Parade of Homes™ Chairman’s Message...
As Co-Chairs of the 2013 MCBIA Parade of Homes™ we bid you welcome and trust you will
agree that this year’s parade will be remembered as one of our biggest and best opportunities
to see the latest in convenience and efficiency of design, as well as the spectacular floor
plans that our builders have assembled for your viewing pleasure.
This year’s parade will run from Wed. April 10th to Sun. April 21st (12 days) and the parade
homes will open from 2:00 PM – 6:00 PM on weekdays (Monday through Friday); and from
11:00 AM – 6:00 PM on Saturday; and from 1:00 PM – 5:00 PM on Sunday. There is no
admission fee for visiting the homes in the Parade. Don’t feel that you need to see all the
homes in one day. Take your time and visit as many of the homes as possible throughout the
course of this eleven day event.
As members of the Marion County Building Industry Association, each builder in the Parade is
also a member of the Florida Home Builders Association (FHBA) and the National Association
of Home Builders (NAHB). Through membership in these organizations, each builder in the
Parade has access to the latest technological and architectural developments in the housing
industry. In addition, our association’s builder members are proud to be licensed with the State
of Florida. Our builders association is pleased to present the citizens of Marion County with a
Parade that features a choice of quality homes that are distinctively designed, architecturally
and structurally safe and all built with the same care and attention to be a lasting value to
you – the consumer.
The overwhelming support we have received from Marion County building community is
evident by their commitment to participate in this year’s event. These same builders may not
be so inclined to be part of the 2013 MCBIA Parade of Homes™ if it were not for the strong

Experts in the hardwood flooring industry are seeing a major shift in the way consumers are now choosing their
floors, as color is no longer king. Texture has emerged as the new “color” when it comes to the driving force behind wood flooring selections.
“For years, color was always the top consideration for people looking for a hardwood floor. But over the last few years, texture has overtaken color as the new driver. The reason behind this movement is that texture stimulates our senses with both tactile and visual elements,” explained Michel Collin, Marketing Director of Mercier Wood Flooring, one of North America’s leading hardwood flooring manufacturers.
The latest handscraped and distressed hardwood floors are good examples of how popular textures have become with discerning wood flooring consumers. According to Collin, there’s is a big demand for textured wood floors across North America, where homeowners are looking to feature the distressed look of barn wood, prominent knots or the natural sculptural and undulating lines of boards planed the old fashioned way.
“The texture trend is very hot with homeowners today and we have a feeling it’s here to stay,” added designer Marie Francois of Dolce Interieur in Montreal.
To keep up with the demand for this growing texture trend in hardwood floors, manufacturers such as Mercier have developed new hardwood series featuring these sought-after tactile and visual elements.
This year Mercier’s Nature collection is offering even more textures than in years past, as its new “Pub Series” features hardwood floors that perfectly capture the essence of a well-worn floor. With names like Courvoisier, Spirits, Stout and Malt, the series replicates the unique charm of an Irish pub where its floors have seen it all and lived to tell the tale.
Mercier’s “Handscraped” series features a hand-sanded feel that gives the floor deep character. A traditional effect shines though in the beautiful knots, a deeply distinctive touch that ties any room together effortlessly.
“When it comes to flooring texture treatments, such as handscraping, they should be considered as art forms, timeless, unique works of art tailored to your home,” added Collin.
Design tip: A rustic scrape will result in a more “distressed” look and is an ideal choice for an active family. A more sculpted floor with minor surface interruption is considered “classic” and fits perfectly in a contemporary decor.

Homeowners take on projects to improve their homes for a variety of reasons.
Some may do so to make a home more functional, while others may do so to improve their home’s resale value.Some homeowners take on a home improvement project to make their homes more eco-friendly. Such projects are often mistakenly assumed to be costly undertakings, but there are several cost-effective ways to make a home more eco-friendly.
❶ Upgrade your appliances. A home improvement project does not have to require the use of a hammer and nails or the hiring of a contractor. A simple home improvement project like upgrading older appliances, including the washer and dryer, to newer, more efficient models can give a home a fresh look while reducing energy consumption.
❷ Add more insulation. Adding more insulation or replacing older insulation used to be an especially laborious process. However, in many instances insulation can now be added or upgraded to a home without any major reconstruction or demolition, reducing the cost of the project considerably. Adding more insulation to a home can reduce energy consumption in the winter, when the home will feel warmer and allow you to keep the thermostat at a more reasonable number.
❸ Install high-efficiency water fixtures. Few people think about how much water they consume over the course of a typical day, but the figures might be eye-opening to those who hope to adopt a more eco-friendly lifestyle. According to the United States Geological Survey’s Water Science School, it’s generally accepted that the average person uses between 80 and 100 gallons of water each day. Showers seem to be especially wasteful, as older shower heads might be using as much as 5 gallons per minute, or 50 gallons of water during a 10-minute shower. Older fixtures that consume such massive amounts of water can be easily and affordably replaced with newer, more efficient fixtures. Today’s high-efficiency low-flow showerheads can provide a strong shower stream while reducing
water consumption. Such showerheads are also less taxing on your water heater, reducing your energy consumption as a result. Homeowners can also install high-efficiency toilets that use as little as 1.3 gallons of water per flush (compared to older models that consumed as many as 5 gallons per flush). The Environmental Protection Agency estimates that installing water-efficient fixtures and appliances would save more than 3 trillion gallons of water and more than $18 billion annually.
❹ Install a programmable thermostat. Programmable thermostats present another affordable way to improve a home and benefit the environment. Some of today’s programmable thermostats can record personal preferences and usage and determine the best course of action for heating and cooling your home. Temperatures can be adjusted room-by-room, and the programmable thermostat allows homeowners to control their heating and cooling while they’re out of the house, ensuring they’re not paying to heat or cool an empty house and wasting energy in doing so. A few minor and affordable changes may be all it takes to improve a home and benefit the environment at the same time.✴

Sod, sometimes called turf, can quickly turn a barren landscape into a rich,
thick carpet of green. Homeowners hoping to revive their lawns commonly turn to sod as the quickest means to do just that. However, once the sod has been laid down, few homeowners may know how to keep it looking its best.
Sod is real grass that is grown on special farms. It is generally grown locally to avoid long transport times that could dry out the product. Sod is typically sold in squares or rolls of grass that come with the roots and soil already attached. There may be some sort of thin backing material on the sod to keep the grass blades together.
Many homeowners turn to sod when growing lawn from seed becomes problematic or too time-consuming. Seeds can be blown around in the wind or be eaten by birds and other animals before they have a chance to germinate.
Sodding a lawn is a major investment, costing as much as $1 per two-foot square. Depending on the size of your lawn, this can be a costly job even before adding the cost of additional supplies, such as soil, fertilizer and tilling equipment. Many homeowners who
install sod want to ensure their investment lasts. Here are the main ways to care for and protect sod until it is fully established.
• Once the sod has been laid down, the lawn should be thoroughly soaked with water. Most experts recommend soaking it to a depth of 6 inches.
• It is important to establish a watering schedule to keep the sod moist. Water the sod to a depth of one inch every other day for the first three weeks to enable the roots to securely establish themselves in the soil.
• Water the sod every other day unless the weather has been very warm. After four weeks you can generally go up to five days without watering as long as you transition slowly. The sod will change colors if it is not getting enough water. Never let the lawn turn yellow, otherwise you may have to cut out dead spots and re-sod.
• Wait two to four weeks before mowing the sod. Keep the lawn height to around two inches to ensure that it won’t scald in the sun.
• After two months of established sod growth, aerate the sod to keep the soil from being too compact and to enable oxygen and nutrients to get into the soil.
• Keep children and pets off of the sod while it is establishing itself.
• Fertilize the lawn every 50 to 60 days, beginning in March and ending in October.
• Inspect the sod for pests, which may include insects or problems like fungi or
weeds. Treat accordingly with products designed to remove pests.
Using sod to establish a lush lawn is a fast, albeit more expensive option to sowing seeds. After a few weeks the lawn will be thick and secure. ✴

Mortgage Broker: Mortgage brokers are essentially matchmakers. The broker may charge buyers a fee, but the broker will earn the bulk of his or her money when the buyer is matched with a lender.
Mortgage Banker: A mortgage banker will fund the loan initially. But mortgage bankers often sell the loan to secondary lenders. Many men and women might be familiar with Fannie Mae and Freddie Mac, both of which are secondary lenders. A mortgage banker will borrow money from the a bank to fund the initial loan, then repay that bank if and when the loan is sold to a secondary lender.
Portfolio Lender: A portfolio lender is typically a credit union or community bank that uses deposits from its customers to fund loans that it will keep in its portfolios.
Loan Officer: Loan officers can be very helpful to buyers, helping them through the loan application process and offering advice on finding a mortgage that best meets a customer’s needs. A loan officer may be referred to as a mortgage consultant or a home loan consultant, and many will earn a commission on the loan once it is finalized. ✴

Buying locally is a great way for consumers to find the products
and services they’re looking for and help their local economy along the way. The small businesses in your community may be owned by your next door neighbor, who relies on his or her fellow townspeople to keep the business going strong.
Buying locally is not only beneficial for local business owners, but buying locally benefits consumers and members of the community in a number of ways.
Buying locally creates jobs. The number of unemployed men and women has gradually declined in recent years, but those figures are still high in many communities. Buying locally creates jobs in your community, potentially creating a job for you or a friend or family member.
Buying locally helps the environment. Buying within your community reduces the amount of fuel you’re likely to use for a weekend shopping trip while also reducing pollution. In addition, many local store owners use local materials and ingredients, reducing the amount of fuel consumed to get products into the store.
Buying locally creates a more closely knit community. Juggling a career and a family can make it hard for men and women to get to know their neighbors and other members of their community. Buying locally is an opportunity to strengthen that bond with your neighbors, creating a close knit community in which residents may feel safer and more comfortable.
Buying locally is more convenient.Convenience is paramount to many consumers, and buying locally saves both time and money. Driving to a faraway mall or shopping center or paying costly online shipping fees is
not nearly as quick or convenient as shopping within your community, where you can purchase and take home items on the same day without using a full tank of gas or paying for shipping.
Buying locally benefits your local economy. In 2004, the consultancy Civic Economics was commissioned by Chicago’s Andersonville Chamber of Commerce to examine the economic impact of 10 local businesses against that of chain businesses. The study found that of every $100 spent at local businesses, $68 remained in the local economy, while only $43 of every $100 spent at chain stores remained in the local economy. That’s a significant boost to your local economy, and all it
requires is shopping at local retailers.
Buying locally can increase your property value. Homeowners might be able to increase the value of their homes by buying locally. A joint study from Independent We Stand and Civic Economics found that cities with a strong centralized small business district had a 54 percent greater increase in property values than communities that did not have such a district. A more thriving local community, including a thriving shopping district, is no doubt attractive to prospective home buyers.
The reasons for shopping locally are many. In addition to helping local business owners, consumers who shop locally are also helping themselves. ✴
