The facility is mission critical to the Tenant and was built in 2008 to modern specifications with Highway 401 exposure. The Property is currently leased Anixter Power Solutions Canada (the “Tenant”), a subsidiary of Anixter International Inc, a publicly traded company with a market capitalization of approximately $3.0 billion USD. Anixter International Inc is currently being acquired by WESCO International which will have a combined pro forma revenue of $17 billion USD.

Highly Profitable Location

188 Purdy Road is a critical location for the Tenant. The location allows the company to service parts of Eastern Ontario, Central Ontario and also provides efficient access to the USA border. The Tenant utilizes the excess serviced land which is expensive and scarce as you move closer to the GTA. As per discussions with Anixter representatives, approximately 80% of the Canadian Power Solutions business is conducted in Ontario and serviced from this facility.

Net Lease with Strong Renewal Probability

The lease is structured on a Net lease, allowing for a non-management intensive ownership. The tenant has 3 x 3 year renewal options at market rates, no less than what was achieved in the previous term. Given the mission criticality of the facility for Anixter, there is a high probability of renewal.

High Yielding Cash Flow from Quality Tenant

The lease provides a stable and robust cash flow from a multi-billion dollar corporation. Additionally, the tenant has indicated interest in an early long-term renewal.

High Quality Facility with Excess Land

The facility was built for the Tenant in 2008 and constructed in order to maximize efficiency for warehousing. The property is situated on approximately 14 acres of land with a coverage ratio of only 10%. The 8 acres of excess land is currently being utilized for outdoor storage and can accommodate future facility expansions.

The Property is located in a serviced industrial park directly off Highway 401, with exposure onto the highway that carries over 36,000 vehicles past the facility each day.
