring any relevant expertise to the table can still make a pro�t from their real estate investments, but those pro�ts likely won’t be as signi�cant when outside companies must be hired to ensure the property is in good shape and all necessary documents are in order and up-to-date.
TIME
Real estate is o�en a time-consuming investment. Tenants pay good money to live in attractive rental properties, and those tenants will have a host of needs that must be met. Investors must be sure they have the time to address their tenants’ concerns, especially investors with no plans to hire property management �rms. Potential investors who already have full plates at work and at home may not be able to devote the time necessary to make the most of their real estate investments, and therefore might be better o� �nding another way to invest their money.
Time also must be considered when considering pro�ts. Real estate is not the type of investment that turns a pro�t overnight. Even investors who are looking to invest in an up-and-coming neighborhood must be prepared to hold onto their properties for at least a few years, if not much longer, to maximize their investments. �ough real estate is a sound investment, it is not a get rich quick type of investment, so investors looking to make a quick buck should consider alternatives before buying investment properties.
SIZE
First-time real estate investors might be wise to choose a smaller property for their initial investment. Larger properties can be overwhelming to manage, and investors o�en rely on property management �rms to tend to these properties. Such �rms charge more to manage bigger properties, which can eat into investors’ �nances. Veteran investors can handle such overhead costs, but �rst-timers might �nd themselves caught o� guard upon realizing the gravity of their �nancial commitment. A good rule of thumb for �rst-time investors is to stick to smaller properties, only moving on to larger buildings once they are fully comfortable with all that comes with investing in real estate.
COST
�e cost of a real estate investment goes beyond the purchase price of the home. In addition to the mortgage on the property, investors must pay the taxes and insurance on the property, as well as any costs associated with maintaining and managing the property. Certain tax breaks are available to real estate investors depending on where they live. For example, in the United States, taxes on the pro�ts when a property is sold may be deferred if those pro�ts are immediately rolled into another property (such a deferment is only available to those investors who arrange this exchange prior to selling the initial property). Potential investors need to consider all of these costs, and might want to hire a real estate lawyer to help them make the most of their investments and any pro�ts they yield. But even hiring an attorney is an additional cost investors must consider before investing. •

was given to protecting the environment in the past, nowadays men, women and children alike recognize the impact their behavior has on the immediate and long-term future of the planet.
�ough some eco-friendly men and women may feel as if they have exhausted the ways in which they can live a more environmentally conscious lifestyle, there are always new ways to consider to protect the environment in everything you do. For example, hosting a party for family and friends can be a great opportunity to have some eco-friendly fun. �e following are a few ways party hosts can entertain with the environment in mind.
Serve organic foods and beverages. One of the easier ways to turn a party into an eco-
friendly a�air is to serve organic foods and beverages. Visit your local farmer’s market for fresh and locally grown organic foods. Organic foods are healthier for the environment and may even be healthier for your guests as well, while locally produced products have a much smaller
carbon footprint than products imported from afar. When choosing beverages, opt for organic wines, teas and juices instead of more traditional and less eco-friendly options.
Don’t go disposable. Disposable place settings and utensils might be more
convenient when hosting a large gathering, but such products are unnecessarily wasteful, especially if they are not made from recycled materials. When hosting, use your own reusable dinnerware. It might not be quite as convenient as disposable products, but such dinnerware is more eco-friendly, especially if you wash the dirty dishes in the dishwasher rather than hand washing them a�er the party. �e latter cleaning method is more laborious for you, and it even wastes more water.
Opt for e-vites instead of traditional invitations. Many people, even those not consciously trying to be
more eco-friendly, have embraced the convenience of e-vites when inviting friends and family to a party. But e-vites are as eco-friendly as they are convenient, saving the paper used for the invitations and the envelopes they’re sent in as well as the fuel it takes for the postal service to deliver each invitation. If you must use traditional paper
invitations, choose invitations made from recycled or sustainable materials.
Location, location, location! Location is everything in real estate, and the same
might just be true when hosting an eco-friendly party. When choosing a location for your next get-together, �nd one that’s convenient to everyone who plans to attend. �is reduces the heavy toll that traveling can take on the environment, and your guests and you will be happy that no one had to travel far and wide to make an appearance. If you plan to have your party at a venue, look for a facility that’s certi�ed as eco-friendly. Real estate professionals say the market is rebounding, and many would-be home buyers are eagerly awaiting their opportunities to purchase their own homes. Fresh data indicates that the inventory of properties is quickly drying up and soon the market is poised to point in the sellers’ favor.
According to Allen & Associates, a real estate appraisal, consultant and research �rm based in Colorado, properties in the area listed for sale are below the six-month supply of inventory. Now could be the time to get a good deal on a home, provided buyers are able to secure mortgages.
No matter how many a�ordable homes are available, if a buyer cannot get approved for a mortgage, then his or her chances of owning a home are slim. In the wake of a tumultuous economy, many lenders tightened restrictions on mortgage lending. And even though the economy has rebounded, many lenders have continued to follow strict guidelines before lending money. Get a cosigner. If you are uncertain about your ability to secure a loan on your own, then consider a cosigner to make you more attractive to prospective lenders. �e cosigner helps guarantee the lender that your mortgage payments will be made.
